If I could give this place a 0 star I would DO NOT LIVE HERE !!!!!! Where do I even start on how shit this place is. When I first moved in there was a small soft spot in the entry way floor. I reported it to maintenance they came in while I was not home and claimed that they could not find it. Through out the 2 years I lived there the soft spot just kept getting bigger till I was not comfortable walking through my own apartment. I had reported this problem 4 times before I was even told that it might get fix. And that took a year and a half, and me contacting the city of Bloomington. Maintenance will come in without notification, even though you are supposed to be notified before they enter. We would usually get an email saying they were coming in after they had already been in our apartment. They will claim that they knock and then yell when they come in. But it happened numerous times where they would knock once and then walk in while we were asleep. They also did not inform us that over winter break they would be installing a vent into my room. I came back from winter break to half the stuff in my room being moved and them trying to hide that a vent had been added to my room. They moved a lot of my stuff in front of the vent so I wouldn't notice. And to top off the shit storm that is this place the office will not answer you if you call, or email. You will be put through an AI thing to see if you actually need to talk to a person. And if you do get through you will get people who argue with you or just don't know the answer. read more

The space is nice, but the company is pretty penny pinching and the customer service is lacking. Don't expect to be treated nicely by upper management. However, the student workers in the office are extremely nice and accommodating. With that intro, here are some things you should know about reserve on third before you move in: 1. This is the most important: reserve on third is owned by the massive corporation Scion. You're basically living with a company like Amazon. Don't expect them to actually care out your needs. They are a money making operation and have left a pretty sour taste in my mouth personally. 2. August rent is due on the 1st, but you will not be allowed to move in until mid August. A bit jank if you ask me. Essentially you pay for all of August get less than half. 3. The location is a decent ways from campus. However, the reserve on third bus is incredibly useful. I only wish they had a tracker app or something for it because it can be late during heavy traffic times. 4. They do quarterly inspections. Not only is this kind of privacy invading because they will not tell you what time they are coming or even in some circumstances on what day. Which you can imagine would be frustrating because what if you have company over or something. Also they will charge you for any tiny thing they find wrong. They charged me $25 for a small tear in a blind. I expect they will be penny pinching and charge me for something at move out too. 5. Pre covid, they did throw nice events which were enjoyable as a resident. They also made a decent space to meet new people. 6. Just like any complex they will not explain the full terms of your lease. I recommend having a trusted adult look it over before you sign. 7. Pets are "allowed" however the limitations are VERY strict. No snakes, no rodents (rats, hamsters, etc), only 1 pet per apartment not per roommate, also no dogs under 1 year old or over 40 pounds. 8. This is personal to my apartment, but if you turn the oven above 350 or boil water or cook bacon the smoke detectors will go off. This is the thing that drove me to move out. I can't cook anymore. I hate not being able to cook in my apartment with a kitchen. The smoke detectors drive me absolutely crazy and no one from reserve will help. 9. There is adequate parking for you and as many friends as you want. This is nice because I never had to worry about finding a spot. 10. The gym is nice and open 24 hours. The gym is very small though and does not include any stationary bikes. 11. They have a room computer with a printer which is pretty much always available. Don't expect the printer to work with any consistency. However, if it is during the day the office staff will generally print anything you ask them too if the printer is once again out of service. 12. The complex is always well maintained. The pool did get sandy when it was open but other than that the grass is always bright and groomed and the outsides of the buildings are clean. The gym, office, lounge areas are also always very clean. Props to the maintenance staff at reserve. Speaking of staff, the bus drivers are also extremely kind. 13. The main doors to the buildings do not lock. Meaning anyone can enter the complex at anytime. I personally don't like this and wish they would've installed key pads or something. It's basically the same as anyone being able to come up to your dorm room on campus. 14. You can see from the picture the space is very nice. The apartment was clean when I moved in and the space has kept up well. Good value for what I paid living in a 3x3 which was 509 plus electric. 15. Expect a raise in rent each year you choose to sign again. Not a ton but about 30 Overall Reserve is pretty similar to other apartment complexes. I can say definitively it wasn't for me but I think for some it is probably a good fit. Update: I want to add that a reserve on third staff member reached out to me about my review. They actually thanked me for my review being well rounded and said that my concerns about the complex were all being taken seriously and gave me space to voice my concerns! I find this extremely kind and generous of the reserve on third staff. I want to emphasize that the office is doing a great job, and my main concerns for the property come from the larger corporation. I think reverse is trying to do it's best but they only have so many resources. My intentions of this was just to provide a more detailed description because I know choosing a property is hard and many of the reviews on here seemed one sided. I have been living here as a sublease and the attention has been great. I had few maintenance requests and they were taken care of within 24 h. Their gym is rather small but it is clean and not busy for the amount of people that live here. I love that they are per friendly. It is good for what you pay. I was looking for a short term so I have enjoyed my stay so far. The only thing Im not sure is a good thing is that packages get delivered to their office and I've had Fedex call me on Sunday because the office is closed. But maybe packages were getting lost before so they have them delivered to there office. On a positive side I know the packages are safer there than in the mail room. The gym has a camera but there are no cameras in the mail room or outside the buildings. That's something that could be improved read more

