I love living here. I have a 2bdr in "Bldg A" with upgraded appliances, concrete floors, and natural light from every angle. Moved here in 2015. The complex is in the heart of downtown, just steps away from the light rail, grid bikes, coffee shops, bars, restaurants, arenas, and convention center. The front office staff is incredibly friendly and helpful, and many of them live on the property themselves so it feels a bit like a community. The maintenance staff is responsive and friendly. For pet lovers, there's a park that runs the entire length of the north side of the property and you'll almost always find a few pups playing together out there. As for amenities, we have a gym, a pool, a rooftop lounge/deck, parking garages, and multiple communal areas with propane grills. read more

What is not to recommend about Roosevelt Square?! The office is fantastic--professional, responsive, helpful, and kind. The apartments and amenities are great--well kept, safe, and provide everything you could want (pool, gym, rooftop patio, package room, bike storage, covered parking, pet friendly, etc.). Maintenance is on-point--prompt, friendly, and effective. The tenant community is friendly. And the location absolutely cannot be beat! And all that for a price-point you won't find anywhere else. Lived here for two years - it sufficed. The neighborhood is great but the units are outdated and management is close to worthless. Despite my time as a resident, after I had moved out I accidentally had a package shipped to my old address when I offered to pick it up personally as I didn't want it to get returned the office told me no. The office staff doesn't care about it's residents nor do they care about much of anything. If you can, do yourself a favor and live at another complex in downtown Phoenix. read more

I loved this place when I moved in. I thought it was perfect. I had a great view from my balcony, steps away from Pita Jungle and Lola Coffee. There was a park right across the street for my dogs to run around in. I didn't think much of it when then management changed from Greystar to Birkshire. Didn't see any huge differences. They seemed really friendly... until I decided to move out. And then they make it their job to screw me out of every last dollar to my name. I will admit, I had a fast move out. I forgot a box in the apartment and I didn't have a maid service come in and do a professional cleaning. I figured paying a few hundred dollars wasn't that big of a deal to save me the hassle. And then I got the $1300 bill. Yes you read that correctly. There are two zeros at the end of that number. They charged me $1300 to clean a 700 sf. apartment. I did what any sane person in my situation would do and I refused to pay it. That is until I was sent to collections and faced destroying my credit and rental history. So I settled it with the collection agency and moved on with my life. I genuinely thought that Roosevelt Square was done ruining my life. I was wrong again. Almost a year later, I put in an application for another apartment complex and was told that my credit report shows that I STILL owe money to Roosevelt Square and that they cannot rent to me unless I can provide them with documentation that this debt was paid. So I called Roosevelt Square and SURPRISE, they have no record of my settlement with them. In fact, they came up with another $500 that they claim I still owe them. My only option at that point was to contact the debt collection agency. They were able to provide me with a copy of my settlement in full letter in under an hour. A debt collection agency was more helpful and more competent than this joke of an office. Roosevelt Square looks really nice, is in a great location and has a bunch of really awesome amenities. But so do all of the other apartment complexes in the area. Do yourself a favor. Move somewhere else and stay away from this bottomless money pit. read more

Dear god, The incompetence here is astounding. So after having a less than stellar fourteen months at Roosevelt Square, we move out to our new home in Ahwatukee and are now happy as could be, but wait! Roosevelt square is still haunting us, as they sent us to collections, without notifying first, for cleaning of the unit we were in and repainting of the walls, which is surprising given the fact SUE and BRIDGETT both said this would not be necessary due to our move in date being completely messed up and us having to move into a unit that had not been cleaned or prepped in any way, but when you've hired movers and made plans, you do what you have to do. I want to say a big thank you to Roosevelt square for this because I can now have fun with you since I have in my possession SUE's voice-mail reminding us there would be ZERO move out fees associated with the cleaning or repainting, as well as pictures of the unit upon move out that we HAD CLEANED EVEN THOUGH WE WEREN'T SUPPOSED TO. Also, Roosevelt square should check the Fair Debt Collection Practices Act, as they screwed the pooch, by sending us to collections without first notifying of the debt ;) I appreciate the negligence in this becasue now you have given me recourse above and beyond what I thought possible. Congrats, John EDIT: After dealing with an oh so scary debt collector from FCO collection agency, Amanda from the New Staff at Roosevelt square I have had most of the debt knocked down to, but this could all have been avoided given that ON OUR FILE IN ROOSEVELT SQUARES OFFICE it is noted we would not have these costs associated with move in, but they are still charging for cleaning the oven better than we had it done and DUST on the ceiling fans.. I REPEAT - DUST ON THE CEILING FANS, to the tune of $123.00. Small price to pay to know I will never have to deal with them or the staff of scam artist FCO collections, who I have filed a complaint against. read more

