You don't need the "welcome package" you need an escape hatch. If you are considering living here, understand this first: once you begin reporting problems or publicly criticizing management, the tone of your experience may change dramatically. In my experience, resident concerns were not handled with professionalism or transparency, but often with defensiveness, hostility, and what felt like open resentment toward tenants who documented issues or spoke up too loudly. What disturbed me most was the apparent culture surrounding complaints. After raising concerns, interactions increasingly felt adversarial instead of solution-oriented. Communication became tense, promises shifted, explanations changed, and ordinary resident interactions began feeling loaded with intimidation, public embarrassment, or passive retaliation. This included confrontational behavior at our unit door, staff yelling across the parking lot, interactions involving my child that I considered wildly inappropriate, and repeated situations where professionalism seemed to disappear entirely the moment accountability was requested. The atmosphere often felt less like "customer service" and more like tenants were expected to stay quiet, stay grateful, and tolerate whatever conditions or treatment they were given without question. Adding to that frustration were recurring fees, penalties, and administrative complications tied to systems that frequently appeared inconsistent themselves. Residents were expected to absorb the stress, cost, and confusion while management maintained plausible deniability. What is especially concerning is that reading through other reviews reveals strikingly similar descriptions from multiple tenants over multiple years. At some point, repeated stories about hostility, maintenance concerns, dismissive treatment, and communication breakdowns stop sounding coincidental. This property markets a polished suburban image. My lived experience behind that image was anxiety, conflict, instability, and the constant feeling that advocating for my family made us targets rather than residents. Document everything. Get everything in writing. Save every email, payment confirmation, maintenance request, and photograph. Because once problems begin, you may find yourself needing a paper trail far more than a welcome packet.

Me and my wife have called Arbors "Home" for over an year as we prepare to renew our lease next…read moremonth. Leasing rates are very competitive. Move-in condition was excellent - clean & all appliances in working order. The office staffs are always ready to respond to requests and I have found them invariably pleasant. I love that staffs keeping the residents informed through newsletters and regular emails. They also host social gatherings which are fun to attend as residents of the community. Maintenance staff is super quick to fix any work order and to clean up the snow as well keeping the community looking spectacular. Indoor pool and hot tub are awesome during winter. Fitness center is equipped with precor equipments. There is an ample guest parking around the buildings. Private entrances which are very uncommon in Chicago area make it feel like a townhouse than an apartment. Really glad we decided to move here, we don't see us leaving anytime soon.

The office staff is professional and actually cares about their residents. Any issues are resolved immediately when I submit a maintenance request and the team is great and respectable. I love using the gym, hot tub and sauna with a indoor pool year round and enjoying the outdoor pool during the summer. Would recommend anyone looking to move to the Chicago suburbs/Naperville area.
