Fresh tile installed because tiles were broken even before we moved in - so are these sealed/completed?

Two stars at Yelp means "Meh, I've experienced better." I have contemplated whether the experience/quality is 1 star but it is not quite 1 star but rather it is about 1.5 star. I usually do not write reviews but I want people to be aware that new homes will have issues and highly recommend to hire your own home inspection specialist. We purchased a home made by Riverland. I wanted to buy a new home so I don't have to deal with fixing/unknowns but the experience got me thinking that I will hire an inspection specialist next time if I buy a new home. We will likely hire an inspection specialist before Riverland's 1 year warranty period is over. When you see issues over and over, you have to wonder whether the house is built well. Note that I didn't know anything about home/maintenance/fixes but I had to crazy internet searches after buying a home from Riverland and seeing what "completed" finishes were much worse than our rented units in the past and homes we were touring to buy previously. Warranty team only replies with answers selectively, which is frustrating but I heard from other that I just need to be diligent to continuously brining issues to Riverland's warranty team. This again defeats the purpose of buying a new home, which I thought I don't have to deal with many issues and I spend way more time to writing email to let Riverland know about the problems and calling to the appliance manufacturer to schedule visits so they can change my refrigerator doors and fix annoying high pitch noise coming from the freezer. 1. It seems that a lot of jobs are subcontracted (e.g. painting, flooring) and they are not up to the standard I expected. Painting job outside shows wood and nails and inside has a lot of patch work shown sloppy job with stains and paint drops. Some areas of walls were painted with dust and showing over 1 foot area. Tile flooring is not flat. Barn door is missing the guide. There are scratches of cabinets, chipped counter top. For now, I can live with these and will file the warranty claims. 2. We were told that we will have keys for house, garage, mail box, gate, etc but keys are missing. Again, I spend hours making sure that I am not missing anything and have to double check. 3. It seems that workers were coming into our home after closing date without notifying us. We didn't move in right after we close the house and somehow door was delivered and left inside of the garage (the person installing door told us the date which was after closing date) and tile floor was updated and I don't know what it means "fresh tile" - is the work finished and properly sealed, am I allow to walk? Our key was in a lock box outside so maybe that's how people have access to the house. Because work was not done well initially, workers need to come in but after close, they must notify us and get approval to come in. 4. Either paint or floor (tile and carpet adhesive and materials) is giving off really bad VOC. I'm sneezing and my eyes sting which gets better with outside pollens. I concluded chemicals used for the home as there cannot be dust mites for a new home. 5. Items addressed during the walk through, Riverland made it clear that they don't have a "date" to complete the work. Buyers be aware that it means, they may take more than a year but as long as your submit your tickets to fix the issues within a year, some day, they will get back to you. It was unclear for me if outside painting is not done before rainy season and nails get rust and wood is damaged, whether that would be covered under the warranty. 5. During the walk through, we knew the most important thing is to review appliance as once the house is closed and you find issues with appliance, they will assume the damage is done due to moving. Both microwave and refrigerator had noticeable dents (I didn't even take a picture as it was so noticeable) and it is almost like, why do you even put those items when it is so obvious. If we didn't know that appliance issues had to be addressed prior to the close date, they would have been ignoring those noticeable dents. 6. Why is my celling is left open showing attics - I'm not sure. I can see all the insulation materials and it bothers me that I am breathing when heater is going on. Garage door doesn't open using wall switch and there is gain, not so great execution. 7. What prompted me to write the review - water is leaking from the toilet at 1am and we have been only using the toilet for 2 days. It got me to make sure advice anyone buying a new home, spend $500 to hire an inspector prior closing. Further my frustration, someone must have known the water was leaking as I see "shinny" sealant covering toilet bottom and tile floor for 1/2 inch. It still leaks and I am more concerned subfloor might be damaged underneath the toilet. I will be furious if they just put additional seal only as I expect Riverland to take out the toilet completely and do proper wax seal.

Heather a lot of these issues on the prewalk through have not been addressed. You are correct I have 12 warranty claims as of today 12/26/2019. My concrete is still cracked. I am still waiting for someone to fix that. I have no cover on the sewer main outside my back door. If you'd like to come to the property I'd be more than happy to show you Personally

Unfortunately only one agent in Galt. So if you don't get along no other choice of agents. I find this odd but perhaps standard these days.