To all current and prospective tenants -- I've had a couple of highly alarming situations recently in the complex. First was forced entry by three building staff on two separate occasions without warning or my permission. At 7:00 a.m., While I was in a towel, just getting out of the shower, two of the maintenance staff banged violently on my door, unlocked the door and entered my apartment before I had the chance to get dressed or answer. They provided no explanation, just a vague mention that they were looking for a leak. Needless to say, there was NO leak or emergency in my apartment and therefore they had no right to enter especially without letting me open the door first. I was very shaken up by that experience but it wasn't over yet. Just a few minutes later one of the property managers walked into my apartment unannounced -- without warning or permission or even knocking on the door. I assume this was looking for the same mystery emergency that the maintenance staff hadn't found and I immediately asked them to leave. This situation, coupled with the car break-ins that have become a consistent part of our parking garage, and flooding/burst pipes in apartments on either side of mine mean that I no longer feel secure in this complex. Don't put yourself or your personal property at risk. There are plenty of other options in this neighborhood. read more

I have glanced over the other reviews and generally speaking I can attest to and agree with the other 1/2 star ratings. With that being said, I will only speak to my own unique personal experiences with this apartment since the other reviews covered some of my complaints adequately (shutting the water off for hours at a time on a weekly basis with no warning, checking the fire alarms at least on a monthly basis, low quality appliances, etc.). This review may be a tad on the long side but believe me, if you are considering moving here, it is all stuff that would be beneficial to know. First things first, this complex is woefully under-managed. The property manager and front office staff are the most incompetent, unprofessional people I have met in all my years of dealing with rental property. They are rude and will talk junk directly to your face (the customer is not always right at Roosevelt). If they aren't out back smoking cigarettes in the parking garage, they're busy sending out emails riddled with grammatical errors. At one point, I even had a staff member of the complex admit that they get DAILY complaints about how terrible the property manager is. I moved to this apartment from out of state, therefore I had all the paperwork done through email and fax in order to facilitate a move in date that matched up with the date I arrived in Phoenix. I was told multiple times that everything was in line and I was good to go. I get on the cross country flight to Phoenix with my dog and suitcase and take a taxi to the apartment. Once there, I was told that the paperwork would not go through and essentially "sorry about it, not our problem." This left me homeless in a new city with which I had no clue about. I had to rent a hotel room and a rental car for a WEEK, before the management fixed whatever issue they were having with the paperwork. I knew from that point on it was going to be a horrible experience but believe me, I called around and all the other apartments in the same area were booked. Next thing is: THIS IS NOT A GATED COMMUNITY. Sure, there's a gate in theory, but the key fob access only worked about 25% of the time that I lived there. It must truly be the most difficult, complicated thing to keep running properly because the doors broke on a weekly basis. At one point the gates weren't working for around 8 months straight and I guess the word got out to the homeless community. Other tenants and I found multiple homeless people wandering the halls checking doorknobs as well as homeless people sleeping in the corridors. There was also gang graffiti that began to appear in the hallways. Don't get me wrong, this is a safe community IMO, but that doesn't take away from the fact that there is a lot of vagrants that do walk through this area. The gates are needed to ensure safety. My last and final complaint is that there were multiple instances of the front office staff stealing and/or withholding my packages. I would get an alert from the office or a slip from Fedex that said there's a package in the front office. When I would go to pick it up the office workers would look for a brief minute and claim sorry it's not here. (Very helpful I know). They would say its not their problem, despite ya know legally it is their responsibility since they sign for all the packages. I eventually filed a mail fraud claim with the local postal office and the issue of missing packages ended shortly thereafter. Overall, this community has a great location and some friendly tenants. But for $1,000 a month the quality of the apartments is way below value and the management is simply not worth dealing with. Heed this review and the others. Don't judge a book by it's cover. Just because the buildings are being painted to look all shiny and new, it does not reflect what it is to live in this community. Rat infestation in Bldg B & C. The management will blame the new construction that started in May '15 but this has been a known issue since Oct '14 in Bldg C. After they were reported to city & county agencies they began working on the problem but it is so bad it is going to take a very long time to eradicate. Pets relieve themselves (pee & poop) on the elevators, in the hallways and at the corners of every entry way. The poop is typically cleaned up by tenants who have it at their door or get tired of looking at it and the urine is NEVER cleaned up. Also, many tenants do not pick up after their pets in the grassy area everyone uses for walking their dogs and you'll find yourself constantly stepping in poop. Any complaints will get a 'we rely on the residents to tell us who is doing it' - if we knew that, that is the information we would be sharing - and, it's not the residents responsibility to find the irresponsible tenants. This community is very dirty & grimy. It is in desperate need of an overall power washing of all walk ways, painting of interior hallways and cleaning of all interior hallways, stairs, rails and elevators. Don't be misled by the "gated" community, you sign in your lease that you acknowledge the gates are solely for the benefit of the property "and any benefit to the resident is purely incidental" and there are always gates that are open or malfunctioning. Don't be misled by the "package acceptance service". Again, when you sign your lease, you release the office of all liability for any lost, stolen or misplaced packages - and, yes, it does happen and you have no recourse for replacement. An 'updated' unit has newer kitchen & bath lighting and plumbing fixtures, new ceiling fans and faux wood flooring in kitchen, bath & entryway - BUT, you will still have 15 yrs old appliances, formica countertops and laminate cabinets. Bldg A does have concrete floors. The lobby is recently updated and the property "tour" will take you by all the areas that are kept up. Ask to see the sky patio in Bldg C and the fountain areas in Bldg C and pay attention to the cleanliness (or lack of) as you're walking. The outside of each building is public sidewalks, I suggest you walk the property and see for yourself - look closely at each entry way, go up the steps to the gate - walk the grassy areas to the north if you have a dog - look at the gravel areas and sidewalks for dog urine & waste - walk through the unsecured part of the parking garages. Also, you will have additional charges not stated on your lease. The tenants pay $3.50/mo for pest control and $25/mo for "trash service" which will put your monthly waste, water, trash bill at $50+/mo - this is in addition to your rent and electric (thru APS). The cost of this trash service helps generates revenue to the property by giving a kickback to the property. As a gauge, any other complex I've lived in, the 'trash' portion of my utilities is ~$5. I'd love to give a half a star but Yelp won't let me. I'd have lived at Roosevelt Square since may 2010, and just recently moved out at the end of September (2012) upon moving out I was hit with a $391 bill for carpet and carpet seal replacement (I'm assuming the padding under the carpet) The only thing they went off is just the manager doing the walk through saying she smelled cat urine (with no real evidence, black light and/or ammonia tests done by a third party) and the funny part is that I've been chain smoking cigarettes in that apartment for two years and there was no mention of her smelling that. The way that Berkshire did this is really just a way to extort money out of you if you're a pet owner. At $30 a month for having a pet and being there for 26 months and paying a $250 'non refundable deposit' I've paid over $1000 I paid to these apartments because I own a cat. That's not including the carpet replacement that I have to pay. Berkshire Properties is obviously out there to manage (and do a horrible job of it, there has been an instance where they LOST MY RENT CHECK and I had to correct one of the office workers on the correct rent amount) but to steal money from you once you move out. It seems like the general consensus with people on yelp and even with people I know personally that vacated these apartments Please understand if you have a pet or animal of some sort and paid that non refundable deposit, YOU WILL PAY FOR THE CARPET no matter what. (using that phrase 'non refundable' and 'deposit' together is misleading because a deposit is money you pay and get back if there is no damage) So basically look at it as money you're giving to them. Walls are paper thin. I've had two noise complaints against me but my upstairs neighborhood could do jumping jacks, and what sounded like roller skating upstairs and no one complained about that because he/she has been doing it up to when i moved out Stepping in dog poop on the side walk and walking by the dog waste bins that hasn't been changed out for a while was generally unpleasant, but its not too bad i guess.. The only great thing about this place is the location, being close to the 'downtown' area, and light rail. Pita jungle is awesome and Lola's and Fair trade . be prepared to pay some money when you leave is all I'm saying people. read more

