We lived in the smallest apartment, then upgraded to a 2 bedroom, and then to the larger one bedroom. (Yeah, I know, that's a lot. It was always our decision. Financial or other-wise.) But the manager, Jonna, and the maintenance man, Jim, were always so wonderful to us. The apartments were great for the price, the grounds were always well-kept. One time, we walked down to the office for a maintenance request and Jim was at our door before we could even walk back to our apartment! We had such amazing memories there. We always felt safe. Neighbors were quiet, respectful and friendly. Every complex since has, and always will, be compared to Cimarron.

We were all very pleased with the ease of the move-in process and ongoing friendly assistance of the front desk staff since then. I have called the leasing office numerous times (mostly before move-in) with various questions and have always been greeted kindly and received helpful responses. The lobby, hallways, and Sky Lounge are kept clean and nice. My kids report that they hear virtually no noise from neighboring apartments. Their experience overall has been positive.

I have been paying rent at Atmosphere for five years since the property opened. The last four years…read morehave been great; however, this school year has been horrendous. There is a new high rise being built next door (literally outside the windows on the east side of the building). The construction is all hours of the night. When residents complain to Atmosphere staff, they do NOTHING and refer them to City of Tempe. Parents have left multiple messages for Atmopshere management to complain but they do not return calls. Apparently they have a permit to work 24 hours a day! Residents have complained NUMEROUS times to City of Tempe and nothing has been done. Meanwhile, residents are awake ALL hours of the night because of the constant banging. Construction workers have even filmed residents in their rooms! Again, Atmosphere Tempe does NOTHING to help the residents. I'm paying $1,600 per month for no sleep and constant frustration. If you want to sleep, do not rent at Atmosphere. I have videos of the noise in the middle of the night but unfortunately, it does not allow me to upload videos.

I have rented homes in several cities over the years, but this was by far the worst rental…read moreapplication experience I have ever had. As a single mother trying to relocate with my 5-year-old son while working full-time, time was extremely important to me. Despite paying all required application fees, submitting every requested document on the same day, and responding immediately to every request, I was left waiting for days without any updates. I repeatedly called and emailed your office, yet received virtually no communication. I was asked to provide an explanation regarding a previous rental record. I submitted the requested explanation and supporting documentation the very same day. In addition, I paid an extra application fee to add a family member to my application. Later, I was informed that this person's application had never even been reviewed. When I asked why, I was told, "We are not required to review the guarantor." When I asked why I had been charged an application fee if no review was ever going to take place, I was simply told that the fee had been collected. In total, I paid $420 in administrative and application fees. Despite that, weeks passed without any clear decision or meaningful communication. Only after I called your office to explain that I could no longer wait and had decided to rent somewhere else was I told that a negative decision regarding my application had supposedly already been made. If that was truly the case, I still do not understand why I was left waiting for so long without any notification or communication. What disappointed me most was not only the lack of communication, but the complete absence of empathy and professionalism throughout the process. Families searching for a home are not just application numbers or sources of application fees. We are people trying to build stable lives for our children. Leaving applicants in uncertainty for weeks without basic communication is simply unacceptable. This experience caused unnecessary stress, delayed my housing search, and affected my ability to provide a permanent address for my son's school. It is an experience I would not wish on any family. The way an application is handled reflects the management of a property. Based on my experience, I completely lost confidence in the management team. If the application process is handled with this level of poor communication, lack of transparency, and disregard for applicants, it raises serious concerns about how residents would be treated after moving in. I cannot recommend this property and would never choose to live in a community managed this way. I will never forget that name : Whitney Geach

