Hired RP Construction to fix up our deck and replace some of the wood boards. Job got done, but not without some hiccups. First off, the crew showed up two days late with barely any heads-up. Communication was spotty -- I had to keep following up to know what's next. They left a bit of a mess behind too, which I wasn't thrilled about. The deck looks alright overall, but a few of the boards are already starting to split at the edges. During the free estimate, I already knew that he was a real contractor and the right guy to trust my family's home with. Robert and his team have done 2 jobs in my house. First was to fix a leaking pipe in my bedroom closet which had caused the drywall to and carpet to mold, and second was a full kitchen renovation. Both jobs were done very well! I appreciate Robert's excellent communication in both projects. He was always very easy to talk to, and made himself available whenever I had questions/concerns/changes. He allowed me to pick out materials (flooring, cabinetry, fixtures) that I wanted while providing wise professional advice. His team was trustworthy, worked with integrity; and I never felt uneasy about leaving my property under their control. Robert also provided realistic timelines to when projects would be finished. My kitchen renovation was estimated to be completed in 4-6 weeks. It was completed in 8 weeks, but that was due to delays in high-end appliances that I chose to purchase. Robert and his team were very accommodating to demands that I didn't want to compromise. When projects were finished, we would do complete a walk-through. They under bid and then knotched up their price to cover what we thought they bid on. For instance, they bid on a full paint job ($10k) and a deck rebuild and then wanted to charge us for a deck paint job after all the other work was done. We showed them their signed bid, they said it was a misunderstanding. Then we found out their guys graffitied in the cement they put in. Robert came out to give a bid for my Mother In Laws bathroom. This bathroom is the size of a postage stamp. It's in a not nice area of the city, I made it clear we were not looking for top of the line anything. Just an upgrade to make it usable. His bid came in sooo ridiculously high and sooo much higher than any of the other 6 bids we got. He wanted $1k in labor to paint the bathroom. $1,200 to install things like a soap holder, towel bar, etc...that I would have to provide. So this was just labor. Again, her bathroom is a postage stamp. He also came in and totally offended my mother in law. He asked her if she was 80....she is not, and she was not happy to be told she looks older than she is. He even asked her if her mind was all there!! He then went on to talk about his parents and in laws who are in their 70's and getting sooo old and can't take care of themselves and are losing their minds.....why?? Do you think that's bonding with an older client?!! She doesn't want to be told she's old, looks old, and should be losing her mind. It was really offensive. So, maybe their positive reviews on yelp have made them increase their prices, but the fact that their bid was between $10-$20k higher than anyone else for the exact same work by licensed contractors and he totally offended my MIL, that was a hard pass. read more

Mr.Robert Punzalan is the "BEST", He's done it all when it comes to general contraction jobs; I use to work at Home Depot in Daly City as Millwork Specialist and one thing I can say about this dude is he knows his stuff, with permits and the proper way to accomplish a project. Hard workers that genuinely care and have an eye for detail. They value customer opinion, listen, and are receptive to any last minute changes. They make sure we are happy. The estimate was inaccurate and did not include everything I asked for. So I asked for a revision. It took another month. The bid was 88k not including materials for remodel and kitchen, two 1/2 baths with no structural changes, there were electrical updates. The price is extremely high for what needs to be done. To change the baseboard for a 5X5 powder room, they asked for $350.... Yelpers, save your money and go with someone that is responsive, reliable and honest. They wasted my time and money. read more

The kitchen and both bathrooms were reconfigured and completely updated with great suggestions from Robert. We had contacted RP Construction due to soft bathroom floors after a recent toilet install. Robert came to look and give estimate and from first meeting him he is professional and easy to talk to. He had given me a fair estimation and informed me he needed to inspect the inside of my house to look for any signs of further damage. The day he and his brother started they were very thorough in their work making sure they looked into where the problem is as well as where the problem started. Jobs Well Done! Robert, a licensed contractor with RP Construction completed 5 jobs within six hours and I was impressed and appreciative. He installed sliding power snap locks on the interior of my garage door to prevent break-ins which have occurred in the area. He also replaced an exterior window frame that had dry rotted from the salt air by the ocean, (and resolved a water leak in the process) repaired a broken handle from the kitchen