This past Spring semester I subleased at Reserve on Third. Coming from out of state I was worried about finding a furnished apartment yet, Reserve on Third fit the bill. Every interaction I had with the staff was great, they were all very polite and professional. Any maintenance type issues I had during the semester were addressed and fixed in less than a day. Now the appliances aren't the newest, but considering the price my roommate and I didn't mind. Generally $645 a month then an additional $60 for electric. Another nice perk were the event R3 put on for their residents. From grocery bingo to a sunflower painting class, my roommate and I had a blast attending the events. The only negatives I could find for the complex would be: -The outside doors do not have locks so yes any rando could walk into your building but you still have the lock on your apartment door. I would have appreciated the additional security, but I never had any theft/break in issues. -Although the appliances are old most work great! Except the dishwasher, I found throughout the semester I was better off hand washing my dishes. Overall, I had a good experience don't be deterred by all the negative reviews on here. There was mold in my daughter's apartment when she moved in, her kitchen faucet/sink didn't work for weeks after they moved in and maintenance couldn't be bothered to fix it, and they did a move out inspection on her apartment and charged her cleaning fees while a roommate was STILL LIVING THERE. They sent photos of food in the fridge as evidence of it "not being cleaned" but SOMEONE WAS LITERALLY STILL LIVING THERE. read more

Under absolutely no circumstances should you live here. Penny pinching is a nice way to put it. I picked this place thinking I would save money and I ended up with quarterly bills and move out fees that were outrageous and unfair. "Inspectors" take advantage of young college students and walk into units and know exactly where they are going to find things that will be added to your bill for crazy prices. Personally witnessed someone walk in and go straight to 2 chairs and look on the underside of it and charged me $75 for it. That is just the start as well. Very minor imperfections in the carpet and hard wood (underneath their furniture) that get docked for $75 once you move out. Left dust on my desk and window sill and got an extra $55 charge for that. Dried soy sauce on one shelf of the refrigerator was an additional $65. These are just off the top of my head. The best part of all was the horrendous maintenance. Giant leak in our living area resulted in a hole the size of a yoga ball in our ceiling for months (never fixed). The gym AC was out for 2 weeks and when I finally asked about it, they said "it just went out yesterday and we have someone coming soon to fix it". Three weeks of the tiny gym at 90+ degrees, pool not open for long and had a lot of maintenance resulting in closing. Just overall the worst living experience ever and didn't save any money. Rent is reasonable. They never have enough maintenance staff so things are slow to get repaired, if they get repaired. Pool closes after Labor Day when many residents have only had 2-3 weeks to enjoy and the weather is still warm enough to swim. And although there is a hot tub, they are refusing to fix it-ever. But most concerning is we have now had 1 vehicle broken into (pried open the cover on a truck bed) and one motorcycle STOLEN from the parking lot. They have no cameras in the parking area. Maintenance takes months to fulfill a request and is underpaid. Our faucet stopped working properly a few months before move-out. They double charged me for things constantly because I delegated (DO NOT delegate from anyone here btw, they do not give you any information and send emails to the previous tenant instead of you). Now they are charging over $300 INDIVIDUALLY to me and my roommates to replace the couch and chair/cleaning fees. Y'know, the furniture they replace every year anyway. Oh and the volleyball court? Barely usable for most of the year. Same with the pool and hot tub as they were also closed half the year for maintenance. Put your money elsewhere. read more

