This property is managed Roami, a company based in New Orleans. Based on our recent experience with them, all potential guests should STRONGLY reconsider staying at ANY location under Roami's management. As is easily established by online research, they have a years-long history of poor maintenance, wretched customer service, and stony indifference to the safety and comfort of guests. Their properties are regularly found to be dirty, uncomfortable, lacking in essential supplies, and generally unsatisfactory. More importantly, they are utterly unmoved by the inconveniences suffered by their guests. If you chose to stay here, do not expect even a modicum of sympathy or consideration from these heartless, greedy hosts. read more

We stayed in an apartment in Sunny Isles, Florida. The first morning we were there we asked for some extra beach towels and some washcloths for the apartment they never came. The apartment was available for six people, and we got three beach towels. There were no hooks for our towels in the bathroom, and no drawers in 2 of the 3 bedrooms for our clothes. They seem to do the absolute minimum they can to keep the units occupied. The laundry closet doors coming off the track - the whole apartment a bit dingy. On the positive side, it was clean but the pictures are not a good representation of the unit. It looks quite luxurious in the pictures. It's nowhere near that. read more

Stay far away! These people have canceled twice on us now through Airbnb. The second time being today two days before our stay leaving us near stranded with such a busy week in miami. We first booked a month ago for 3 nights at around $700, around 7-10 days after confirming through Airbnb we were abruptly canceled by them. Two days later the RELISTED the same exact unit! For $1350 nearly doubling the price! Reluctantly we still booked since there aren't many options left. They accepted it and let a week go by and now canceled again less than 48 hours before our check in. They should be ashamed of how they do business here! read more

I will never stay in another Sextant Air bnb again. I stayed two nights at address 708 NE 26th St. Miami, FL (see photo). In the main house, one of the floors has cracks in it and it looks like the floor is sinking in (see photo). In the guest house, there is a VERY loud air conditioner right next to the bed (see photo), and there were cockroaches scurrying across the floor at night (see photo). There is also a lot of noisy construction going on directly across the street. We are also near an airport and all night long, planes were flying over head and were very loud. It was impossible to feel comfortable and get a good night's sleep. I am exhausted. The only positive thing I will say about my stay at this location is that it's near the ocean. read more

We stayed at the 12th floor. The place was clean and nice. Amenities are readily available in the lobby area. A virtual assistant is available even when you get there at 3am!! The place we rented had very tall ceilings and e bedrooms and 2 full baths. A little out dated, but, everything was still functioning and was visually pleasing. DO NOT USE THIS COMPANY! I reserved the penthouse at 826 Collins Ave in Miami in July. It was about $2300/night. I read the reviews before booking this property. Many mentioned that the property has not been maintained well and was dirty. I emailed the property manager to ensure that it would be properly cleaned prior to our stay in July. They assured me that all the problems would be taken care of. When we arrived to the house, the floors were dirty, the coasters were dirty, and there was nail polish on the floor. Part of the bathroom ceiling fell on one of my friends. It looked like they had tried to patch the ceiling, but it was not done properly. We turned the AC on and after several hours of the place not cooling down, we realized that the AC was broken. I contacted property management and they told us that nothing can be done until 9AM. We spent the night in 85 degrees. I asked if they would be able to bring by fans or do something to help us cool down and they said no one would be available until 9AM. This was a health hazard and they did nothing to resolve the issue. By 9:30AM, no one had contacted me and property management kept telling me that they are prioritizing getting the AC fixed and the supervisor will call me as soon as she gets in at 10AM. We ended up leaving the property at12:30PM and still no one had contacted me or come to repair the AC. We spent 4-5 hours onthe phone with VRBO and the property manager. VRBO finally allowed us to self-relocate. They were supposed to refund us for our stay, but have not. I will never book with VRBO again. read more