The previous statement was made by my wife and we don't feel the same way after the change in property management... Now that greystar is no long managing the property things have gone down fast. This property has definitely gone from an "A" rating, to a "B" rating. None of the security doors work in our building (we live in the high building of the property) and the gate for the parking garage hasn't worked for weeks. Our washing machine has been leaking for about a month now. The staff has stopped answering the office phones. Everyone we talk to that has lived here through the management change is moving out, including us. The funniest part is the staff is so incompetent that they set our lease buy out price at $0, so we can leave for free. So after our 60 days we're gone... It was nice for the previous two years, but everything has to come to an end. read more

Any review written between April 2012 and today is with the current company, Berkshire. Regarding Berkshire. I've lived here awhile. It's exceedingly clear to me, Berkshire is a large corporation. Their number one goal is NOT to take care of their residents. Their number one goal is to turn a profit for their CEOs, their upper management, and their owners and/or shareholders. (1) Yes, I'll admit, it's expensive to live downtown. You will pay more to live here because of the location. But I'm writing this review because, it's more than just living downtown. I'm writing this review to warn people, Berkshire is all about money money money. (2) Be careful the first time you visit the leasing office in person. When you visit the leasing office in person, if you sign your lease within 24 hours of your first visit, they won't charge you a $ 250 move-in fee. If you need time to think about it, and you come back and sign your lease a few days later, you will pay that $ 250 fee. (That was the policy the last time I checked. You might want to ask them over the phone if it's still the policy.) Don't be naïve. They charge you that fee because they can. Berkshire's #1 goal is to maximize their profits. (3) When you ask the salespeople how much your rent will be, they will tell you that a computer program decides the rent, and that the rent changes from day to day. If you sign your lease today, you pay one price. If you sign your lease in 7 days, the price will change, either up or down. The salespeople can't tell you anything because the computer makes the decisions. You might say, "There's two apartments, they're both the same square footage, why does one cost $ 100 more per month than the other?" They will give you a nice pleasant corporate answer. They will never tell you the real reason. The real reason is, the computer program lets Berkshire maximize the amount of rent they're going to charge you. When a person moves out, and an apartment becomes available, the computer sets the rent at the maximum rate. As each week passes, the rent decreases a little until someone rents the empty apartment. That's why you'll see, for example, two studio apartments, both 700 square feet, and one is renting for $ 100 more a month versus the other. The higher priced apartment just became available yesterday. The lower priced apartment has been empty for a few weeks, but no one has rented it yet. If the salesperson told you the real reason (money money money), he/she would get fired. Don't be fooled. Berkshire's # 1 goal is to maximize their profits, and they use the computer program to ensure they charge you as much rent as possible. (4) If you have to break your lease, you will pay four months of rent as a penalty. Not one month. Not two months. Four months. The office people have been trained to give you a nice pleasant answer. They will tell you that you have to pay only two months rent, but then they add another fee, which equals another two months of rent. (That was the policy the last time I checked. You might want to ask them over the phone if it's still the policy.) Don't be fooled. Berkshire's # 1 goal is to maximize their profits, and that means they charge you as much as they possibly can. (5) Four people work in the leasing office. One manager, and three bottom-of-the-totem-pole salespeople. I have only good things to say about the bottom-of-the-totem-pole salespeople in the leasing office. But, the office people don't seem to stay. There's been a lot of turnover since Berkshire took over in April 2012, which makes me wonder how management is treating their employees. Of the 4 people who worked there 12 months ago, only 1 person remains today. Maintenance. Three men fix things on the property, plus one groundskeeper, plus one cleaning lady. I have only good things to say about all five of them. They actually care about the residents. I wish upper management treated people as well as maintenance treats people. I've lived here for a year and I'm staying in the complex because it beats all my other options. Roosevelt Square definitely has its downsides--utilities were a lot more than I expected, especially in the summer. Be careful when choosing an apartment, especially if there are a lot of floor to ceiling windows. It's also a little pricier than other apartment complexes in the area, but time is money; with a gym, Pita Jungle, two local coffee