I was researching this company, RS Foundations for potential work on a 3200sq. ft./ two story home. I read Yelp & Google Reviews and based on those reviews I would NEVER EMPLOY them on my property. Additionally, I offer the following; 1) I find a disassociation of info between AMANDA & "the ownership", 2) the owner NEVER replies to a complaint, by name, which indicates that anyone could be answering the complaints OR 'the owner' does not want to be associated by name with negative feedback from customers, 3) it is a common ploy to attempt to dismiss a complaint by the 'owners' reply of, "we cannot locate you in our files", further frustrating the homeowner and the attempt to not recognize their work. I do recognize that homeowners are not always being honest with the reviews, but if a curious party checks the Google, Yelp, LinkedIn and BBB reviews, you will find, as I did, that I do not want to do business at RS Foundations. read more

Do not use this company. They do not respond to emails or calls. I paid them a significant amount of money to repair my foundation and now I am having issues with the foundation and need information to provide to my insurance company. This is completely unacceptable behavior. You have to have an open communication between your company and it's customers. read more

Service was outstanding from Dane from the beginning with the estimate and through the end with follow up. He definitely knows all about foundations, repairs, etc. he explained everything clearly and concisely. He didn't hold back and even offered us to go get another quote if we wanted to. We stayed in a hotel while the work was being done, so I couldn't supervise what was happening. At that time they: Left my home unlocked and open all night. Damaged plumbing in the house. this would be bad enuff, but their "Repair" job lost our water to the house for an additional week. Left trash all around my property. Parked their work vehicles on my grass killing multiple spots. Damaged my soaker hose around the house beyond repair. The damage was bad enough that it almost washed out the repair we paid for! Dropped their tools on spots around the house, gouging out our flooring. They filled ALL THREE BINS with the trash from the job. would not recomend it. read more

RS Foundation did terrible job. Not only my house have cracks and separations of walls due to their bad quality of piers. but also the owner is very dishonest and void the warranty. He said I had water issue and so I hired very expensive leak detection company use camera to prove he is wrong. But he still cheat customer by not willing to honest the warranty. Stay away if you can to avoid a disaster like me. His pluming test is invalid because the my house required a test ball to do valid test, and none of tests he order use test ball, He set up a trap to customer because he never asked repair invoice at first then he come back and ask for the receipt later on, plus there is no repair need as there is no leak, By the way, the company also perform a clean out test with test ball for over 30 minutes and find no leak. read more

Honest feedback on facts and things happend, not imaginary thoughts and complains out of nowhere. I had to lift up the front of my house by 1 inch, based on the measurement the Office Manager provided. I was notified that the work would be done exteior and if necessary, it will be done interior, based on the conversation during the quote. I was aware of the risk of potentially damaging the interior floor/tiles before the work. The 2-page quote document is the only paper I signed before the task, with the first page being general items on pricing, payment, highlevel of scope and second page being a hand drafted measurements and locations to put piers. The work was scheduled pretty quickly and was completed on the scheduled day. There were around 6 memebers actaully worked on the task that day. Before the task started, I talked with their team lead of dripping lines in my front yard to make them aware of lines underground and hoped they would be careful with them. I turned off the sprinklers and dripping systems, in case anything was damanged and ended up with a flooded front yard. The foundation was lifted as the team lead meansuring constently. Payment was made by check at the end of the day to the same guy. The next day, I turned on my spinkler and dripping system. Both dripping lines in my front yard are broken. We called our sprinkler company to fix it that day and emailed RS Foundation the following day about this issue. Here is the timeline - - the work was completed on 8/13; - dripping line damage was found and fixed on 8/15; - Issue reported to RS Foundation on 8/16 with images and a video; - I followed up with an email on 8/23 bease of no response; - Office Manager replied and I quote 'Let me take a look and will respond shortly.'; - I followed up again on 8/30 asking for feedbacks and proposed action items (me providing evidence of the damage and receipts of the fix; RS Foundation to reimburse me for the fix to the damage) and received a reply and I quote 'We do not cover anything underground; no foundation company does. This is on the work agreement'. This reply leads me to this review. Here are my thoughts - - in the quote that I signed does not have any language around what RS Foundation covers or not covers. However, I would expect my contractors to be professional and respect the existing infrastructure around, just like a painting company covers up existing furniture, a moving company wraps up fragile pieces and/or a nurse understands pre-existing conditions of a patient. RS Foundation may have tried to protect my dripping lines. I do not know that for a fact. The reasonable guess is that they did not pay attention to it, based on the end results. - I read lots of emails and documentations everyday and am very careful with every signature I put. I did no see any 'agreement' or 'agreement-like' type of documentation. I can not share the quote I signed here due to privacy concern. But I am not aware of any agreement that the Office Manager was referring to. And I did not sign any paper that defines the scope of the work and what they cover/not cover. - I am not enjoying writing this review but that is so far the only thing I can do to put more pressure for more responses. Comparing with the speed of getting me a quote, checking with me on signature of the quote and scheduling the work, RS Foundation lacks attention/speed on post-work customer care. - The lanaguague of 'We do not cover anything underground; no foundation company does' by the Office Manager sounds like an excuse to me. 'Anything underground' meaning they are not covering their piers also? 'no foundation company does' meaning they are expecting us to study civil engineering and consult with all other foundation companies? Suggestion to potential customers to this place - - Read all the documentations and ask questions about risks and scope of the work; - Consult more than one foundation company before you make decisions; - Definately protect your dipping/spinkler system - even though I do not know how/ read more

