Everything about RHP is 5 star peachy keen until a building's emergency plumbing repair pops up. Then when the water stops again and you call you get told "we sent out an email notice to give residents advanced notice" (an advanced 2 hour notice of "actually that problem we turned off water for yesterday wasn't resolved so now a continuation of rhat same issue means water turned off for an unknown period of time other than soon/shortly 2-3 hours"). Then if you walk to their office to brush your teeth you get told sorry again for the inconvenience and the head hands you two water bottles saying look how resposive we are &keeps repeating "keep in mind we're much quicker to respond than other building management companies." along with repeating multiple times "you know, things break, that happens." I lived in the Harcourt Arms apartments for 2 years and never had any issues. I loved having them as my property management company! RHP is quick to address maintenance issues, and there were a couple times I had to report safety issues and they were on it right away. I would recommend renting from this company, you can easily pay your lease online, pet the dog and cat in the office, and know that they hold high standards to tenants they allow to live in their units. read more

They place most of the burden on the renter when it comes to most issues and they charge a communal electric fee, when the individual doesn't need the A/C in the hall or the decorations during holidays. 1) When the washer/dryer breaks down, they don't have anyone manage that. They expect the renter to contact the washer/dryer maintenance crew. 2) A noise complaint was issued to them regarding a very aggressive and violent tenant. Their response was to talk to them about it. However, they were quick to come down on me about a dog barking that wasn't even mine. 3) During some light rain, a leak occurred ruining a lot of personal things. They refused to do anything about it and didn't get it fixed until the day after. They seem to see the word "Management" as a position and not their job. I will not be renewing my lease. Also, I have 3 individuals that I was just about to recommend to RHP, but they dodged that bullet. They are losing out on a lot of money due to this experience. BE WARNED! read more

RHP's super friendly, genuine, helpful staff have been a pleasure to work with. Moving from out of state to a new city can be challenging in finding a rental, but they put forth full efforts into making sure you find a rental that best suites your needs and budget. I appreciate that they're on top of addressing maintenance requests, and very detailed in communications. The buildings are older yet I love that they preserve the vintage charming characteristics. The units have maintained wood floors, clean bright white paint, large windows, plenty of closet space, heaters, swamp cooler, lawn service, parking options, and are very pet friendly! One of my biggest concerns moving into an apartment in the city was the noise factor... I'm amazed to say that I rarely ever hear my neighbors. The building and walls are solid, not paper thin, which makes it much quieter and sound proof. The building property is kept clean and maintained, and provides a safe and secure place to call home. I just renewed my lease and can definitely recommend The Harwood building! read more

Initially I was really upset with the communication from the management in Denver but they made it right.

I moved out of state for a job, came back, and rented a 1 bedroom at the Biltmore 1416 Pennsylvania. Maintenance requests are still handled quickly- same day or next at the latest. Nick is friendly and efficient. RHP doesn't seem to have any turnover in their staff. Yes, these are vintage apartments so for example water pressure is lower end of spectrum, windows can get a bit drafty in winter, they don't have tons of electrical outlets or walk in closets or paper thin walls ha ha. I never hear my neighbors, ever. Hint: Go for top floor is possible. If not, try to ensure tenant above you adheres to their lease and covers up 75% of hardwood floors. Great neighbors. Oh and this building is closer to Colfax, so yes I do hear some alley shenanigans (if my window is open) and church bells from across the way. I feel extremely safe here, and no theft or hard drugs here. This is non smoking building and yes the neighbors smoke outside. You never see butts anywhere or the hallways trashed at all, ever. Which is more than I can say for high end "luxury" apartments starting at $2,000 a month, near the ball park. I think RHP is a great "picker" of well made vintage buildings in the first place. I was living in Denver for a year and I was so happy that I finally found Round Hill Pacific. I was searching for an apartment and as a foreign person it wasn't easy at all. On top of this I didn't earn enough money to sign a lease for a few studio apartments that were offered by different companys. Round Hill was different. I just had to fill out a form, apply, got accepted and from there they took care of everything. If I had some repairs that needed to be done they were at my door right away. They care a lot about their tentants. Yes they have a lot of older buildings in capitol Hill which might not have the best A/C system and there might be more repair needs in a year than in a newer building but hey the lease is cheap, the location is perfect and the people care about you and not just your money. Generally speaking I've had a good overall experience with RHP. I've lived at the Zell for a year now and love my unit and think rent is fairly priced. Maintenance is great and come within a few days of requests. I've only just recently had a bad experience with RPH, due to a new employee working the front desk. For whatever reason this employee has been rude towards me over the phone and in person and not empathetic or helpful to my questions/concerns. I spoke one on one with two Manager members of the staff and it seems my concerns are being addressed and I look forward to my continued residency with this company. read more