shops, and the light rail within a hop, skip, and a jump away, it's completely worth it. I was disappointed with the pool--it's always cold and there is no jacuzzi. I never use it. Those things being said, it's easy to feel unsafe in downtown. Roosevelt Square is one of the few apartments that I can say I have always felt safe in. There is a decent amount of security and the Phoenix police have a station in one of the buildings. The condos, church, and surrounding area make it nice and secure-feeling, and hey, it's all about confidence right? Any time something has broken, the management has been pretty good about getting someone up to fix it within a couple of days. Not many complaints there. I live in the "B" building which is definitely the quietest from what I've heard. I'm a college student but I heard most of them live in the "C" wing, while the "A" wing is near the light rail and public parking (popular among downtown Phoenix bar-goers). The location is AMAZING. I can't imagine picking a better one. I live close to school and close to all my favorite local hot spots. I can bike, walk, or light rail virtually anywhere I want to go. Its now been officially two years at Roosevelt Square for me, so time for an update. Year 2 was a little more mixed than year one. A few issues have crept up this year, though I would still absolutely recommend Roosevelt Square for those looking for a great place to rent Downtown. Virtually anything you need is within a mile of the complex and there is now a seemingly unstoppable momentum of new businesses, residential complexes, hangout spots, and overall youthful energy down here. And Roosevelt Square is a great place to be apart of it. A couple of developments since last year. For one, there are now a pair of construction projects that surround Roosevelt Square. To the north on Portland Street, a new 10 story condo complex called Portland In The Park is being built. While its great that they're finally filling in a long vacant piece of land, it has also meant that several street parking spaces have now been swallowed up by the construction. So far the noise doesn't seem to be too bad as crews have largely worked only during the mid day. We'll see if that holds. That project is supposed to be done in about 2-3 years. Additionally, a new apartment complex is filling in another piece of land just south of Roosevelt Square on Roosevelt Street. That complex will be called Union and is supposed to be done in a couple of years as well. So far, no major disruptions from these two projects (knock on wood). Hopefully it stays that way. The bottom floor business spaces have been filling up with new life as well. Most notably, FEZ moved from its original location (Central & Clarendon), to the bottom floor of Building A. I'm not sure what effect that's had on those living above FEZ in Building A, but its definitely brought bigger crowds to the neighborhood (especially on weekends). There's also a new salon (Coiffeur's) and there's rumors of another new restaurant moving in soon to the old Centurion space. If you're a resident you can still get parking in the gated area of the parking garages (particularly the east garage) pretty easily, but street parking is much tougher to get with all the food traffic and development coming into the area now. I will admit to a couple of annoyances during year 2. For one, the gated car entrances in the east garage have had issues. Sometimes the gates don't work or are busted, or sometimes the complex just gives up and leaves them open for anyone to use, rendering them pointless. Additionally I've noticed the lighting in that garage has been a little bit glitchy to where it can be almost pitch black at night. The workout room is pretty well maintained, but they've been a little slow to repair or replace a couple of busted machines (though it hasn't hindered my workouts yet) and they need to do a better job of keeping the disinfectant towels stocked. My building (Building B) has also had a number of days which the water has been temporarily shut off due to a leak in one of the units. And lastly, my rent did take a pretty good jump for the start of my third year. The Phoenix rental market has been skyrocketing in price due to low vacancy rates and Roosevelt Square is not immune. My rent went up about 5% (a pretty standard increase in this current market). Downtown has about 3-4 apartment projects that have broken ground or are in the works so hopefully that'll ease the market pressure a bit going forward. Still, I would echo pretty much everything I said about Roosevelt Square last year. Great location, responsive maintenance staff, respectful neighbors, good security measures, and a fun area. The neighborhood has gotten even more pedestrian and biker friendly with streetscape improvements nearby, there are new spots to explore pretty much every week and there are now more full time residents Downtown than at any point in my lifetime. The staff at Roosevelt Square have largely met my expectations and so has the unit I'm in. I can't recommend Roosevelt Square as a cheap rental option (though there really is no such thing Downtown anymore), but if you love this area and want to be in on the action, you'd be hard pressed to find better. read more