I booked with Sextant twice this year and had a great experience each time. The first time we stayed in one of their houses and it was a very smooth process through checkout. We even left an item (AirPods) at the house after leaving and were able to easily communicate with their team to find a way to recover them. Our second booking had some complications associated with COVID-19 and the customer service to resolve the issue was amazing. Stayed in Ft. Lauderdale March 10-17. The studio was a nice enough accommodation. There was a towel bar missing in the bathroom (which was fixed within a day), and a knob off one of the kitchen cabinets. The bed was very comfortable. The problem was the young adults staying on the property. The rules stated, "quiet time is from 9PM-8AM. However, we forgot that young people do not know how to read or follow rules. Every night, or should I say morning, we would be woken by the loud sounds of young, inebriated adults down by the pool. Security was called every night, and certain individuals were evicted from the property. However, since it was night after night, we finally vacated two nights early to stay at a Hilton Hotel. We could not risk being woken again in the middle of the night. The property needs an onsite security person to enforce the rules and a large sign on the back of the entry door, informing everyone of the "quiet time" rule. read more

I recently booked through Sextant and stayed at one of their accomdations just outside of Miami. I am a born pessimist and, upon arrival, was prepared for disapointment. I can honestly say, this is one of the few times in my life i felt i was undercharged. The room, the decor and furnishings, the I-wouldnt-have-thought-of-that items that were available at the house were deeply satisfying. Again - as a frequent traveler, i am used to getting the bare minimum offered by some large corporate hospitality company. Sextant blew those expectations away. They then went a step further by actively checking in with me, ensuring i had everything i needed, offering advise and plans for my leisure time, and hand delivering an uncommon piece of kitchen equipment at 10pm, after i had casually inquired as to where i could find this piece of equipment (orange juicer). I was simply unprepared for the level of accommodation and hospitality I received at sextant. I have never really been blown away by service - until this recent stay. I have no formal relationship with the company and am not being paid to write this. In fact, its one of the only reviews i have ever written. But I was so impressed and satisfied that i truly felt i had to write a review. My only hesitance is that I dont want others knowing about it - ha. But seriously - if you want exceptional accommodations, with lovely staff, and nothing else to worry about - I would strongly advise you book with Sextant. Upon checkin into Isle of capri drive. We had immediately notice black mold covering the entire HVAC system and surrounding closet within the interior of property. Las Olas semi-attached townhome on capri drive was completely filthy. Dried up lizard caucuses-throughout the interior of 301. The pool (regular sized hot-tub) was actually bone dry for our Saturday checkin. It remained even after it's weekly scheduled tuesday maintenance appointment. Sextant Stays really knows how to roll out the red carpet for their guest. The online photos of the 301 Las Olas property were enhance tremendously. This Sextant Stays property is off a very busy noisy traffic congested Las Olas main boulevard which were conveniently cut out of all the photos that were provided on airbnb. We reached out to Sexton Stays directly, to no avail. We didn't stay at the Las Olas property, not even for one min! No communication from tanya so we contacted Airbnb regarding these issues. Tanya the rep from sextant stays, had finally reach out to us! We waited at the Las Olas property for over an hour until maintenance arrived. The rep provided us options. Paint over the dangerous black mole spores located inside the HVAC closet & have a there cleaning crew re-clean or we can take the other isle of capri property located next door. At glance the semi attached las olas town house was 100 times better. An adult size pool, boat dock, terra-cotta floor throughout, an amazing emerald comfortable anthropology sofa and an actual neighboor instead of a busy road. We took it without hesitation. Not realizing we will be wasting 5 days cleaning up the properties exterior from a previous Airbnb.com guest that had house parties. Besides the overgrown non-maintained wet lands you will also find empty/full bottles of alcohol throughout the exterior. What prompted the cleanup you ask? While spending time at the pool the first day at the 305 property a huge rodent (aka rat) ran right by me! That very same night we seen several mice jumping over the fence. So instead of raising my blood pressure even more! I just dealt with the issue! I had even primed the pool pump and cleaned out the filter etc. Which all should have been done prior to checkin. Unauthorized people are Opening the backyard gate & walking in. Once you confronted them they runout. I've rented this isle of capri property for a month and what privacy do I get? These trespassers are jeopardizing the wellbeing of my beloved pooch from escaping. I forgot to include that the 305 Las Olas property was sold a day prior to my arrival! The New home owner absolutely love their new property. Its like I have my very own paparazzi! They even stalk the home from the parking lot at 1700 La Olas which is across the intercostal in their tinted out black Cadillac Escalade! Every room is a adored with Amazon FireTV for your enjoyment. It's a pity that they aren't functional! Apparently 305 doesn't have it's own Internet. The internet was canceled back in May 2020! Sextant Stays is trying to steal the Wi-Fi signal from there other client from the 301 Property. Granted cinderblock walls separating the two attached townhome which is not allowing the Wi-Fi to penetrate thru! Don't worry the sound from 301 airbnb guest huge barking dogs penetrates perfectly! Very life like! I am not even able to order Internet or even my own hotspot! As retailers are only allowIng online orders not in-store purchases. We are not allowed to have anything delivered to this airbnb. I forgot to mention they limit guest on how much time you can spend