Not only has management been terrible through the whole year, now that move out has come around they charge you for every little thing... I got charged a $20 cleaning fee for "some dust on the side of the couch" along with the front door being dirty (exactly how it was when I moved in), as well as the window sill needing to be wiped down... Some water damage in the carpet in the closet (~2x4 feet of carpet) costs $422 to replace because they "have to replace all of the carpet in the bedroom now", even though the 2 carpets are completely different from each other.. I was also told I could mount a tv and didn't need to worry about the holes if they were around the size of your pinky... well, I got charged an $80 fee for them. This place is absolutely disgusting. My sister had had a good experience a few years ago so we decided to give it another go around. The apartment they show you looks nothing like what you get. We moved in and there was urine all over my bathroom walls, my toilet is quite literally coming up out of the ground. Bugs everywhere, floors coated in an unknown sticky substance, dust, dirt and hair in every corner. Also had BLACK MOLD in our cabinets and unknown black growth growing in the microwave. My bedroom door was taped together with duct tape and then painted over. The worst part is their management. We had thought they had maybe just missed cleaning our apartment. Their manager, "Misty" insisted that it had been cleaned and didn't even get up off her chair to come look at it. She was rude and unprofessional. The younger people that work here are so kind and I feel bad that they have her as an example. They charge you to print now (their printer is broken every other week so it's not like you'd be able to anyways). Last time I was in the hot tub, it smelled so bad and the water was turning dark brown. This place is so gross please take your money elsewhere because there are plenty of better places in Bloomington. read more

I would give Reserve on Third no stars, but sadly, that was not an option. My student was excited to live here, but it quickly turned into a nightmare. You'll graduate before routine maintenance is done, my husband fixed the items the kids requested on a visit in 15 easy minutes. The shuttle service is via a third-party contractor, riddled with shitty brakes and a lack of service in the winter, leaving students stranded on campus. When I called about this, I was told by the general manager that she didn't want to endanger her driver. SMH! Don't complain either. Management is defensive AF and my student blackballed and gets no service now. They still take our check every month. That's at least consistent. I would not recommend this place. read more

