Buyer beware. My experience with Rockhaven Homes (Walden community) has been one of the most frustrating customer service experiences I've ever had. I purchased a brand-new home expecting quality workmanship, but instead I've dealt with repeated warranty issues involving my garage floor, sod, drainage, landscaping, half paint, a bow in the back bedroom wall, and other repairs. I rearranged my work schedule and even took time off to accommodate repairs, only for several items to remain unfinished or be delayed. Although I've been told the home meets code, meeting minimum code requirements is not the same as delivering quality workmanship on a new home. As a homeowner who invested over $324,000, I expected much better. I'm sharing my experience so other buyers will ask questions, document everything, and thoroughly inspect their home before closing. Every buyer deserves quality construction and responsive customer service. S/N Rockhaven has a "F" rating read more

This is suppose to be a brand new house and I have personally written the owner and he send public relations and the builder for my community and nothing was resolved. The builder did not even have the common courtesy to stay and talk with me. All kinds of repairs had to be done to my townhouse as well as my neighbors in our 11 month inspection. Residents are under a management company called Fieldstone in Atlanta and they have raised our monthly dues to $120 a month from $65 dues to 50% of residents not paying their dues and an entire list of ridiculous charges like cleaning the clubhouse every month for $385 and the pool have been closed since October 1st. No one enforces all the parking along the street and the used car sales that is happening within the community and an auto repair shop too . The management company does not enforce anything within this neighborhood. I would have NEVER moved here if I knew that the residents would treat this community as though they live in an apartment complex. read more

UPDATE 2/8/2022: I was hoping to update this with better news since my discouraging, stressful closing experience in December. But sadly, it's declining. Initially someone did apologize and promised to care for the many unsightly flaws in the home. A couple of items were addressed, but others are literally worse. For example, I've had numerous work days interrupted by at least 6 different visits and 9 different guys on the same to drywall & paint errors, but each visit leaves the areas unsightly & unfinished. It's like they're literally subcontracting guys off the street who are deliberately doing sloppy work. I became hopeful when they said they'd escalate to another project Mgr, "Joe". He did come and genuinely seemed to understand. But the very next day another crew came in (Joe didn't return as promised to oversee the work) and did more shoddy work. Add to this the entire exterior of the home is painted the wrong colors. What's more hurtful is as of this week, everyone has stopped responding to my messages and photos. I've worked so hard for this home and just want to be settled At this point I offered to do the work myself, which is so *humiliating* to need to do in a brand new home. But I'm afraid to cause issues with the warranty. I don't know if they treat everyone this way or specifically women of color. read more

I am sad that I have to put this out there, but I need to ensure I assist other consumers. Let me start out by saying, I love my home. It has everything we needed and didn't expect we would need. I am writing this review to speak on how we have been handled as homeowners and how disgusted I am in the way we have been treated. Upon the purchase of our home, we were notified that we would receive an 11-month walkthrough in order to locate and fix any issues the home might have in the first year. Walkthrough happened, then the guy who did it got fired, so someone else took over to catch up and attempted to reschedule everything. When they did, they messed up the scheduling with vendors, and said they would work to have another walkthrough completed. A month passed, no update. When I reached out, I was assured that this new guy "with all these years of experience" would take care of us. That was 2 months ago, STILL NO RESPONSE. The RockHaven Customer Care team does not care about their customers. They have no compassion, no commitment, and no communication. They are unreliable. WHATEVER ISSUES YOU ARE EXPERIENCING AS A COMPANY, TALK TO YOUR CUSTOMERS! Let them know you care and that they are valuable, and don't give them the runaround. read more

Poor quality home. Homes completed in less than 4 weeks. Cheap material. Luxury vinyl flooring doesn't come in rolls. A complete waste of my money. The quality makes it unrealistic to be a forever home. The warranty staff sucks. You're promised with a bucket filled of lies. read more

Rockhaven homes is not a builder you want to have build your new home. This trash builder uses a lot of unlicensed workers to just throw together a house and refuses to come and fix the errors that were obviously done by lazy workers. Not only do the workers show unprofessional workmanship, the warranty department will do everything possible to avoid coming back to fix the problems. You will regret your decision to use this company!!! Truly disappointed. read more

Absolutely Fabulous! My client and I are so pleased with the service and product received at Riverwalk Trace. From Day 1! I knew we were in the right place for my client's new home! We always received a prompt response for any questions or concerns we had. This has been an experience I want to repeat time and time again. Thanks Phyona for all your patience with us I'm sure I will utilize Rickhaven homes again. Our deepest appreciation! read more