in your own private pool that is located on the Las Olas property that your renting! No swimming after 10 PM! What's next no swimming after any meals! They also forgot to include that tidbit on airbnb listing or even on sextantstays.com . They also forgot to mention that's during high tide and/or any sort of rain fall that the street located right in-front of the property becomes another Intercostal! Leave the GTC lusso garaged and bring the G-wagon instead! You'll have no trouble fitting it perfectly within the 305 garage. The same cannot be said about the garage at 301 because it's filled with old appliances & junk! We've been in contact with the Sextant Stays Rep Tanya, but nothing ever gets accomplished! She is constantly passing the buck & absolutely no follow thru! if you ever get tanya on the phone she would first deny she's Tanya and then says she is tanya once she decides to help you. All without even trying to-disguise her voice! Come on now where is the effort! Still at the Las Olas property, 10 days to go without any TV or functional wifi signal. We stayed at 21 Apartments for six nights. It took our cabbie a while to locate the building but once there, check in was smooth. The management provides explicit instruction and a key code to access the building and apartment. Once inside we were quite impressed with the suite. It was definitely as advertised! Clean, well appointed with most amenities needed to stay and function. The kitchen was clean and well appointed with all needed to prepare and eat one's own cooking. The building is only minutes drive away from major grocery chains. There are many restaurants nearby as well if cooking is not in the plans. There is also a restaurant directly across from the building that serves breakfast, lunch and dinner. Ask for Jackie! She is a peach! The hotel provided coffee, creamers, sugar and sweeteners in the kitchen. There was also an ample supply of paper products. The room also had a broom and swiffer to allow patrons to tidy up. Also an iron and ironing board. There was additional coffee, paper products, garbage bags, etc. to be had in a central location should one run out. There is a heated pool on site and towels are provided for use on the lounge chairs. No need to bring your own! There is also a laundromat that has free use washers and dryers. The management showed that they were concerned about providing patrons with an excellent stay on the property. I had reason to contact them with a couple of questions and the response time was quick. One of the worst of any hotel/motel/short term rentals I've ever stayed at. This is a long, comprehensive, and truthful review - everything I wish I had known about Sextant Stays before wasting hundreds of dollars, several days, and immeasurable mental energy on this company. Upon entry, you'll check in with an ipad/ employee working in the Philippines who will attempt to check you in remotely. There were several hiccups here and overall it was an operationally questionable process (the employee referenced Expedia who I did NOT book thru, made me verbally confirm that I was "around 21 yrs old" (I'm not) and confirm that I am not a resident of New Orleans). It is worth noting that on LinkedIn at the time of this review, Sextant Stays is hiring for this same position in the Philippines for a whopping $5 per hour and requires 4 years of call center experience. Just one of many indicators of the absolute lack of any integrity at this company. Anyway, after one incorrect room code, I finally got into the room. My first impression was - wow, no windows at all? (This disclaimer is buried in walls of text on their website, near the 'no refunds whatsoever' policy). Second impression was - wow, these are nice appliances! The place was spacious but very cheap feeling. It APPEARED clean, but we later found toenail clippings on the kitchen floor. It truly did feel like a wall-papered "millennial prison" (as one other review stated) and I absolutely dreaded entering the building. The mental toll of staying in that room is not insignificant - you've been warned. It became clear after one day that the only way to navigate the 'lobby', hallways, and elevator is to plug your nose completely. It smells like a building that hasn't been cleaned in years but is DROWNING in Febreeze. And with no apparent on-site staff, I'm not surprised! The front desk is nearly always empty and has mail/packages and no password on the unattended computer. Again, major security concerns. Our shower head was broken and stuck in a very low position. I made contact with some overseas person via their toll-free number (the only way to contact someone) who asked me to text a video of the showerhead and assured me that a "maintenance worker" would come and take a look at it. Nobody ever came or responded to the video, so we were without a comfortable shower position the entire stay. About halfway through our stay, the intrusive mounted tablet (advertising) in the room let me know that I was to check out by 11am that day, despite me having several more days booked. I again called the toll free number, where a call center human told me to disregard the tablet and that it might be just malfunctioning. The walls were extremely thin and I went to bed to the sound of a baby crying most nights. One night, my neighbors had a loud party despite quiet hours. What am I supposed to do? Call the toll free number and have non-existent onsite staff deal with the situation? Having no staff in the building made me feel straight up unsafe. Also, the AC seemed to mysteriously stop working most nights. Wouldn't be surprised if this was another Sextant attempt to pinch pennies at the expense of the guests comfort. The rooftop pool was closed and "under maintenance", but the door to the roof was occasionally unlocked. Unfortunately the patio was littered with trash and cigarette butts and the couch furniture was moldy and soggy (I guess nobody cleans it or takes it in when it rains). There are so many beautiful, local, and affordable options to stay in when visiting New Orleans. Never underestimate the power of people. No fancy in-room washing machine can make up for good service. I challenge any Sextant employee to live in this hotel for a week. Either fix this (this = almost everything about how you run a business) or just get out of the hospitality business already because you are very bad at it. read more

