Our experience living here has been overwhelmingly negative. The property has ongoing issues with pests--despite weekly deep cleanings, roaches are frequently seen both inside and around the complex at night. There are also visible structural gaps and missing exterior panels that seem to contribute to the problem. Cables are often exposed or embedded directly into sidewalks, reflecting poor maintenance standards. Our apartment also struggled to stay cool. During hotter months, the AC often couldn't keep temperatures below 85°F, even while running non-stop--leading to high electricity bills around $200+. Noise is another constant issue, due to the complex's proximity to two schools and a busy road. Expect frequent disturbances like racing cars, kids screaming, loudspeakers, fireworks, and landscaping crews starting as early as 5 a.m. into the late night. While the exterior landscaping gives a decent first impression, a closer look reveals a lack of detailed upkeep. For the price point ($1,600-$1,700+ for a 1-bedroom), the value just isn't there. In our 10 years in the East Valley, this has been one of the most disappointing places we've lived. This was my first solo apartment experience ever. I have lived here since summer of 2020. I could not have been more happy living here. It is quiet, clean and the staff is friendly and responsive. Lisa helped me ever since I applied and the process was very easy. Lisa and Amber continue to be super helpful and friendly. The maintenance guys have been great (thanks Brian and Chris!) and if there are any little things (I've never had any major things) it's all fixed in a timely manner and sometimes within a couple hours. There are monthly food trucks. It's dog friendly, but not messy. I could not say better things about this complex, and I am so happy with my decision to move here. read more

I think I might have spent a little too long deciding what to include in this post, but as someone who has spent a long time renting and had some pretty miserable experiences, I try to include everything I wish I would have known. Apartment reviews can be TERRIFYING, there are some angry renters out there. Here's what I took from my lovely 10 month stay at Miramonte. 1. This apartment doesn't look like much from the outside, and its nothing fancy for sure, but in my experience the office staff is extremely helpful, the maintenance man is reliable and friendly (eventually I even had no problem giving him permission to enter while I wasn't there) and its very reasonably priced. The interiors are updated with nicer carpet, newer kitchens and they have washer and dryers! big plus for me. 2. The pool is awesome, when it works. They have been having some issues but I do believe its fixed now. The gym is tiny but usually empty. 3. its pretty quiet, most of the time. I lived upstairs and was never bothered by my neighbors noise. But I do believe my downstairs neighbor was slightly annoyed by me (and I am not loud and hardly home.) So Point A--live upstairs. I've found that to be true in EVERY apt complex ive ever lived in. Point B--PLEASE NOTE--THIS IS IMPORTANT--there is an elementary school on the east side of the apartment complex. I lived directly up from the parking lot, facing the school playground, and you could absolutely hear little kids playing in the morning. It didn't ever bother me because I work all week, I only discovered this when I happened to be home sick one Wednesday. If you work a Monday-Fri 9-5 you really wont notice so I would not let that deter you from moving in. However if you sleep in late during the week, choose your location carefully, don't get a unit that faces the school. 4. The office staff will really try to be accommodating. A new office manager took over a couple months after I moved in and you can really tell she wants people to be happy about the complex. I lived here while in the process of buying a house and definitely did my share of calling the office staff with questions about extending my lease, ending my lease, month to month options, etc. When my house closed 2 months before my lease ended, of course I couldn't get out of my legally binding contract (no surprise to me there) but I was surprised that they were very helpful about my options to sublease it myself or find someone to take over my lease completely. They definitely did as much as they could. 5. Parking for visitors isnt the worst I've seen but it can be difficult. There are always tons of spots open on the south end of the complex, but in the evenings most of the other public ones are taken. 6. Bugs- always a big concern of mine and I would have no shame in admitting if I found them. (see my other apt review, ha!). Honestly, I found one big cockroach about a month after I moved in, called the office, they had the sprayer come and I never saw another one again. (I lived there for 10 months) 7. charges. They WILL charge you for damages done to your walls or carpets, for anything that is not top-notch clean, or anything that isnt as it was when you moved in. But they aren't trying to scam you. Use your common sense on this one, you get a form to fill out when you move in that lists every detail of every room, FILL IT OUT. Keep a copy. Be present when they do the final walk through and you will be aware of any discrepancies. Just be a responsible renter and you will only pay the standard $35 carpet cleaning fee. I moved in about a month ago and it is great! It is quiet, clean and the staff is friendly and responsive. I had a couple of minor issues at move in but the maintenance guys (Brian and Chris) had them fixed within hours. They and the other staff were very friendly in sharing information about local restaurants, etc. It is a dog friendly environment but they cause no issues with noise or cleanliness. The year round heated salt water pool and hot tub are also great! They are kept clean and the pool temp is nice and warm and reasonably good for swimming laps. The fitness center has good equipment with something for everyone. There are monthly food trucks where you can get to know the admin and maintenance staff and other residents. All in all, a really nice place to live. Refreshing given some of my previous experiences! read more