Booked an appointment and it was confirmed four times and then pushed an hour and then cancelled when I showed up... Unfortunately my lease is not up until October so I am stuck until then…read more Summary: Rent: Rent stated online will not be the rent you end up paying (add $100) Leasing: At the end the first year I asked if I could switch units early because I did not like my unit, they said sure. Cost $1,700 to move into a completely empty apartment in the same complex 2 months early. Package deliveries: You are on your own there. They have parcel pending but lockers are always full and deliveries will be strewn across the floor. In the past 2 years I have had 5 packages stolen either from my front door or the parcel pending room. This is a complex that you need a fob to get into so basically your community is stealing your items. When I asked the office to email the community about the stealing or asked what can be done here was my answer, "I cannot help that there are horrible people out there." Broken knee: Cleaning company did not put wet floor signs out, slipped on the wet floor, broke my patella. As a result, I was fired from my job because I had to have surgery the same week I was supposed to be at a conference. I was without a job for 4 months and almost became homeless. Responsibility goes to the cleaning company not the complex but here is what the insurance company offered me after all that I went through, $25,000. My medical bills alone were $16,000. So what a great insurance/cleaning company is working here. WARNING; DON'T FALL ON UNMARKED WET FLOORS AT ROOSEVELT ROW APARTMENTS. Homeless, crazy people outside my window: I know it comes with the territory however, the first floor is not where you want to be here. Most recent: Some man on drugs screaming right in front of my window for 2 hours. I work from home and was trying to wait it out in hopes he would move on but he stayed there. At one point he realized that I was in my apartment and started hiding behind a tree and peeking in my window over and over and over again. I had to call 911. (And this is only 1 of at least 5 different times this has happened. Someone is outside my window for hours screaming and not one person managing the complex has a clue. Fitness room: Whoever purchases the treadmills has no idea what they are doing and it seems they are buying consumer treadmills meant for in home, not gym use. The problem is that when they break, they are left broken for months. Here is the danger. When the up and down button for speed is broken and you you push to go up 1mph, it goes up by 5 or 6 mph. I almost fell off the treadmill when that happened and again DON'T GET HURT ON THE PREMISES OR YOU ARE OUT OF LUCK. Garage: I pay $25 a month for the garage. I got in an accident and while waiting for the insurance check, I had it parked in the garage on the 2nd floor in a spot that I pay for every month. Get a text one day that my car cannot be in the garage taking up a space if it is not functional. I have to move it or be towed. The ordeal of moving it was a lot and I got my insurance check 2 weeks later. BikeS: I have a bike that I bought for $50 to get around downtown so I am not driving everywhere. I asked if they had a bike storage and yes, they do for $10 month which makes absolutely no sense. So within 5 months I have paid for the bike again. I called around and checked other apartments in this neighborhood and all of them offered bike storage for free. So if you intend on having a bike here, know that it's $10/mo to store which, for a college students, and I am not one, that sucks. Garbage: Unfortunately I live right next to the garbage room, One Monday the city did not pick up the garbage. I told the office they said they would handle it. Wednesday, the city did not pick up the garbage. I told the office a 2nd time, they said they would take care of it. The following Monday, and mind you this is a 4 story apartment complex, no garbage pick up. So essentially 1 week of garbage was falling from the 3 floors above me and it blocked the entrance to the garbage door on the first floor. (btw, the blocking of the 1st floor door happened on the Wednesday of that first week) 3rd time to the office. In the meantime people on the first floor are throwing their garbage all over the garbage room with no where else to put it. As a result stuff was oozing all over the floor in the garbage room, the stench in my unit became unbearable and I ended up with gnats that even after pest control still to this day live in my unit. The pool is the only redeeming quality about this place however, it is closed off and on all the time and don't try going out there on a holiday weekend unless you want the twerk party in the pool. STAY AWAY FROM ROOSEVELT SQUARE. THERE ARE A TON OF OTHER OPTIONS AT THE SAME PRICE POINT

As far as the good goes, it's painted pretty colors, and the grounds and pool are generally clean. Maintenance makes repairs in a timely manner most of the time (even though some of our requests, like to fix our towel rack that spontaneously fell out of the wall, were not). And yes, things spontaneously break. And the bad: the place is populated with really sketchy people and they have a problem with crime. Both of our cars were broken into on more than one occasion (in the past year) and the complex had a problem with a peeping Tom for an unacceptable length of time. Management assures you that there is a "courtesy officer" around daily, but I have not seen them around our area of the property. I do not feel safe walking around the complex after dark due to these incidents. Our apartment very likely has a mold problem, which is evident by the moldy smell that crops up no matter how much we clean, and black mildew has to be scrubbed out of our bathroom with bleach on a weekly basis. Management assures us we do not have mold, but have not tested it. The office staff is often gone at strange hours and need a retraining course in customer service.
