But I want state that I was wrong, this company is still very genuine, honest and is build up with integrity. I had sold my restaurant in 2017 and had lost my check, misplaced or never received in the first place either of one and never received a duplicate check, so I thought I was cheated and this company would have swindled me of my hard earned money. More over as I was disabled and didn't follow up too and later forgot. Deep in my heart I always felt the pain which was malevolence, that these folks have cheated me and was always brewing hate when ever some one spoke about this Escrow company. BUT I WAS WRONG, today I got an email from Nicole stating that the amount is with California State Government and she was trying to help us get it. I am glad to give them a 5 stars even a 10 stars, as I am receiving my hard earned dollars in 2021. I would appreciate and recommend every one using them as they have proved me wrong all the way and want to thank all their staffs especially Pam, Curtis and Nicole for filling warmth in my heart and eradicating hate and animosity feelings towards their company. I feel liberated as I was holding ill feelings for such a long time and unfortunately misunderstood them. I wish them nothing but lots of success and prosperity in years to come. I believe in KARMA!!

BEWARE OF THIS CENTER;…read more They Will NOT reply to your calls/emails and when you need them. Imagine the situation where buyer decisions can change with accordance to time, so you need the escrow office availability to proceed to next step BUT they stop replying back to you!! The front receptionist actually said, "you have to keep calling persistently to receive a call back". This would be definition of horrible customer service !! I had trying to get in contact for 4 days - left 3 emails, 4 voicemails, and also left my phone number at front desk twice, I Even drive to their office only to be turned away!! WHAT IS WORSE; The escrow office had said upon the due diligence process , if seller has been found to provided false info then earnest money would be refunded. I said okay sounds fair so we proceeded. The buyer later backed out because he made demands I couldn't meet. The escrow agreed to return earnest money to buyer!! I said hey I'm not at fault here because i provided accurate info. She said no I misunderstood the plan on how it works. Oh really!?! Then why do I have email conversations where my understanding is validated. I proceeded as per instructions only to be told "that's not what we said" This is the WORST ESCROW OFFICE EVER!! They are So Rude to their clients

Twelve years later, here we are again with the Alex Aung Cupertino Real Estate Consultant team…read more In a world rushing toward AI for every answer, what stood out this time is something no algorithm can replicate: human judgment, patience, and care. Alex never once pushed us to make an offer. He did the opposite, asking quiet questions that helped us figure out what we actually needed in a home, and what we could live without. Yuchi made sure our finances were rock-solid before we wrote anything. She reminded us to budget for the nice-to-haves and steered us clear of money pits. Before submitting our offer, Alex walked us through the comps he'd prepared and, surprisingly, suggested we go in lower. In a moment when ceasefires get torn up every other week and the world feels uncertain, that lower number turned out to be exactly right. Behind the scenes, Alex paired our written offer with a strong verbal follow-through. We were shielded from the rest. Accepted as written. Two offers with Alex and Yuchi, 12 years apart. Both accepted on the first attempt. Yuchi is now voluntarily and unofficially project-managing our Sunnyvale home upgrade, taking time out of her schedule to visit stores and walk through options with us like it's her own place. Whether you're house hunting in the Bay Area, casually browsing, or just uncertain about whether now is the right time, reach out to Alex. You'll know right away you're in good hands.

We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . This again gives us great confidence in deciding whether to proceed with our offer or not. There were a few times they stopped us from proceeding further with offer due to costly foundation repair although the home is visually appealing on open house visit and other time with city's natural gas pipeline being too close to the back yard. There are many other incidences where their unbiased input was critical to our decision making on offer. They make sure that we as home buyer make the ultimate call on what price to offer with best of our interest. They work very transparently and truly have their client's interest at heart every step of the way in our home buying journey. From the get-go, they introduced us to a loan officer, proven track record of closing many home loans in a given time with best interest rate, from a competitive mortgage lender to get our pre-qualified loan approved, identifying our desired locations based on our family needs, help reviewing the reports and disclosures for red flags or negotiating and presenting relentlessly with seller on our offer to get it accepted in this multiple bid situations. What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.