They are great UNTIL you move out. If you have a pet that is potty trained, and you keep your apartment very clean, they will still charge insane prices for carpet after moving out. I only had carpet in my ~15 x 15 foot bedroom in my unit. My dog has been fully potty trained for 9 years. I vacuumed twice a week, and even went as far as cleaning corners and wiping trim down. When I moved out, my carpet looked as no one had even lived or walked on it, and there was no smell. PB Bell charged me $45 for a "Deep Clean for heavy soil/stains", and ANOTHER $175 for pet treatment to the carpet. $220 total for a small bedroom with carpet that was pristine. They do not provide you with pictures or any proof for these charges. They just pass along the charges the carpet company sends to them with no proof. After speaking with other professionals in the property management industry, these prices are insanely high. I would stay away if you plan to live there with any kind of pet. read more

The location of the property is good. However, that is about it. The asset company in charge of Miramonte has no oversight and is not responsive. Miramonte also has many verifiable code violation issues. The pool is nice, but they are terrible at maintaining it. It is frequently closed due to unsanitary conditions. Packages also must be picked up at USPS. This is a large inconvenience amongst residents. Further, residents openly trash the property manager and her "double standards". The community is too political. There are many other wonderful properties to choose from. Avoid Miramonte and ANY PB Bell Asset Management Company. read more

I lived at this property for 2 and a half years. All I can say is WoW!!! Best place I have lived in my adult life so far. The front office staff was the nicest people. They helped me tremendously during the covid pandemic to move my move out date because it was hard to find movers to move my belongings across the country. Thank you so much. I cant forget the maintenance staff for always being atentive and very very friendly. They always went above and beyond to help with anything that needed fixed. My daughter was a resident here for a year and loved it! This is an incredible location, very quiet, no drama. She had a newly renovated apartment that was perfect for her. The staff was always friendly and courteous and the maintenance team was outstanding! As a parent I was at ease knowing she was in a safe environment. The ONLY reason she moved was the rent was raised $500!!!!! We are all very sad that she could no longer afford to live here. I lived here for a year and a half, and overall it was a decent experience. I'll share the bad stuff first and then move to the good The Bad: Package Theft - In the 18 months I lived there I had 2 packages stolen from in front of my apartment. Not sure if anyone else had this issue, but it's somethig to keep an eye on Guest Parking - The guest parking is essentially nonexistent except for one remote corner of the lot. If you don't live over there, your guests have a very long walk. Every guest I had over complained about the lack of parking Pool - They have a nice pool area, however they are very strict about the rules. They have the "no alcohol, no music, very limited guest" rules posted that most Scottsdale apartments have, but don't really enforce as long as you're not rude or obnoxious, but this complex strictly enforces them. So if hanging out with a few friends, and drinking some beers at the pool while listening to music at a reasonable volume on a Saturday afternoon sounds like a good time to you, this probably isn't the best complex for you Air conditioning - The A/C units are definitely dated and haven't been updated in a while, so they are absurdly loud. Be prepared to double the volume on your TV or take a phone call outside when it kicks on. Definitely takes a few nights to get used to sleeping with all that extra noise as well Rent Increase - Be advised, your rent will go up significantly after your first year. I only signed an additional 6 months so my rent increased even more, but even if I signed on for another full year, it would have gone up over $100 per month. You can tell they're starting to feel the heat from all the new luxury apartments being built in Scottsdale, and they're passing those costs onto the renters Now for the good: Location - This place is in a great location, you're right on the green belt, really close to the 101, and you're a quick drive/Uber from both Old Town Scottsdale and North Scottsdale Maintenance - I luckily only had to submit 1 or 2 maintenance requests, and they were handled quickly and correctly. They also do a great job of keeping the grounds in good shape Office Staff - The office staff was nice and friendly and helpful, no complaints there All in all this place is decent, however you're paying a lot for what you get, especially since it's a pretty run of the mill 1 or 2 bedroom apartment. Definitely look into this place, but explore other options in the area as well read more

