Avoid this company at all costs! I was referred to Steamy Concepts/Royalty Renovations by Rite Way Heating and Cooling. I've always had great experiences with Rite Way so I trusted their recommendation. As other reviewers mentioned (believe them) Steamy Concepts was great but Royalty Renovations was HORRIBLE. It took forever to get an appt, their payment options are outdated, terrible communication throughout, but the kicker was the disaster they left behind. They didn't put plastic up to contain the drywall dust and literally every surface floor to ceiling was covered in thick dust. Thank god we don't have allergies or asthma. I called and asked for a supervisor to visit and he agreed saying it is not the first time his guys have wrecked a place. His employees failed to speak to me at all before, during, or after; which he also said is a problem. They were supposed to re-intall a shelving unit and I had to help the supervisor do it. They left trash. He took pics of all the dust and said he would get back to me about a cleaning crew but never did. The following Monday I got a call from some other company about cleaning but we had already dealt with all of it since no communication from the supervisor. So apparently his employees aren't the only ones who don't communicate. Then their office calls me about my final bill. I tell them I want a discount for all the mess that we had to clean ourselves and all they did was remove their normal measly cleaning fee of $35. Yea well maybe that would be fine if it was NORMAL mess but not for the sandstorm of dust they left over every surface: floors, beds, curtains, rafters, cabinets. Steamy Concepts and Royalty Renovation did an excellent job of taking care of the recent water leak in my home. I didn't discover the water in my hallway and master bedroom until the damage had occurred. But they responded quickly to find the source of the leak and mitigate the damage quickly. Large fans were running 24/7 to prevent mold growth. The wall had to be cut through to access the leaking pipe and all the damaged flooring had to be pulled up. April 15... So my family came in on April 11 instead of April 5 with the hopes that my bathroom remodel would be done. I was told by the contractors doing the actual tile work in the bathroom that they would be done on April 11 by 2 PM. YAY! Finally! Two months after moving in, we would have two working bathrooms! That way, nobody would have to wait in line and my guests would not be inconvenienced! At least prior to the work, my toilet was working in the primary bathroom, even if the shower wasn't so I had that. My family came in and they weren't anywhere near done at 1 PM. As a matter of fact, at 6:20 pm, they finally finished and told me they were all done. I went to check on the work and the tiling was indeed done. There was no shower door and the toilet was not installed. Now we had one working bathroom no shower door and no toilet. We would not be able to use this bathroom and it was Friday night. It was also distressing is the room that my bathroom is in as the primary bedroom, where my guests are staying. The entire room was coated in construction dust so my son and I had to go in and clean the room and wash the sheets and get everything ready. Of course we would've done that anyway, but considering the work was not completed, and there was still construction paper tape to the floor this was not the experience I hoped it would be..... it's now Tuesday morning and I never got a phone call and email or any information regarding when the door would be installed. The actual workers coming in to do the work are GREAT. They're friendly and kind and communicative. The communication HAS IMPROVED and opened a lot.... But I would suggest that this company not make promises they have no intention of keeping and not give you bad information.... I own my own business and I would NEVER consider compromising my name in this way.... I do not understand it.... Where's the honor? I just don't get it... My customers deserve so much more.... April 30, 2025 Sooo the tiling is done but I'm still awaiting the shower door install, toilet install, and cleanup work. I picked the shower door on April 18, and it required a week for delivery. I had NO CLUE this process would take this long. So strange to me... we shall see. May 2, 2025! Almost done! So Shandor and Yannick made sure my shower was just about done today... Yannick promised to return Monday to finish some touch up work, and some flooring transition... the actual shower and door look amazing! Truly beautiful... if the company could work on communication, this would make it a five star review. As it stands, I felt I had to initiate contact and I got inaccurate information consistently. Despite this, Shandor made my bathroom perfect! Thank you! Ok-last update. It's May 5. Yannick just finished up with the last of the touch up work. He replaced the door, touched up the paint, and put the flooring trim down. He's the one who actually installed the shower door and has done a great deal of the work... I have to say I'm very impressed with the quality of finished job! I love it! I'm happy with the quality of the tiles, the door, and the paint they used. Everything is great. Had they done a decent job of communicating, I would be happy to give them five stars. The issues with this company are easily avoidable. That's what is so terribly frustrating. I don't expect anything more than a courtesy call if there's a delay of a week or so. This can be and should be handled with some care and consideration to the customer. It's a disruptive and stressful process as it is... to be left with your bathroom torn up for weeks and no word from the company is disconcerting. Things were not off to a great start to begin with