Units are dated but clean and functional. Unit 38 does not have full kitchen only microwave coffee pot and toaster, no kitchen sink or dining table but it is lower cost than full kitchen unit. Owner Doug is good at adressing issues if you contact him. Property has a launch and covered slips that will fit a bass boat with outlets for a charger, but a 8' wide pontoon or deck boat will not fit into slips. Resort boats with motor available to rent. Fish cleaning house also on property. The only downside i found here is that property is not secure (no fences or "private property" signs, so some locals may think its a public park area) and boats have been tampered with, so secure your gas cans and rods and tackle and disable your ignition when docking overnight.

This room is likely suited for a honeymooning couple, but the 5 of us enjoyed the space and privacy from the rest of the Inn. The owners couldn't have been nicer or more helpful and their breakfast was really great! Plus, they were alums of Miami University, just like 4 of the 5 of us. We enjoyed chatting with the owners and sitting out on the porch during a rain storm. We did have trouble figuring out the lock system, but the owners promptly helped us out with that. The Inn is within short walking distance of Lawrence, a beautiful little liberal arts college, and the downtown Appleton area with shops and restaurants. If I ever find myself in Appleton again, I wouldn't hesitate to stay at Franklin Street!

Settled into the John Rich room on the first floor. I am a single traveler and the room has everything that I need with class and comfort- plush robes, snack basket, small TV, bed with a heating element, radiated heat, luxurious bedding and a place to hang my suit jacket/etc. Being a boutique inn, a main area is historic and inviting. There is a living area, a side seating area with fireplace, kitchen, several nooks with coffee/tea, many areas with snacks, cookies, cereal and granola bars. Plus the front porch that is cozy and has a view of the neighborhood. By the bed is a shelf with lotion, soaps and shampoos, but the best is a pillow spray that is subtle. This room is the perfect size for my travel needs and has a commode behind a privacy wall - towels, makeup towel and Sage/white tea spray in the cabinet above. A corner shower and wood/marble sink with wood mirror brings it all into the ambiance of the room. I sent videos to my family and they wish that they were with me. The mother-daughter duo service is much appreciated. The attention to good communication, there is great information on check in/stay and beyond. This is historical comfort with a taste of home.

(Thank you as I love hot cocoa), the king bed was comfy and luxurious. It had a cute reading nook but the bathroom was spectacular. If I ever build a house this would be what I would add. To say we…read morewere pleased is an understatement--this was by far the best stay I've ever had in any hotel/inn, anywhere. We stayed in the Hunt Suite, which was beautifully appointed. We had all of the comforts of home: a fireplace, a fridge, a gigantic bed, a large en-suite bathroom, and a huge jacuzzi bathtub (big enough for the two of us to enjoy together!). Breakfast was served at our requested time and we enjoyed it both in our room an in the dining room with other guests, depending on the day. De Ann is an absolutely fantastic cook; her breakfasts aren't to be missed. While we didn't spend much time in it, there is a lovely back garden with a screened in gazebo, a bubbling fountain, and yard games for your enjoyment. The Roost is conveniently located close to Neenah, downtown Appleton, and about 30 minutes south of Green Bay. There's even a lovely house dog, Zada, who was very excited to greet us and give us all the kisses we could ask for. We will most certainly be back and are recommending Roost Bed & Breakfast to every single person we've met, both in Wisconsin and elsewhere.