Very disappointed with my stay at this complex. Beyond being harassed for things they didn't even bother trying to prove, I was thratened that I would be evicted over hear say that they didn't even look into. They haven't treated me respectfully so I feel as tho this post is justified. I came to grab a few things from my apt just recently and my apartment flooded due to the apartment above mine. I wasn't notified by call or email. There is major water damage and I was still expected to pay my full $800 rent. There's fans blowing in there to try and dry it out. But I have a feeling mold will be showing up soon. Very dishonest to not tell a resident their things are water damaged. My bedding was wet as well as the carpet and my brand new tv isnt working right, looks like water damage as the picture is screwed up. I took pictures to prove all this as well. It's a loud complex and the people living there just treat it as a dump. There's always trash outside and masks just floating in the wind all over the complex. I would recommend finding somewhere else that doesn't charge this much. It's not worth the money. AT ALL. They also expected a full months rent when move in wasn't until Aug 18. The entire year I had problems in my apartment and they were not reactive to them at all, they want you to do everything you can before they come in... even things we had no idea how to fix, like a terribly leaking washer. On top of that, they take advantage of the fact that you're a college student with little to no knowledge of some things. PLEASE read this review. There're so many other apartments to spend your money on that are much more quality. I've been living in a 3 bedroom and 3 bathroom for a year now, and it has been hell ever since I signed my lease. The management and staff are super friendly BEFORE you sign your lease. That's a marketing tactic they use to meet their financial quota: put on a friendly facade, & when you get into a year-long lease, they stop caring about you. I made the biggest mistake of renewing my lease for another year because they fooled me into thinking I was getting a deal on my rent. Also, don't be fooled by the fake model apartment that they show you during the tour: it is NOT how the apartments actually look. The buildings are disgusting. There are bugs everywhere, especially in the window seal of the stairways, and they are never cleaned. It's like a jungle when you're trying to leave your unit: spider-webs, flies, moths, mosquitos, EVEN BIRDS get stuck inside of the stairway area and can't get out due to the windows being sealed, so they end up dying on the stairs or in the window seal, which is not only disgusting but terrifying for most residents. The apartment itself is CHEAP, yet the management of Reserve keeps increasing the rent, making you think it's a good deal. The common area of the apartment is cheap, from the washer to the refrigerator, and it breaks so easily. You cannot even cook food because the stove is cheap and will not heat up your pots and pans. The rooms themselves are extremely small, which means you can barely fit anything into them besides the cheap bed, dresser, and desk they provide you with. The bathroom is cheap as well, especially the shower with its weak water stream and hot water that runs out in 5 minutes of usage. The walk-in closets are okay, but after my roommate moved in her clothes, the entire rod fell down, and she had to wait a week to get it fixed. CHEAP like I said. The walls are extremely thin as well, so any phone call or "intimate" sessions you have WILL be heard by your roommates. It is like you have no privacy in your small room. I decided to give the "general manager," MISTY GRAY, her own paragraph because there is so much to say about this "female." The best analogy I can use is that she is a wolf in sheep's clothing. When you call up to or visit the office, she may smile and greet you, but whenever you have a problem, no matter how serious it is, she will not only be nonchalant but extremely disrespectful towards you. I had a serious roommate issue, which I tried talking to her about. Instead of empathizing and using her power to come up with a solution, she sided with my white roommate and even picked an argument with me. I am being nice here to say that she is unfit for this role, but then again, this is how this apartment complex operates. I have A LOT of friends who are running away from these trash apartments after their lease ends, and we all say the same thing: MISTY GRAY is the rudest, degrading, unprofessional manager we have ever had in our lives. I'm still surprised to this day on how she is still in her role. It's no wonder why her retention rate of employees is the way they are. Her assistant manager, Josh, quickly resigned, and so have many of the office workers that were just there a few months ago. It's not a coincidence. There's no doubt that Misty is VERY fortunate to work in a town like Bloomington. Lord knows what would happen if she resigns or gets terminated (as she should have a long time ago) and has to with older adults who have nothing to lose. Her bosses should reconsider her contract, for sure. As a business professional myself, I think it's unwise to have someone like Misty managing an already cheap apartment complex. Don't let the fake reviews fool you. At the beginning of your lease, the management will force the office staff to ask you to give them a 5-star review, which is another one of their marketing strategies to get you locked into a lease with them- DO NOT FALL FOR IT. read more

