Called to request a foundation inspection, as the home is 30 years old, we have some very minor tile cracks, and do see some seasonal movement in door openings (mostly one upstairs one). Some brickwork is cracked around suspended arches and cornerstone decorative pieces (e.g. above garage doors) but obviously has been for decades. I specifically called Cornerstone because I wanted a serious contractor who does actual poured footings, not that stacked cylinder mess that could actually crack your foundation worse as they use your house for the jack leverage. Dave was on time, courteous and (given that our appointment was in the middle of the Viral Apocalypse) understanding that I was working from home instead of 'off' for the day of our appointment. We spoke for a bit, he outlined everything well and asked pertinent questions about my reasons for calling, then got down to work inspecting...and recommended no work be done at this time. I offered to pay a service charge but he said that wasn't necessary. We did follow up on the phone briefly (I was busy when he was finished) and I am strongly considering coming back to them for some drainage improvements here and there as precautionary measures. We just bought a new home and got a really good deal on it in North Dallas. In exchange for the great deal, we had quite a bit of DIY stuff to accomplish. On that list was some minor foundation work due to the crazy north Texas soil that seems to never settle. Got 3 quotes and decided to mull it over a little bit because the quotes were kind of all over the place. Cornerstone actually came in the middle on price but what made us want to move forward with them is that they gave an honest quote, straight forward answers and they let their reputation speak for themselves. They didn't call us or bug us about getting started, they just left the ball in our court and let us decide. We did decide to use them and had a bang up job done by Lokie and his team. This company was referred to me, and they may do great work. I don't know because I chose not to use them. They came out quickly to give me an estimate, but then wanted a structural engineer to come out before they provided me a bid. The engineer came out, took measurements, and charged me $350. They sent me a bid. I replied to their email with questions. A week after no response I called and left a message. I then received an email reply stating they would need to check with management about coming out to modify their bid. I never heard from them again. Update: We decided not to move forward with foundation work just yet, but if/when we do, I would still return to cornerstone, as they gave the best solution for the best price of the companies we talked with...with great service. I haven't had any work done yet, but if we do, I'll update my review accordingly. Dave came out this morning to assess our foundation and gave a very thorough assessment - an hour and a half of work at no cost to me. He explained all of our options in great detail, took measurements and gave me an estimate on the spot that seemed fair. We have another company coming before we make a decision but their free estimate alone deserves a review. Very courteous, thorough, and realistic. Not at all pushy or salesman-like. I also like that they have pictures of their people on Yelp, so you can see who is coming. read more

I had Dave at Cornerstone come out to look at our foundations at two different homes. Both times he was incredibly helpful and honest. First home about a year ago we were worried about foundation bc of some separation we had in crown molding as well as a major leak we had had. He reassured us the homes foundation was in great condition. The second house we are currently in does likely need foundation work but he reminded us that it's likely under warranty with our builder since it's less than 10 years old. In both situations he did not benefit from his recommendation but certainly put us at ease and in the event in the future that we or anyone else needed work done I would recommend this company without hesitation! read more

I am a general contractor and owner of a well established remodeling company in Austin, TX (Romnes Remodeling, LLC.) I was hired by clients in the Dallas area to oversee their whole-house renovation project in Carrollton, TX. Some of the repairs included foundation leveling. The work was being funded by a 203k loan which made things a little more difficult, but we worked through the issues and in the end everyone was happy. Lokie and his team were very well organized and on top of their game! I requested a copy of the permit thinking it would take a few days for approval, but they already had it ready to go and emailed a copy within a matter of minutes. I was very surprised to say the least. During the entire process we kept each other (and our clients) informed and up to date. We ran into some funding issues with the bank, but because Cornerstone was working around our delays, I was willing to pay for their deposit out of pocket to keep things running smoothly. Upon completion of the job Lokie sent us a copy of the inspection report showing that the work was complete and everything was good to go. I paid the remaining balance which was owed even though the bank still hadn't provided any funding or draws for the project. I feel that when a company does a good job, shows up when they say they will, and makes the process as easy as possible, they should be paid without delay. I might be out of pocket thousands of dollars for a foundation on a house that belongs to my clients, but dealing with the bank is my problem, not theirs. Overall we are very happy with the service Cornerstone has provided and I hope to be able to use them again on any future projects that I might pick up in the Dallas area. read more

Update: Cornerstone came back to our house and redid the weird orange concrete patches on our patio. Now they are a normal gray color. They also moved one of the shrubs that had been planted in the wrong place. It remains to be seen whether or not it will survive. We appreciated that they were concerned and tried to make things right. read more

