Stayed here for business reasons and it was in Jan 2024. The room had a full kitchen; utensils, cookware, a coffee pot, a toaster, a dishwasher, dishes, and cups were provided. The hotel also provided dish detergent. It was a cool studio room. The bed was separate from the kitchen and chill (living room) area, basically a bed room. There was a desk with a lot of space which was pretty cool since it provided me with enough room to spread out work materials. I will say that the room had a bit of a smell, not a bad smell but you can smell it when you enter the room. The heater/air con was pretty loud but it was just white noise being used to loud sounds. This might be a problem for some folks if sensitive to loud noise. Pool wasn't open, there is a conference room, and small gym, and plenty of parking space. Breakfast was provided and it was great! Different menu every day but with the usual eggs, bacon, and sausage breakfast, and from what I remembered there was waffle and chicken (wings). That was surprisingly good. Coffee, juice (to-go style), milk. Tipping is optional for the kitchen staff. The front desk was helpful and it was a quick check-in and check-out. The only restaurant within walking distance (5 min) was TGI Fridays. If you drove there, there are nearby restaurants and shopping places to explore. Overall: 4/5

Most of parking blocked off. Ladder to roof

Do not absolutely do not stay at this hotel right now they just started a two week roof renovation project with absolutely zero notice to the guest. The roofers showed up even earlier than we were told. They are loud and they take up all of the parking area. This is going to be a mess. If you have booked here you should cancel and move to a different hotel. I've been staying at this hotel for over a month due to home renovations. Prior to this it was pretty decent. Other than facilities being closed for Covid which by this time they should've already been opened. Such as the pool... The staff is generally very good and helpful. The last few days not so much. But things seem to be a little out of control. For an extended stay hotel rooms are very comfortable and generally very quiet and the kitchen is decent. You have to make sure you get the room that works for you. For example my first room was on the ground floor right by a basketball court so people from the basketball court could see into the room. That was not to my liking so I relocated to an upper floor. Only to find a man in a crane at my window level yesterday morning! All in all I would say it's pretty decent but I have had no opportunity to evaluate the breakfast or the pool. The gym is good. They need to re-open all of facilities because they have removed mask requirements so I think they're bust trying to save money by not serving a decent Breakfast or not opening the pool

Bring your own coffee the stuff they have in the rooms is horrible. Why won't Marriott convert to Keurig machines like other hotels?

Hotel is under a full renovation (9/22/20). We stayed on the 4th floor which is always great to not have people above you. They were remodeling the second floor during our stay. The website gives no information regarding limited amenities during the Covid era but here is the scoop: the pool is not available. Fitness room is closed. First floor bathrooms are closed. Breakfast area is closed. They offer a grab-n-go breakfast bag. You can get a small bottle of water, yogurt cup, piece of fruit, a pastry or muffin. See my photo of the breakfast items. You're better off getting something from McDonalds across the street. No coffee in the lobby. You can brew your own in the room but it's that horrible Rainforest Brand that's in every Marriott. Although it claims to contains some 100% Arabica beans it tastes like it is back filled with burnt wheat like they used to use for cowboy coffee in the 1800s. If you are looking for the usual complimentary microwave popcorn in the room, you'll need to bring your own. I asked a couple desk clerks if they had any popcorn and was told they aren't ordering it anymore because of Covid. Well I'm not sure what Covid has to do with popcorn, but there you have it. Here are some tips about the renovation. They have new showers which are quite nice except the glass wall near the shower head and handle can't move. So to turn on the shower, you'll need to step in the shower and turn the shower head toward the wall to avoid getting a blast of cold water when the shower starts. But the water heated up real quick! Next thing you'll notice about the shower is that despite having a large rubber seal between the stationary and moving glass door, it leaks water onto the floor. So be careful getting out of the shower that you don't slip on the water. I recommend using the floor mat towel to soak up the water in the floor while you shower.

Winter time but looks like a nice large outdoor pool plus well kept hoops area

And we never really heard other guests (although, I suppose it's possible the rooms on either side of us were not in use). We both slept well (as well as we could given the time difference) and I was happy to note that the window shade did a decent job of blocking out the light. Overall, we enjoyed our stay here. Having the kitchenette was a nice feature to have. My main points for not giving a full 5 stars are: the bathroom door was hard to close and open fully; and the breakfast felt a little lack luster to me, but at least it meant I didn't have to go far to get a bagel.

The pros: Easy access from 495 and New Hampshire Ave (MD…read more650). Digital key access was available. Breakfast had some nice options for build it yourself waffles or breakfast sandwiches with sausages and egg patties, plus hard boiled eggs. Pool, gym, laundry and conference room are available. Rooms have a nice kitchenette with microwave, full sink, dishwasher, plates, cups, bowls, and utensils, plus a sponge and dishwashing liquid. Plenty of room to spread out. There's a nearby Safeway if you need groceries. Parking was easy. The cons: The bed was uncomfortable for my wife, she kept tossing and turning. The flat sheet was a weird sheet/thin comforter combo which wasn't tucked in properly and was uncomfortable after a few hours. The room thermostat did not work as programmed. We set it for 66 to sleep but when we woke up groggy at 3, it had only gone down to 71. We turned it off and on, plus used the fan feature, no difference. The room vent is located by the kitchen, not the bed, so keep that in mind. The bathroom door slides, is heavy and does not have a true handle as it can retract fully in the wall. Based on that lack of handle, it was occasionally difficult to close and open. Due to the time, we did not want to try to switch rooms as we had to leave for a family obligation in a few hours in the morning. To the hotel's credit, they reached out immediately after I did an internal survey. They said to not hesitate to contact the front desk as it's staffed 24 hours. I appreciate them hearing my concerns.