My family and I was looking for a home. So I rode past a Rockhaven home community in Stonecrest, Ga. I went to the door and text my name and email to hopefully gain access to look at a home. I went to the door and ask the lady.. how can I get more information on the community. She said text your name and email and she would send a covid 19 form. 30 mins goes by and she didn't send anything. She was rude and didn't want to give myself or my family information. This is my first and last time looking at a Rockhaven community. read more

The houses are alright, but God forbid you need to have something fixed through the warranty they provide. I have been trying to get serviced for 3 months. My countertop needs to be replaced. I can never get them to actually set up the replacement appointment. They keep telling me that they are setting it up (like today I was supposed to be serviced), but NOTHING. They don't respond via email, call or text. Stay away from this builder, buy a home with someone who cares about their customers, especially when making the biggest purchase of your life. read more

I find Katie's review to be quite fascinating since based on the timing of her Rockhaven home search and the names of the people she worked with, I am confident that my family was the "other offer" that they were competing against. That said, I can also say that they dealt just as unscrupulously with us, as they did with Katie. In fact, based on their behavior we not only did not sign a contract with them (which turns out to be a blessing in disguise), we also agree that we would not recommend doing business with them whatsoever. We met Scott at the building site (which was an empty lot at the time, and remains such since a friend of ours lives on the same street and has told us as much) on December 31st and looked around. He also recommended that we let ourselves into their almost completed property on Roxboro Rd so we could get a better feeling for what the house would be like. Liking what we saw at the time, we prepared an offer (not all cash, nowhere near it) that requested some upgrades and offered what we thought was a fair amount given what Scott had told us. We too were made aware that there was another offer and that Rockhaven would only negotiate with one party. That began the waiting game. After a week of waiting we finally heard back from Rockhaven with their "counteroffer." Their counteroffer was absolutely absurd in that it was more than $100,000 more than our initial offer (which was a full price offer plus a % of the full cost of the requested upgrades). Even if they had countered at the full price for everything, their counter still would have been $70,000-$80,000 more than that. They did add additional upgrades to their counteroffer, upgrades we did not request and did not want. We were also told that that was the house they were willing to build for us, take it or leave it. We decided to leave it, and it was the best decision we ever could have made. A week after that experience we found a property being built by another builder for an equivalent price that included all of the upgrades we wanted and more. The sales process was not pushy at all, and the builder has been great to work with. They also presented a much more reasonable contract (i.e., no $250/change order fee). I would recommend the builder I am working with to anyone (but won't include their name in this review so not to associate them with a shady business like Rockhaven). I also would never recommend Rockhaven Homes to anyone. read more

I am currently under contract for new homes in rockhaven's east point new construction and since the beginning, EVERYTHING has been a hassle and struggle. They are completely unprofessional and unorganized but they want money upfront. The first thing they did was up the price after we'd signed our contract. The only contact person that we can rarely get in touch with, Ashley, is very slow to return calls and acts very inexperienced. Our home was SUPPOSED to be complete July 29th, 19. Now, we are told it will not be finished until mid October! I am expecting and due in November and wanted to be in my home well before the baby was here, but it's always something. If I were you, I would DEFINITELY avoid this builder. read more

I feel like I am in a twilight zone with this builder. I have seen two sides to this builder, Dr. Jekyl and Mr. Hyde. This builder, Rockhaven, has a very strong marketing tactic. They present a very strong and solid product, but that is it. They present a strong product, but they do not follow through. They make promises that they can't adhere to; specifically, they shared that any issues you have before the walk through, they will resolve. That did not happen. I was late to my closing because my shadow boxes and molding was not completed and there were several issues with the paint. The walls were rough and there were several spots missing paint. The outside bricks were covered with mortar from bad workmanship. My door and shutters were painted the wrong color. There was a long crack in the patio--it's still there. Finally, I closed. After closing, the building put in the cheapest laminant flooring. I had to call Atlanta Flooring three times to get them to repair the tears in the laminant. The drawers in the cabinet came off center and would not close properly. My dishwasher does not work. It won't even come on. The doors needed padding--when closed you can see the light shining through the side of the door. The water pressure is low and the shower heads are so cheap that it will take at least two shower heads to bring the correct amount of water and pressure. Now that I have been here for six months, the amount of problems I am seeing and hearing from my neighbors is unbelievable. I had a neighbor to have her house flooded because of a bad sewer connection. Overall, Rockhaven is not a reputable builder. They continue to change staff and cannot take care of the many issues discovered by the new homeowners in Keswick S/D. It is too many issues to discuss. But, buyer beware. You will not have a positive experience. read more

