He was polite,…read moreprompt, informative, patient, thorough and I left understanding much more about the house than I could've imagined. He was quick getting the report back to us and there wasn't anything on there that we hadn't already went over. He took a lot of grief for being honest. I received one email that said he is "the toughest inspector" and was told by a RE agent "he's not a realtors favorite". RE agents don't want deals to fall through. Buyers agents make the most money by getting you to pay the highest price just like sellers agents... that's just a fact. Unless you can find an honest agent with good integrity, the odds are against you. It's guys like Gary that are your allies. He's not getting thrown referrals from RE agents in exchange for making reports look good. My logic says if the RE agent is referring them, cross them off the list, unless you really trust your agent. For me all the bad reports I got from the other side of the table shined through like gold stars. Awesome job Gary, keep it up and be proud of all that criticism!

Upon reviewing the inspection, I had some questions (my husband was present during the inspection but I was not). Greg treated me like I was wasting his time and impatiently asked if I wanted to schedule time to redo the whole inspection. Even though the conversation happened after I asked if I could call him back at a more opportune time. Greg did a thorough inspection, but I found the report to be less user friendly than others I have seen and I felt disrepected and offended that the person I just paid all this money to would not take the time to respectfully answer questions on an inspection he conducted.

Finding our perfect house was the easy part. It was everything that lead up to closing that was stressful, but she guided us through everything, taking time to explain to us newbies about the homebuying process, which means a lot when you're buying your first house! Connie definitely went the extra mile and was always reliable, available and impressively on top of things. There wasn't a moment where we didn't feel like she wasn't working for US! She not only attended the home inspection, but when the inspector informed us of electrical issues, she was immediately on the phone with electricians in the area, setting up appointments for free estimates, and when I had expressed interest in relocating a door in the house, she set up an appointment with a contractor for an estimate for that. Then, she actually CAME to those appointments to make sure all our questions were answered! And as if that wasn't enough, she made the trip all the way to Wausau for the closing, and generously gifted us with a housewarming gift. Connie was extremely professional and always warm and trustworthy, a woman you definitely want on your team when buying your first (or forever) home!

    This was one of the worst rental experiences we have ever experienced. We have rented for the last…read more12-15 years and the most we have ever had taken from a security deposit was $50 for cleaning (because of a miscommunication between my wife and I over whether the stove had been pulled out already). When we moved in with RVPM the carpet was filthy and literally falling apart. I spent the first three month getting poked in the foot from carpet tack that was coming up through the carpet--even in places that carpet tack should never had been used. There were grease stains on the walls and cabinets, the bathrooms were not clean, and the sliding door was no longer sealed properly so the door jamb was swelled with moisture and the door was barely functional. Folks, we actually invited the Kirby salesman in and listened to a two hour sales pitch to try to get the stains out of the carpet, and he couldn't even get it clean. We took extensive videos of the move-in condition and can verify everything. When we moved out we cleaned extensively. Everything in the bathrooms, kitchens, etc were in clean condition (and much cleaner than we moved in) and was verified by staff from UWEC Housing and Residence life (my wife's former employer) before we left. The only "damage" we left were a few drywall anchors from a rack we had hung in a bathroom with no cabinets to store the cleaning chemicals out of children's reach, and we left a pot rack and paper towel rack that we had installed (with permission from the maintenance worker as nails would have caused damage to the wall with items that bear weight). They were left in because depending on how the painters wanted to refinish, we wanted to leave it up to them how or if they would remove. The were installed properly by a Wisconsin state certified building inspector. River Valley Property Management not only kept our entire security deposit, but they also charged additional fees. They charged $281.62 for dirty carpet. They charged $50 for cleaning, though everything was in cleaner condition than we moved in, AND they had showings of the apartment after we moved out. They said we had screws and "dings" in the bedroom, which was false. We used poster putty for all things in the bedrooms. They also claimed black marks in stairs and above normal wear and tear. The only legitimate charge was for "bathroom wall damage" which was the 4 drywall anchors we installed. Grand total cost charged for these items: $$374.36. Then they charged again for "drywall damage" another $85.81. We have extensive videos, photos, and signed witness statements of the apartment condition, and we will be contesting the charges, of course. But, wow, I've never dealt with such a shady management company ever before. Do NOT rent from RVPM if you can avoid it. They will cheat you out of anything they can, hoping that you won't put up a fight. I can't even express how disgusted I am, and how much time I've had to waste fighting against this outfit. AVOID

    I recommend you find the number for the health inspector if you want to rent one of their…read moreproperties--they, at least, will be straightforward with you and give the landlord time-frames where problems must be fixed. They know that they can get away with a lot, since the majority of their tenants are students, and they WILL try to take advantage. Take pictures before you move in, and keep a copy of your move-in checklist. Ultimately, don't take any crap from them. I have lived in other college rentals, but this one was by the worst. I didn't give enough credit to classmates' warnings, and I wish I had. A couple of examples of problems: we lost power twice a week, had all fuses replaced. There were no grounded outlets, not even for the fridge (major safety hazard)--one day, my roommates and I came home and they switched every single outlet from three-pronged to two-pronged, unplugging everything, including computers, and so we had to rush all over town, trying to find adapters, which were, of course, sold out everywhere. One of the closets in the bedroom's ceiling caved in during the coldest part of winter. It wouldn't be covered until four months later. My bedroom door frame was broken, and the door could not close. I called them about it; their response, put in a longer nail to keep the fob in, which of course did not help. They had not even vacuumed before we moved in, with the floor caked with dirt. Xcel told us to call them because there was a problem with the wiring, that there was too large a drain, that there had to be something wrong with the wiring from the time that the tech had last been out and "fixed" the fusebox. Anytime any property needed maintenance out, they would send an email to everyone of their tenants (they have about 100 properties), without anything in the msg saying whose property they would be going to, so we never knew in advance. It was a horrible experience, and, unfortunately, there are many more problems. Investment Realty, Scheppke, Krische, Quality Management, while all having problems as well, are much better, and are at a completely different tier than CCAH. You deserve better than CCAH, and you really can't find anyone worse. Please, save yourself the misery.
