I was initially skeptical of mixing friendship and business, and in fact, we already had a broker we had worked with in the past and had a great experience with. But, as I watched KC work with her other clients and getting excited about how she was going to position each new offer, I saw how much she really cares for her clients and how insightful she is about the Portland real estate market. She's tenacious and relationship-focused, and she really listened to what was important to us about our next house. She establishes good working relationships with other agents, and proactively advocates for her clients. (Extremely helpful when you're in negotiations on repairs!) We ended up pivoting a few times and KC was always right there with us, patiently showing us the same houses multiple times so we could get a good feel. She's got a great network of lenders, inspectors and tradespeople, so we were able to get quick quotes while we were in contract, which helped in our negotiations. It looked like our insurance was going to fall through at the last minute and delay our closing, but of course KC has some great connections there too and matched us with a new insurance agent that got us what we needed in about an hour, which kept everything on track. We found a dreamboat of a house, and miraculously were able to see it four times (!). KC coached us to put together a great offer, which beat out the other offer, she lined up all the inspections and we closed in three weeks, thanks to her guidance navigating this ever-changing market. On top of everything, KC is also just a very kind person, and after working with her I'm positive you'll want to be friends with her too.

I have numerous friends who've worked with Krautter as well, and all rave about him. If you're buying or selling a home in PDX, don't call anyone else. I had never purchased a home before, and didn't really know the drill whatsoever. I fully anticipated that my realtor would be pushy, trying to get my into a house asap so they could collect their 3%. Glenn and Nick were the absolute antithesis of this. I looked at probably 10 houses before making an offer, and on the first nine homes, Glenn told me all the reasons why I *shouldn't* buy the place! When I finally found a place that I liked, he'd already gained my trust, and when he said he couldn't see any issues with the place, I went for it. He structured the offer in a way that the sellers took my offer, even though they had another offer for more money. Amazing. During the inspection process, it was discovered that the roof would need to be replaced sometime in the next 3-5 years. He brought out another roofer for a second opinion, and was able to get the sellers to pay for a brand new tear-off roof. Amazing. I couldn't have imagined a smoother home buying process, and will soon be moving into a house far nicer than I'd ever imagined in one of my favorite neighborhoods. Kudos to Nick and Glenn. And if you need a mortgage guy, call James Adair. Equally impressive, and works closely with Krautter.

I really can't imagine there's anyone else out there that has the knowledge and ability to work the housing market like she does. Right away she established a great level of trust, which is great because as a first time homebuyer its hard to know to know what to look for, and sometimes its hard to even figure out what you're looking for. She was able to work with me on narrowing down the right search criteria, neighborhoods to search in, and was always conscious of financial capabilities. She also has amazing vision. I have a hard time visualizing what can be done in spaces or how they can be changed/altered/improved, and her ability to communicate that to me was probably one of the most beneficial aspects of our search. She is also very good at describing what would or wouldn't need to be done at certain houses to suit my lifestyle. For example, I'm very passionate about cooking so the kitchen was super important, and I have a dog and wanted to be close to a park or have a yard. By getting to know me she was able to put so many pieces together and translate at each house how to make it work for what I wanted. When we finally found the perfect house she was on top of getting that offer down literally within minutes of talking to her on the phone. We were able to close in under a month, and she went above and beyond to make sure the house was fully cleaned and taken care of before move in, which she did just because she's amazing. Honestly, if I took the time to list everything she did that was above and beyond, this would take about ten more minutes to read. I can also honestly say that while I'm relieved to have found the perfect house, I wouldn't have been bummed if it took a little bit longer because she was such a pleasure to work with and be around. My experience with Yonette is that you're treated like family from the second you start working with her, and if/when I sell and move into a new house she will definitely be the first person I call.