I stayed here for four months while searching for a home in the area as I had just moved from Southern California after selling my home there. The office staff, Meghan and Sydney were absolutely awesome. Every encounter I had with them was courteous, professional and friendly. I did not have occasion to utilize the maintenance staff, but the guys were always friendly and were always working hard around the complex. While the complex is older, it is extremely well maintained. The grounds are clean and pet-friendly. I felt a strong sense of community there and the neighbors were friendly. I use the swimming pool here when our heated outdoor pool is being maintained. Management was easy-going and friendly both times I've gone to retrieve the pool key (last year and this year, around the same time-frame). However, the gate's lock is always a hassle to unlock. Both times I've let management know that the key, or lock, needs to be replaced. The pool is irregular in shape, so it's hard to get a decent exercise. I finally opted to just swim the perimeter. (The pool at the complex I live in is geometric, but there is a straight path that allows for sufficient laps.) Miramonte's pool is very deep (about 8 feet) in most areas, so what it lacks in distance, it makes up in endurance-- I find it harder to swim with that much more water underneath. On my first time swimming there last week (Wed), the water temperature was almost as hot as that of their jacuzzi! It's a good thing I didn't have much time to swim, or I probably would've had a worse headache than I ended up with when I finally surfaced. I didn't have time to stop at the office to file a complaint, but I did mention it the following morning to personnel at the complex I live in, and by Friday, the water temperature was back to normal temperatures, which is around 82 degrees F at my complex's pool. I thought that was fantastic to have that one issue addressed right away. :)) Thank you, btw, to the young man with the great smile who assisted me that first day in opening the gate for me! Miramonte is a decent place to live. The occupants are nice and almost everyone says hello, it's clean, and it has a great pool set up. The pool is heated and is surrounded by cabanas features a fire pit, and a spa. The grounds are clean and well maintained and the maintenance crew is pretty responsive. There is also plenty of parking which seems always hard to come by in apartment complexes. The only thing I don't like about this complex is it's proximity to Hayden. Unless you're located on the very West side of the complex you constantly hear traffic. If you like to have your windows open on nice evenings as I do I recommend investing in some ear plugs. read more

I moved in last week and I love it so far! Sydney from the Leasing Office was incredibly helpful. I relocated from out of state and needed an apartment on very short notice. Sydney was extremely helpful and responded to all of my emails almost immediately. I haven't met many of the other residents yet, however everybody that I have bumped into has been very polite. The apartment was spotless upon move in! I only had a minor issue with an appliance (which the staff had no way of controlling) but I was easily able to submit a maintenance request through the online resident portal. I looked at almost one hundred different complexes throughout the Phoenix/Valley area and I'm thrilled that I chose Miramonte! read more

Lived here for a year a couple years ago in a 1BR/1BA. The apartment was really nice; I loved the French doors that opened to the patio, and although having laundry in the patio's closet was a foreign concept to me, it was nice having in-unit laundry. Plenty of storage space, especially with the walk-in closet in the bedroom. The appliances were all modern and up-to-date enough for me, and I felt as though I got my money's worth. I had trouble with the toilet clogging up a handful of times, but I was able to call maintenance and get it taken care of quickly enough. I think the longest wait I had was 40 minutes one night. The gym and pool were great; the cabanas, grills, and picnic tables really lent themselves nicely to hosting friends and family over for BBQs or small pool parties. Guest parking was always available, and there were several bike racks, but be careful: my seat was stolen off my bike after having left it there for just a week. There's several grocery stores nearby, too, which was always convenient, and the close access to the dog park and Chapparral Park was great for going for a jog or walk. Really enjoyed my time at Miramonte. I only moved out because a room opened up in a friend's apartment, which was both a bit cheaper (although nowhere as nice) and closer to work, but otherwise would have stayed indefinitely! read more