I've been staying at reserve on third for almost a year now, I'm moving out in a few weeks and thought this would be a good time to write a review. Probably not the worst apartments in Bloomington, but I would advise living somewhere else, considering the fact that other apartments are about the same price and much better quality, it wouldn't be the best idea to live here, but first I'll list some positives of living at reserve on third. -The shuttle busses are convenient (if they work, they broke down somewhat frequently and randomly stopped running the busses during summer time) and I've had good experiences with most of the bus drivers -The pool and hot tub area is very nice, there are also hammocks you can relax in! -I've never used the tanning bed and volleyball/basketball courts but they're a nice touch -They offer free breakfast on Wednesday mornings and will have free cookouts and other festivities during the first week of moving in -The computer room was very helpful for me, I didn't have my laptop for a couple weeks and I was able to get my homework done without going on campus -I also really liked that they had an ATM machine inside the office building, it was very convenient if you need quick cash Now for the negatives... -The quality of the appliances (microwave, oven, and dish washer especially) are pretty old and terrible. I would advise not even bothering using the dish washer because it barely works -I had tons of issues in my bathroom (toilet not working, shower rod falling off, pipes freezing even though it wasn't that cold outside ? ) again, I feel like the apartments are very low quality and cheaply put together, so expect many issues with your amenities if you decide to stay here -My roommate had issues with bugs in her room and we still have no idea why she's the only one who had this problem. A maintenance worker claimed the bugs came from our kitchen, but her room is furthest away from the kitchen and it was clean at the time -Our thermostat also stopped working during the winter months and made our apartment freezing cold, which was extremely annoying to deal with -I really don't like how the doors to our apartment buildings are either wide open or unlocked, I would prefer to have a key to get into my building but maybe that's me just being paranoid -I'm able to hear literally everything outside of my room (people/cars in the parking lot, people walking up and down the stairs and my roommates throughout the whole apartment) -Our refrigerator and freezer had a very weird smell inside for a while, even though we cleaned it throughly and removed expired food items -Overall the size of the apartments are very small, it's better than living in a dorm but that's about it. Awful place with awful person, Misty. Valentina is really kind and caring. My daughter moved in to an awful apartment, shouldn't have moved her in. But when you show up for the school year, where else do you go? The place hadn't been cleaned, there were burn marks on the counter and furniture, grease spots on the ceiling, they had to replace the stove, hood and refrigerator, after we complained for months. She still can't do laundry in her apartment as the washer and drier smells of cat urine (fyi, she doesn't have a pet at all). When we arrived I went to the office for someone to come look and make it right, that's when I first met Misty. She said she had just gotten done eating her lunch, so I needed to wait. I said, I just drove 3.5 hours to show up to an unclean apartment, don't give me lip. She was unbearable. She got out a piece of paper and wrote things down, but refused to come look at the place. A man who said he was not employed by R3 came to clean and said his crew had NOT cleaned as they had claimed and he apologized. R3 should hire him, because at least he was kind and tried to make things correct. I wouldn't recommend this place to anyone. We're paying through the nose for a basement apartment and it hasn't been right since day one. No one has reached out to me, the guarantor, just to the two who live there that aren't going to throw a fit because they are too polite. Steer clear of this place! If I had the option of giving Reserve on Third no stars I would. For starters the location is extremely inconvenient for the price. My roommates and I have found a house for a better price right on campus where we can walk to class and not have to worry about missing a shuttle. However, if that's all it was I would've had no one to blame for my bad experience except for myself. Management is awful. The students are nice but overall it's one of the most poorly built businesses I've ever seen. They didn't believe me when I told them it smelled like a dead bird in my dryer (I was actually laughed at on the phone) and after calling multiple times someone finally came out and got rid of the dead bird in the pipes. The maintenance men were coughing and gagging because the smell was so bad and I never even received an apology. Their "records" are completely bogus because they often swore maintenance had been in our apartment when I know for a fact they hadn't, and our bird incident was labeled as "dryer not drying". They also randomly sent someone up to look at our couch and take pictures for a supposed rip when it was in perfect condition (which is a little suspicious if you ask me). Thankfully my roommate was coming back from class when she saw the maintenance man going into our apartment. Our fridge also broke twice so we lost food twice, and they refused to believe that it was possible for us to lose food so we never got any money back (or an apology). They told me that I should look to see if we had insurance on the apartment when they know that filing a claim would cost more money than its worth. A decent business (a decent person) would have refunded us back some money for the food we lost especially after it happened the second time. Lastly, cleaning fees. I don't have much to say about this other than combined, my roommates and I were charged over $200, and $20 for dusting. When I called to ask for an explanation I was told I couldn't speak to a manager and was then hung up on. The place was way cleaner when we moved out than when we moved in and we have pictures to prove it. There was not a single resident I spoke to that had a good experience with this place. I lived in this leasing property not long ago, and I finally decided to move out. The leasing office here pretends to treat you friendly in order to lure you to sign a contract with them. As soon as I moved into my apartment, I found the carpet and furniture in my room were dirty, which made me disappointed. During my stay, I could always find various kinds of bugs including bed bugs coming into my room, which were annoying. So, I contacted the office to handle the bug issue. I figured this bug treatment should be free, as they did not tell me that there was a cost associated with this extermination, and I thought it was their duty to maintain a healthy living environment for their residents. However, after they conducted the extermination, they blamed me for bringing those bugs in, and they said they believed I exposed to somewhere having bed bugs. It was absurd since how can they blame a person without direct evidence? They kept asking payment from me related to this bug treatment however I explained my ground. In accelerating me to make this payment of $150, they even said they reported this issue to their national operating director. I wondered was $150 worth bothering your national directors? Since they were too pushy and kept making this nonsense, so I had to find IU student legal service to handle this issue. The staff there told me that they should not blame me for this issue without any evidence and suggested me not pay this charge. I learned that the office of Reserve on Third (Previously known as Bradford Place) received a lot of complains in the past, so they had to change their management team in order to make this place better, and I thought the reason they changed their name was to run away from their past extremely bad reputation. Unfortunately, the new management have not yet learned a lesson from its predecessors, and they still highly regard saving cost over improving the quality of living environment. The furniture and carpet were old and should have been disposed when I moved in, and the wall has no sound absorption layer, and I was able to hear every word my roommate said when he was making phone calls. Overall, my living experience here was very unpleasant, this was the worst place I have ever lived. I definitely do not recommend you sign a contract with them, and I suggest you find other places, where you can have a cozy living space with a responsible leasing office and a comparable price. read more