Stayed at Roami apartment in Sunny Isles Beach, FL between Christmas and New Year. It was an excellent location, walking distance to the beach, supermarket, church, library and in a nice neighborhood. The quality of the apartment is the reason for 2 stars. It did not appear that any maintenance had been done since the building was constructed or last rehabed. The secure parking garage was not - the gate was never closed in the 6 days we were there. Not an issue given the neighborhood, but just an indication of the accommodations not quite being at the same level as what was advertised. The interior stairwell was dirty, with bits of trash. The apartment had been swept clean. The kitchen had not been well cleaned in some time. Greasy handles on the stove and cupboards, dirty streaks down the refrigerator door, and cigarette burn holes on the kitchen table. There were marks on the walls and doors throughout the apartment. The smaller bathroom had a tub shower with a cheap plastic compression type curtain rod. The original shower enclosure had been removed - the holes where it was mounted were visible. The plastic shower curtain fell with the first shower. On Christmas Eve their maintenance person replaced it, only to have it fall with the next attempt at taking a shower. I then installed it correctly, and it remained in place for the duration. There was a balcony, but the sliding door providing access was extremely difficult to open from the inside and impossible to move from the outside. The light socket on the balcony was also broken. Just a general lack of upkeep. Roami gave us a refund that was equal to twice the cleaning fee, which was 10% of the total cost of the stay. A token amount given the disappointing condition of the accommodations. read more

This company is racist and sexist. I've attempted to book through them on multiple occasions, through different accounts (mine and two of my friends also tried) and they end up denying us for one reason or another. One time they said they don't allow short term stays but that "policy" seems inconsistent as other Airbnb guests have stayed for short term lengths of time. Another time, Tanya asked for all kinds of information from me, just to deny me. They claim they're trying to protect their property/hosts from "large gatherings" and I have no idea what they use to determine who will bring a large gathering other than assumptions based on race and gender. I'm attempting to visit Miami, like many other people, but for some reason I'm going to host a party? Terrible business practices, totally not surprised to read these other reviews. read more

There were blood stains on the wall and curtains, dishes in the kitchen were dirty and it was practically impossible to sleep due to the noise all night long. It reminded me of a youth hostile, hardly worthy of the fees they charge. When I called to complain I was only given 50% of the cleaning fee back...a pittance. They purposefully set the check in time to be very late, at 4pm and if you ask for an "early" check in, like at 3 o'clock as I requested, they'll graciously allow you to do so for a fee of $100. Same for late check out. This is a mercenary business only out to make the most they can from you. I'll never stay at a Sextant run facility again and suggest you be wary of staying there too. read more