The check-in experience was 5 stars; friendly, courteous, professional. Our room was on the 6th floor and was a very quiet location. We never heard a peep from others. The bed was very comfortable. The room itself was smaller than what I'm used to for an IHG property, but it's one night. The main issue was that the property is older and in need of some TLC. The curtains had holes in them, and the bathroom was very small and outdated. It took quite a while for the water to get warm/hot in the shower, and the water pressure was non-existent. There was zero bathroom counter to put stuff on, we had to put stuff on the shelves instead. I used the provided Hairdryer, but a minute in, the smell set off the smoke alarm. There was no bathroom exhaust. Also, we kept looking for cups and the ice bucket, we found it shortly before checking out, located next to the bed on the bottom shelf of the bedside nightstand. Before checking out, we decided to hit up the included breakfast. Mostly everything was in stock and seemingly fresh. However, I had grabbed a yogurt from the refrigerator and it must have frozen and then thawed at some point, the texture was off, and inedible. They did have a good variety of options, including eggs, bagels, muffins, toast, biscuits, gravy, cereals, some fruit. Some of the furniture was observed with wear and tear, also there was some food abd crumbs on the floor, even though there was an attendant present. For one night this wasn't a bust, but I wouldn't have wanted to stay longer. I hope this property gets some attention. We walked to and from the Filmore and there are lots of interesting restaurants around.

However, it worked for what we needed and I *almost* went full 4 stars to balance out the hate based on our mostly positive experience. So, traveling with my brother who booked this hotel through Airbnb. He thought he was booking a private condo or apartment space only to find out post-booking it was a hotel. We arrive and...it's not bad. I'm scanning these reviews while he's checking us in as we realize where we're staying and I'm nervous. But, the lobby is clean and modern, the staff is friendly, the parking is good (though pricey, but this is suburban DC). It is noticeably muggy in the elevator and hallways and since so many reviews describe the rooms as being hot I'm worried. But in the room, I crank the AC and it quickly cools things off. Our stay in the room for 3 days is consistently cool. In room fridge works properly. Wifi works. Water pressure is good, though it takes a moment for the water to get hot. If you plan on eating on site it's too pricey to be worth it, especially since you're in walking distance of almost anything you'd want to eat. We were here to see several shows at the Fillmore and it's steps from the hotel. This worked out great. No uber, no parking costs. I'd stay here again if seeing shows at the Fillmore. Price is solid/average. Location is fantastic. The hotel smells musty, old, faint cigarette odor. Rooms were fine, beds were comfortable and had great bedding, AC worked. It was quiet at night. It felt safe throughout. A solid 3 hotel that could use some upgrades.

My husband and I reserved a room for a week in May 2026 to visit our daughter in Washington DC. We reserved a non-smoking room with a King bed. Here was our experience: 1. Check-in time was 3 pm. I arrived at 2:50 to see both a "Travelodge" and a "Days Inn" sign on the hotel, so there was some confusion as to whether or not we were in the right place. I was told I needed to come back in 10 minutes to check-in. So I sat in my car until 3 pm, but watched as the manager checked in another family and took them to their rooms while I waited. 2. Once I checked in, I was told that the room with the King bed was not available but they had a room with two doubles. I said that was fine as long as the cost was equal or less than the cost of a King room. The woman checking me in said that the cost was actually *higher* but that they would reduce the price just for us. FYI, I know from when I made reservations that the cost was the same. I don't like being lied to. 3. The check-in procedure took 10 minutes because the woman checking me in continued to have a private conversation (in another language) with someone else in the office while completing the process. I stood there and waited for them to end their conversation before she helped me. 4. First impressions of the room: Sheets and blankets on the bed but no bed cover. No pictures on the walls. They were blank. The floor was linoleum and sticky with stains. No rug. 5. There was no fridge. There was a closet with no doors. Felt a bit like a prison cell. 6. The TV was not connected to cable. It produced nothing but a fuzzy image. 7. The bathroom door didn't close and certainly didn't lock. 8. The tub was clogged. 9. When you turned on the shower head, water sprayed out from the back of the tub faucet, likely into the wall and beneath the tub (more on this below). 10. Towels were tiny, max of 4x2 feet in dimension. Not designed for adults. 11. Minimal lighting. Very dark room. 12. On our third night, I stepped out of the bathroom after taking a shower and my husband said that water had flooded the room from the bathroom. There was a puddle in the corner by the bathroom, seeping up from under the linoleum tiles. 13. The next morning, we went to the front desk to be given a new, non-flooded room. The clerk said that he would "see if anything was available". I explained that he HAD to change our room because he couldn't leave us in a flooded room. He said to return later to get new keys. We came back that evening and we were given a new room. 14. The new room didn't flood and the bathroom door closed, but the lights in between the two beds didn't work. 15. There were cockroaches in the room. We had to store our suitcases up high in the closet and on the single chair in the room to avoid having them crawl into our belongings. 16. Aside from this, the hotel was occupied by some people who seemed to have mental health issues. They yelled and talked loudly. The front office had several unhomed individuals sitting there every time I went in. We did NOT feel safe there. FYI, it was a busy weekend in DC as there were many college graduation ceremonies taking place. Moving to another hotel was not an option. Do not stay here. It is horrific, unclean and unsafe.