The humans in this company could be replaced by androids and no one would notice. The company is a machine- you either submit to that machine, or you don't. I noticed it when I first signed my lease. I asked a question about shelves in the kitchen and their response was a flippant "we are not responsible for that." Yet, it was the right apartment- in the right location- at the right price. I decided to overlook their response and give it a go. My previous landlord was not great and I was vocal about it- I called them a lot. This time I decided to be as quiet as a mouse. I don't think I complained about anything after the shelves. When things would break in the public space, I would wait until someone else asked for it to be fixed. So here is the whole sordid story, and why I left. They are constantly running these random inspections. About once a month, there is some reason for them to enter your apartment. So, two years in, they accused me of something horrible. I almost don't want to say it in a public forum. They accused me of having bed bugs. I didn't have them- I never have- and the accusation is scary AF. I was mortified. Of course I leave work early to survey the situation. When I get home there is an inspection notice in my apartment saying that "no pests were found." The RHP office was closed, so all I could do is leave a message. The email said I needed to "follow the guidelines on the attached document." Those guidelines were to (1) encase half of my apartment in plastic, (2) boil my wardrobe, which would ruin at least half of my clothes, and (3) prepare my bed to be sprayed with dangerous chemicals. Of course, if their accusations were true, I would move out of the apartment and replace the mattress. But, I think, this is likely a clerical error. The apartment is a little bit dirty, because life, but surely this can't be true. I'm from the South and I know what bed bugs look like. They are too small to be seen at first, but are very obvious if you know what to look for. Within just a few days, they are as big as fleas and jumping all over the place. I took an hour to stare at my bed sheets. I didn't see anything moving. I spent the rest of the night looking at every bump on my body. Is it a freckle, or a pimple, or a bug bite? Well, it doesn't itch, but maybe I scratched it already? The next day I receive an email saying "no bed bugs were found," but that "evidence of bed bugs were found", and "when will you be ready for your treatment". An infestation takes only a few days to happen. So, if they didn't see any bugs, then they are saying that I will have an outbreak within a few days. At this point I am angry. If, in the next three days, I am going to have an infestation of blood-sucking parasites that eat me while I sleep, then the mattress is going in the incinerator and they are definitely not spraying my apartment with chemicals. I respond by asking them what "evidence" was found. They said I needed to call the inspection agency. I did. They scheduled a second inspection and nothing was found. Honestly, I think the whole thing boils down to a novice inspector with an itchy trigger finger, but the fact is that Red Hill Pacific hired that inspection agency, authorized the inspections, and then took no responsibility for the results. They are cold and heartless in all their communications that don't end up on Instagram. read more

Wow so what a disappointment these properties were! They are charging upwards of 1000$ for 300 sq feet . The apartments were filthy and the buildings smelled awful ! The bathtub in one of them was completely rusted and black . In one of the units it had the strongest moth ball smell ! They had not been cleaned since the prior tenant had moved out and were not move in ready ! The building hallways smelled of cigarettes and animals. What a disrespectful way to run a business . Villa Wynanda. The building is very old and very loud. Left to right you can't hear your neighbors, but if you don't live on the top floor prepare to hear every little item your neighbor drops on the floor. If they have a dog, it can get super annoying. I wish I had read a review about this building before I moved in and luckily I only have a few months remaining on my lease. I do however think the maintenance staff is very nice and take really good care of the property. read more

I've lived there for a while and never had problems. They try to keep the place clean, the building is secure and you can pay rent by phone. However, I've had 2 pipe bursts this winter and they were awful fixing it both times. My upstairs neighbor's pipe burst and the emergency operator refused to call maintenance, saying "unless it caves in it's not an emergency". I was without bathroom facilities for 5 days, and they refused to refund my rent. This week ANOTHER pipe burst. The maint manager didn't want his crew to call a real plumber, nor did he want them to shut off the water. He tried to argue his guy into ripping my wall apart at 4am. It's been sitting unfixed for 2 days now. They also leased the laundry room to a third party who refuses to do repairs or refunds, and it frequently floods. I don't know what's happened, but this place has really gone down hill. read more