I am a cancer patient who was looking forward to finally having my dream home amid all the stress that I have been going through with this illness and trying to survive. I wanted to inform you of a scam done by RockHaven Homes. I was about to purchase a new home that I have been waiting for 4 months to get. I was sold on the fact that a lake was going to be nearby that they would clear the land around make accessible to the residents. I was also told my home would face the lake. I was supposed to close on Monday and I was forced to fly down yesterday last minute to view the property which had holes in it throughout, various things broken, doors that wouldn't close, and then the builder tells me I was lied to and has no intention of doing anything to make the lake accessible. I was about to purchase a property that also had a 3k upcharge because it was an end lot closer to the lake. Now I'm finding out all this is a lie and was supposed to move into my dream home next week. Now none of this will happen and all I got from them is do you want to cancel the contract or not? These people sold this dream to others that have already moved in and closed and scammed many more. The agent uses that lake as a selling point and I have IN WRITING now from them that it was a bold face lie. These people need to be exposed for their wrongdoing!! The lender purposely pulled my credit 4 days before he would get an update so he could charge me a higher interest rate knowing that it was going to be lower if he waited until the 6th. Now I can't get a home, can't move back to Atlanta to continue the health care that I need to beat this cancer as the doctor I needed to see is in Decatur. I literally had an anxiety attack in the airport and in this new house in front of the builder. This should not happen to anyone else but especially not someone dealing with cancer who stress makes the situation worse. I'm literally having a nervous breakdown right now!!!! They also are selling houses showing the lake in the previews which I have a copy of. It gives everyone the impression it is a part of the community and they tell them it is included. Now I have no home and they are also selling houses that show they are in front of the lake with a 10k premium!!! Mine had a 3k premium!!! These people are frauds and need to be exposed immediately!!! read more

I'm so excited to be under contract for one of these lovely High Grove townhomes. This builder has to be the worst on earth. I have had one of the most professional as well as efficient processes with the purchase of my Rockhaven home. Mrs Brown made sure that my comfort and understanding of the whole process exceeded my expectations. Oh, where to begin with this awful experience. My husband and I had been looking at various properties for over a year. On December 9, I contacted Melanie Buress regarding a new Rockhaven Homes listing. From the beginning, the process was most peculiar. It was very difficult to get in touch with Melanie as it would take several tries to get a response from her. Additionally, we planned to meet at one of the other Rockhaven houses to walk the floor plan at 2:00pm one Saturday. My husband and I arrived, but at 2:15, I called as there was no sign of Melanie. I called her and left a voicemail stating that we were at the site. She called back a few minutes later to say that a meeting ran late and that she could be there in 20 minutes. As we had a 9 week old at the time who was getting fussy, I told her that we were fine and that we would walk the site on our own. Melanie did come over to meet with us later that week to go over a "stip list," but she was unable to provide any pricing specifics that we requested (which is very odd). We were told to price the home out with the features and upgrades we wanted and then to submit an offer for the asking price with a counter offer to reflect the requested changes. This proved quite frustrating as we spent hours during the holiday season pouring over appliances and fixtures to include these items in the offer. We spent HOURS putting this list together despite friends and family telling us that it all sounded quite shady. When we submitted the initial offer on December 29, Melanie was out of town, so Scott Payne (another agent) responded that the offer had been received. On December 30, he detailed that the offer had been submitted to Rockhaven and a counter offer would be back to us by December 31 at 2:00pm. So, we waited. On December 31 at noon, I heard from Scott that Rockhaven wanted the offer in contract form. Shouldn't Scott, who has done numerous closings for Rockhaven, already know this? Why the waste of 72 hours? Anyway, my husband then spent a few hours on New Years Eve going through the contract, making changes and resubmitting the offer. Scott let us know on January 1 that he received the offer and he would get back with us. After not hearing from him on January 2, I sent Scott an email that evening. He replied back that they had received an additional offer on January 1 and that both bids were being considered. His email also informed me the builder would select one offer to counter after running the numbers on the house. Needless to say, we did not get the counter offer. Scott said that the other buyer came in with an all cash offer and that should it not work out, he would call us back. He also said that he would discuss a package with builder as we wasted a lot of time putting together everything for a custom house that never came back. Guess what? We never heard back from Scott. However, my husband googled the initial property two weeks later. And the property was not only still listed as active, but now listed for $224,000 MORE than the original asking price. We were absolutely shocked. Of course, they have the right to do this, but what a horrible way to treat people that want to buy a home from you. We also highly doubt that there ever was a second offer. I will definitely not be recommending Rockhaven Homes or About Sales Inc. (the listing company) to anyone as they also go through the home buying process. There are many agents and builders in the Atlanta area and going forward, I would prefer to work with more competent companies and agents. read more