regarding my choice of tile... I am grateful the work is done and I'm grateful to Shandor and Yannick because they made SURE everything got done and done right. We just had our bathyathroom renovated after having a leak that was fixed by Steamy Concepts. Royalty did an excellent job of putting it all back together including the tile, restoring oour vanity, putting in the toilet and sink and putting back the sheet rock. They had to rehang the doors and did it all in a timely manner with a good attitude and cleaning up afterwards. A special shout out to Mike Z and his crew which did an excellent job. We had water damage due to a monsoon storm and our initial call went to Steamy Concepts, who in turn is to setup everything from start to finish. This review is on the Royalty Renovations portion, but please read my review of Steamy Concepts which is also a company that I would not recommend. Please note that in working with this company, you will have to be on your toes and constantly babysit them. From getting answers as to when the work will start to making sure the work is getting done properly and isn't slipshod. A job that should have taken approx 4 days, took a little over 2 weeks, and all because majority of the work done on the inside of our home had to be RE-DONE. The reason....horrible, sloppy work. Gaps between the drywall and the window frame, paint on the window frame, sloppy and mismatched mud work around the window....overall it was a disgrace. The work did, FINALLY, get completed correctly....however, the complaints we had to make in order to get it to happen were numerous and stressful. We were told that in order to get the job done right, they would take their best guy from another job and put him on ours. Hmmmm....why weren't were given one of your "best" guys to begin with? Shouldn't ALL your workers know how to do the job properly? If you're looking for a company to do some renovation work around your home....DO NOT contact Royalty Renovations, unless you want shoddy work and headaches. Review for Royalty Renovation - Avoid at All Costs I had an extremely frustrating experience with Royalty Renovation, and I would never recommend them to anyone. They are unprofessional, unreliable, and show no respect for their customers or their property. In April 2024, I experienced a water leak from the second floor to my kitchen. I contacted a plumber in my block, who recommended Royalty Renovation because they supposedly handled these types of repairs. That same night, someone from their company came to inspect the damage and set up fans to dry the ceiling. They assured me they would begin work the next day--but no one showed up. I had to wait about five days, making multiple calls just to get them to start, even my plumber thought this delay was unprofessional. From the start, their payment process was outdated and inconvenient. For some reason, they insisted on a money order instead of allowing me to pay with a card in 2024, which made no sense. I had to personally drive to their location to make the payment just to speed up the process and finally get them to start the job. Once the work was nearing completion, they sent someone to paint the ceiling. This worker constantly tried to cover my security camera, and I had to repeatedly tell him not to do that--definitely suspicious behavior. Before he even finished, I had to leave for Japan. They took longer than expected to finish the job, and it was clear that I wasn't a priority to them. To make matters worse, as the painter was finishing up, he broke one of my RGB lights. My security camera caught him going up and down the ladder, and as he descended, the light fell out of his pocket. I assumed a professional company would take responsibility and replace it properly--but I was wrong. While I was in Japan, they constantly harassed me about payment, even though I had already told them I was waiting on my insurance claim. They had no urgency when it came to starting the job, but when it was time to collect payment, they blew up my phone every other day. Their so-called "replacement" for my light was a cheap, smaller version that didn't match my existing setup. I tried to make it work but eventually called them back to fix it. They came, took the incorrect light, and promised my wife they would return to install the correct one. We waited four months--nothing. When I followed up again, I spoke to the manager, and instead of taking accountability, he manipulated the conversation. Instead of admitting they purchased the wrong light, he claimed that when he visited my house, the place where the light screws in was working fine, so there was "nothing wrong." He completely avoided addressing the fact that they installed the wrong light to begin with. Breaking a customer's property and refusing to fix it is unacceptable. Their lack of professionalism, respect, and accountability is disgraceful. They are unreliable, deceptive, and not trustworthy. Save yourself the frustration--do NOT hire this company! read more

