Luis was very easy to work with, more than fair and flexible with his pricing, and kept his word about everything he promised. His crew showed up on time and were very skilled and professional. He helped us create a beautiful garden that thoughtfully meets all of our needs: hosting barbecues, relaxing outdoors, and playing with our son and dog outside. Highly recommend Form & Function for your landscaping needs -- we'll definitely be reaching out for any future projects! Luis was thoughtful and thorough when scoping the project; he helped us identify different strategies for approaching our retaining wall and feel confident that we were making the right decision for the long-term as new home owners. While others provided a high-level quote, Luis' detailed-oriented approach ensured we wouldn't be surprised by unforeseen costs while offering a very fair price for the project scope and timeline. He helped us align the project scope to our budget while maintaining our creative vision, He also helped us think through features that would help us enjoy our garden more in the future, like running electrical for future lighting. Luis was an excellent communicator across the project. He checked in regularly to make sure we were happy with the progress and quality. As a mom of a newborn, I really appreciated how proactive and thoughtful Luis was in sharing the project schedule; for example, we were able to time our hardscaping demolition with our travel to avoid any interruptions for my baby's sleep schedule. Luis's team was equally respectful, knowledgeable, and professional. I appreciated how much care they showed for our property and garden. Though we had unexpected atmospheric rain storms, we finished the project on time without having to work in unsafe conditions or unsuitable weather. Overall, we're so grateful to have had Luis's expertise on this project -- and a garden we'll love for years to come!

**Pablo's Lawn and Landscape Service - A Cautionary Tale**…read more We had an unfortunate experience with Pablo, who did not honor his word regarding lawn care services. Initially, we spoke with Pablo and came to an agreement for him to mow our yard in Maryville. He was already mowing the yard next door, and since our yards adjoin, we thought it would be convenient for both parties. The plan was for both yards to be mowed every other Wednesday. Pablo completed the first mow, but I was unaware that he would be sending an invoice via Venmo, which I did not see. When Pablo arrived for the next scheduled mow, I had not yet paid the first invoice, and as a result, he chose not to mow our yard. We were outside, moving our dog's lead and bowls while Pablo was in the neighboring yard, but he didn't mention anything to us. He drove off without mowing. Afterward, my husband and I texted Pablo to ask what happened and why he didn't mow our yard. He responded that he hadn't been paid. This was a simple misunderstanding on our part regarding his payment method. We had previously paid our last mowing service monthly, so I wasn't expecting a per-mow invoice, and I had simply missed the request since I rarely use Venmo. After realizing the mix-up, I promptly paid the first invoice. My husband then asked Pablo if he could fit our yard into his schedule in the next few days, as we were leaving for a trip and wouldn't be able to find another mower on such short notice. Pablo refused, stating that he wouldn't adjust his routine and that he would only mow our yard on his next visit in two weeks. That day has now arrived--it's August 12, today. Since we are still traveling, my husband texted Pablo to confirm if he would be mowing our yard today as agreed. Without any explanation, Pablo waited until today to tell us he would not be mowing our yard. We are 64 and 65 years old; I am 100% disabled, and my husband is a disabled veteran. We relied on Pablo to fulfill the commitment he made. Throughout our communication with him, we maintained a respectful tone and never resorted to cursing or aggressive behavior. My husband even tried several times to call Pablo, but he never answered.

I recently moved and went looking for a contractor to handle the renovation project in my new home…read more My mom and I met several contractors, did walk-throughs of the project, interviews, etc. Once we meet Florentino, we knew he was the right man for the job. He arrived on time for the appointment, listened to our wants and needs, offered some professional suggestions to enhance our desired results, and provided a quote for the project quickly. Our project budget was just under $90,000. Florentino did a great job of completing the project on time and under budget. He kept us informed every step of the way and adapted to any changes that needed to be made at the last minute. He never complained, kept workers on task, and communicated expectations and deadlines throughout the project. The work done by Florentino included the following: demolition of walls, constructing new walls, installing french doors, installing hardwood floors, natural stone floors, install of all tile shower in guest bath, paint interior and exterior of house, install new side door, pour concrete walkway, new vinyl gate and fence, two alumawood patios (one 6x8 feet, one 12 x 56 feet), electrical work (adding, moving, and replacing outlets and switches), new granite counter tops with new sink and back-splash, retrofitting existing cabinets for new appliances, and hang multiple ceiling fans and lighting fixtures. I am extremely pleased by the work Florentino has done and proud to recommend him to anyone in need of his services. I cannot say enough good things about him, his work ethic, and his character.

Looking for a great fence contractor? Keep looking because this one isn't! I hired McGraw…read moreConstruction to build a fence after reading reviews and their price being competitive from other quotes. I had a good feeling about working with Florentino and the job started off well. He was good about responding to my texts and questions and was timely to start the job. Overall I was happy with the work but looking back there were some issues I wish worked out better. I liked them but just don't feel I got what I paid for. I wish the overall communication with me, as a customer, was better. Florentino mentioned before starting the job that he and his crew does not work weekends. My job began midweek and was told if it wasn't completed by Friday, it would be by Monday which I didn't have issue with. I drove into town that Saturday to check on the progress and was surprised to find Florentino working on it. It wasn't an issue with me but my tenant wasn't too happy since they were having a large family function and was concerned about the work/noise during their event. I wish I knew so that I could have communicated that to my tenants. Per my request, McGraw installed a 4" mow strip which the fence sits on. The fence posts are 6" wide and sticks out past the mow strip, looking off. I am not an experienced fence builder. I would have appreciated being advised to go with a 6" mow strip to have the end result look uniform. The original photo I showed Florentino of the end look, as far as the tiered design going from high to medium to small height (fence in front yard separating my property from neighbors) was not correct, therefore had to be changed twice. This caused him to stay longer now into the early evening because he didn't want to return the next day or Monday and caused issue with my tenant due to tenant needing to get to bed early for work the next day. Communication from Florentino would have been important and would have saved time if I was called to be informed/advised design would need an additional board to be removed in order to match previous design change. Included in my quote was to replace a walk through gate entering my side yard to the backyard. I noticed the boards on the bottom of the gate were not even. Per my request they were cut evenly. How could you not have them even or not notice that?! Then I noticed the original posts for the gate were not replaced and the entire section wobbled. The posts are original and 20 yrs old. I requested the entire section to be replaced. Only the fence boards were replaced leaving the original wobbly posts and the X section boards replaced after I insisted. He explained to me that the posted were not damaged and still in good condition. I felt more like he didn't want to take the time to do it. I would have liked a call saying "Hey, these posts are very loose. Do you want us to replace or leave alone and only replace the fence boards?". A month and half later there are three fence boards that are warped and making the entire design unappealing. Cedar was decided for this job. It's been stated to me that cedar is not the best to work with and looks like the most inexpensive kind was used on my project. It was not communicated to me in the job estimate stage from Florentino the life span and effects of cedar. Not knowing about fencing, I would have expected to be somewhat educated/advised by an experienced contractor on wood types. Unfortunately, it looks like the boards will need replacing within a year after spending over $3,000 for this project. I don't feel McGraw went over/beyond on my job, rather wanted to get it done in the quickest way and charged more than I should have paid. Wish I could feel more warm/fuzzy on this one. Next project I will do more homework.