Horrible people. Not professional at all. They only care about the money they make and not about building quality homes. I have photos of how they use the cheapest products. They also lie on their brochures. Not good at all. They are rude and not easy to deal with. Sean Wilson is a horrible person not just a horrible project manager. He should never deal with people. He doesn't know the law or anything about building houses. If you are purchasing a home built by this company. Run. Run fast. read more

After reading the reviews it is obvious that most people buying new construction over the last two years do not understand how Covid affected the building, supply & vendor industry. Almost every builder had to raise prices to cover unexpected costs due to covid issues. Building a home is far different than buying a resale, it is not a perfect process, it takes patience and understanding throughout the build. I would not want a home that can be built in a couple of months which is why it takes time to build. You always have a walk through about a week before building (it is the buyers responsibility to make themselves available) the buyers responsibility is to read their paperwork and understand the process. The builders responsibility is to explain the process and any changes along the way, come on folks, you are buying a brand new home, not a used car. Take responsibility as well for knowing what you are signing and being part of the process. This builder has been professional, set expectations and was a great build!! read more

My name is David Woods and I purchased my home 07/30/2021 from Rockhaven Homes. Prior to me purchasing the home, everything seemed fine until we discussed the dead grass in the backyard and partially dead grass in the front and sides. Approximately, 80% of my yard was totally brown on my brand new home. I was told by the builder, Orlando Carranzo that they would replace it and now it is September 16, 2021 and my yard still has dead grass. He sent a crew out August 24th & 25th. They only completed a section. Two weeks ago we spoke. Orlando took pictures and he said they would return to complete fixing my grass but have not returned yet and I have no future date or communication from Orlando or his team, concerning the grass, just that he would get it done. I'm frustrated because I've purchased a brand new home, built from the ground up, and my grass is dead and some of the outside plants as well. I want them to fulfill there obligation of giving me grass that is alive and not dead on my new home. I have estimates from other companies on cost to correct this myself, however, I have already paid Rockhaven Homes, Orlando and his crew to get this done when I purchased my home. I have taken pictures of each stage and have emailed them to the HOA who has sent me a violation because of the dead grass and weeds. I corrected that myself and spoke with the representative, John Cenni of the HOA who is also under the builder. I have emailed the warranty company, and Orlando, and John Cenni the pictures. John said not to worry about any future violations from the HOA. I am angry that I have received a violation from the HOA who is under the builder, no further date to correct my dead grass has been given, and winter is approaching. Something needs to be done and quickly. read more

I wouldn't recommend Rockhaven homes to anyone! I closed on my home on September 14th and since closing I've noticed my house was poorly put together! With the heavy winds my gutter blew down, my weather stripping is falling off of my back door, the finishing wood to my island wasn't secured and as time has passed I noticed my walls were turning brown and my wooden floors are bulging. A screw punctured a pipe from my toilet in my master bathroom and water is leaking. I've reached out to Rockhaven homes on several occasions via email, called the Site manager Will who gave me his number in case I had any problems, and I submitted pictures through the warranty company. It is now December 17th and I still haven't received an ETA, timeframe or anything to get my repairs done. I've called to get no answer, texted Will and received no answer and by the time the New Year comes I'll be coming FOX 5 or Channel 2 because if I'm not harassing them no one is reaching out and therefore it turns to mold and mildew! read more

Considering most Yelp reviews are negative in nature, I thought that I would write my comments about this home builder. The home building process and especially custom home building process is complex. Selling and buying real estate can be emotional for many people. Reading the earlier reviews about this home builder gave me concerns. However, I have been through the custom home building process before and I felt confident that this builder had the experience and capability to meet my expectations. My expectations were met. Bumps in the process of custom home building are to be expected. This builder helped is through any bumps and delivered a beautiful home. I encourage anyone reading yelp reviews about any home builder to talk to the builder about the reviews. Request a reference list of customers. Of course that list will be screened to include happy people. But you will find their list of happy customers will far exceed a couple negative yelp reviews. Maybe now I'll be in the reference list. Call the references and have confidence in this company to build your new home. read more

Excellent home builder. Quality is as good as it gets and the process was better than expected.

This builder in my opinion is the worst in Atlanta. They destroy subdivisions and bring down market value to all the homes. Their design of homes is horrible. Their homes are ugly and cheaply made. And worst of all they cannot manage an HOA and bring debt to any subdivision they touch ! Stay away from this builder as they never fulfill their promise and are sadly not good at what they do ! read more