Unprofessional, greedy, poor quality management and apartments. I was charged for services that were not available to me for an entire year only to receive a simple "oops, you were right" apology a year later, never reimbursing me for any of it. Aside from the rude property manager, plumbing ruining my bathroom, the dumpster fires in the alleys, homeless sleeping in the entry way, packages being stolen, the washing machines never running, and rent dramatically increasing... the real cherry on top came when I was planning on moving out. I was demanded to vacate my apartment A MONTH AND A HALF before my lease was up. DURING A PANDEMIC. I had initially inquired about ways to leave my apartment early. I was told this would involve an "on the hook" clause in my lease agreement. This clause entailed that I would be financially responsible for my apartment until the end of my lease unless they found someone to rent the apartment to before that date. I was also instructed my apartment would NOT be listed until the keys were turned in (I have everything in writing). My lease was set to expire 7/31/2020. On June 17th I received multiple phone calls from RHP asking me if I have moved out yet?? I had not turned in my keys, I was still fully living in my apartment so I was confused why I was being asked this. In that phone call I was informed they had already rented my apartment to someone else (even thought they had not yet received my keys) and that I had two days to get everything out. I was initially very upset that I was being required to put my life on hold to get out of this apartment (which I had already paid all of June rent for) but complied because well, it's a pandemic and getting a portion of my June rent back didn't sound too bad. I followed up nearly every other day for two weeks after moving out only to be told my apartment was NEVER rented out to anyone else. I am not sure in what world you are allowed to kick paying residents out of their apartment for a non existing new tenant but in the world of RHP this is how you can expect to be treated. There has been no point in my stay with RHP that I felt like they were looking out for their tenants best interest. I would strongly advise you to continue your apartment search and not give your business to this company. read more

Seven moves in six years, and finally I've found a place to call home! Currently leasing a studio unit in the Ambassador Apartment Complex, I have never felt more like home. While the units are certainly old, they come with charm, good upkeep and comfort that are rare to Denver's historical district. Now that I've settled in, I will not be relocating for the foreseeable future. Round Hill Pacific has been truly a terrific leasing company. The application process was simple, the response rate to securing my unit was swift and the move-in process painless. Its staff, both in-office and maintenance, could not be more friendly and helpful. Plus the costs of rent, pet deposit (a one time fee only!) and utilities are by far the best deal I've come across in Denver, specifically in the Capitol Hill area. Not only do I adore my apartment and the RHP team, but they also do a great job of ensuring only the best tenants are secured a lease. While I do not necessarily know all my neighbors on a personal level, everyone you come across is as sweet as can be and courteous. Always an additional bonus when renting wherever! I am shocked at the quality of service I was provided - never have I been so disrespected by someone ostensibly requesting **at least $700** of my money every month: I turned up, having scheduled a day off work to view apartments. Once I was let in through the 1st set of doors, I tried to open the door to their basement office, seeing a sign about "not letting a cat out" and was greeted by barking! Hey! Weird! So I closed the door and dialed the Denver receptionist again. She refused to come up, literally a flight of stairs, to allow me to view the apartments, even after I expressed my pet allergy. She claimed the pets downstairs were friendly (lol but I probably couldn't have breathed around them but at least they'd be nice while I suffocated!) - weird, I couldn't tell how sweet they were from the barking. Whoever answered was incredibly rude, moving to hang up on me before I'd even expressed.... well, anything. That's a huge investment of money to be treated like scum. Atrocious behavior - whoever answered the phone at 11:52 am should probably never answer a phone again. Like, ever. I'd also suggest: -** flagging in every listing that you have "friendly" pets -** flagging that the office doesn't seem to be accessible by wheelchair (which... oughta be illegal if you're renting apartments, just sayin) -** you might want to invest in like kindness? read more

