What is great about the location is you are a very small walk down to the river bank, but way up high on the cliff to get a great view of the area. When the sun gets past 7pm, the oak trees give a lot of shade for the dinner hour. You are also near Old Baldy trailhead if you want to do a quick climb up the tallest peak there. Parkview has all of the amenities like a general store, full service bathrooms that are kept clean, and daily trash pickup. The wifi is pretty unreliable but does work with a delay like satellite internet. If you have AT&T for cellular service, you will be fine in the Concan area. Everyone else will suffer the total disconnect from the virtual world, which you were hoping to get away from, right? I usually go during Father's day week which seems to be a very busy time. It's hard to get a reserved spot during peak times, so be sure to ask to get on a waiting list.

It would sleep three comfortably with a little person in the upper berth. The accommodations were not fancy like at a bed and breakfast...but the real treat is the location. Our caboose deck was practically ON the water. Take a look at the photos to see. Note...this is not the Holiday Inn. You will see the occasional spider. You are in the country. Would you like to go tubing down the Medina River...you're set! How about some paddle boating or canoing on the lake? Maybe some swimming. Would you rather take your camera out at sunset and photograph about 70 axis deer eating dinner? You can check all these off your trip itinerary without leaving the grounds. And while it's called a ranch, they do not have horseback riding on site. They have goats, but I do not suggest riding them. The folks at Muller's Ark can hook you up with some wranglers. It costs less than going to a dude ranch...dude--$80 to $120 a night as compared to about $200 per person per night at some of the dude ranches I priced. We saw deer, armadillos, alligator gar (in the water), bunnies, cats, dogs, goats, peacocks, etc... We did go tubing. We floated on the river through the other guest ranches visiting with other folks for about 2 hours. We had to hoof it a little because my daughter saw a harmless green snake and FREAKED out in her usual fashion. But other than that...which I can't really blame on Muller's Ark--the trip was great.

The manager, Veronica, is an absolute gem. She helped us with so many things from getting extra linens to giving us ideas for places to eat, since we were there during off peak times and early in the week. The spot that they are on in the river is absolutely stunning. The cabin we were in was peaceful and quiet. It was also just a short walk to have a beautiful view over the river and if you took a different path you could easily hop in. The back porch of the cabin was serene with bird feeders and even a humming bird feeder! There is a fire pit and a bbq pit if you feel like doing your own cooking. The cabin has all the necessary things for you to do your cooking for the entire time. I will say, prepare to be in the shower a touch longer, as the water pressure was somewhat low, but man...when water pressure is your single complaint, you know you're in heaven!!! I highly recommend this place and we will for sure stay here again. It's also reasonably priced. My partner and I went and brought four friends and there was plenty of space for all of us. Upon checking in, the woman that runs the place was more than eager to tell us anything we wanted to know about Concan, Garner State Park, and the surrounding towns, such as Leakey. Very friendly and personable staff. At the cabins we stayed at we could not have been more than a couple hundred feet from the Frio River, very beautiful scenery. There is a fire pit outdoors, but having a grill outside your cabin is hit or miss - we didn't have one, but our neighbors did. If you're betting on having one, call ahead to confirm first. The outdoor rules are a little strict (no music, no parking on grass, etc.) I was also confused as to why there was a $30 cleaning fee in addition to your reservations fee because you make your own beds, wash all your dishes, and take out your trash before you leave. Not sure what the cleaning fee was for aside from cleaning the floors. Aside from that, we had a really great experience. The location was idyllic, everyone we met was extremely friendly and helpful, and we had a blast. We'd love to come back.

The facilities are great, though we came at a time of year that the pool was not in use. The only thing we were a bid irked by was how the horses didn't seemed to be brushed daily, and they had burrs and mud caked on them. I would think it would still be a profitable business after being in the family for over a hundred years, to have a hired hand that just took care of the horses on a daily basis, since that is the business' main draw and attraction. Other than that, an outstanding time!!