When looking at a model home, these are put together very well. This is how they hook you! When you buy a regular home with no upgrades, it's literally like any other home, but you're paying much more! Dave was amazing and I have nothing negative to say about him. He was always helpful and professional. We did our first initial walk through. This was a real eye opener of how things are thrown together and the quality control of making sure the house was ready for move in does not happen. You would think when purchasing a residence that their employees would have walked the residence and made sure everything was damn near perfect and ready for move in. Not the case! There were broken titles on the house, paint noticeably thin on the walls, shutters broken, spackle around windows falling apart, base boards not matching, issues with the wood trim outside, on and on. We blue tapped the house like crazy. Was so disappointed. We were told these things would be fixed by the final walk through. Final walk through, only a few things had been fixed. When I asked Miguel and Jesse about why they weren't fixed yet, they kind of shrugged it off and blamed it on the third party contractors they hire. Or they simply played it off like we have a year to have it fixed! I shouldn't have to move into my house and have someone come out and fix an issue that was already brought to their attention twice! When you point things out to repair they literally use a paint brush and spot places so it's obvious and doesn't blend. They used goof off for almost every fix, the seal on the garage was warped, Miguel just shoved some pieces in the rubber to make it expand instead having it replaced, and things like eaves were never repaired. Was told they come in and clean the house prior to move in. Nope! Absolutely filthy and dusty. The appliances are on the cheaper side. The doors and kitchen lights are already having issues and it's only been two weeks. Above the fireplace they have the hookup for tv, but there's no stud to hang it in the middle so the tv is offset. Then the real kicker on top of all this! There is not proper drain from the back yard to the front yard. So when we hired a landscaper they had to do the best they could to get it to drain to the front. Miguel being nosy walking around had the audacity to tell our landscaper to make sure it didn't drain in our neighbors yards. When my landscaper mentioned how they short cut the drain, Miguel knew this and said it cost money. So you charge approximately 100k more on your house and they can't even properly run drains to the front. Not good! Oh and let's not forget to mention Shane! He's a reach peach! I brought toilet paper to the house since the walk throughs take anywhere from 2-4 hours and there's no bathrooms near by. Plus I'm a woman who had just recently had a baby. Immediately upon walking up the garage, Shane rudely asks if I'm ready to move in. I told him I was, thinking he was being nice and sincere, not the case. Then he rudely tells me I'm not allowed to bring anything in the house until it closes. It's literally toilet paper to go pee. Just unbelievably rude! Even Jesse was apologetic for Shane's attitude! Honestly the purchasing of the home is easy, but the rest is horrible! Knowing what I know now and how this house is, I would have never purchased it and kept looking. Really disappointed!

The quality assurance is beyond lacking. If you buy one of their homes, get ready to fight over…read moreany single thing that needs to be repaired. We had issues with nearly everything and they only repaired less than half of the problems. Oh, they will tell you they will rectify it but then there is ZERO follow through. In fact, they had "repaired" something we didn't even ask for... Well, let's just say, it here was no repair to be done. Instead they filled in mortar between the fascia stones for no reason at all. That shouldn't ever be done; so it looked horrible and no way to rectify it other than redoing the entire pillars. Insult to injury, they left the job half finished in the end. That issue doesn't even scratch the surface. I wish I was joking, but I'm not. I've purchased from Centex and Pacific Standard before and never had such immense quality issues and such lack of care post sale. Do not buy from these jokers unless you like chasing repairs they will delay or deny within your warranty period. You will very likely regret it.

If a claim is made, the team refuses…read moreto actually address the issue, leaving the homeowner forced to make multiple appointments, wait 2-4 hour windows for each appointment, with no resolution, then requires scheduling another appointment with someone else... months of games, and while there was resolution, they caused a second issue and refuse to correct it. We had a broken leaking water heater, and they refused to fix it for two months. The water bill just came in, and it's almost $400 for less than 60 days. Lennar finally swapped the water heater, but refuses to pay the exorbitant bill that they ran up. I repeatedly alerted them to the issue, made multiple requests, and at each appointment, got lectured how go use a water heater. It was broken. The codes stated that, and it wasn't working, so lecturing the homeowner wasn't fixing anything. And the solar they included in our contract? They refuse to complete their part of the paperwork, so it remains discontinued. GAF, the company they chose to partner with, is unreachable. They do not answer The phone number, nor return any calls. Currently, when we flush two toilets at the same time, the fire alarm goes off. We have to report this, but DREAD how they treat customers. He always had something to do and it was very hard to get him to finish my file unless he thought it was a quick sale. After he reported he couldn't help me I found a home and purchased the same home he couldn't get me approved legally in 8 days. In an attempt to stick to the facts of this awful experience which led to a waste of money, time; which is priceless, energies & did I mention precious time? I have decided to organize the list of unethical piss poor business practices I experienced in working with one Craig Kadden. 1. He withdrew filing my case to the underwriter stating I didn't have enough documents to prove, which was a lie on the day of supposed to be moving into my place. 2. craig sat on certain required pages of the purchasing contract for weeks at a time delaying the process. Each time we would discover documents missing & then trace them back to her he would provide them but always late in the day killing yet another "business" day. The list goes on. If you are purchasing a home from Lennar make sure that you confine in someone except for Craig Kadden. Trust me you'll be saving a lot of time and money.

Once construction began, it was fun to watch week by week as things progressed. The house at the framing stage was tiny and awkward in the yard but once finished it had transformed into a small home that was always meant to be there. The construction crew was very professional. Sergeii and his team maintained a very clean work site throughout the entire construction process. I was worried about this prior to starting construction but they did a great job maintaining a clean work site. This is going to be a great addition to our property!

We were specifically told solar would NOT be required for our ADU size, and that if we signed before tariffs took effect, material prices would not increase. After taking our deposit and multiple payments, they later claimed solar was suddenly required and attempted to pass the added costs onto us. After we pushed back and pointed out the misrepresentation, the company became extremely adversarial instead of acting like a contractor working for their client. They then started introducing change orders, additional fees, and attempted to replace the original agreement with a new contract containing major changes to homeowner rights, stricter payment terms, increased fees, and language designed to protect the contractor -- not the customer. At this point we've had to retain legal counsel and file a complaint with the Contractor's State Licensing Board I strongly recommend that anyone considering this company carefully review every document, verify every verbal promise in writing, and consult an attorney before signing anything.