Steamy Concepts, a flood and mold remediation company, and Royalty Renovations, a contractor, are co-owned brother-sister companies. Despite being brother and sister companies, they are certainly not twins. Steamy Concepts efficiently addresses homeowners needs after floods and fires. SC is remarkably good. Royalty is disorganized, non-communicative and glacially slow. On November 1, 2023 I signed a contract with Royalty to repair flood damage at my home. On November 13, 2023 a Royalty truck picked up the laundry room cabinetry, the sink and countertop and brought the items to the firm's cabinetry shop for repair. The job was scheduled to begin on December 1, 2023. The job actually began on January 3, 2024. Royalty cabinetry shop delays, measurement mistakes and the loss of our countertop and our laundry room sink by Royalty delayed the job. Only part of the project was completed. On March 3 a Royalty employee waited all day at my home for Royalty to deliver a new sink for installation only to find that it didn't fit. It is now the third week of April and we still have not heard from Royalty regarding the completion of our NOVEMBER job. There was a roof leak and a leak in their bathroom...both companies came out the same day we called and cleaned up water and also had to do asbestos removal in kitchen before they went in and re did entire kitchen ceiling! Replaced the recessed lights and in the bathroom had to take everything out almost gutted along with ajoining bedroom. They repaired and fixed, painted, tiled both rooms!! Highly recommend any contractor besides this outfit. They over charge and don't finish any work on time. Quality of work is ok but not great by any means. They actively solicit Yelp to delete negative reviews, hince the higher star rating. They did work on my kitchen after a pipe in foundation leaked. They plumber recommended them, insurance refused to cover a third of their charges and they charged overtime for things that did not require overtime a were not emergency. Agree with the negative comments. This place and Steamy Concepts should be shut down. They are in cahoots as owned by same owner. Had small leak in hall ceiling and since Cummings Plumbing misdiagnoses ended up leaking for multiple days as they said A/c issue when was leak(see Cummings Plumbing review). Then referred to Steamy who ripped out our bathroom vanity and spent days here with fans and charging thousands that insurance did not cover. Next they go Royalty Renovation to come out and they want to charge us for moving our personal items out of bathroom and to do unnecessary painting. Worst part was Brian Johnson from Royalty Renovations who expects you to blindly indemnify them and sign all there documents yet can't tell you when work will start and how long job will be. They work with Steamy to rip out as much of your home as possible and then leave you to pay. Who knows when they would start and how long and when dared to tell Brian we may have someone else do some of the work was told by Brian we're not the company for you and the work will not be as good as ours. Based on reviews we passed on using them and are getting a drywall company and handyman to help. Glad I looked at the reviews as almost just signed the paperwork and then your at Royalty's mercy. Would not use this company or Steamy and wish would have just pulled out drywall myself and fixed minor leak instead of calling Cummings Plumbing and the getting Steamy Concepts and Royalty Renovations involved. I was looking for a contractor to redo a tub and shower in my 60 year old house. I wanted a deeper soaking tub, as well as updated tile shower surround. I sought three bids, and Royalty was the best price by quite a bit. When they started the demo work, they discovered a couple of plumbing problems common with older homes. Yannick, who did the demo and the prep, was thorough, professional, and kept me informed at every step. Yannick also had to work some magic on my tile floor, since the footprint of the old tub was very different that today's modern, flat fronted tubs. His tile work was so good, i couldn't tell where the old left off and the the new began. When the tile crew came, they consulted with me to make sure the tile and decorative glass tile sections were exactly as i wanted. The end result is AMAZING. I could not be happier. Due to water damage, our baseboard and surrounding carpets were soaked. Both Royalty and Steamy Concepts came up to help us fix the issues the water damage caused. However, rather than cutting a straight line along the seam of the carpet, the workers opted to cut a jagged edge, making repairs to the original carpet impossible. Original repairs were not completed to our satisfaction. The painter left borders around the edges of the walls and input swirls and waves throughout. I will say that when we spoke to them about it, Royalty did come back out to repaint the walls, agreeing that it was not a job well done, and they did a much better job the 2nd time around. Unfortunately, the work done on the carpet was also not completed well, as the workers did not put padding under one section of the carpet, and the seams were already pulling apart hours after the job was completed with the patches of carpet they used. While I understand that carpet is difficult to patch after being damaged, all we wanted was for the work to be professional and look as good as it did before the damage occurred. We had issues with communication after that, as repeated phones calls to the company were left unreturned. Overall, this experience with Royalty was frustrating, as we just wanted the work completed correctly. 06/13/2021 Updated Review: After a few conversations with the owner, I will say that Royalty did improve the situation. While they are not able to fix the carpet at this time, we now have the ability to utilize our original carpet installers to replace the carpet and padding so that it can look as good as it did before the damage. There are not many owners that will put in the time to communicate with you directly and do their best to make the situation right. We had a water leak in June that required removing kitchen countertops and cabinets, removal of some drywall, carpet replacement in the dining room that got wet and mold abatement. The entire process of renovation and replacement took a little over 5 months. The majority of the delay was related to dealing with the insurance company, the fabrication of countertops and the receipt of new carpeting. Royalty did an excellent job of repairing the drywall, painting, cabinet and carpet installation and overall repairs. All of their employees were professional, friendly and efficient. We were particularly impressed with Tim, the estimator, Sergio, a fix everything kind of guy, and Albert, the supervisor who ensured that all work was done to our satisfaction and went out of his way to be here and help whenever we had a question or one of his employees required his expertise. read more