Realty World has been very supportive against the nuisance of HoA and tenant friendly. In the last months towards my termination of month-to-month tenancy, my beloved friend Kelly handed over the procedures to Allen Ansari who is another nice gentleman. Yet, it has been the first time in my entire life of tenancy that I have lost my entire deposit of 3295$ and spent extra 925$. The main idea is "We have to give the house in the way we leased to you!". In just one year tenancy, with regular tear and wear on the walls, entire house was painted and charged on me. The sliding door in the main room which was already frictioning has been brand new replaced with tenants money. The little cracked windows at the outset brought forward as a claim against me. Towel hangers, toilet lids and small stuff exaggerated. I had no idea that the entire house would be renewed to please the owner and poor tenants money would be generously used for all. I was very ready to pay the outstanding harms like painting garage floor, cleaning, carpets etc . Yet, I believe instead of the owner, if another tenant would move in Realty would not go with same expenses. Unfortunately Realty World has been a very disappointing experience in my life as a tenant. I am sure the house owner is happy that what Realty's priority is. I am a teacher and the loss financially staggered us. The main mindset was pleasing the owner therefore I have been among the ones who lost. Fair? A bigger question mark. Seemingly yes. I cannot claim anything, because before-after photos will give Realty the comfort, documented. Bilal, you are struggling in vain. In my previous tenancies, my kids were much younger and literally the harm on the house was convincing me to leave a great portion of the deposit. They did a great job in making both tenant and The owner happy fairly. But Realty World has left an indelible scar and mark on my and family's memory. Do they care? No...I again want to say that I love Kelly Aronica, I respect him immensely. House buyers, Realty World is experienced more than 30 years and they help you greatly, but think twice, thrice many times if you are going to be tenant. The house viewing took place on a Friday afternoon and they can only make a decision on Monday. Over the weekend, we found a similar home for rent from another property management company. They processed our application faster and on Sunday, they made an offer to us so we decided to go with the other house. After we signed the contract, I contacted Erin through her email to inform her that we will not pursue with the application. To our surprise, they actually refunded our application fee! Other companies will not bother refunding your fees! Overall, we were pleased with our experience with the company. Although it was for a brief amount of time only, they showed that they can be trusted and they are not overly greedy over a $35 application fee. Erin was very accommodating to all our questions and approachable. She toured me in the house and helped me with every questions asked.

So after 10 days of wasting time I can tell "you will be dealing with disingenuous liars in the Golden State Property Management". My horror story featuring George and Daniel (property manager) went on like this: I applied for 923 Live Oak Drive, Santa Clara on 01/07. Our credit screening and eviction report came clean on 01/09. Didn't receive any update after that regarding my application till 01/10. Called here and spoke with George, he said he needed to verify the employment. He had been doing God knowing what till then. He emailed my supervisor and immediately got a confirmation. I texted him and didn't receive a response on 01/10. Fast forward to 01/13, I had to call again to follow up as these scams will never call you back about anything. Then, I was able to talk to Daniel (property manager) and he said my application had been approved and he is offering me the apartment. YEEEEY! He said he will send an offer, after I accept it, he will send the lease which is 3 to 4 pages of BLUH BLUH BLU. Happy ending, right? NOOOO. You cannot trust a word coming out of these people mouth. They never offered me the apartment. Have been calling them for two days now and they are playing squid game with me. Stay away!

He's very unprofessional, was always cut and dry and never even took the time to meet us. I don't understand why landlords give him their business. When we vacated the property he deducted $160 for leaving a brand new box of ice cream bars and an unopened bottle of soda in the refrigerator. He also deducted another $630 for a cleaning and an additional $25 for "air fresheners" bc he claimed the home smelled like dogs even though we paid $300 extra each month in our rent to account for the dogs. We had the place sanitized before we left and btw, the new tenants loved our dogs and were excited that we had dogs bc they did as well. These deductions were total BS and just went into his pockets. I highly suggest staying away from NorCal Property Management in San Jose. If you're a landlord, do you want the headaches that come with this guy? See the receipt attached for "air fresheners." Do yourself a favor and hire a different property manager or you may get sued.