This was the worst place I have ever stayed in...... please stay away. Like I don't even know where to begin, I had to cut my mini honeymoon with my wife short because of how bad the stay was. These people don't give two shits about their client...... The premises was so unsafe, no security guards whatsoever they have a damn virtual computer in the front with a code to get into the building. The area itself is shady as fuck. We had imposters dressed as UPS workers knocking on our door and demand us to open the door so they can get in to make us sign for packages while we didn't even order anything online so what packages? They did that for 7 days straight me and my wife was scared out of our minds to leave the apartment, and only went out to quickly grab food and come back on late nights and afternoons when there were more ppl out there. When we reached out to management they said they will check cctv and also apologized for this and that even they were shook that that imposters came in the building because they don't have the authority to come in the building to give packages since that is a building where ppl do business and air b&b stays. We had this guy Eric who is supposedly the "security" and building manager he kept saying he will check the cctv and all and says he saw it then after speaking to the property manager he started to say he doesn't see anything lol how can that be? You have cameras you cna see everything but the ppl knocking on my door trying to get in and rob me and my wife? It's crazy. I had to call the police and everything. When the police came in she herself found spare keys to my apartment where it wasn't even secured with any code they could have open it and used the keys to get in and the police herself tried it from the outside and opened my door. This was without our knowledge as well. The police told us to call the cops as soon as w these a knock again and that keep the spare keys because we. Na be compromised now..... we were so scared we were supposed to go stay at trump doral resort, but we was so traumatized that we cut tickets the same day we were checking out that shit hole sextantsyays. Paid, signed a document, Tanya emailed me "copied and paste emails" asking for things that didn't make sense for my rental. Had a very disappointing experience with sextant stays last week. They were unwilling to refund our money for a trip we booked to Miami in March 2020 (cancelled due to travel safety concerns with pandemic), and they agreed to allow us to use a credit for another stay at one of their properties (after calling them on numerous occasions to request a refund or credit), which we utilized during Spring Break 2021. We booked a 4 bedroom, 3 bath penthouse with a private pool in Miami/South beach area. Upon arrival to the home, we discovered that the private pool was under construction, there was not 4 bedrooms (one was loft bedroom overlooking living room) and there was only 2 full bathrooms with shower. During our first evening there we discovered that the lighting was completely inoperable on the entire second floor. The maintenance tech came the next day and let us know that the electrical system would need to be completely rewired professionally on floor 2 at a later time. The location of this property was smack dab in the middle of the spring break chaos which became headline news. The noise level was so bad at night it was impossible to sleep, not to mention the fear of what was happening on street below us and building security concerns with locked doors propped open and a private elevator easily hacked by the public. The beach was 3 blocks away and so dirty with trash and drunk spring breakers that our beach/pool vacation unfortunately was not. This was our first and last stay with sextant stays. Don't stay with them!!! I booked 4 of their units in one of their buildings in Coconut Grove Florida for my wedding. We were required to put a deposit down and pay the rest in advance. 30 days prior to my wedding date I received an email from their staff saying that they sold the property we were supposed to stay in, and they would let us stay in a different property that was not big enough for our group. When I told them I would like a refund so that I could get a different accommodation for my wedding, they offered me a credit to use with them in the future but that they couldn't give me my $1000 deposit back. I told them that was unacceptable and so the only way they were willing to give it to me is if I disputed the charge with my credit card company. If all of this isn't bad enough, they charge you for every little thing and do not follow through on anything. Funniest part of the whole thing: the building that they say they sold is still listed as an available property on their website... Find somewhere else stay, don't trust these people. read more

Sextant Villas doesn't deserve the one star, it should be an option for "None". Sextant offers villas in the FLL/MIA area. When you book your reservation, you are contacted by the company to provide the reason for your stay, your age and a photo. Approximately 12 hours before your stay, you are contacted and informed that the property does not offer short stays (which is a lie, they still allow for short stay reservations) and that you will be moved to a different location in MIA. This practice was done to approximately 5 groups of African Americans, and this was just during our stay. They state the property is hip with a pool (which was off limits) and allows for socializing. The property is a Hostel, just short of a YMCA in a residential area where you enter your room from the outside. Some of the rooms had broken showers, TV's without power cords, no blinds/curtains on the window and plastic bags over the smoke detectors. The quiet hours start at 10 pm and after that complaints are phoned in by the locals, at which time, Sextant now wants to call and complain, but when you constantly phone them to complain about the conditions of the property, they either do not answer or take their time in responding to your needs. I paid in access of $2400 for a Villa and received accommodations that they say are $150 a night, when it should actually be less than $50. You are then told, once you check out you will be given your refund and of course, they will try to find some reason not to refund any of the money. For the company to be in business for sometime and not have any positive reviews should have been our first indicator, but because we booked with VRBO, we felt they were safe and reputable.