I mean, it's an apartment. your living with hundreds of people to not expect noise is beyond me, but im not that picky. With that said when I came to these apartments it just felt like home...i had been to other apartments in the area and this one just fit. I'm from LA and the urban style is the majority of apartments that you will find out there, so this place just seemed to fit. I will say that if you like the model you better speak up to management because there are a TON of different lay outs and you may be put into something you don't like. I am working with Anthony and he is the BEST he has worked with me to find exactly what I want and has be very helpful. I hope I still feel the same optimistic way in a yr, so Ill need to give an update after I have been here awhile. read more

I seriously love this place. The whole deal is awesome - price is great, location is amazing, management and maintenance are nice and easy to work with. I can wake up in the morning, walk less than a block, and grab a cup of coffee. How badass is that? I'm also less than a block from entertainment, restaurants, bars, everything I could ask for. One thing I love about my apartment is it's totally soundproof. I live in a really high traffic area of the building (near a door and an elevator), but I never hear anything. My boyfriend plays guitar but we have had zero noise complaints, which is a huge step up from the paper thin walls of our last place. I can't say enough nice things about the manangement and the maintenance teams. I also think it's super cool they have trash rooms so you don't have to walk outside to take the trash out. It's a little thing, but hey, I appreciate the little things. Some of the stuff other people have complained about is petty- yeah, the water is shut off occasionally, but it's usually during working hours so it's never inconvenienced me at all. I have seen a rat, but it it was in the trash room, and after all, we live in an apartment in a large city. I live in building b, the location of one these supposed rat infestations, and I have seen zero rats in or near my apartment. Saw a cockroach outside my door one day, but it was the American sort that doesn't cause infestations, and it had just rained, and like I said, we live in the freaking city, so these things happen. A lot of the people who live here are kinda snotty, but I just ignore them. Overall, I give this place a strong five stars, and that's not something I take lightly. I lived in Roosevelt Square, building C from April 2015 to July 2017. Here's the thing about Roosevelt Square, it looks cheap on paper but it's not. They charge you for everything. I have never lived in an apartment that charged you separate for extermination, garbage, water ... with all of these up charges and $30 pet rent it easily adds about $100 to my sticker price rent every single month. They often ran out of parking in building C and you can't buzz people into the building. Also be careful because they make you give 60 days notice for moving out ... this is kind of why I stayed a second year. The month to month rent is about $300 more per month than the regular 13 month lease rent and I kinda got trapped. Resign for 13 months or pay $300 a month more for the next 2 months. They will not give you money back if they rent your unit sooner. Also they raise rent more than the standard amount of 3% from year to year. The new tenants will still pay the cheap rate they signed you up at, but even though you have been a great paying tenant, they will still charge you more. It's almost like the penalize you for being a good tenant. The location is good and it's dog friendly. But it is not as cheap as it looks when you sign up. Additionally, they aren't great about giving back the deposit, and they didn't include itemized deductions. The fact alone that the didn't include the deductions isn't compliant with AZ renters rights. Then on top of that I got my check after 14 days. They do not follow the rules and even lost the paperwork I signed when giving 60days notice. They won't allow you any room for error as a tenant but they make mistakes all the time and it's supposed to be ok. I actually had to get a lawyer involved and had him send a letter so I would get my deposit back. Based on Arizona real estate law they did not follow the rules for returning the deposit. Had I gone to small claims court there's a chance I could've gotten double my deposit back. However, I needed the money and I decided money in hand was better than waiting and dealing with the headache of trying to go after them. Be careful living here. Sure the location is great, but their operation practices will cost you as a renter. I've never had a more complicated rental experience with so many additional charges. You would be better to rent directly from a condo owner downtown as they charge flat amounts without so many additional fees. Check the Zillow for rent section or craigslist. Also the building is only wired for cox... you have no other internet choices. The only good things are it's a highly walkable area and it's very dog friendly. Good luck! read more

