Jaime was such a warm person who did an excellent job hosting this cottage. The cottage was impressive in every aspect: peaceful and quiet, private house, artistic decorations, large space, comfortable bed, and modern amenities. The next morning we had delicious quiches made with eggs coming from the barn directly! We also got a chance to get along with her adorable hen and mini goats. Everything from start to finish with this place was just absolutely magical. The owners were in constant communication with us - email at first and then via text to answer any questions we could have possibly had. They were prompt, courteous, and worked with us to make sure that our reservation was perfect. We stayed in the cottage. Let me tell you, it was a miniature paradise for the two of us. The Cottage: The cottage is extremely cozy. There are large windows in the main area offering spectacular views of the property and the island. The bed is one of the most comfortable I've found myself in in a very long time. There is a fireplace heater in the living room, a provided space heater for the bedroom, and a very efficient wall heater for the bathroom. Our whole stay was warm and cozy. Beyond that, the kitchen is fully equipped, there's a washer/dryer in unit, a tub, shower, and plenty of extra bedding/blankets/towels/etc. The small things: Awaiting us upon our arrival was a sign welcoming us with our names on it as well as champagne glasses and sparkling cider (it was new years). Additionally there was some granola and 2 gallons of fresh water provided just in case you're not comfortable drinking/using the double filtered well water. The owners also gave us their number should we need anything extra (including additional water/etc.). They were even kind enough to leave us some handpicked flowers from Pike Place during our stay. The Island/Property: WOW! The property itself sprawls behind and in front of the cottage offering ample opportunity to explore. Beyond that, it's only a nice 30 minute walk to Maxwelton Beach which offers spectacular views. There's still a ton more to do on the island that we hope to get to next trip. In simple summary: This place is absolutely amazing. Don't hesitate, book now!

We had a great experience staying at the Grayson B&B and would absolutely consider staying here…read moreagain. We were vendors at the Washington Midsummer Renaissance Faire and needed somewhere to stay for about five weeks. Grayson B&B was by far the most affordable option we found compared with other nearby accommodations, so we decided to give it a try--and I'm really glad we did. One of the best parts of our stay was getting to know Miriam, the owner, and her family. Miriam is genuinely kind, very accommodating, and a great listener. I really enjoyed our conversations and getting to know her over the five weeks we were there. As a newer business owner, I especially appreciated the wisdom and advice she shared with me. I learned a lot just from talking with her about life and business. She was also genuinely happy for us whenever we had a successful weekend at the faire, which made our stay feel much more personal. It was nice coming back and having someone who actually cared about how things were going for us. We also really enjoyed meeting all of the animals on the property. Miriam raises chickens and has ducks, rabbits, cats, and dogs as well. She invited my daughter to come meet the chickens and ducks, and we also got to pet the rabbits, which my daughter really enjoyed. It was such a fun and charming part of the stay and made the property feel even more special. It's definitely not the kind of experience you would get at a typical hotel. Another thing I absolutely loved was Miriam's organic garden. She generously told us that we were welcome to pick anything we wanted from the garden at any time during our stay. We ended up picking some sugar snap peas, and they were so delicious! That was such a thoughtful and unique perk and another example of how welcoming she was with her home and property. The property itself is really special. The house is huge and has so much character, and the grounds, garden, and animals make it a fun place to spend time. You can tell Miriam has put a tremendous amount of care into the property. Because I booked our stay somewhat last minute, there wasn't one room available for our entire five-week stay, so we did have to switch rooms once based on the availability she had. Miriam was extremely accommodating and worked with us to make it possible for us to stay there for the full period. The move was easy, and we were comfortable in both rooms. The beds were very comfortable, and someone came in to clean our room every Wednesday. Each guest room also gets designated shelf space in the refrigerator, which was especially helpful for such a long stay. Saturday brunch was another really nice part of the experience. Miriam is a great cook and was accommodating of our dietary needs. Having brunch included every Saturday was something we really appreciated and looked forward to. The main thing to keep in mind is that this is a shared-space B&B, so the bathroom and common areas are shared with other guests. If you're comfortable with a shared living environment, I think Grayson B&B offers incredible value, particularly for an extended stay. Overall, our five weeks at Grayson B&B were a genuinely fun and memorable experience. It became our home base while we worked the Renaissance Faire, but it ended up being much more than simply a place to sleep. Getting to know Miriam and her family, talking with her and learning from her, meeting all of the animals, petting the rabbits, picking fresh vegetables from the garden, enjoying her Saturday brunches, and spending time on such a unique property made the experience special. Miriam is a genuinely kind person who made us feel very welcome, and I'm really grateful that we decided to give Grayson B&B a chance.