Great work but left trash in our yard, broke up our patio slab and tore up our flower beds terribly and threw the extra dirt all around the back of our house. EDIT: FINALLY got a hold of their office manger - she's kind though hard to get a hold of, they gave me her cell, I'm sure she's busy. The foreman they sent out to check it said it was find but it was NOT. They ended up sending out another team and it was fixed in less than an hour. Wish I hadn't had to throw a fit to get anything done, also wish that water had not had to enter my house (TWICE) for the repair to be done. Unresponsive. Will not honor warranty. Did not get a permit from the city. Did not hire an engineer before completing work. BAD customer service. Do not use them unless you want to pay for the work twice. I was referred to RS foundations by a family friend and sadly I was not very knowledgeable about the whole foundation process. Unfortunately, this would be a very expensive mistake. I received a quote from RS foundations and went with them as their quote was much lower than the competitors. In 2015 they completed the work and I waited a year before I completed any repairs on my home. Another year passed and in 2017 I contacted them again and indicated that my cracks were worse than they were before they lifted my foundation. Its important to note I live in a duplex. They came out and told me this was likely due to the fact that my neighbor did not have his foundation lifted. I notified my neighbor, and he lifted his foundation with RS foundations as well. I waited and noticed that my side was still moving and I was developing a significant bulge in my floor. RS foundations came out, and they told me I had a leak and that i needed more piers. However, they wanted to check for the leak before they did any work. They referred me to their plumber and he told me I had a leak. The plumber is a whole other story, but I digress. I opted NOT to use their plumber and I found a plumber on my own and had the leak repaired. Instead of fixing just the leak, I replaced the plumbing under my house since it was old and outdated. I waited 6 months and called RS foundations out again, they informed me at that time that they would not honor my warranty because I had a leak. I asked their salesperson to ask the owner to call me because I was LIVID. After all these years of the run around they are not honoring their warranty. Every time I called them and tried to get an adjustment, there was always an excuse, and now they aren't responding. The owner never called. Their office doesn't respond to my emails. The sales engineer will respond to my texts, but no contact/ apology/ response from the owner. Now I'm researching other foundation companies because I need to get this fixed, and I found out that they were supposed to have a structural engineer report before they did any work, and they were supposed to get a permit from the city. I called the city, no permit was ever filed for my house. I also did not receive an engineer report. Needless to say, they cut all corners, and this explains why their prices were much lower. I got what I paid for. Please heed my warning, DO NOT USE RS FOUNDATIONS. You will end up paying for your foundation repair twice like I am. Do your research. "F" Rating, Horrible Company!!!BUYER BEWARE, DON'T USE THIS COMPANY, STAY AWAY! They did extensive damage to my deck, tracked mud in on my freshly cleaned carpet, and into my master bathroom-all over vanity and sink, left door to garage wide open, did not clean up yard, left piles of dirt under deck, left hose strewn across lawn, did not put landscaping blocks back where they belonged. Need I say more. They were contracted to install 9 piers on Nov 6, 2020 at my Denton TX home. I live out of state and was promised by Frank the salesman that they would do the job and clean up any mess afterwards and I would not be able to tell that they were ever there. I requested they not wear shoes in house verbally and also put in writing on the contract. I had the carpet freshly cleaned and was awaiting new tenants to move in. The day of the job, i received NO confirmation of work done nor follow up from them. I called several times and left messages to see if they did the work and completed project & if they could call me. There was at least a 2-4 week run around just trying to reach them and absolutely NO apologies, just a request for payment. I had my engineer go out a 2nd time to inspect their work and damage to my deck and to send a report to them to have repairs made. I told them when I'd be available for repairs. They waited till last minute before I was to leave town on November 21st and sent a day worker out to the house unsupervised who spoke very little english & really didnt know what he was there to do. Again called their office several times to no avail. We instructed worker as best we could on what needed to be done and left town 5 hours late due to their incompetance. We messaged for them to send photos of work completed. Michelle the office gal who seems to have serious comprehension problems(or more likely just doesnt give a care) sends us an email asking for payment that the work is done. Again we ask for photos of work completed. They sent us a photo of top of deck from afar-the outside of fence which did NOT show the work completed. Told them to send photos of the support beams that were to be added on each side of where they cut thru supports(per the specifics of our 2nd engineers report we paid for). NO response and no photos of work. Messaged them they'd have to wait till I'm back in town-since at this point i have absolutely no trust or confidance in their ability to send photos or to complete the task. Meanwhile they have the audacity to send me a Paypal request for payment. Told them I dont use Paypal and will pay by check once I see work completed. FYI: they charge to pay by credit card an additional 10%!!! When we got back to town the following month we looked over the work to deck and mailed a check to the address at the bottom of the contract. Now we are receiving threats from the owner(who by the way would not respond to any of our previous inquiries) to file a lein against our property. This comes as NO surprize as I had recently read this same behaviour of owner from another reviewer who also gave them an "F". My final response to them was to try checking their mailbox address at the bottom of their contract for payment as this is where it was sent. My 95 year old dad lives in a home with a pier and beam foundation. In January of 2018 the work was finished. We were given an estimate of 5,000, however when the job was finished he owed 14,000!Starting in 2019 we noticed that the flooring in the living room started to buckle. We contacted Frank Shiro, the salesman that had originally came out. We were put off and got no response. My father had to have this flooring replaced in the living room and discovery the shoddy work that RS Foundation had done. I contacted Michelle Scruggs Kilburn and she stated that we were billed for work that was completed at a different address. She told me that she has no record of us paying that much money and needed a copy of the check. I send her a copy of the check and as of today haven't heard from anyone to resolve this matter. Hired this company to lift slab for us. They over-lifted the slab and broke it in half in 3 places with breaks up to 2" wide. Caused structural damage to house (i.e. damaged tile, sheetrock, doors & pulled structure of home away from roof line). Rees Scruggs,owner, nor any of his staff will respond to us or provide insurance to us so we can file claim. We have called, texted, sent certified letters, emails and had an attorney send letter with no response. In excess of $40,000 in damage done to the house. Be wary not sure if they carry Insurance to protect them from doing this to someone else. read more