Single worst apartment complex I have ever lived in. 8 months of persistent rat infestation with over a month of decaying rat corpses in the walls and apartment. Hot water heater has been broken for over 2 months, and the maintenance supervisor (Vince, if anyone is wondering) refuses to allow a proper fix. Cheryl, the apartment manager, is criminally incompetent - refuses to answer emails, calls, letters (including the above from an attorney hired to represent me in these matters specifically). This is, for all practical purposes, an insanely expensive slum. The elevators in the building are constantly broken. For multiple weeks at a time, they are simply non-functional. This happens approximately every other month. The gate into the garage was broken for 3 months while "parts are on order." The key fobs to get you into the complex don't work on half of the doors, and other doors have had the locks ripped out of them. This condition, which I'm constantly promised "we are working on it", has been the same for the 10 months that I've lived in this apartment. Centurion, the restaurant in this building, closed down, in part due to the persistent rat infestation. If I could give a rating of negative stars, I absolutely would. Avoid Roosevelt Square, and avoid Berkshire Properties like the plague. These people represent the very worst of what Phoenix has to offer. read more

This apartment had good service from the front desk and leasing agents. They were understanding and helpful. The buildings and units could use some remodeling to match up with the rest of the newer Roosevelt row apartments but this property has great pricing for a reason. One issue was lots of water shut offs while I lived there. Not a very social neighborhood all residents seemed to keep to themselves, which is a bummer. You get what you pay for here for the most part. Short walking distance to coffee shops and restaurants but on the other side of most of the action on Roosevelt row but it's all within walking distance here. read more

So far so good, just a few quirks. Overall I enjoy the location and proximity to ASU Downtown, which is something you have to consider when you look at the price of this place. I have made dozens and dozens of noise complaints about my downstairs neighbor having parties every night of the week from 1-6am. Repeat complaints, visits from Phoenix PD, and afterhours patrol do nothing to resolve the problem. The building literally vibrates from bass. Phoenix PD and afterhours patrol report the incident to the leasing staff every time after they've received the complaint, every time confirming my claim that the noise was excessive... yet the leasing staff's solution is to offer to move ME to a different, more expensive unit, which would also cause me to incur transfer/moving fees on everything else. This is a lousy place to live if you appreciate quiet. The ground workers start their leaf blowers at 6:50am on the dot each workday. The garbage truck will SLAM the dumpsters onto the ground before 8am. The church bells next door ring at 9am, 12noon, and 6pm daily. I never, ever, ever need an alarm clock living here. If you are in your 20's and like to party it up at all hours of the evening without any consequences, Roosevelt is the place to live! read more

I've only been a tenant here for 2 days but I'm already very impressed. I put in service requests to fix the ice maker, change the ac filter, and to inspect the ac as it wasn't cooling that well in the afternoon. All 3 request were complete in a matter of hours after submitting them and all items work to our satisfaction. The people in the office are also friendly and more than willing to help. read more

Since most people only leave reviews when they have had a bad experience and are pissed, I thought I would leave one for others who might be in the same place I was when I found this place. I was nervous because of the reviews but after taking a tour with Teresa I knew this was going to be my new home. Like any other complex their are pros and cons so I'll share what I've found and even talk about some of the stuff I disagree with as far as other negative reviews. Pros: Obviously the location is fantastic and as a coffee fanatic it's amazing to be able to walk to at least 7 different places to fulfill my addiction. Everything you could really need is in walking/biking distance. The leasing office is so friendly and helpful. We had a little issue with paying rent the first month we moved in and they were able to solve it right away. The complex is mostly indoors with ceiling fans, so you're not going to melt just getting to your apartment. Since the complex is mostly indoors, it is very secure. Unless you live on the first floor right off the street it's pretty close to impossible to have a break in. The courtyards are seriously beautiful and the property is so well maintained. Maintenance is so friendly and efficient. I'm not sure about some of the other units but our ceilings are super high which is awesome living in a studio it definitely makes this place feel massive. Alright now the cons: Like everyone else has said, this is in the city so of course there are some homeless people. Although, some people have been pretty dramatic about the volume in my opinion. If you don't want to be near homeless people don't move downtown. During the weekends, especially at night, it can be difficult to find parking. In saying that though, there are literally multiple elevators and 3 sets of stairs so people complaining about this is honestly pretty stupid. First Friday. I love going to first friday just as much as the next person but if you live on the first floor people do walk right outside the building and they are loud and you will hear them. If you choose to move in to a unit, particularly on the lower levels, that is right next to the stairs in the garage you will hear people coming home at night pretty consistently. I couldn't stand it for the first week but I got used to it pretty quickly. Also, I haven't seen any rats, bugs or anything gross for that matter here. The pros really outweigh the cons and this complex instantly felt like home. If you're worried about any of the negatives people have mentioned come check the place out yourself and you'll feel at ease. read more