We were so uncomfortable that we decided not to stay, even though it meant driving 2 hours back home, returning the next day for an event, and driving another 2 hours again. We arrived 30 minutes before check-in because it was our first time in town, and we wanted to ensure everything went smoothly. As soon as I walked in, I honestly thought I was at the wrong place. The owner greeted me with a curt "Can I help you?"--as if she wasn't expecting us. I had to ask if I was in the right place, and she just shrugged. She immediately complained that we were early, asking, "Who are you?" and "Have you paid for the pet fee?"--all in a passive-aggressive tone. She told my husband to park "over there, by the pool," but her directions were so unclear that after asking three times, he parked where he thought she meant--only for her to snap that it was her husband's spot. When we saw our room, we were shocked to learn we had to share a bathroom with another guest--something not mentioned in the listing. Our only private area was a tiny bedroom. On top of that, we were hit with endless rules: We could only let our dog outside when her dogs weren't there, using a confusing "light signal" system. Shoes had to be removed at all times. Our dog's food and water had to stay outside. We had to be mindful of her 2-year-old child. The woman we were sharing the bathroom with was apparently afraid of dogs--why stay in a so-called "pet-friendly" place then? To make matters worse, the property is right next to a busy road with no sidewalk--unsafe and stressful for walking a dog. Finally, the bed was disgusting: the sheets were covered in pet hair, and we even found an ear pain medicine packet under the covers--proof they hadn't been washed. That was the last straw. We packed up and left. When I told the owner we weren't staying, she coldly replied, "OK, cool!" When I mentioned the dirty sheets, she just repeated that it was "weird" because they pay someone to clean, without apologizing or offering to change them. I also told her she should disclose the shared bathroom, and she dismissed me with, "That's a B&B thing"--which is false. After reading reviews, I noticed she often claims not to "recognize" guests who leave bad reviews but has no trouble remembering all the 5-star reviewers. Honestly, I don't know how this place gets any good ratings. Believe me--do NOT stay here.

There was a significant amount of hair on the pillowcase as well as on the sheet underneath. It didn't seem like the room had been prepared at all for our stay, and I'm unsure if the sink, toilet, and shower had been properly cleaned and sanitized. I was also quoted $187 over the phone and understood that to be the total price. I didn't have an option to book online since the google listing stated that I need to call the hotel directly to book. When I checked the charges the morning after, I noticed additional taxes had been added, which came out to an additional $30. Since I was specifically comparing prices in the area and was considering another option that was less than $187 including taxes, knowing the full price upfront would have affected my decision. It felt dishonest and wouldn't stay here again bc of this lack of transparency Overall, the lack of cleanliness at check-in and the unexpected additional charges were both disappointing and could have been avoided with better attention to detail and clearer communication. The wife was pleasant though, and that was a positive part of the stay. Edit: wow I'm so disappointed at how the owner responded to not just the message I sent him, but to this review that I posted on google. It's funny that he calls me a scammer and that I posted a fake review when I have the receipt to show when I stayed at the property and he's been boasting via text how many 5-star reviews he has, yet is so bothered by this one. Many of the positive reviews seem fake - I work in marketing and can tell based on the frequency and the content of the reviews whether or not they are genuine. HE HAS 4.8 STARS ON GOOGLE FROM FAKE REVIEWS, not bc he has an honest business. He got two more positive reviews in the last 24 hours to make up for this one negative review. Pretty sus for a tiny hotel with limited rooms. Hilarious that he calls this a fake review when he pays for his. So believe every negative review on here bc that is the true reflection of what it's like to do business with this owner. I notified him 45 minutes after bc I didn't want to bother him while he was cleaning the bathroom. You can see the timestamp that literally messaged him about the hair one minute after he notified me that the bathroom was cleaned. We spent about an hour unable to relax and wind down after a long day of walking around the city while our bathroom was getting cleaned and sheets being replaced. Also know that the home is set up like a dorm, where the bathroom is either shared or on a completely separate floor. Very different from what you'd expect from an actual hotel, and feels more like a hostel. In our initial conversation, he never mentioned that it was a subtotal or pretax amount that he was quoting me, and only the morning after I messaged him, did he respond to let me know that it was the subtotal price that I was quoted. I highly recommend seeing the other negative reviews, as they indicate how money hungry Ryan is. I never requested a full refund, only the taxes which he failed to mention which I think is very reasonable, but he went on about his 5-star reviews that he paid for lol. He apparently charges people $15 for a parking pass, without letting them know that parking is not guaranteed. I didn't see one parking spot open in my walk around the neighborhood at 9pm which confirms the disappointment in the other reviews. LACK OF TRANSPARENCY = DISHONESTY and he fails to understand this! I attached my receipt showing proof of my stay, and the messages between us to show proof that I'm not a scammer, since Ryan seems to have a habit of gaslighting people reading the reviews. He certainly lives up to the name of his hotel. If you have ANY hiccups during your stay, don't expect him to be compassionate as he runs his business like a big corporation with a cold heart rather than a small business, lacking an ounce of compassion or accountability even when they are a result of his own mistakes and dishonesty.

I'm picky, but my bed was great. -Large room. -Phenomenal location. Location is the only reason why you should really pick this place. -Convenient parking. They have a parking garage attached to the hotel, which is a huge plus especially considering the location. -Nespresso in the room, and in the morning, coffee in the lobby. The lobby coffee isn't very good, but fortunately, there's a great coffee place nearby (Valentina's) and many others with a slightly longer walk (but still short). -They had Top Pot doughnuts in the lobby on Friday & Saturday morning. None on the other days though, but again, there's plenty of places nearby. Negatives: -Customer service from the front desk was middling, at best. I interacted with several different employees during the course of my stay, and none can be described as particularly friendly. I'd loved to have learned more about OAC and how to leverage it during my stay. I'd also would've liked a copy of receipt, but despite saying they'd email me a copy, they never did. -As others have mentioned, the hotel hosts different events and that means it gets loud. -Crowded shared areas (lobby, elevator, etc.) due to the events. They even hosted a formal event in their small lobby, complete with catering and waiters. It was literally shoulder-to-shoulder. -Security isn't great. Guests from the events wandered throughout the hotel. Elevators and corridors with room entrances didn't require keycard access. -Locked staircase from the lobby going up to the rooms. I'm guessing it's locked due to security concerns, but access should be enabled for guests. The elevator is slow, and especially with the events being hosted, it gets busy & is often slower than the taking the stairs up.