In an industry where opportunism and chicanery abound, RS Foundations took a very professional approach. I had a foundation assessment in 2012 and Frank the RS representative suggested that I have the same Engineer repeat the assessment rather than rely on his, or any foundation repair company's, input. I followed his advice. And, rather than spend thousands on foundation repair, I found the foundation hadn't moved much at all in 7 years. It takes a real professional company to actually take the high road like that. So, this is a glowing review of why I didn't use RS, but would absolutely recommend them: trust means everything, and they absolutely demonstrated that they can be trusted. read more

Apparently the property manager set up a date for this company to redo the foundation at our house. She reportedly told the company how to get into the house but they ignored the notes and called me to help them get onto the property. I did not know when they were coming and could not respond to the call right away since I was working. After they completed the work they contacted me and demanded payment even though they had not sent me an invoice nor sent me any paperwork regarding the warranty or post inspection. I never got foundation work done before, and found this company online. So we took a chance with them, and sadly I am regretting it! Got my foundation work done on 5/9, as of today the mortar has not been done nor my porch repaired from were they had to cut the cement. I'm worried now that if I can not get them to do a simple repair, what about a major one? 3rd time trying to get them to come out, they do not show up when they tell you too. We have used this company twice now. The first time was about 1.5 years ago and the did about 1/2 the house. We recently noticed some shifting and had them back. The part they did was still good but had to do the rest of the house. They come when they say and work until finished. They did not get 5 stars because neither time did they replace missing mortar in the brick. They also require a plumbing inspect within 90 days and the company they recommend Dalworth plumbing is horrible they keep rescheduling and do not show up when they say. We had an inspector tell us our foundation was raised in the front of our house. We called RS Foundations, the lady on the phone was very nice and scheduled us for the next day. Their arrival time was 1 hour late. (1) Husband had to tell them repeatedly to raise the house more to to bring those cracks together. (2) They did not pack the dirt back in. Ground settled. Dirt had settled down as much as 6 inches, creating sink holes, etc leaving LARGE GAPS between foundation and where holes were dug. (3) The grout DID NOT MATCH and was BLATANTLY obvious of the mismatched grout repair; work was more than sloppy and incomplete. (4) The shrubs were just replanted, but in random positions (backwards/sideways, etc). The following day: (1) Husband had to pull shrubs out and totally replant them in their correct position and placement. (2) Husband had to PURCHASE NEW GROUT and then had to dig grout out and regrout with the correct (matching) grout color - husband had to clean the bricks and areas from sloppy grout work. (3) Husband had to add dirt to the sink holes and areas described above to fill in and close huge gaps. In essence, my husband had to completely redo the aftermath of their repairs. The workmen were nice; the other men who came to "check" the leveling of the house were professional and agreed the house needed further leveling. Once the house was brought up level, most cracks filled in, and the other gentlemen left, leaving 3 works behind for the cleanup. Foundation repair would rate well. However, the completion of the work was shoddy, rushed, and not done well at all. read more

Be careful if you use RS foundations. Last week, I asked them to repair my old house foundation. However, I can not open the front and patio doors after I paid them money. I asked them to adjust my foundation or repair my door. They choose to repair my doors but once they took money from account, they did not longer to reply my cell phone. Their warranty is trash. Only one week, they did not admit that they need to further adjust the foundation. I also think they did not set the exact number of piers under the house. So if you don't have other choose, you are best to stay when they are working. Also be careful to check every window and doors after they finished. Once they got your money, they won't do anything for you. RS foundation is a trash company. read more