I've been a resident for almost 2 years. The location, amenities, and price for square footage can't be beat. I am coming from San Diego where price/sq. ft. is high. Besides the location, the complex takes you by surprise as it is somewhat hidden. There are 3 parks that accommodates pet lovers and with great amenities. They don't care or maintain the property. It continues to go downhill. Details matter- the landscaping is just rock now. Plants never get replaced if they die. Only area they care about is right in front of the leasing office. Garage doors to the trash area left open all the time and don't lock, which creates an unsafe and unsanitary community. Units need updated/modernized too. The property is in a great area and could be a five stars but Berkshire doesn't seem to care or want to invest in it to be so. read more

I just moved to the Phoenix AZ area and checked out Roosevelt square because a co-worker recommended it. I have found the area of town to be perfect for my needs, with a ton of interesting things to do within close proximity. I also found it very handy that I can get my morning coffee at the bottom of the building. So far, this place has been the easiest part of my transition to Phoenix. read more

I have lived here for 1.5 years, and I am so grateful for my experience. The location is perfect, so walkable to many nearby bars and concert halls. I feel safe when I run around here. I love being this close to many coffee shops. I also have always been impressed with maintenance, my needs have always been met by the leasing office in such a timely and friendly way. Teresa in the leasing office has been a second mom to me, always supporting me and going out of her way to help make my living situation easier. Monica has also been so incredible, always so friendly and eager to help making my lived experience here a pleasant one. I feel so lucky to live here. read more

I love the location but there's a serious pest control problem. No one cleans up after their pets. Homeless people live at the bottom of the stairs. The water is shut off every other week. Everything in the apartment breaks and the maintenance do just a quick fix. It's completely over priced!!!!!!! read more

I am VERY disappointed with how much the quality of this residence has gone down. I get it....you've changed management companies.....but we're the people that have to live here and continue to pay premium pricing for not so premium living. For starters, the community room that we used to be able to rent for about $75-$100, now through berkshire requires a $400 deposit. Makes no sense, we freaking live here. Although it was great that its a dog friendly community, there are a lot of negligent dog owners who don't clean up after their dogs, and the maintenance/cleaning team does not address this....so you walk around and it smells like dog urine and there is feces everywhere. At least when it was greystar, they used to pick it up and would spray the trees with water to ease the smell. The gates in the A building are always broken, the front doors are always broken, the key sensors are always broken. When you go into the office to pickup packages or pay rent, (being that they charge a $10 fee if you pay online monthly, which is a total joke) you sit in the front office for a ridiculous amount of time before anyone addresses you....theres no: "someone will be right with you or anything". The only person that I am even happy dealing with in the office is Colby, he's the only one that seems to really try to do whats best for the residents. I don't know what I pay so much for anymore, its really disappointing. We've lived here for about 2 1/2 years and have just had it. read more

Lived here for over a year. I moved in with previous management (Greystar) still here and a really nice guy named Anthony I believe helped us get settled. He jotted down numerous problems with my apartment when we moved in such as: unevenly lined wooden cabinets, broken side window (hinge was cracked and never attached) and chips in the new faux-wood floor. Since the new management, I have been very disappointed. Seems that the floors in the hallways have become more dirty (maybe from new tenants) and the ever-annoying elevators broken/glitchy buttons. I was also emailed on a Friday night right when office was about to close, about not having proof of renter's insurance (when the old management apparently just didn't give paperwork to new management.) Why email me right when you leaving for the weekend? I also am unhappy the church attendees across the street parks along the parking garage's side walls. Along the side where you have to pass people, in fact i've seen cars hit each other trying to turn around when they notice our locked gate on the 3rd floor. Also, do they not know the fire boxes are along the garage walls for a reason? Oh ya, probably why two ended up broken on the concrete last year. Probably not renewing when our time is up. The cost to live here has increased and I don't see why it is worth it with our 2001 appliances and the problems I listed. Will raise hell if they try to charge us for anything though that was noted back in Dec. 2011. What keeps us here is the location of the light-rail, our neighbors and the restaurants near by. P.s. I give complete kudos the the handmen/handywomen who work their butts off with this giant complex. read more

Roosevelt Square Apartments are over-priced and the management is horrible. I lived there for a year -- and that was one year too long! The location is superb, but the hassle that people like myself (responsible tenants) have to go through is ridiculous. The current manager is the most unprofessional, incompetent, and unreasonable individual that I have ever encountered. I would not recommend this place to ANYONE. If you do live there or plan to live there, get every single thing in writing. The management will attempt to (and most likely will) screw you when you move out. You would be better off living in a house around the corner or another smaller apartment complex. You'll save money and the "safety" that supposedly is offered by Roosevelt Square is a joke. (See Danny S's post.) People rarely renew their lease; and I think that is what the management wants. And believe me, they will do whatever they can to keep your deposit! read more