I've lived at Miramonte for the past year, and I have to say since the first day I walked into the office its been a fantastic experience. The property manager Meghan is absolutely amazing and her staff is equally as amazing. The property is very well maintained, lots of green grass and trees. The property also has plenty of guest parking, which is rare for most properties. The pool area is very nice and upscale, nice furniture and cabanas. The BBQ's around the property are really nice and easy to use. My apartment was one of the first to be upgraded with wood floors and new appliances, who wouldn't like that. My apartment was also situated in a really nice quite courtyard full of large trees and grass, my place never had a lot of direct sunlight which helped out with the electric bill in the summer. Honestly I cant say enough good things about my experience at Miramonte, If you're looking for a very nice quite apartment complex this is the place. read more

I have lived here for about a year and recently renewed my lease with Miramonte apartments. I have been incredibly pleased with the staff more than anything. The reason I chose to renew my apartment was because I praise the staff highly. Meghan and Bree are AMAZING. No matter the complaint, if I am looking for help, or just picking up a package they have been incredibly personable and remember me by name. I am so pleased with the staff! To that note, the maintenance guys are PHENOMENAL! They are super respectful of your apartment and get maintenance requests done within 48 hours of me claiming a request. They are personable, friendly, and incredibly hard workers - in the heat of the summer or in the monsoon/rain they are out working--and working HARD. I am so so impressed with the staff here! I couldn't imagine living anywhere else because I have lived in apartments throughout school and realize the staff is a huge proponent to my happiness at an apartment. If I have to have one complaint it would be there is limited parking for guests, but I will take that over a cheap-looking apartment and an average crew any day. My apartments were both super clean before I moved in and the location is unbeatable, in my opinion. Additionally, I LOVE that there is green grass at this location, the apartments have plenty of storage space, and the community facilities are beautiful. My family and I have lived here for almost 3 years now, and we are staying put for a while. The community is small, but we love that about Miramonte. Most neighbors are very friendly, and the grounds are always kept tidy. The pool area is beautiful and very relaxing, offering a fire pit and cabanas. We love swimming as often as we can! The fitness room may be small, but it gives you enough to sweat and burn. The neighbors, most anyway, are always friendly. Parking is never a problem, in the 3 years we've been there, only twice has our parking spot been taken. When it is, we ask nicely for it to be moved and it gets moved. Maintenance is incredible, super quick and very friendly. The front office staff is also very friendly and helpful. We have a small dog and 4 year old, and we love it here. It's the perfect little place for us, and we recommend it to anyone. We do face Hayden road, but noise isn't too bad. In the mornings, you can sometimes here the band at Saguaro high school play, and i'm sure the neighbors facing Pueblo elementary hear the giggles, screams, and running of small kiddos, but other than that we have no complaints! read more

I have lived at Miramonte for almost a full year now. I have nothing but positive things to say about this apartment complex! It is in a nice area, close to everything! I love that I get golf course and sunset views from my balcony. The office staff is friendly and always very helpful. Gayle makes everyone feel at home! The maintenance crew is always on top of any issues and the grounds are kept clean. It has been such a great experience living here. I have lived here for almost two years. The first year was pure bliss. Quiet, comfortable, great neighbors who didn't make a peep. Unfortunately, I can't say year two has been the same. It seems as if their clientele has changed. I am not sure if it is just me but the noise level coming from the other tenants in my building section is unreal. My apartments shakes from how hard they ALL slam their doors. I even thought one night as I was sleeping that someone was breaking in, that's how loud it was. Cigarette butts and other trash are constantly in the rocks and also by my car since I have a spot that leads up to the stairwell. Currently as I am writing this, my car is surrounded by butts and trash from the downstairs neighbors. One of the maintenance guys, who was awesome, told me one morning how he is fed up from picking up after people, and I don't blame him. On multiple occasions, my next door neighbor has left a bag of trash outside his door for hours leaving a trail of trash juice, nice. They don't offer trash valet either. The majority of the issues are from the level of noise to which I have complained twice, but I guess there is nothing that can truly be done. The same people also park wherever they please including other people's spots. Guest parking is fine if you get here at a decent hour, any time before 6 PM or else you are SOL. There is a fleet of uber vehicles parked in the lot that takes up anywhere from 3-4 spots. All in all, the unit is great and is perfect for a 1 bed and bath and is in a great location. Maintenance is on the ball with everything and they are all very friendly. Meghan and her staff are awesome as well and know everyone by name (maybe just me, but I like that-brings a personal level). These could be issues only in my area, hence the 3 stars, but nonetheless the neighbors are simply awful and don't care about trash and noise levels. read more