The staff are not helpful. They don't respond to emails if they do not think it is important. Anything that might be inconvenient to you does not interest them. However, when they do need something from you, they will contact you non-stop. They also go into apartments whenever they want to, but I believe that is in their housing agreement. So, best just not to go there. Some of the things in the apartment didn't work, for example, the ceiling fan never goes off, I mentioned that right at the beginning and nothing ever happened. RUN AWAY FROM THIS PLACE. I paid for 5 month lease even though I only needed to be there for 4 months because I was told it's the only way I could move in. Didn't really mind because I needed a place to stay in Bloomington badly and I had a dog. I will say that what really turned me off is how poorly this place is managed. The entire time that I was living there the dog waste post didn't even have bags and the trash was filled to the brim with dog waste despite me calling the office several times about it, which I think is a serious health hazard for the residents. When I moved out, the office somehow managed to charge me for the broken blinds even though I have already replaced it with new ones. They also charged me a "cleaning fee" for the bathroom even though a) I have moved out early and shouldn't really be responsible for how my roommate cleans the bathroom, b) Cleaning should be part of their maintenance anyway! And c) the apartment was filthy when I moved in to begin with. What's worse is they had the audacity to send a 40 dollar bill to collections! I wonder if they do this to every single tenant they have so that they never have to return a deposit. read more

I have lived here at Reserve for about two months now and have loved the experience so far. It's located only about five minutes from campus which is so convenient for a full time student like myself. I love living on the East side of Bloomington where all the action is as well. The shuttles run all over campus and the Bloomington Transit runs by, making it easy to live here without a car. The amentities have been something I have really enjoyed. I love having the opportunity to go swimming after class or work out at the gym in the mornings. The clubhouse is always stocked with candy and the computer lab is always stocked with coupons for businesses around town, always giving me a reason to stop by! The apartment itself is a HUGE improvement from living on campus in a dorm. I love having space to cook a meal and my own private bathroom. I have never had any maintenance or noise issues while living here. Aside from this, the rent is affordable and something I can handle while working just part time. I have been living here at Reserve on Third since my sophomore year. The shuttle service has been great for me! I don't have a car so I rely a lot on buses. The office staff is actually really nice too. They always greet me with a smile and seem really cool. I would highly recommend this community for anyone who is struggling with finding housing. Personally I love my huge walk in closet and private bathroom! It definitely beats living in the dorms. read more