Wonderfully amiable staff, cool "historical" apartments! I lived in the Biltmore for 2 years and I will remember it fondly. The look of the apartment is unique and not without it's old time charm. Pros: friendly staff, good location, BIG windows, no monthly pet rent, interesting people. Cons: laundry room owned by third party and things weren't maintenanced often, the apartment maintenance people themselves weren't quickest either, and living so close to Colfax is definitely not a plus. Today I resigned my lease with Round Hill Pacific for the fifth time. I've been here for four years and been nothing but impressed. When I originally signed my lease with them they took my deposit and told my they were going to invest it. They said that when I moved out they would return my deposit minus any damages as well as ALL of the profit accrued while my money sat around waiting for me to finish college. Why would anyone do this? Aren't landlords supposed to be assholes? Round Hill Pacific isn't, in fact, quite the opposite. This ethic of the big guy helping the little guy permeates everything they do. When something breaks they fix it as fast as humanly possible, usually on the same day. I know because I've had their maintenance crew out her a ton, and I've talked to every one of them about Round Hill and every one of them has said the same thing. I start by asking them how long they've worked for the company and most of them have been around a long time which means they're being treated at least ok if not better. Then I tell them how good my experience has been with the company and they nod their heads and almost every one of them has said some variation of, "My boss can be a bit of a dick some times and I could make a little more money doing the same thing elsewhere, but the benefits are good and the company treats you like family." That's not verbatim but it is a close paraphrase and I've heard it from multiple people. Now let's talk about this dick head boss. Remember, this is the guy making sure that if a pipe bursts on a cold winter saturday it gets fixed before it soaks the books on my shelf. This is the dude who ends break early and makes his guys come over and tinker with the free internet I get in my building because the signal is a little weak. This guy makes sure the front door (which has been shattered by drunken tenants at least 15 times in the four years I've lived here) is replaced before I get home from work. In short, this kind of a dick boss has made sure my life is easier and kept his crew around while getting them to work their asses off so the window screen I broke is fixed in time for fly season. He might be a tiny dick with an enormous cock (probably, I've never seen it), but he's a hero to me. I could go on, believe me I could, every aspect of this company is impressive, from the staff at the office to the big wigs out in San Francisco. I'm currently a resident at the Biltmore Apartments, and I have only good things to say about Round Hill Pacific! All the staff there are amazing and friendly. If you leave a message they will get back to you within the day. Most maintenance work orders have been done by end of day or soon after. My lease was up and I re-signed with Round Hill Pacific for their excellent customer service and willingness to work with you. Most apartments in the Denver metro area have all had bad reviews, either with staff not responding to emails or calls. And maintenance not fixing problems for weeks! I can honestly say I've never had an issue like that. read more

The folks at RHP were friendly, accommodating, professional, and swift to address concerns and repairs. As for the apartment, it was probably my favorite of all the places that I have lived in. If you are considering any of RHP's properties, The Norwich is fantastic... a pet-friendly building close to everything with a young, fun-loving residential population. You couldn't ask for more! Only one complaint (and this is not even a very serious one)... although there is WiFi in the building it's not always reliable, and if your internet needs are hefty, you will be better off going with Comcast's service or a MiFi. DON"T DO IT! Rude staff, old buildings, high prices. Don't support this out-of-state rental giant. It's 50 degrees in our apartment right now, it's August 19. RHP decided the way they were going to combat the scorching room temps caused by Denver summer heat in a building built before centralized ventilation was invented was to install a huge swamp cooler that blasts cold air into just the top floor rooms 24/7. There's no way to control the temp or power (same with the heat in the winter). It blows 100 year old dust on us constantly. When you call or email to ask about these types of problems, there's rarely an answer. Even if you're lucky enough to actually put in a real work order, same result. This is a little odd to me because meanwhile the building seems to always be under loud construction. One of the things that bothers me the most is that our astrinomical rent (it's Denver, I get it, but we pay almost $2 per square foot and have no dishwasher. RHP provided a minifridge...) does not even stay in Colorado. We mail our rent checks to San Francisco, where we are nothing but a number. This big-company feel plays into the incompetence of the staff here, as I think they see us as issues-to-deal-with rather than tenants. They do have a funny cat in the office though :) read more

We've been with Round Hill for four years for a reason. Their policies are fair, they're responsive and helpful, and all of their teams including their maintenance team are not only quick and helpful - they genuinely care. We've been happy enough with RHP that we moved to new apartments within their system. Unfortunately we've had refrigerator issues in our new place and we've let maintenance know. They always come out either the same day or next day (if you call too late) and the service repairman is just the nicest guy. The maintenance manager (I think that's the correct title) has called to check in after our requests and now that we've had to call on it more than once they're actually replacing the fridge. I can't express how much I appreciate their considerate and expedient customer service so I wanted to leave a review. I would (and have) recommend renting with Round Hill because they really do care and that matters to me. read more

