    The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

He even pointed out that my roof hatch was very high quality, which gave me confidence that he really knew what he was looking at. A few days later, Bill showed up personally, walked the entire roof, and gave me a thorough assessment. A few days after that, after one full day of work, I had a pristine, repaired roof that looked fantastic. The price was very reasonable, especially considering the quality of workmanship I received. I would gladly pay it again for the peace of mind and quality of the work. He even went above and beyond and sawed off a lock the prior owner left on the hatch that we only found out when Bill attempted to open and the keys didn't work. If you need roof work done, Bill is your one-stop shop. Just call him -- you won't be disappointed.

    Our building had an older built-up flat roof that had been patched and coated so many times that it…read morewas difficult to tell which layer was still providing the waterproofing. The visible problems included surface cracking, loose flashing at the parapets, exposed reinforcement in several patches, and a broad area of standing water around the primary drain. We had also experienced intermittent staining in two top-floor apartments, particularly after snowmelt or several consecutive days of rain. The contractor inspected the membrane, drain, roof hatch, plumbing penetrations, and perimeter details before presenting any options. A recover system was discussed, but the possibility of wet insulation beneath the existing roof made a complete tear-off the more appropriate choice. The proposal was detailed enough to separate demolition, insulation, membrane installation, metal work, drain improvements, and potential decking repairs. That was important because we wanted to understand what was included before the roof was opened. Removal exposed saturated insulation across the central low area and limited deterioration in the wood deck surrounding the drain. The crew photographed and measured those sections before replacing them, and the additional wood remained within the allowance listed in the agreement. The remaining deck was refastened and prepared instead of being replaced unnecessarily. A tapered insulation plan was used to improve movement toward the drain and reduce the amount of water collecting in the center. A high-density cover board provided a stable surface above the insulation, followed by a two-ply modified-bitumen roofing system. The base and cap-sheet seams were offset rather than stacked directly over one another. New reinforced flashing was installed at the parapet walls, roof hatch, plumbing stacks, and several difficult inside corners. The primary drain was rebuilt into the new assembly, and the overflow opening was cleared and properly integrated instead of being left obstructed by old roofing material. The building remained occupied throughout the project, so interior protection and daily waterproofing were significant parts of the experience. Residents received advance notice of the working hours, and the crew checked the affected apartments after the old roof was removed. Only a controlled section was opened at one time, and every stopping point was sealed before the crew left. Management received progress photographs showing the deck, insulation layout, membrane layers, and completed flashing. Questions went through one project contact, which prevented contradictory information from different workers. Cleanup included the roof surface, lower setback, rear courtyard, shared passage, and interior access stairs. The drains were flushed and tested during the final inspection. We also received final photographs, membrane information, written warranty documents, and maintenance recommendations in one organized package. Several sustained storms have passed since completion, and the top-floor ceilings have remained dry. A small amount of temporary surface water can still appear immediately after heavy rain, but the broad ponding area around the old drain is no longer present. The clearest positive aspect was that the contractor treated drainage, concealed moisture, and flashing as connected parts of the replacement rather than simply covering the visible roof.

Cracks and pinholes began appearing across the surface, followed by larger areas that peeled away with light pressure. The failures were not limited to seams or penetrations. Adhesion testing showed that the coating had been applied over a poorly prepared and locally damp substrate. Moisture had spread through the fiberboard below, making another coating unreliable. The owner chose to remove the liquid membrane and the older roofing underneath it. Removal required more hand work than an ordinary sheet-membrane tear-off because the coating thickness varied considerably. Once the concrete deck was exposed, it was cleaned of residue and allowed to dry. Damaged areas around two abandoned pipe openings were repaired and filled. New tapered insulation corrected ponding along the center of the roof. A high-density cover board provided a consistent substrate for a two-ply modified-bitumen system. Reinforced base flashing was installed at the parapets and stair bulkhead without relying on the remaining coating. The occupied storefronts stayed open, with removal scheduled before their busiest hours. Coating fragments were vacuumed from the roof, setbacks, and sidewalk enclosure. The finished assembly passed drainage and adhesion inspections before the project closed.

The job was…read morehaphazard incomplete as Manhattan Roofing repaired half the roof, but NOT the entire roof of the whole building. They did not show photos of the completed work and partly negligent from my party as no one was physically able, ready and willing to climb the roof to make a visual assessment of the alleged completed work. My party has become dismayed, dispondent from the deficit and utter dysfunction horrible work from Manhattan Roofing including the financial pain of being cheated and scammed. The absence of work completion. It is the consequences and the effect of NOT doing. My party and I are victim who grapples with these plaguing consequences. Forward. Years later, the continual plaguing problem of leaks and water damage from rain, snow and all elements entered. The workers from this rpofing business did not enter the roof but used a long ladder from the side of the building to do this haphazard work. Ergophobia? Or, acrophobia of heights? Money hungry! Construction contractors from another business was hired year 2024 to take corrective action for repairs to be thoroughly completed to thwart effects from elements.
