    708 NE 26th St. Main house entrance.

    I will never stay in another Sextant Air bnb again. I stayed two nights at address 708 NE 26th St. Miami, FL (see photo). In the main house, one of the floors has cracks in it and it looks like the floor is sinking in (see photo). In the guest house, there is a VERY loud air conditioner right next to the bed (see photo), and there were cockroaches scurrying across the floor at night (see photo). There is also a lot of noisy construction going on directly across the street. We are also near an airport and all night long, planes were flying over head and were very loud. It was impossible to feel comfortable and get a good night's sleep. I am exhausted. The only positive thing I will say about my stay at this location is that it's near the ocean.

    DO NOT USE THIS COMPANY! I reserved the penthouse at 826 Collins Ave in Miami in July. It was about $2300/night. I read the reviews before booking this property. Many mentioned that the property has not been maintained well and was dirty. I emailed the property manager to ensure that it would be properly cleaned prior to our stay in July. They assured me that all the problems would be taken care of. When we arrived to the house, the floors were dirty, the coasters were dirty, and there was nail polish on the floor. Part of the bathroom ceiling fell on one of my friends. It looked like they had tried to patch the ceiling, but it was not done properly. We turned the AC on and after several hours of the place not cooling down, we realized that the AC was broken. I contacted property management and they told us that nothing can be done until 9AM. We spent the night in 85 degrees. I asked if they would be able to bring by fans or do something to help us cool down and they said no one would be available until 9AM. This was a health hazard and they did nothing to resolve the issue. By 9:30AM, no one had contacted me and property management kept telling me that they are prioritizing getting the AC fixed and the supervisor will call me as soon as she gets in at 10AM. We ended up leaving the property at12:30PM and still no one had contacted me or come to repair the AC. We spent 4-5 hours onthe phone with VRBO and the property manager. VRBO finally allowed us to self-relocate. They were supposed to refund us for our stay, but have not. I will never book with VRBO again.

    Easy checkin. Very comfortable stay. Easy access to the room. I really enjoyed my stay in Downtown New Orleans.

    Great place. We had a gas smell in one of the rooms. But they switched our room. Overall it was a nice stay.

What could have been a great home turned into one of the most stressful living experiences we've ever had -- made significantly worse by our interactions with the landlord, Jay, and his real estate associate, Jenny Pimentel of Compass. From the beginning, we faced ongoing maintenance issues that went unaddressed for months -- including broken appliances and lighting. We ended up replacing fixtures ourselves without so much as a thank-you or reimbursement. Communication was minimal, and the overall attitude felt dismissive and indifferent. The noise levels in the unit were unbearable -- between constant traffic, barking dogs, parties, and paper-thin walls, it was impossible to relax or sleep. These issues led us to make the difficult decision to move out early -- a process that became unnecessarily complicated and, in our view, manipulative. We were asked to complete tasks not outlined in our lease, including repainting the unit and handling professional services ourselves -- all of which we did, and we have receipts to prove it. We were told directly that if we met all conditions (which we did), the early termination fee might be reconsidered. Instead, we were met with silence for weeks, and then a sudden reversal with no explanation. It felt misleading and deeply unfair. Adding to the stress, the building's elevators frequently malfunctioned -- especially challenging when you live on a high floor and are caring for a newborn, as we were. At one point, we were contacted by the landlord the same day we returned home from the hospital, asking about our housing plans -- a moment that felt incredibly intrusive and poorly timed. After more than a decade of living in Midtown and Brickell, this stands out as one of the most frustrating rental experiences we've ever had. In our personal experience, the building is not well-maintained, and we felt disrespected, misled, and unsupported from start to finish. Please do your research before signing a lease at 4Midtown -- and especially in Unit 1607