Not sure how this company got these kind of ratings...Had an inspection scheduled for a couple weeks out and took half a day off and no one showed up--even called and emailed the office and no one responded. It was already difficult trying to reach them to schedule an appointment, but to not show up with no explanation or heads-up, that's just poor communication. read more

Do not expect this company to stand behind their work on sprinkler repair. They replaced valves in my backyard on 3/18/18. This was per my home inspection as we were the new buyers moving in. When we moved in we noticed a leak in our front yard. I called my home warranty, they sent a plumber out and he verified that it was the sprinkler system. My husband used to do sprinkler repair as a side business but didn't want to touch it, since this new problem might have to do with their last repair, because although this new problem is in the front, the water lines are all connected and run from the front to the back, so it could have affected the pressure. - That's when the drama started. I called Cornerstone on Monday and explained my whole situation. I was told they would come check it out, if it was due to the last repair, they would fix it on them, if not they would give me a quote for the new job. He said he would call me this week to schedule me for this week. I was like- great, perfect, thank you. Then I get a call on Tuesday from the same man at Cornerstone saying he has my name and phone number on his desk but he doesn't know why. He said he speaks to 30-40 customers a day, so he can't remember our phone conversation. Ok. So I retell him my situation all over again, and now he can't fit me in this week, but will call me later to schedule. I had to ask him to please just schedule while we were on the phone. He scheduled me for Monday. I then get a phone call today Wednesday (3 days in a row) saying he has no record of doing work in our home. I said, no problem, I have your invoice, and read it to him (the same info since Monday). He sounds surprised and says - oh, you're just straight sprinkler repair, I thought we did your foundation because we do foundations too. Ok, not once did I ever say anything about a foundation to him. His tone changes, and he says that he can send someone out but there will be a charge just to come out. I remind him of our previous phone call that if it's due to them, there was no charge. He says it's impossible, they could not be related in any way. (Untrue) I then tell him that I would have my husband call him, because my husband used to do sprinkler repair and could explain it better. At that point, he got upset and aggressive. He said in an aggressive tone "You can go ahead and have your husband call me, but I'm just going to tell him the exact same thing!" He then goes on to tell me that I can't expect people to come out and not pay. Wow. Isn't that what a quote is? By the way, I was very happy to pay, if a new quote was needed, I just need my sprinklers fixed, not this headache. At this point, I am now upset and tell him if I'm paying no matter what, there is no way I'm going with his company because it's been drama from the start. BOTTOM LINE- they don't want to check on their work unless they're getting paid, their customer service is HORRENDOUS, and I just wasted 3 days when I could have already been working with a reputable company. Don't waste your time with these guys. - I never once told him my husband would "handle" him. That is a complete lie, and I don't speak that way. You can tell in this company's reply that he is still speaking aggressively and insulting. The invoice I was given said Cornerstone sprinkler repair, and I did explain in the initial phone call that I was the new homeowner, but of course, he forgot that phone call. I did not want free work, and had requested a quote for new work if needed. Also, sprinkler systems are connected front and back, and I was happy to pay if it was unrelated. This was just really bad customer service. The sellers stayed in the home one week after the repair so it was too soon to tell if it was good work or not. Family owned business with all 3 generations working together to repair my foundation. These guys are friendly, and very hard working. Lokie Jr was so professional and arrived at my house to deliver my quote in under 30 minutes. They did a great job on the work, my 3rd party engineer said they raised my foundation perfectly. The cost was not the cheapest but also not the most expensive. For the scope of work, it was a great value. I was also impressed with the work they did after they lifted the house. I went with the drilled piers, not concrete pads. They cleaned up my yard, and added dirt and mulch to help drainage, as well as repaired and filled in cracks on the brick. Thrilled to have found an honest, up front foundation company that we can trust. Lokie Jr and Lokie Sr came to look at our situation. They took measurements inside and out and explained everything. Thankfully we do not need major work done right now. More thankfully, Cornerstone was honest with us and did not do work we didn't need. They did however teach us about how to adjust sprinklers to preserve integrity of foundation and prevent problems. We had their sprinkler person come out and make adjustments and check everything for a very reasonable price. Their recommendation is to recheck in about 6 months so we can compare old and new measurements. We will definitely have them back and highly recommend this family company. Through my research I discovered that there are basically three types of foundation repair in Dallas. Drilled concrete piers, pressed concrete piers and pressed steel piers. There seemed to be benefits and drawbacks to each type of repair. I went into the process willing to pay extra for the best solution available. There is also the helical pier that I did not really consider because I wasn't happy with the reviews of those companies (installation/warranty work/etc.) Pressed piers (both steel and concrete) use the house as a fulcrum/lever/weight to sink the piers until a specific point of resistance. Drilled concrete/rebar piers only put pressure on the foundation during the actual lift. So, after much research, I called three highly rated companies, each of which specialized in one of the three types of repairs mentioned in the first paragraph and I received three wildly different opinions of what to do to fix the problem(s). The north side of my house had heaved/risen over an inch and the south and east sides of my house had sunk by over an inch. The three companies agreed on this to varying degrees/measurements, but their solutions were drastically different. Exasperated, I hired an independent foundation engineer to take his own measurements and to, hopefully, give me guidance. It was disturbing that two of the foundation companies wanted to put piers on the side of the house that had risen (by over an inch) saying that by raising one side we will lower the other side. My only thought was the foundation would break right down the middle. Think of a simple seesaw with more weight on each end of the board than the board can sustain. The board will break. I had an image of my foundation breaking right down the middle. In the end, the engineer's report (he was not affiliated with any of the three foundation companies) agreed to an overwhelming degree with one company - Cornerstone Foundation. We had 15 piers installed and a 75' French Drain installed for a total fee of $8,800 ($4,900+$3,900). And, after the work was complete the plumbing test was negative. No leaks. Now, the rest of the story. Loki Sr and Loki Jr came out on time for the initial inspection and measurement. Later that day I received a detailed CAD drawing of my house, the measurements, the proposed pier locations, and the cost of repairs. This type of CAD drawing was something the other two companies did not and would not provide. After I received the engineer's report Loki Sr and Loki Jr both returned to my house to discuss the findings. I did not call the other two companies because they were so far off what the engineer recommended that I thought the exercise pointless. The work began between Christmas and the New Year and 5 days later (after the drilled piers/concrete had set) Loki Sr supervised the actual lift. We lost one bush and two other bushes were put in the wrong location. Cornerstone came out and returned those bushes to their proper locations. There were also some old/failed piers from the mid-90's on the side of the house that had risen (where we put in the French drain) and we had to have those piers "released" so that side of the house could resettle as the French drain does its job. All in all, I can recommend Cornerstone Foundation. There was some miscommunication regarding when the job would start and how long the concrete needed to set before the lift, but those were minor details. There are a lot of foundation companies out there so here are a few recommendations to those companies. When you set an appointment keep THAT appointment and be on time. Don't knock on the door an hour early when another company's truck is out front, don't reschedule your appointment later in the day to meet your needs, speaking negatively about other foundation companies is a poor reflection on you and not them. I could go on, but I think I made my point. This experience has certainly been a learning experience, to say the least. I will update this review as needed. UPDATE: I'm not on Yelp often and have missed a couple of messages regarding the Independent Structural Engineer we used. They are Highland Engineering Group, LLC www.highlandeng.com I would use them again. In addition, this past week (1/2/18) Cornerstone had to come back out and add a two additional piers where the engineer thought they were needed and Cornerstone disagreed. At the time I was fine with Cornerstone's recommendation against the extra piers due to the amount of piers/$$ we were already spending. read more

