We are first-time homebuyers who utilized a VA loan, which required a termite inspection and clearance. Rockwell was hired for this inspection and came highly recommended. Unfortunately, our experience was extremely disappointing and raises serious concerns about their ethics and business practices. During the initial inspection, the technician failed to enter the home and conducted only an exterior review. Despite this limited assessment, they reported dry rot and evidence of termite damage that needed repair for the VA loan approval. We were subsequently quoted approximately $5,000 for the necessary work, which the sellers agreed to and was scheduled. Rockwell later issued clearance indicating that all required repairs had been completed. However, during our final walkthrough, we discovered that the work was not fully complete. After intervention from our realtor, the company was slow to respond, failed to prioritize the issue, and even missed a scheduled appointment to complete the outstanding work. We were then informed they could not return for several more days, even though the loan had already closed based on their certification--something we relied on in good faith when proceeding with signing the closing documents and getting the keys (our mistake). Only after significant pressure did Rockwell return the following day. When they did, the quality of work was subpar. Porch pillars were installed without any bolts, paint was left splattered carelessly, siding was replaced with an incorrect material and dry rot was painted over. We also have no confidence that proper termite treatment was performed. Further concerns arose from the initial inspection itself, which failed to identify obvious issues, including a severely termite-infested bush on the property and a shed, and termite frass in an electrical panel, along with swarmers stuck in webs along the exterior of the house. Given these oversights and the substandard repairs, we hired another company to conduct a new inspection at our own expense after closing because we did not trust that the work was properly completed. This company felt the house should have been tented prior to closure. Most troubling is that Rockwell issued official clearance required for our VA loan to close despite the fact that the work had not been completed at the time. This is a serious matter and calls into question the integrity of their reporting and compliance with required standards of a VA loan. Due to this experience, we cannot recommend this company. We strongly advise others to exercise caution and seek more reliable, thorough, and ethical service providers. read more

With respect, your statement that CA law requires sellers to provide a termite inspection is wrong. California Civil Code only requires sellers to disclose known issues, not to pay for a WDO report unless the purchase contract says so. In my case, the termite clearance requirement was removed before closing. Also, my listing agreement did not authorize my agent to order a termite inspection. In Section 2, F(3) "Investigation Reports" I only checked "Natural Hazard Disclosure", and "Structural Pest Control" was not checked, so my agent had no authority to bind me to this expense. For the record: 1. I did not contract with your company and did not sign any agreement. 2. My real estate agent arranged an inspection with you without my consent and without notifying me. 3. I did not approve or agree to pay for any such services. And no, I didn't ignore your invoice, I emailed disputing it and got no response, just more billing notices. Posting this so other sellers know: you're not automatically required to pay for a termite inspection in CA, and vendors can't bill you for something you never agreed to. read more

Excellent communication from start to finish for an inspection of a detached condominium in Irvine. Appointment was easy to set up on their website, and confirmed the very next morning. Recommend not using them unless you have money to burn. We needed our home to have a clear termite inspection to sell. they provided the inspection but since their prices to fix some wood rot and damage were extravagant, we decided to have our handyman do the work. I called to ask for additional explanation of the actual places that needed replaced. I was told that on each area, it would ALL have to be replaced. At that point, we decided that the job was too extensive and we would just bite the bullet and have Rockwell do the work. Mike came out to do the replacing. He was great; however, ALL the wood obviously didn't need replacing in at least two of the 4 sites that were indicated. He worked half a day and only replaced certain parts of each area. We were charged $2275 in addition to the $1025 for spraying which took exactly 20 minutes. When I called again to ask for a discount, I was dismissed and told that all he could do was a $100 internet discount. We feel totally taken advantage of. They knew what they were doing. We have been using Rockwell for over ten years now, and are very pleased. Our serviceman Collin is amazing! He is incredibly professional, courteous, and listens to our concerns and preferences. In fact, he remembers our preferences and does it how we like it every time without having to be reminded.