Reserve on Third is an excellent place to stay! I would recommend it to anyone who is looking for a community with great customer service, well kept amenities and grounds, as well as a staff that truly seeks to put their residents first. Not only does the Reserve on Third staff do their best to make the concerns of their residents a top priority whether it be maintenance related or another issue, they also do an amazing job of going above and beyond for the R3 community through weekly breakfast in the office for residents and fun monthly R3 community events. I am about to end my stay at Reserve On Third, but I love and appreciate the time I have spent here. The remote location gives it a woodsy feel, with a shuttle that creates ease of access to campus for students. I love the poolside experience, workout facility, and computer area. Individual leases, roommate matching, and furnished apartments gave me all I needed to thrive during my senior year of undergrad. read more

CAUTION...GET READY TO BE TREATED POORLY!! I cannot believe that my son was sent an email (no phone call) moving his room assignment to a different room not even two days before move-in. Turns out they matched him with someone living in the community already. The place was a disaster....they said they got all of the carpet changed like it was a huge plus...they did and all the remnants were everywhere. The two roommates who moved out just left their science projects in the refrigerator for someone else to deal with...expired food, bugs in the refrigerator, fingers stuck to the grime on the cabinets...and the list goes on and on. Cleaning absolutely filthy bathrooms with toilets that run and sinks that leak and hair from prior roommates everywhere. Really is this the best you can do? I realize it is student housing, but give me a break. They painted the window sills and baseboards with hair in the paint? I was told the reason my son and his roommate were moved was because of special circumstances with someone needing a first floor unit. Well.....KNOCKED ON THE DOOR AND IT APPEARS THAT THREE VERY HEALTHY AND ABLE GIRLS NOW OCCUPY THE UNIT THAT SHOULD HAVE BEEN MY SON'S?? EXPLANATION NEEDED!! I hate living here. Choosing this place to live was the BIGGEST mistake of my life. Every time I've had a problem the staff and manager have been anything but understanding of my situation. I paid rent on the 2nd of June, late fees start on the 3rd. But because my employer didn't pay me until the Friday before I had to wait for my paycheck to clear my bank. I asked them just to wait one day before cashing the check and they said they wouldn't do it unless I paid extra late fees. The staff even threatened to run my check Monday June 5th when my funds don't clear until the 6th! Then they said that I would be charged a $50 fee for a returned check, and late fees, as well as a overdraft fee from my bank. DONT LIVE HERE. ITS NOT WORTH THE MONEY. THE APARTMENTS ARE OLD AND HAVENT BEEN UPDATED SINCE THE 1980's! MICROWAVE IN MY APARTMENT WAS MADE IN 1999! Over the winter my window also cracked and they tried to charge me and my roommate to replace it! It was a thermal stress crack and not damaged caused by abuse. My son rented a 3 bedroom apartment from Reserve on Third. Please do not rent here. His car was broken into and items were stolen. His windshield was broken. They do not have security cameras on site. When he moved out before his lease was up, they did an inspection of his room and the main living space. There was still a roommate there and we were still paying the lease. He was charged 30 dollars to clean a desk and a ceiling fan. He was charged for food in the fridge and on the counter, his roommate was still living there. Reserve on Third did not clean at that time,so why were we charged? I would think that the last day of the lease would be when the apartment would get inspected and charges made at that time. All three roomates were charged for everything Reserve on Third could find. When they moved in, I had to clean the floors because the floors were filthy,we did not charge them for the cleaning! Kitchen table was dirty,we did not charge them to clean it,dirty stove top and microwave,we did not charge them to clean those. The furniture is "fake leather". In January the furniture was peeling. This was reported to the office and they have that on record. We were still charged for the replacement of the furniture that was "normal" wear and tear. Reserve on Third said it was "excessive" wear and tear. I am guessing that is how they get it replaced every couple of years,if the furniture lasts for a couple of years? I guess they needed to sit on the floor and not use their furniture. The three roomates were charged in excess of 800 dollars! This is outrageous! I tried to work with Victoria, who you cannot speak to,she only wants complaints in writing,and she kept emailing the same response. Finally she quit responding. This complaint was never resolved on Reserve on Third's end. We did pay what they asked, we had no other choice. If you go to small claims court it would have cost us more. So I hope you can see the scam. I did not want to write such a bad review. I am speaking out because I FEEL we were unjustly charged,my complaint was basically ignored, and I hope I help new renters. Take pictures before and after,take pictures and report the peeling of the furniture,take pictures of your room after you move out. Make sure if you have roommates that leave before the lease that they clean the general area. My son works all summer and had to pay close to 300.dollars to Reserve on Third after he moved out but was still paying rent due to inspection done while rent was still being paid and a roommate still living there. No cleaning was done until the last roommate left and it was left clean. Shame on you Reserve on Third for taking advantage of your college renters. Absolute dump. The apartments, hallways, and grounds look NOTHING like the polish published photos. Non working/faulty air conditioning that fails to work (4th time reported), leaks in the ceilings from the apartment above, dryer that requires 3 cycles to properly dry laundry, and the bus service rarely runs on time or is cancelled, just to name a few of the concerns/conditions. Absolutely did not renew my lease. What a disappointment. read more