Miramonte is a great place to live. The apartments are slightly older, but are well maintained. I've never lived in an apartment with such ethical, responsive staff. Maintenance generally comes the day after a request is submitted, and the office staff notifies you if maintenance determines that they need to order a part that will take a few days to arrive. The management changed about six months ago, but I have not noticed any differences in quality or responsiveness since the switch. A couple of things to keep in mind: 1) This place is pretty good when it comes to bugs, but there are mosquitos outside and I have seen a couple of roaches over the two years I've been here. I know that sounds terrifying, but realistically, you are going to have occasional roaches pretty much anywhere you live in the Phoenix/Scottsdale area, and this apartment has WAY fewer roaches than most. The mosquito thing is an issue because, in the one-bedroom model, there are no windows in the kitchen/living area, so if you burn something in the oven, you have to choose between letting the mosquitos in and having a super smoky living area. 2) The pool is beautiful and well-maintained (one of the previous reviews complained that the pool is difficult to swim laps in and the pool gates have locks that stick - I have never encountered either of those issues). 3) The shelves in the kitchen cupboards are not moveable. If you are the type of person who cooks, I would recommend against living in the smaller sized two bedroom layout, because the kitchen does not have a pantry and the immovable shelves make it difficult to find space for your cutting boards, cereal, flour canisters, etc. The kitchen in the one-bedroom or larger two-bedroom model is better. 4) Contrary to their advertising/pricing, this is by no means a "luxury" apartment. The prices fluctuate a lot and are occasionally outrageous for what this apartment is. I ended up moving out because I wanted to transfer to a two-bedroom, and in the ten days it took me to make up my mind, they raised to price of the unit I was interested in from $1250/month to $1475, which was way too high for what Miramonte has to offer. 5) This is the best apartment I've ever lived in. I lived here for a year from 2012 and I had a great experience. The management team and grounds team are awesome - so friendly, helpful and efficient. The grounds and pools were kept so beautifully. I would definitely recommend living here. If you get a choice then try for one of the apartments which faces the court yards but away from the pool. It is close to Hayden Road on one side and a school on the other so noise can be a factor but can be avoided if you choose right. read more

I was recently asked by Miramonte to write this review. Now seems like a good time to do it, as I definitely won't be sleeping while the landscaping crew is outside my single pane windows before 8 am again. This is a pretty regular occurrence on Thursdays, but occasionally it will happen on other days too. I work from home, and my main complaint about this place is the noise. Some pros: * Location: near the 101, old Town Scottsdale, and restaurants / groceries, and a good place to be in the valley * The staff are nice. I especially like the maintenance guy who is friendly and gets things fixed really quickly. I like the online ticketing system. The staff sometimes give out free tickets to local events or host parties for residents in the pool area. Cons: * The noise, as I wrote above. There's an elementary school on one side (it's really only the screaming that bothers me), and Hayden road on the other. This has bothered me more over time instead of less. There are a few dogs that bark in the morning and night, and with the way the buildings face each other, the barks feel like they echo like in a cave. The air conditioner is the loudest I've ever encountered; I can barely use the phone when it's on. * After my lease was up, my rent went up 18%, when my friend's rent at another complex stayed the same. * Not enough parking for guests. My guests frequently find themselves walking quite a bit. This place has been ok, but not great. I'm excited to move in about a month. read more

Have lived at Miramonte over a year and won't be renewing. If you're considering renting here and want a good night's sleep, don't choose anything near the pool. The 24-hour pool invites groups of people at all hours of the night, partying, yelling, with no regard for anyone else nearby.
