I recently moved and went looking for a contractor to handle the renovation project in my new home. My mom and I met several contractors, did walk-throughs of the project, interviews, etc. Once we meet Florentino, we knew he was the right man for the job. He arrived on time for the appointment, listened to our wants and needs, offered some professional suggestions to enhance our desired results, and provided a quote for the project quickly. Our project budget was just under $90,000. Florentino did a great job of completing the project on time and under budget. He kept us informed every step of the way and adapted to any changes that needed to be made at the last minute. He never complained, kept workers on task, and communicated expectations and deadlines throughout the project. The work done by Florentino included the following: demolition of walls, constructing new walls, installing french doors, installing hardwood floors, natural stone floors, install of all tile shower in guest bath, paint interior and exterior of house, install new side door, pour concrete walkway, new vinyl gate and fence, two alumawood patios (one 6x8 feet, one 12 x 56 feet), electrical work (adding, moving, and replacing outlets and switches), new granite counter tops with new sink and back-splash, retrofitting existing cabinets for new appliances, and hang multiple ceiling fans and lighting fixtures. Looking for a great fence contractor? Keep looking because this one isn't! I hired McGraw Construction to build a fence after reading reviews and their price being competitive from other quotes. I had a good feeling about working with Florentino and the job started off well. He was good about responding to my texts and questions and was timely to start the job. Overall I was happy with the work but looking back there were some issues I wish worked out better. I liked them but just don't feel I got what I paid for. I wish the overall communication with me, as a customer, was better. Florentino mentioned before starting the job that he and his crew does not work weekends. My job began midweek and was told if it wasn't completed by Friday, it would be by Monday which I didn't have issue with. I drove into town that Saturday to check on the progress and was surprised to find Florentino working on it. It wasn't an issue with me but my tenant wasn't too happy since they were having a large family function and was concerned about the work/noise during their event. I wish I knew so that I could have communicated that to my tenants. Per my request, McGraw installed a 4" mow strip which the fence sits on. The fence posts are 6" wide and sticks out past the mow strip, looking off. I am not an experienced fence builder. I would have appreciated being advised to go with a 6" mow strip to have the end result look uniform. The original photo I showed Florentino of the end look, as far as the tiered design going from high to medium to small height (fence in front yard separating my property from neighbors) was not correct, therefore had to be changed twice. This caused him to stay longer now into the early evening because he didn't want to return the next day or Monday and caused issue with my tenant due to tenant needing to get to bed early for work the next day. Communication from Florentino would have been important and would have saved time if I was called to be informed/advised design would need an additional board to be removed in order to match previous design change. Included in my quote was to replace a walk through gate entering my side yard to the backyard. I noticed the boards on the bottom of the gate were not even. Per my request they were cut evenly. How could you not have them even or not notice that?! Then I noticed the original posts for the gate were not replaced and the entire section wobbled. The posts are original and 20 yrs old. I requested the entire section to be replaced. Only the fence boards were replaced leaving the original wobbly posts and the X section boards replaced after I insisted. He explained to me that the posted were not damaged and still in good condition. I felt more like he didn't want to take the time to do it. I would have liked a call saying "Hey, these posts are very loose. Do you want us to replace or leave alone and only replace the fence boards?". A month and half later there are three fence boards that are warped and making the entire design unappealing. Cedar was decided for this job. It's been stated to me that cedar is not the best to work with and looks like the most inexpensive kind was used on my project. It was not communicated to me in the job estimate stage from Florentino the life span and effects of cedar. Not knowing about fencing, I would have expected to be somewhat educated/advised by an experienced contractor on wood types. Unfortunately, it looks like the boards will need replacing within a year after spending over $3,000 for this project. I don't feel McGraw went over/beyond on my job, rather wanted to get it done in the quickest way and charged more than I should have paid. Wish I could feel more warm/fuzzy on this one. We did have some scheduling issues, but not any more than with any other contractor. The work that McGraw Construction handles was removal of current rock and ground cover, removal of specific plants and trees in backyard and front yard, removal of side and front fences and gates, build a new 7ft fence with top rail and trim, build a horizontal fence around our pool equipment including gate, addition of new plants/trees, install drip system and weed barrier, addition of Mexican beach pebble, replace sod in front side yard and replace sprinklers, and add olive trees and plants in front side yard. I highly recommend McGraw. They did a complete master bathroom remodel for us. The project went smoothly from start to finish. Jessie is such pleasure to work with. Very reliable, responsive, thorough and on time. We wanted to widen our outdoor patio's floor and add a 18 ft by 6ft cement. I went on the internet and saw Mcgraw Contruction. Their site showed several pictures that is similar to what I wanted done on my patio. I called and talked to Jessie. He requested if he can come and see the proposed project, get the right measurements and check what materials/machine needed to complete the job. He came Thursday afternoon at 3PM, checkout the patio, measured the area, did some computations, made few calls to get pricing for the materials/machine needed and within 20 minutes gave me a very reasonable quote on the spot. Since I want it done right away, he tried to work with my schedule and have my cement extension done the following Monday. I was at work when they came to my backyard on Monday, but Jessie and his co-worker, Lupe work tirelessly to complete the job on time. Jessie took pictures of the step by step development of their work since, as questions and make comments if I'm not satisfied. He sent pictures using his phone and text it to me while they are working on it, placing of the Rebar, the picture of the cement truck on my driveway and pouring on the cement, and picture of Lupe is trying to even out the cement. They came at 12:00NN and finished it at 4:00PM. I was able to meet them at 3PM and saw Lupe and Jessie finishing it when a broom. They left the backyard spotless because they clean up all their mess including our mess. May patio looks fantastic, and my family is happy with the result. A job well done! Thank you Jessie and Lupe. I am a single mom with a child that has autism. I have 2 dogs that I have had since before I had my son. I bought my house in 2008. My house was and is a fixer upper.. I had my dogs stay in my laundry room. The laundry room has 2 entry ways. One from a bedroom and the other from my kitchen. I started to notice a bad smell every time I stepped into the kitchen and the bedroom and realized it was coming from my laundry room and realized it was from my dogs missing the potty pad after a while the smell was horrible and incredibly embarrassing. I figured it was coming from underneath the vinyl flooring. I contacted a family member who is a professional contractor and quoted me. I don't know anything about what it cost to repair flooring but from the quote I was given I knew I had to save a lot of money. I really couldn't stand the smell any longer so I researched as much as I could to find an affordable contractor with no luck until I came across McGraw Construction. It looked pricey but also looked like a brand new up and coming company so my thoughts were maybe I can get an affordable deal and so I did. After contacting Mcgraw Construction by e-mail, Florentino (the contractor and owner) contacted me within 20 minutes of my e-mail. I explained the stinky situation. He asked me very thorough questions that I now know saved me money and time in the long run. He had already predicted that I would probably have to replace not only the floor but the actualstructure beneath the flooring. He offered to take a look at the room and then quote me. Due to my work schedule he came that very weekend. The quote was fit for a single mom with a budget so I gave him the go and he started right at that moment. The prediction was right on. Once he removed the old vinyl flooring he asked me to take a look at the structure and it was just horrific but I wasn't surprised since he had previously mentioned this could happen. He continued to work on. He asked if I was open to him staying as late as I would allow and I gave him the go. He stayed working hard with no break until 12pm and finished the job the following day. I couldn't have asked for better service. He made me feel comfortable, confident, and just simply made me feel trustworthy of him This guy knows what he is doing and now I am having him come back to redo my bathroom as soon as possible.
