Stage Right Texas - Dining Room

Stage Right Texas

"Home". It's a word that connotes warmth, comfort and happiness. But how do you convey this…read morefeeling when you're selling your home? Let Charlotte Lloyd stage it for you of course. Charlotte was recommended to me by my one of my previous stagers, who moved out of the DFW area. I looked at a number of stagers, but what I liked about Charlotte initially is that she had her own decorations and furniture. It's common in the DFW area for stagers to rent the furniture, which means they charge multiple month minimums. I have numerous investment properties and when I sell one, I want it to go fast. I don't like paying for time I won't need. I also know that staging is critical to the sales process. Most buyers don't have the imagination to picture what a home could look like when it's empty. Rooms tend to look smaller without some furniture, and flow doesn't seem as natural. Back to Charlotte. After she did the staging, I was more than impressed. It was perfection. I didn't have a single suggestion. She even pointed out things that my contractors had missed, (this was a flip), so I made them come back and fix them. She has a great eye. The place looked fabulous. How fabulous? This house was in Plano, TX, which admittedly is a hot market. However, in 48 hours, we had 55 scheduled showings. In the first 24 hours, we had 4 offers. We were priced fairly, but not too high. The offer we accepted 24 hours after putting it for sale was 6% over asking and in cash with a 7 day close. Think staging with Charlotte Lloyd isn't worth the money? Think again. I sell my homes to make money and staging has always gotten me a higher price and a faster close. And Charlotte is one of the best stagers I've seen.

Charlotte did an absolutely amazing job staging our home in Grand Prairie for sale this year. Charlotte and Stage Right Texas have been very communicative from start to finish and I recommend them highly for your home, they'll do a wonderful job :-)

I used the folks at TNT to handle my Dad's estate sale and I was incredibly pleased and impressed…read morewith their work. I mostly communicated with Thomas and he was very friendly and easy to work with. Everyone I talked to with the team was great. I choose to stay out of their way and let them do their thing and was glad I did. It was a lot off my mind. I was blown away when I walked into the house after they set it all up for the sale. They did a LOT of work in one day. The sale itself was a big success and I was very happy with the results.

**Extremely Disappointing Experience -- Lack of Accountability and Honesty**…read more I genuinely wanted to leave this company a five-star review. Initially, they were communicative, professional, and seemed to do a great job managing my estate sale. Unfortunately, what happened at the end completely changed my opinion of this company. I had a very expensive bicycle that was **NOT FOR SALE**. Per the company's instructions, I covered the bicycle in blue painter's tape with multiple clearly visible labels stating "DO NOT SELL." There was absolutely no ambiguity about whether this item was supposed to be sold. On Friday evening, I moved the bicycle inside my garage for safekeeping. When I returned after the estate sale was completed, the bicycle was gone. I immediately contacted the owner, who assured me that he had spoken with his entire team and was adamant that nobody had sold the bicycle. He repeatedly maintained that no one on his team had seen or sold it. However, after reviewing my home security footage, I discovered video evidence of a customer **walking out of my home with the bicycle during the estate sale**. I sent this footage directly to the owner, clearly showing the bicycle leaving my property. His response? **Absolutely nothing.** No apology. No explanation. No attempt to locate the bicycle. No offer of reimbursement. Not even the courtesy of acknowledging the video evidence I provided. What bothers me most isn't simply that an expensive item I explicitly marked NOT FOR SALE disappeared. Mistakes happen, and I understand that. What is unacceptable is the complete lack of accountability, transparency, and professionalism once the mistake was brought to their attention. If I was told with absolute certainty that my bicycle was never sold, only to discover video evidence contradicting that claim, how am I supposed to trust the accounting and handling of the rest of my belongings? An estate sale company is entrusted with people's valuable possessions, often during significant life transitions. **That trust is everything.** I gave this company every opportunity to address the situation professionally, and instead, I was met with silence. It's incredibly unfortunate because the experience started so positively. But the way a business handles problems says far more about its integrity than how it handles things when everything is going well.. **I would strongly caution anyone considering this company to carefully document their belongings, monitor their property, and understand what recourse they have if something goes wrong.** I sincerely hope the owner chooses to make this right, but as of writing this review, I have received no resolution or meaningful response.
