    Worse than not getting an inspection done at all…read more Tom's inspection ended up costing me thousands of dollars in repairs immediately after closing. There was a major gas leak that should have been obvious. Here's how that went down: as soon as I walked into the property after closing, there was an intense gas smell. A technician from Xcel Energy came over to take a look, and found the gas leak on a pipe in the basement. The pipe was labeled, indicating someone had found that there was an issue years ago, but had decided to put the repairs off for later. Again: the pipes were *labeled* to demonstrate the issue, and Tom still somehow completely missed it. The pipes and water heater needed repairs due to the leak. This cost me over $1,100 right out the gate. The oven was also completely ruined by the leak, which is going to cost me hundreds more to replace. Not only that, but there were so many minor issues that should have been completely obvious. The doorbell was broken - an immediate red flag that the entire inspection was a lazy job, because how many seconds does it take to test that? Two? Many outlets aren't functional, making it clear that Tom didn't test any of them. What I received in my inspection report, instead of anything useful, was a list of minor cosmetic issues with the property - little scratches here and there, photographs of weeds growing in the backyard.

Things that passed inspection and that we were not warned about. - The wood under our kitchen sink completely warped and wet upon move in - The kitchen faucet leaking under the kitchen sink upon move in - The bathroom plumbing leaking under the bathroom sink move in - Wood rotted out in the kitchen window when windows were supposedly checked. - Wood rotted out in living room window that was only discovered after we asked at the end of inspection. - Bathroom fan missing vent pipe to existing vent leading to outside of the house. Small accumulations of mold associated with missing vent pipe. Attic inspection was supposedly performed. This is what we have discovered so far..

    Kory was referred to us by our realtor. Our appointment was 10:00 a.m. on Sept. 8th. I received a…read morecall at approximately 9:40 a.m, telling me Kory was almost finished with inspection. I dashed over. Kory was waiting for me and advised he had concluded the inspection. He went through his report, shared a few stories about the seller, who is a policeman approximately 55 years old, with a young wife/partner pregnant or just had a baby. The owner wanted to retire from police work, was an avid hunter, etc. He shared the roof was the original roof, and we should replace it in about 5 years. Well, this is the first time I had used a home inspector (used 5+) as both a seller and a buyer. It is also the first time that I was not allowed to participate in a walk-through with the inspector as a buyer. When he finally took occupancy, some items should have been noted. Both bathroom sinks needed repair because the pop-up bathroom sink drain actuator arms are broken off; the whole mechanism has to be replaced. There was a broken handle on the stove, and the garbage disposal had the guard cut out. The seriousness of this issue is because when using the disposal, everything shot back up and out. This could be serious if, by mistake, a fork or any object fell through this unguarded opening, which is entirely possible because it is one big opening. In all the inspections I have been involved in, things like this are mentioned, noted so the buyer and seller may have the option to discuss. We contacted Kory to express our dissatisfaction. His response was he doesn't include appliances; he notes if they "run." Kory implied I lied by stating I participated in the walkthrough, which, as mentioned earlier, he had completed the inspection before I arrived. Kory also denied having a personal relationship with the seller. Either way, what he shared about the seller was not appropriate to share. I don't care that the seller is a 55-year-old with a "young thing"/significant other he has impregnated several times. Very unprofessional. I would definitely not advise using his service as you never know what he may share with the buyer if you are the seller or vice versa.

He found some small electrical problems that needed addressing and the seller agreed to pay for the repairs. Mr Scholze was friendly and reviewed all of his findings around the house and patiently answered my questions. I would use him again.