Fees fees fees, this apartment complex will go out of their way to nickel and dime you for every penny you have. Over priced and completely outdated you'll most likely realize your mistake once you've already moved in. At that point good luck getting out of your lease with the mandatory 60 days notice and additional move out fee, all said and done your cost to leave may be well over $4000! I would not recommend this apartment complex to anyone looking for a place in Phoenix. There are far nicer and cheaper options right down the road. read more

I understand this is long, but you're choosing a place to live, so it's worth a read. 1. Shortly after moving in during the winter, I communicated that I believed something was wrong with my AC. I received a msg from maintenance that the AC was working fine, which I knew it wasn't. Predictably, when summer hit, my AC stopped working. I quickly called the maintenance number, which seemed to be a 3rd party call center. The "on call" maintenance person called me and attempted several times to get me to wait until Monday because he "was already home" at about 3pm on a Saturday. In an agitated tone, he finally agreed to come but that he'd be several hours. I guess I was supposed to feel bad for having the on-call maint guy come out, on one of the hottest days of the year to fix my AC after I had already told them it wasn't working correctly. 2. I received a memo informing me that maintenance was going to enter my apartment to replace my water heater, and that everything needed to be cleaned out of my closet and my dog had to be secured. I only have one closet, so pulling everything out of there was obviously inconvenient, but I didn't complain. When I came home, it was clear that they had been in apartment, but had not replaced the water heater. I assumed they simply ran out of time and would get to it the following day - no big deal. Long story short, several days later the water heater had not been replaced. I inquired with office staff and was told maint went in, saw that I already had the new model, and left because it didn't need replaced. I stated that I believed maint should keep records of this kind of thing so that they don't unduly burden tenants; and that maint should have left me a note so that I knew what was going on, and could away all my clothes and stop locking up my dog. 3. Days after this, I put in a maintenance work order because the weather stripping had peeled halfway off my front door. I came home to find the weather stripping ripped all the way off, left in the hallway, and a note in my door that stated, "Fixed your weather stripping" with a smiley face. To date, still no weather stripping. Only what I assume is a passive aggressive note in response to me telling the office that maint should have left me a note. 4. I was told there was security here, but I can't remember the last time I saw a security guard walking around. If we even still have security, then clearly it's for a very limited time. Naturally, the less I saw of security, the more I saw vagrancy increase. They're in the courtyard by the café, in the park across the street. Everywhere. No joke, I'm writing this in the café, and they have kicked out three homeless people while I've been sitting here, and even had to call the cops on the last one. 5. Regarding parking: You're led to believe that there is secured parking. However, in Building A on Sundays the gates are opened the entire day, I assume to provide more parking to the churchgoers they lease parking to. Well, it isn't exactly secured parking if it's not gated 1/7th of the time. Additionally, there is no guest parking. If you have a guest over, they must find street parking. That wasn't ideal, but at least it was manageable until the new condos across the street opened. Now, guests don't want to visit because parking is impossible to find. Finally, a couple days ago, tenants received notice that the apartments were modifying our leases to reaffirm that guests couldn't park in the garage. However, there was language that we were no longer guaranteed a parking spot. Let that sink in: You're not guaranteed parking at your own home! In summary, these are the kind of apartments that treat you like cattle rather than a tenant. If you have extra money, I'd recommend that you go somewhere else. I've had to cut out several other examples due to the character limit. I would like to give a shout out to Theresa in the office, who is the only one who is reasonable, responsive, and helpful. read more

I've lived here for five years and love four of them. The new management is horrible! She is rude, sends too many unnecessary emails complaining about minutiae, and all around annoying. Turnover of office staff is usually very high especially with management. Ordinarily I would wait her out but I'm ready to pack my bags and go. I would be remiss if I did not mention the incompetent office staff who can never find my packages... Bottomline, there are too many options in this great downtown area for me to continue dealing with Roosevelt Square. read more

I've lived in this complex for almost two years and I can't think of any major issues besides the normal maintenance and upkeep a slightly older apartment needs. The amenities are very nice, the parking is one of the last free parking structures in the city for residents and the staff is exceptional. Teresa and the other office personnel, past and present ones, have always taken great care to make sure any questions or problems are dealt with right away. Chris and the maintenance crew have a quick response time and are very clean and courteous. Whenever friends and family come to visit, they always compliment on how nice the area is even though it is a metropolitan downtown area, which it seems that so many people reviewing here tend to forget when they complain about the homeless, the noise or any other drawbacks to city life. The location is perfect with great restaurants and bars within walking distance. I highly recommend this place and look forward to living here for years to come. read more
