The important thing to know is that if you come during the holidays or on a weekend, it will be busy. The good thing is, as long as you don't mind parking on the very upper levels and walking a bit, I've always been able to find parking. But if you don't like walking at all, this probably isn't the center for you, and there's a lot of walking if you want to explore everything! What I love about this center is that you have everything from Nordstrom to Target, literally! You can find some very unique restaurants, along with typical chains, so there's something for everyone. We'll occasionally see a movie here as well, but that's another review. What impresses me the most is how well-maintained and clean everything is. Even the elevators in the parking garages are graffiti-free, which is very unusual. Now, not all the locations have maintained their interiors as well, but that's on them and not the Irvine Spectrum. My favorite time to come is still in December. We've always found the night atmosphere to have a lot of great energy. And yes, there are a lot of teens who hang around and have loud fun; they're harmless and add to the energy.

All of the times I have came here though to shop and whatnot, I've always had a pleasant experience. They carry a variety of great restaurants and shops. There's always ample parking everywhere but can be overwhelming. Pet friendly! Well, I really came here to say is I'm so excited that Olive Young will be arriving here and that it will house its first Orange County location!

Whether you're craving poke, burger, or a smoothie, this plaza has it. + HUGE parking lot. + Numerous entrances/exits. Makes for smooth traffic flow. + Never too crowded. + Located just down the street from Veterans Sports Park. Very convenient for me in between my athletic sessions. + I have also picked up fruit from the Stater Bros here to share with my pickleball friends at Vets. Non-likes: - The road geography around here is a lil weird. If you're at the Valencia Ave & Tustin Ranch Rd intersection, and you somehow accidentally go north on Tustin Ranch Rd, too bad. There won't be a left turn or U-turn at Edinger Ave, because these two streets don't meet. You have to continue until you reach Walnut Ave to find a detour back. A lil inconvenient.

If you have young children, the koi pond with its giant koi fish is a huge it, as there are stepping stones through the middle of the pond and the layout is just gorgeous. There are also several quite amazing water fountains that they'll love running around. Plus it can even give you an excuse to do so! Not to mention, there are numerous stores to visit, including a legendary three or four-story Restoration Hardware with ocean views, an Apple store, tons of boutique clothing shops, Nordstroms, and a few places to enjoy lunch. There is also a PF Chang's with ocean views. Don't forget the amazing gelato place either! It moved from its old location so check the map. It's still there. Service-wise, this is higher end so you can expect decent service wherever you're at. Overall five stars. This is an OC institution.

    Update on HUGE cockroach infestation at Fashion Island (FI), Newport Beach…read more Went to FI this 2026 summer and after three summers, I am happy to report the cockroaches are gone. The Irvine company that owns and runs FI never responded to my emails requesting they rid their sewers of the infestation but finally they have acted and now, FI is clean and cockroach free. Hope it stays that way because it was so tragic to experience such a traumatic event year after year. Now they must act and remove the rats scurrying around between Lululemon and Macys. Rats are easier to eliminate than cockroaches but shame on FI for allowing rats to roam freely. Rats are so gross!!!

There are MULTIPLE AREAS FOR PARKING, so parking never is an issue; sometimes busy on weekends but I always manage to find a spot. They have a large food court with many great options; I usually get Panda Express, Genghis Khan, Jamba Juice, Starbucks, OR Cinnabon. There are also other popular sit-down restaurants at this mall that I enjoy like Red Robin, BJs, Red Lobster, & Cheesecake Factory. Multiple bathroom options throughout the mall and they have a MOTHERS NURSING ROOM right next to the kids indoor playground. They don't have too many elevators for STROLLER access, so you have to walk a lot bit to get there but it's not too out of the way. ‍‍‍ I don't often go cloth shopping here because it's quite expensive, I typically thrift my own personal clothes. Several existing retailers have also refreshed their spaces, including Coach and Lululemon, giving the mall a more modern feel. The outdoor plaza and children's play area are wonderful additions for families. It's a great place to relax while kids burn off some energy and the pet-friendly outdoor spaces make it even more inviting. The dining scene has also improved dramatically. With restaurants like Din Tai Fung, North Italia, Kalbi Social Club (KBBQ), The Melt, and Pacific Catch all within steps of the mall. There are plenty of excellent sit-down options for before or after shopping. The addition of LA Fitness and the new apartment complex will likely make this area even more vibrant and lively. Brea Mall has done an impressive job evolving into more than just a shopping center. It's revived the mall and become a true community destination where you can shop, dine, exercise, and spend the day with family and friends.

I recently came here for a Lunar New Year event, so it looked really packed because of the event itself. But it was spacious and parking was pretty decent. Lots of uncovered parking outside. It will get hot if it's a sunny day, and if you're walking further away from the parking lot, prepare for a warmer walk. With a few good dining options inside, I think that probably would make it worthy of a return visit to The District.

Likes: + Variety of restaurants and shops. + Pleasant promenade between shops and restaurants. Appreciation: I used to complain about the lack of entrances/exits into this parking lot. Over the years, thankfully they have added one to slightly streamline outgoing traffic. In recent years they've added an exit leading into alley that leads out onto Barranca Pkwy. Non-likes: - Bad traffic. Many entitled drivers cut the wait at the stop intersections. Drive slowly and be careful. - Sometimes pedestrians cross without looking both ways first.