skylight, added weather stripping to french doors that lead out to the porch and repaired a bedroom door handle. Robert has done a great job on various projects in our condo building and also in my unit. The drywall at the bottom of my bedroom window had become very cracked and puckered and I was concerned there may be water coming in and potentially causing future mold issues, etc. Robert put plastic all over my room and on the floors leading into it so that he wouldn't get dirt and dust all over the place. Lucky for me after he cut out the drywall section it was just an issue of the building settling over the years, no major damage. He patched it back up with new drywall and it's good as new. He did a great job, tested the window frame to make sure water was draining to the exterior properly, didn't try to sell me something I didn't need, and the price he charged was very reasonable. RP Construction is a reputable construction company and crew. I had hired RP Construction for repairs on my apartment's balconies. I had a lot of wood rot, and city inspectors had contacted me in regards to getting the rot corrected. When I started working with RP Construction, we went through the basic search for the right construction company to work with. With the different construction companies I had spoken to, RP Construction was the only company that was organized and didn't give me the run arounds. RP Construction provided me with a paper estimate with documentation that explained everything that they had planned to do. Other companies mentioned that they would have to tear things down and look at the issues that I may have before providing an estimate. RP Construction knew exactly what needed to be done, and no short cuts were made. Prior to signing any contracts, I was able to meet with Robert, and made a connection, as well as a bond, and talked about the game plan he had and any other possible issues that he may face before starting the project. We came to a common ground and understood what it would take to get the project completed. We also had a deadline to get the project completed. RP Construction was very confident to get the project completed at the deadline we mentioned. When RP Construction started the work, they were on it. There was no holding back on the project and no delays. Everything ran smoothly. I did nothing, but visit the work site to check on the work and progress of the project. Once again, no corners were cut short. Any issues that came about were address in a professional manner and right away. RP Construction was very direct and simple in their plans to correct any violations and additional issues that came about regarding the rot. My tenants were very pleased with the cooperation that RP Construction had in regards to the renovation to the balconies, and some of my tenants became friends with the workers. What can I say, RP Construction and the crew were very friendly and professional in all aspects of the job. They are also honest, respectful, and clean having to deal with my tenants. RP Construction didn't needs eyes behind there backs as they worked on this project. They knew everything that needed to be done, and how to get it done with no distractions and issues from my tenants. They handled everything with ease and dexterity. I was very impressed to see RP Construction working in even the toughest weather. They were so hard working, that even the rain didn't stop them from working. The holidays came about, and even Christmas and New Years eve, they were at work doing their thing. So impressed with their commitment to get the project done by the deadline we requested for. You can't go wrong with RP Constructions. RP's prices are very reasonable if you want a top quality job. If you go to his website you will see my bathroom at the end of the photo reel. I can't say enough about how pleased I was and still am. Even when I had an issue with the bathroom door a month later, he came over to fix it no charge. He wants to make sure you are completely at utterly satisfied with his work. There is no cutting corners with this guy, he gets it done right and in good time. He let's you know step by step if there is going to be a delay due to custom parts being delivered. I didn't have a truck, so he went with me to pick up parts and material that I desired. It works out because you keep to keep the points on your credit cards instead of him handing you an invoice and you cutting him a check. Obviously if he needs special elbow pipes and screws and what not he's not going to go wait for you to buy them, which is also good because you don't want the project to be delayed. He just took me around to buy big ticket items like tub, toilet, sink, tile and all the fixings. He covers the wood floors and plastic wrapped my carpets to make sure things wouldn't get dirty. He also cleaned up after himself after completing the job. Even if he nicked the walls, which happened to us, since carrying a 300-500lb tub to the second floor is not easy, he fixes it (patching and painting) and luckily for us we had left over paint from before. He did all of our remodel with a permit, which he got for us. Thank god! I don't have time to go stand in line at those government offices and I wouldn't have the slightest clue on what to ask for. He knows