    I have been living here as a sublease and the attention has been great. I had few maintenance requests and they were taken care of within 24 h. Their gym is rather small but it is clean and not busy for the amount of people that live here. I love that they are per friendly. It is good for what you pay. I was looking for a short term so I have enjoyed my stay so far. The only thing Im not sure is a good thing is that packages get delivered to their office and I've had Fedex call me on Sunday because the office is closed. But maybe packages were getting lost before so they have them delivered to there office. On a positive side I know the packages are safer there than in the mail room. The gym has a camera but there are no cameras in the mail room or outside the buildings. That's something that could be improved

    This past Spring semester I subleased at Reserve on Third. Coming from out of state I was worried about finding a furnished apartment yet, Reserve on Third fit the bill. Every interaction I had with the staff was great, they were all very polite and professional. Any maintenance type issues I had during the semester were addressed and fixed in less than a day. Now the appliances aren't the newest, but considering the price my roommate and I didn't mind. Generally $645 a month then an additional $60 for electric. Another nice perk were the event R3 put on for their residents. From grocery bingo to a sunflower painting class, my roommate and I had a blast attending the events. The only negatives I could find for the complex would be: -The outside doors do not have locks so yes any rando could walk into your building but you still have the lock on your apartment door. I would have appreciated the additional security, but I never had any theft/break in issues. -Although the appliances are old most work great! Except the dishwasher, I found throughout the semester I was better off hand washing my dishes. Overall, I had a good experience don't be deterred by all the negative reviews on here. They are a clean, safe apartment complex with the nicest staff around.

    This is my toilet after we scrubbed it 4 different times. Permanently stained by urine.

    This place is absolutely disgusting. My sister had had a good experience a few years ago so we decided to give it another go around. The apartment they show you looks nothing like what you get. We moved in and there was urine all over my bathroom walls, my toilet is quite literally coming up out of the ground. Bugs everywhere, floors coated in an unknown sticky substance, dust, dirt and hair in every corner. Also had BLACK MOLD in our cabinets and unknown black growth growing in the microwave. My bedroom door was taped together with duct tape and then painted over. The worst part is their management. We had thought they had maybe just missed cleaning our apartment. Their manager, "Misty" insisted that it had been cleaned and didn't even get up off her chair to come look at it. She was rude and unprofessional. The younger people that work here are so kind and I feel bad that they have her as an example. They charge you to print now (their printer is broken every other week so it's not like you'd be able to anyways). Last time I was in the hot tub, it smelled so bad and the water was turning dark brown. This place is so gross please take your money elsewhere because there are plenty of better places in Bloomington.

    Don't waste time with them, better off at Atlas or Evolve, didn't even get back my refund as promised

What the heck?? Some of the leasing consultants are polite for sure, but the management there are rude and disrespectful. They definitely did NOT inspect the apartment after the previous tenants moved out and you're paying an INDVIDUAL lease, meaning instead of splitting the base rent you are paying yourself, this sounds nice until you realize that you are paying a substantial amount greater than you should $835 per person is ABSURD for this place Don't go here, They treat their tenants like crap

The ceiling fan had a large collection of dirt, the windows sill had a ton of built up dirt, and there were tons of cat hair in the drawers. There were also fleas that bit us. In order to fix this issue and many orders we had to continuously call maintenance who would much rather argue about the issue than fix it. There was no working heat in one of the bedrooms and they refused to check the furnace and instead opted to close the vents. The finishes in the apartments are also fake, though they call this a luxury apartment. Absolutely terrible experience living here.

The apartments themselves are small. Everything (especially appliances) is old, dingy, and dirty. Don't let the online pictures and model apartment fool you. I'm constantly having maintenance issues in this apartment- heat/ac, the dishwasher, plumbing, etc. I've had problems with almost everything. The carpets get cleaned during the summer so they weren't bad when I moved in but everything else was absolutely disgusting! I was once without air conditioning for days in the middle of summer and the heat broke down in the winter once and they took almost two days to come fix it even though it was an "emergency" issue. Maintenance is slow at fixing everything, but at the same time I realize they have so much to fix daily because everything is so old and is breaking all the time. The office staff is nice- I've actually gotten to know a few of them! But the managers (except for one) are awful. They're rude and will pretend to listen to your issues, then will blow you off and do absolutely nothing about it. I unfortunately got stuck with the most awful roommate imaginable and the office has done NOTHING. I could write an entire book about this situation... I provided the office with 7 pages of incidents with my roommate (stealing things, harassing me, creepy behavior) and they have done nothing. The roommate mediator is supposed to set up a roommate mediation. However, after a couple days of trying to reach my psychotic roommate, the mediator contacted me and said we would have to set it up ourselves... even though that's literally what she gets paid for. So of course, nothing ever happened and I have been left with no other choice but to move out for my safety. Last summer I got a bill from the office out of nowhere saying that I owed almost $200 in late fees. The charges on the page didn't add up, after taking the bill to the office and having it reviewed they realized they had charged me over $100 more than I actually owed... this place will steal from you if you're not careful! The only good thing about this place is the all-inclusive rent and the decent amenities. I highly recommend avoiding this place like the plague... it is absolutely awful in every direction. I could go on and on about unnecessary things I have had to deal with here but I think I've made my point.

They are money hungry in a way that is almost sleazy and they don't do a lot of general up keep around the property (there was a mountain of bird poop on the stairs up to my apartment until I finally got fed up and cleaned some of it up). Maintenance can be iffy but those people are nice! The front desk is almost always unhelpful. But the price isn't horrible for Bloomington and the bus is very convenient, although they have no control over that.

She then got into a sorority she wanted, so she found a relet in Feb/Mar 2025 and followed their relet process TO THE LETTER. However, they signed her relet to a NEW lease, so as not to honor the early bird discount my daughter had. After that, they kept informing my daughter that the relet did not go through, which confused both my daughter and her relet. I got involved, trying get answers from the leasing office, which was less than helpful. My conclusion was they had my daughter's relet in the wrong apartment, and it would get sorted out on move-in date. In July 2025 my daughter started getting move-in notices, so I contacted them again, and only then did they explain what they did: They signed her relet, put her in the apartment with my daughter's would-be roommates, and reassigned my daughter to another apartment with random strangers, WITHOUT EVER NOTIFYING HER. There is NO information in their portal, in email, or by phone/text about this reassignment. I insisted they release my daughter from the lease obligation immediately, providing all the documentation I had from the portal, and my daughter and her relet's communications. The local property manager then played the "I'm just the local leasing agent, this needs to go through corporate" angle (their corporate is in TX). I received ZERO response from corporate office either. My daughter received no further communication. However in January, there is now a collection on my credit report for their collections company for roughly two months rent. STAY AWAY AT ALL COSTS.