I just had some foundation work done by this family owned company and their work was phenomenal. Very accommodating crew. I had to have them come out months later because I had a problem with the sprinkler system and thought it might have had something to do with the foundation work done. Whether it did or didn't was not an issue. Lokie sent his guys out the day after I contacted him and they fixed all stations to the system regardless whether it was a station around their foundation work or not. Honest from the get go! We had just moved into our new place and had some surprise foundation work needed that wasn't in our inspection report. We actually had a pipe burst below our foundation and was an absolute nightmare of a situation to deal with in getting that rapidly fixed. After we contacted a plumber who no showed, we contacted another that was able to help. I then found Cornerstone Foundation and called in and spoke with Lokie Jr. I'm not gonna lie, I was thinking that they would come out, float me a $10,000 invoice and then tell me to have a nice day. But I was really surprised by not only the quote, but by the follow-up service they provided after the quote was given. They did explain the financing options we had and were really transparent in what exactly needed to be fixed. They wanted to fix the problem, not try to fix everything they think they could charge me for (which I appreciated). I used Cornerstone and have been pretty happy with how smooth it all went. Foundation work is always a scary proposition, but my house is old and had some serious needs. After consulting with a structural engineer I contacted Cornerstone Foundation Repair. This is a quality company with honest, hardworking people on every level of the business. It's a family business and I think I met everyone involved in the business. Their estimate was fair and competitive. They handled a job where they had to drill multiple piers inside the house to lift the areas that were sinking. You can imagine my expectations of a mess in the house with a jackhammer in use, but they were pros, cleaning up everything when they left each time. The crew was really nice, they worked quickly and I cannot say enough how great the experience was. They did a great job on the work and the structural engineer was happy with the results. In addition, they even tackled a few things that were not on the Estimate without an extra charge just because that's who they are. They have a solid guarantee and they are very responsive to communication before, during and after the job was completed.