city codes like the back of his hand, spouting off measurements and restrictions of what can and cannot be done in our tiny bathroom. Also, even though he remodeled the bathroom, the inspector was a stickler and told him to change my outlet in the adjoining wall to the bathroom and kitchen. He didn't even charge me for that. And he knew my garage door wasn't working properly and he fixed that too!!! Not to mention the inspector also required him to have my address number lit up before the final approval on the remodel...what the hell!!! it's not even on the inside of the house and we had to get stuff done on the outside, but RP came to the rescue and also did that and didn't charge me extra! He is an honest and hard working guy and you know he does it right the first time. It would be a mistake not to at least have him come out to give you a bid. All of my neighbors use him too! I'm hoping he doesn't get too busy, and I can earn enough before he retires for him to do another project. Just remember you pay for what you get and I definitely got a top quality job. We purchased a house in Broadmoor, San Mateo County last August 2015 that was built in 1948 that needs much TLC. We had 4 quotations from several Contractors and chose to hire RP Construction to do the job in September 2015. He is the only person who gave his quotation with all honesty (insisted building permits in all works) and NO pressure to pursue. Mr. Robert Punzalan exceeded our expectation and even more. Best recommendations on contract add-ons were practically awesome. I and my wife highly recommend Mr. Robert Punzalan to any general construction that you need. Our total project cost was more than $100K that includes the following: BATHROOMS We remodeled both bathroom into a contemporary look and modern needs: Reposition toilet and sink locations Bathroom floors and wall to wall tiles were travertine stones. Shower area tiles were pure stone tiles. Installed grab bars for safety. Bathroom designed for wheelchair access or elderly friendly. Vanity sink and counter is of granite with belt-in ledge Bathroom windows are new and up-to code. Installed a three-in-one ceiling exhaust fan in both bathrooms. Solid wood and moist resistant bathroom doors LIGHTING / ELECTRICAL Upgraded the whole electrical service from 110 amps to 200 amps. Install a main circuit panel and sub circuit panels. All cabinetries were brought down to gain access to the walls for GFCI outlets get up to code; total of 8 dedicated GFCI outlets were upgraded in the kitchen. Knocked down the partition wall between dining room and kitchen to give way for a peninsula granite counter and install pendant lights on top. A fire-rated door was installed between garage and kitchen. Installed an accessible gas shut-off valve for the gas range/oven. Installed a water line for refrigerator filter line. PLUMBING All plumbing were upgraded/ replaced up-to-code. Water pipe line from city main line to the house main shut-off valve is new and up-to-code. New water heater tank with bigger capacity was installed and up-to-code. LAUNDRY Installed a new sink next to the laundry washer and dryer. Installed a dryer booster vent for the laundry dryer machine. Reroute gas line for new washer dryer. GARAGE Apply paint on garage floor to repair old dated look. Install another water line for filtered water for garage refrigerator. Install a water pipe for faucet for water hose line for car wash, etc...outdoor purposes. DOORS We changed the outdated main door to new solid mahogany. Changed all bedroom doors and closet doors to solid doors. Old ones were 1970's model and were hard marine plywood. Changed bathroom doors to solid wood moist resistant doors. FIREPLACE The old fireplace was not pleasant. The wall was improvised bricks and darkened with smoke and there was no mantel. We removed the old look and installed a solid stone/granite mantel. A GFCI outlet is also installed on top of the mantel to give way for a hanged television. We installed real stone bricks around the mantel to match. CLOSETS Added a modest walk-in closet at the master's bedroom with pocket sliding door. Renovate closet at bedroom #1 to a mini-walk-in closet with two solid wood sliding doors. Add a mini walk-in linen closet at the hallway adjacent to the common bathroom and bedroom #2. Closet at bedroom#2 is renovated to hold heavy and large stuff. Closet #2 at master's bedroom is upgraded to have a solid wood swinging doors with locks and upgrade the shelvings. PAINTS We applied new paints on all rooms over according to our taste. FENCE Right side fence was rotten and was down to the ground. Little perennials were present. We installed a solid wood fence with concrete foundation that served as retainer wall. We installed solid wood doors at side gates in both areas. read more

When Robert came out to meet with me, he diagnosed the problem within minutes - it was dry rot. He explained the way this issue would be resolved and gave me a very reasonable bid. They were hired on the spot and they did an outstanding job. They sealed up the area that water was entering thru with their expert carpentry skills. They also performed other upgrades around the house: replaced light fixtures and ballast's, installed gutters, replaced kitchen door and trim and did some painting.