I'm usually very lenient and sympathetic to difficulties peculiar to an older apartment building...in this case, I was forced to change my perspective and my level of tolerance. Upon moving to Denver last summer, I decided that the Biltmore at 1416 Pennsylvania would be a nice choice. Gradually, we learned that this apartment building was plagued from a number of different illnesses. Your shower is directly affected by your neighbor's toilets, the sink burbles and gurgles up your neighbor's refuse and pretty much whatever else they're putting down the drain. The entire building reeks of stale marijuana, and often, fresh marijuana. Many of the residents smoke it in their units and outside on the stoop. The stoop itself has played host to noisy, rowdy residents, and other unsavories that choose to continuously disturb the peace. The stoop is usually littered with beer cans, bottles, cigarette butts, and occasionally vomit. The bathrooms in these units have no ventilation, and we had to call maintenance FOUR times about recurrent mold problems. I have pictures of it all over the ceiling and running down the walls if anyone's interested. If you want your deposit back, don't even think of driving a nail in the drywall unless you plan to meticulously fill and spackle each one. Normal wear and tear doesn't exist here. I cleaned the stove and freezer as well as I could...apparently I missed a few crumbs. So for the crumbs and drywall, I was charged seventy dollars. Coming from a family of contractors, I know this is basically stealing money. The cost of these "repairs" was unwarranted and ridiculous. When I attempted to argue it, no one would take my calls. Pretty sad experience. I moved as soon as my lease was up. read more

I lived at 1235 Logan (Wynanda) for 2 years and have nothing but good things to say about it. The staff is very friendly and helpful, maintenance requests were always handled asap, and all of the tenants were well behaved and nice. These are old buildings but they are well made. You won't find massive kitchens or bathrooms, but you will get a charming home in a great neighborhood. In my opinion these apartments are very reasonably priced in a city thats costs are going through the roof. As an added bonus, not only do they allow pets-they love them! They even have photos of tenants pets on their website and in the office! read more

First of all, let me warn anyone reading this: DO NOT RENT FROM RHP DENVER. Their other cities may be fine and the people in their office in San Francisco were polite and helpful, but the Denver office is run TERRIBLY, especially Stephanie. She is very very rude, unhelpful, and has an incredulous attitude. She even hung up on me and my mother when we were simply trying to understand a situation. My boyfriend and I filled out applications on an apartment, and even though we have no negative credit history and both make enough money, they required co-signers. Co-signers that had to be parents. My boyfriend's father was killed in Afghanistan this year and his mother moved to Germany and is virtually out of reach, yet they would not budge. We asked how someone without parents would be able to rent and Stephanie replied, "well we don't rent to those kinds of people." I was taken aback. So after a long time attempting to reach his mother we got her cosigning papers in, mine, however, took longer as my father is a very distant, busy corporate businessman on the east coast. We informed them every step of the way and they graciously gave us an extension. Several times, however, they never even returned our calls. Then, when I got my father's papers to them, they replied that the apartment had already had another application turned in. YET THEY DIDN'T EVEN BOTHER TO CALL US AND TELL US THAT when they gave us a set extension. Fine. I understand that. Yet when I called to inquire if we could possibly get our application fees returned, Stephanie simply hung up on me and my mother when we merely wanted to ask a question. They also refused to shred my father's information even though they never ran a credit check. Unbelievable. In the end the office in San Francisco was at least kind enough to return the application fee. If you're looking at renting with RHP Denver, look elsewhere. These people are no good and I simply couldn't imagine dealing with them in a lease contract for 12 (or even 6) months. I am so glad it fell through actually and am much happier staying far away from them. read more

I cannot say enough good things about the staff. Chris Lopez and Emily Huebener are such great people to work with. I started out in a studio, moved to a 1 bedroom and have had other one-off cases where I needed help and they always were responsive and on top of getting things done. Where I have found other property management companies to look out for their own returns, RHP and their staff, in my experience, always look out for their tenants. They are hands down my go-to for any future apartments, not that I see myself moving out of the Harcourt building anytime soon. I also want to note how timely and efficient their maintenance guys are as well. Whenever I have had a request in, it is either fixed that day or the next. I live in a Round Hill Pacific (RHP) building on Poets Row and am constantly impressed by this property management company. One of the first things I appreciated was their customer service. Right off the bat, I was having problems (user errors) figuring out the autopay. The man on the phone walked me through what I could do and then said, "or I can take care of it for you" and fixed it immediately. The people in their Denver office are friendly and helpful. Maintenance issues are always taken care of promptly and RHP is very good about communicating to all of us when there are building-wide issues. They answer emails and phone calls usually within the same day. In the three buildings managed by RHP that I've been in, they've maintained the original character of the apartments -- I have built-in bookcases and woodfloors which I love -- and they update the needed stuff in keeping with the building's style. I appreciate that they are pet-friendly which creates a community in our building around getting to see people as they take their pets out for walks.