I have lived at reserve on third for two years now and it has been great. I transitioned from teeter my freshman year to here. I live with my childhood friend and a dog we got together last year. There is a small dog park on site, and a great neighborhood for longer walks. Having access to the gym when the office is closed has been great for me. I'm busy throughout the day so be able to get my workout in at night has been helpful and convenient. The staff is friendly and has events going on all the time. I relied on the shuttle last year for classes and never had a problem being late. read more

Less than 48 hours before move-in, and after my stepson set up cable and electric, management reassigned him and his roommate to a different unit with a "matched" third roommate. I guess it was easier to inconvenience 2 rather than 1. In addition, there's no guarantee he won't be moved again during year...Very unprofessional. He has already decided he won't be renewing. So my daughter is moving into Reserve and her lease 'begins' on August 21st. We have been dealing with college apartment complexes for 6 years (between my 2 daughters). With every other apartment complex I've dealt with, if the lease starts in the middle of the month, the rent is prorated. I would also not expect to pay rent until that lease date (August 21st). Not the case with Reserve on Third. We received email notifications on August 1st that rent was due. Really? I received the login information from my daughter and reviewed the lease, the lease begins on August 21st, however rent is NOT prorated for partial months. My daughter is taking over a room (on a new lease) from a friend who graduated. So, the apartment complex is making double $$ for a room that my daughter cannot occupy until the 21st. Taking $$ from poor college students (and their parents) is shameful. These apartment complexes make enough $$ to not have to double-dip for a partial month's rent. Cut the students a break...pure greed. And yes, my fault for not reading the 9 page lease word for word. read more

I've definitely enjoyed my living experience at Reserve on Third! When I moved in last year, I found myself arguing with one of my roommates more than I would like to. Once I told Reserve on Third, they were very helpful. One of the managers set up a roommate mediation for us and it was a great idea! We were able to get to the root of our issue with someone else there to help talk us through it, and remained the friends that we once were! Another reason I love Reserve on Third is because of the pool area. The pool is a great size with a super nice hot tub next to it. There are hammocks and even a table to sit at if I felt like doing homework. I would definitely recommend living here and will be sad to leave come graduation! read more

When my roommate and I moved in a year ago the prices were the cheapest we could find. Now the prices are starting to skyrocket. They constantly put out pricing deals that are not available to us since we are returning residents. You would think there would be a good deal since we decided to resign, but it's honestly much cheaper for new residents. The pool, gym, and "amenities" are definitely not worth it. The shuttle to campus almost always has a problem with it and management will take no responsibilty if it is not working because they claim residents can take the 6 bus that has a stop nearby. Furniture is cheap, the pool is often dirty, and the walls are extremely thin at Reserve. For living this far off campus (10 min drive from the closest part) this apartment complex does not make up for it. Often times, there is limited parking for my building and I have to walk in the dark while trying to carry all my stuff. The AC is loud and half of the stovetop doesn't even work. When I complained about the AC, there was prompt maintenance response, but nothing has changed afterwards. My advice: Find a place closer to campus with better rates. read more
