That being said - we called 4 times on Tues 6/3 to cancel our reservations for 1 overnight 6/8-6/9 because our daughter got covid. Not only was it not canceled, but we were charged $395 for a 1 night stay (effectively paying for 2 nights but only getting 1). When I spoke to the owner, Amy, I told her that we had canceled last week and asked why our card was still charged. I was told that the cancellation policy is 10 days in advance. I informed her that we were not told that at the time of cancellation nor did we receive a cancellation email. Had we known about this policy, we would have given the reservation to my MIL, who was currently in the hill country. She stated that it is on the original bill as well as the cancellation email (we did not get any cancellation email). I asked her to foward me the cancellation email she sent. I am still waiting for that. Very disappointed in both the communication as well as this policy. Emergencies happen, so should compassion. $400 is a lot of money for 1 night. As charming as this place is, we will not be going back and will not recommend.

Unfortunately we were only in the area one day but we truly enjoyed our stay. The rooms were very nice as well as the outdoor seating area. There were chairs as well as a firepit on the raised deck and a bench by the front door with a nice new rug to really brighten things up. There was also a barbecue pit to use as well as a small refrigerator and microwave as well as dishes for your use. Since we were only staying one night I chose the smaller of the cabins however it was really plenty of room. You walk into a little sitting area and then the main room you have a nice bed, which was extremely comfortable and table for two. A bar area that has dishes, a coffee pot and all the accessories. The breakfast was so much better than the free breakfast offered at hotels. She provided pasties and fruit to start along with coffee, juice and water. While enjoying those, she then prepared made to order eggs, home fries and bacon. We will definitely be returning and staying longer.

The grounds have lots of friendly animals to interact with. The location feels like it's in the middle of nowhere, yet you're only a few minutes away from Boerne. We enjoyed feeding the goats, donkeys, and pigs. We also participated in a giant tortoise interaction and got to feed and pet him. We were even welcomed by a dancing cockatoo! The bed was super comfortable, and the cabin had everything we needed. The hosts responded quickly whenever we needed anything. We're looking forward to returning to the spot again the next time we need a getaway that feels far away yet is still fairly close to San Antonio.

A few days prior to our arrival, Vicky calls and says that VRBO overbooked the "Lodge" where we had booked our reservation. Hmm, never heard of vrbo overbooking before. She offered our choice of two of the smaller cottages plus a bottle of wine as bonus. I said that we were not interested in the smaller ones and wanted the lodge that we booked because it was bigger. She then offers the Main House, which was much bigger than our original rental, and I thanked her and accepted. The day before we leave, I haven't heard anything on the address or access information. I texted them and finally received a response at 10PM. Great. Now at least we know where we are going and that we can get in. Upon arrival, you drive into the gate and up a gravel drive. Then you are left to find the cottage that is yours. We couldn't so we called and Micky told us where to find the house. It was attached to two smaller cabins (or anexed as Micky explained). Our "neighbors" were a group of 21 year old boys + their girl friends. That's fine and we greeted them and they were polite enough. They mentioned they had been "partying" on the deck of the main house for the last few days.... The main house is REALLY nice!! Beautifully decorated inside with Texas memorabilia and has everything you need for a super comfortable stay. Except grilling utensils, but not a huge deal. We made due. If it was just the house for this rental, we would have been thrilled. BUT the deck of the house is huge and there was no indication that anyone had cleaned the deck or furniture in months. Covered in dust, beer bottle tops (see above partying), and dirt. We cleaned the table off ourselves and I used the broom to make it somewhat acceptable. But even that's okay. The major turn off was from the moment we arrive, Micky learns that we are having our brother out for dinner that night. He immediately texts back that our reservation was for 2 people only. Never have I rented a place that had a per person surcharge or where the owners literally harass you about having a guest. Finally, I was like, Fine - send the invoice, I don't care what the charge is if it makes you happy and you will leave us alone. Our family has a 400 acre ranch in Fredericksburg and we know Texas ranches. If Micky and Vicky don't like to deal with people, don't have it set up as rentals. We won't be back again which is a shame because we rent in the area 4-5 times per year to be close to family. Also, fyi - We saw no indication of the "gourmet" restaurant or "cowboy" bar. As I mentioned at the open, there are good and bad reviews here. You could have either experience, I guess. Just be informed.

You approach the resort by dirt roads, but they are well maintained and no problem for our sedan. The Tesla nav system was accurate. We had no problems getting there and back. Kelly and Brian are excellent hosts. Brian can regale you with many anecdotes from Central Texas history, most of which I had not heard before, even though we've lived in the Lone Star State for 38 years. Our room was quiet, cool, and comfortable. The lobby is also quiet and is a great place to sit and read. There are two very sweet dogs that have the run of the place. We had a lot of fun interacting with them. You can walk the grounds and along the dirt roads with nearly zero traffic. I do recommend sturdy hiking boots, as cockleburrs are plentiful. There are also venomous snakes in this area, although we did not see any. Better safe than sorry. We will certainly return. My husband and I stayed in one room, and our daughter stayed across the hall. Both our rooms were lovely and comfortable, each with its own bathroom. Breakfasts were a-m-a-z-i-n-g. The Sabinal River is a beautiful spring fed Texas river, clear and green, with a rock bottom. Bend o' the River even let us use their golf cart to drive the couple of hundred yards to their river access, which even has steps into the water. Peggy and Ron were fabulous hosts. I highly recommend Bend o' the River.

Well, it wouldn't be if you weren't dealing with a hormonal, PMSing girl with mad food cravings because she's trying to be good and eat low carb to squeeze into the size-too-small bridesmaid dress that she ordered. Too much info? I digress. We hit the wine road towards Fredericksburg and after seven wineries, 42 tastings, and six bottles later, he brought me to the most adorable place I've ever stayed at: Carriage House. In case you're wondering, it was just as adorable the next day when I was more sober (my photos don't do the place justice). The outside of the main house was pretty, but no, we weren't staying in the main house- he did better than that. Off to the side of the main house was a little cottage standing by itself. "EEEEE, we're staying in there?!" my tipsy self gushed. The girly squeals only intensified after I saw the interior of the cottage. Hubs had outdone himself. A few tips for first timers: Dogs under 30lbs are allowed to stay for an extra $10/night. You have your very own private parking spot that is literally right next to the cottage. Once parked, you will find a little gate about a yard in front of your car; the gate leads right to the front of the cottage. In addition to the usuals that are provided at a hotel, the cottage is also supplied with dishes, silverware, and wine openers. Just check the drawers around the kitchen sink. Towels and extra toiletries are located under the bathroom sinks, and there is a step stool located underneath the (very high) bed. If you're short, use it. If you've been drinking wine all day, use it. When in doubt, use it. You're not actually served breakfast in bed here. Instead, you're given $10 vouchers (one for each guest) that can be used at several popular brunch spots in Fredericksburg. If Carriage House had a cheesy slogan, I would imagine it to be something along the lines of, "Carriage House: Drink Wine and Fall in Love." So friends, drink wine, fall in love, and check this place out. But don't try to book on my birthday weekend. Because it'll be mine.
