After dealing with my bank I felt like a cat that had survived an encounter with a huge tree trunk shredder. The finale' to the home buying process is often a trip to the Title Company a dour somber lifeless signing of page after page of documents. First and foremost you want those documents done right. Next you want every i dotted and every t crossed, double checked and verified before you sign. Universal Title does this as a matter of routine leaving nothing to chance. Next you want things done quickly so you can move on with your life. Again Universal Title moves quickly but never in ways that are sloppy or slipshod. So what is the Universal Title difference that earns them my five start rating. THE ANSWER Universal Title is sensitive to the unique needs of their clients to the degree it is possible to be. You see I am autistic. I'm successful enough to buy an upgraded home of my own. My dealing with the bank was a horribly painful affair. By the time I got to closing I was a wreck. Everything that could go wrong did despite me having a strong loan. Universal Title met me where I was. Universal Title was sensitive enough to give me a closing experience that accounted for my unique autistic way of processing the closing situation without in any way compromising the intregrity of the closing process during a pandemic no less. Their name is Universal Title but, when it came to service, response to my needs and attention to detail during every aspect of my closing.     I have lived at Annen Woods Apartments for the past few months. Unfortunately the neighbors above…read moreme are extremely noisy--loud music, stomping around, dropping stuff on the floor. The noise begins at 4:30 AM and continues throughout the day and night up until midnight or so. I have lived in other apartment complexes, and I have never encountered so much noise coming from an upstairs unit. This is unfortunate, because Annen Woods is conveniently located, and the apartments are a nice size. In addition, I must say something about the security. After 5:30 PM, the gate is shut, and residents have a clicker to allow them access to the complex. On at least three occasions I have activated my clicker to allow the gate to open, and as I am driving in, two other cars behind me will sneak in. This is not a safe system.

    After months living in these conditions, I realized that we clearly had an issue because our BGE…read morebills were almost 300% higher than our neighbors, for 5 months straight! Finally when the window company came to inspect the doors and windows, they stated, "Wow, I can't believe they let you guys move in under these conditions. Every single one of these windows and doors has to be replaced. They should have never let you guys move in. It turns out, THE LOCK TO MY CHILDS BEDROOM WINDOW DIDN'T EVEN LOCK. We were extremely patient with this office and even waited another ENTIRE MONTH for them to come and replace the windows. Jarrel assured us that we would be compensated for our BGE bills and that they would make this right. Emailed some type of email to his supervisor and that was the end of that. No responses, no updates. We asked several times, and then finally the windows and doors were repaired, after moving in September, in March, they finally gave us a suitable living situation. Directly after the winter was over. Thanks. EXCEPT THE BACK DOOR DOESNT LOCK. WE ARE ON THE FIRST FLOOR. We notified the maintenance twice already, and they are still yet to come repair this issue. So pretty much the entire time I have lived in Annen Woods, I have had to rely on additional security to keep my home safe. Because the office will not. The worst about this, is because of the constant wind and temperatures we endured, our child has been hospitalized TWICE since moving here with completely preventable illness because of the temperatures and constant breeze going through our room. It was extremely frustrating to watch Jarrel go from this superstar office manager to this guy who clearly gave 0 fucks. Then it went from just half ass management to pure unprofessional nonsense. After being so extremely patient with this nightmare leasing office, 6 months of shitty living conditions, things got ABSOLUTELY awful when they moved in the new neighbors upstairs. Before we had a 400+ lb women who lived there and barely made any noise, but Jarrel decided it would be a great idea to move in the loudest possible neighbors into the unit upstairs. I'm sure they are very nice people, and I understand having a child is not easy, but then why would you let them move in directly over our unit of all units that are all available through the complex. After all the issues we have thus far already tolerated. They have a dog that barks ALL DAY LONG when they are not home that we can hear through the vents, and then when they are home, their toddler bounces off the walls from 7 pm till past midnight almost every night. We put in noise complaints, we asked for a resolution, and Jarrell said he was going to work on it. Weeks went by went my husband finally came in extremely frustrated that these loud people have woken up my child almost every night. We came in to talk to Adam and was told that they are waiting to finish renovating the condo downstairs and they were going to move them down there, he wasn't surprised no one let me know, again, things just bounce off the walls here. No one thought it would be a courtesy to notify us? For weeks we continued to assume that they were going to continue this rampage when they were actually moving. Multiple text messages to Jarrel that were at this point just left with no response. Almost an entire week after the unit downstairs was finished being renovated and we thought we could finally come to peace with these absurdly loud neighbors upstairs, comfortable temperature conditions(despite the pipe in the back still flooding, back door still not locking, and the previous tenants DNA ingrained in the walls.) I have my husband walk into the office to again address Jarrel, and was briefly told that they aren't moving anywhere. He was then handed a paper stating we can pay two months rent to terminate our lease. What a JOKE! Again, no one decided to let us know? Our child just had surgery and has had to listen to nonstop banging all night during his recovery. Then when we asked about the BGE repayment we were promised, he told us to go ahead and file suit in court. You guys owe me thousands in BGE bills and put me through absolutely unlivable conditions for 7 months with my newborn and now expect me to tolerate these neighbors till the end of my lease? Luckily my attorney is on standby and preparing documents as I type this review. You can tell a lot about a place just by looking around. 60% of the mail boxes have "Do Not Pay notices" that are very clearly issues immediately after someone doesn't pay rent, so expect no leniency while you receive no help from the management who so easily smiles in your face. Luckily we have paid our rent always on time, which we have still somehow received late penalties automatically added to our account which we also have to come in and address. I'm assuming those issues are easy, but the real ones, good luck. Post limit reached, see yall in court.