Aifter a major flood they did all the repairs. From assuring the walls were dry to go forward to cleaning up after themselves- very pleased with all their work. The wall were repaired, everything sheet-rocked and painted and all the artwork/tvs removed from walls and carefully replaced. Albert oversaw the onsite work and John the GC calmed me down - always stating "we are going to take care of everything ". And they did! It took several months ( entire home affected) from start to finish. The new tile in the bedrooms is great- replaced carpet that was ruined. The painters and Curtis (cabinet restore/installer) were very courteous and respectful also. Thank you kindly to all the workers who made my house my home again after an unexpected event. They are not #1. Find someone else. Steamy Concepts and Royalty Renovation are owned by the same person. Twice we have had problems. The first time was two years ago. The Royalty Restoration representative came out and before even looking around wanted me to sign a contract and put down a non-refundable deposit. We found several other companies who did look around and provided us with a detailed estimates. When we had a second leak. Denise from Royalty Renovation called. I told her why I did not want to be involved with Royalty Renovation. Denise assured me that Royalty Renovation had changed and the person who came out before was no longer with them. She assured me that we would not be pushed to sign a contract. Steve came out and took his time looking at our problem and asking questions. We were impressed with him and ready to go with Royalty Renovation. Unfortunately we did not hear back and could not reach him by phone or messages. I finally called and asked to speak to Denise. Denise told me there was a problem and transferred me to Steve. Steve said they could not do our wood ceiling. He was very confusing to talk to and I asked that he email me his report and also send it to our insurance company. Steve said he would. After not hearing from Steve, I called today and asked to speak to the manager. John, although I was told his name was Joe by the woman who answered, told me that they could not do the wood. John didn't think anyone could. He said that Steve had emailed me twice. I told him I did not receive the emails and yes, I always check Junk or spam mail. John was going to immediately forward the two emails to a different email address I carefully gave him. It has been several hours, and these emails have not shown up. I don't expect them to. I sustained water damage in my kitchen and two thirds of my floor cabinets needed to be rebuilt. This included the removal of the sink, countertop and dishwasher as well. Royalty Renovation rebuilt the cabinet boxes using the same face and they are beautiful! RR also said if I chose to purchase a new sink or faucet they would install those as well. So I did AND and I bought a new garbage disposal. So now I have new countertops, sink, faucet, garbage disposal and cabinet boxes. They installed eveything with good workmanship and did a pretty good job cleaning up too. I guess the only drawback is it the install took longer than I thought it was going to about two weeks. The countertop was a late in the game decision to replace. I would use them again if I needed work done. read more

Asked for specific details when having a laundry room renovated. Was told that certain specifics were not in the original quote, that still are. I have the original! Was ignored each of the THREE times I had to have the work stopped, and corrected. This simple project to insulate, sheetrock, add counter space and electrical to a 4' X 8' room took over TWO MONTHS!!! Repeated material delays, workers not being able to show up, tools dying. Last day of project the worker had to leave to another jobsite to verify the delivery of the other customer's materials! Not folding laundry on these counters any time soon! Final product left me with rough cut, unfinished (not sanded, not primed, not painted) particle board that is now (seemingly purposefully?) supported by the sheetrock instead of the framework behind it! After having to tear apart my entire kitchen from a leak that started from a fridge supply line, I was really impressed with the work done by Royalty Renovation. Brian Johnson (one of their estimators) was absolutely amazing! Dealing with insurance can really be a pain and he really put in all the leg work with that process. Let's face it, the insurance companies don't WANT to pay out for a filed claim and I'm sure if they can find a way out of it they would. My insurance company wrote up a six thousand dollar estimate... For an entire kitchen!?!?!?! Come on now. Brian's estimate came out closer to $16,000 so there was obviously a huge difference there. He really fought to get me the amount of money needed to get my kitchen where it needed to be. And in the end my kitchen was even better (thanks to a few upgrades). I really got the experience of seeing what kind of a process this was and let's just say the insurance company clearly has a hurry up and wait policy. But Brian did a hell of a job getting me what I deserved. I was really happy with the crew they had out to do the work. They kept me updated on the process, their crew was pleasant to work with, and I really can't think of anything to complain about.
