    They don't answer the phone. AI answers or attempts to…read moreanswer emails that are not helpful. Rent is due on the 1st but move in is on the 19th, doesn't even seem legal. I am trying to pay the rent and their website also doesn't work well. Horrible experience and my daughters haven't even moved in yet.

However, the student workers in the office are extremely nice and accommodating. With that intro, here are some things you should know about reserve on third before you move in: 1. This is the most important: reserve on third is owned by the massive corporation Scion. You're basically living with a company like Amazon. Don't expect them to actually care out your needs. They are a money making operation and have left a pretty sour taste in my mouth personally. 2. August rent is due on the 1st, but you will not be allowed to move in until mid August. A bit jank if you ask me. Essentially you pay for all of August get less than half. 3. The location is a decent ways from campus. However, the reserve on third bus is incredibly useful. I only wish they had a tracker app or something for it because it can be late during heavy traffic times. 4. They do quarterly inspections. Not only is this kind of privacy invading because they will not tell you what time they are coming or even in some circumstances on what day. Which you can imagine would be frustrating because what if you have company over or something. Also they will charge you for any tiny thing they find wrong. They charged me $25 for a small tear in a blind. I expect they will be penny pinching and charge me for something at move out too. 5. Pre covid, they did throw nice events which were enjoyable as a resident. They also made a decent space to meet new people. 6. Just like any complex they will not explain the full terms of your lease. I recommend having a trusted adult look it over before you sign. 7. Pets are "allowed" however the limitations are VERY strict. No snakes, no rodents (rats, hamsters, etc), only 1 pet per apartment not per roommate, also no dogs under 1 year old or over 40 pounds. 8. This is personal to my apartment, but if you turn the oven above 350 or boil water or cook bacon the smoke detectors will go off. This is the thing that drove me to move out. I can't cook anymore. I hate not being able to cook in my apartment with a kitchen. The smoke detectors drive me absolutely crazy and no one from reserve will help. 9. There is adequate parking for you and as many friends as you want. This is nice because I never had to worry about finding a spot. 10. The gym is nice and open 24 hours. The gym is very small though and does not include any stationary bikes. 11. They have a room computer with a printer which is pretty much always available. Don't expect the printer to work with any consistency. However, if it is during the day the office staff will generally print anything you ask them too if the printer is once again out of service. 12. The complex is always well maintained. The pool did get sandy when it was open but other than that the grass is always bright and groomed and the outsides of the buildings are clean. The gym, office, lounge areas are also always very clean. Props to the maintenance staff at reserve. Speaking of staff, the bus drivers are also extremely kind. 13. The main doors to the buildings do not lock. Meaning anyone can enter the complex at anytime. I personally don't like this and wish they would've installed key pads or something. It's basically the same as anyone being able to come up to your dorm room on campus. 14. You can see from the picture the space is very nice. The apartment was clean when I moved in and the space has kept up well. Good value for what I paid living in a 3x3 which was 509 plus electric. 15. Expect a raise in rent each year you choose to sign again. Not a ton but about 30 Overall Reserve is pretty similar to other apartment complexes. I can say definitively it wasn't for me but I think for some it is probably a good fit. Update: I want to add that a reserve on third staff member reached out to me about my review. They actually thanked me for my review being well rounded and said that my concerns about the complex were all being taken seriously and gave me space to voice my concerns! I find this extremely kind and generous of the reserve on third staff. I want to emphasize that the office is doing a great job, and my main concerns for the property come from the larger corporation. I think reverse is trying to do it's best but they only have so many resources. My intentions of this was just to provide a more detailed description because I know choosing a property is hard and many of the reviews on here seemed one sided. Although, I guess who really even reads yelp reviews anymore?

    Management is great. They've gone above and beyond what I expected from any leasing office around…read morecampus. The shuttle drivers will occasionally buy lots of food for students to take in the morning and have little events with free food. It looks far off campus but it's pretty much a 5 minute straight shot to sample gates. Stuff in the apartments is definitely built cheaply but it looks expensive at first glance, and as a college student I'm okay with that. Along the same lines, if something breaks they'll send someone to come fix it pretty much within 24 hours no matter what it is and I've never been charged. Shuttle situation was a small mess at first but they just purchased another shuttle that'll be working next semester. Only complaint would be that finding street parking can be hard sometimes at night because it's free, and I'll have to park in a fire lane until a spot opens up in the morning. However, they don't tow or ticket you if this happens unless you park in the middle of the road and someone complains. Overall, I've really enjoyed living here.

Extremely professional and responsive admins/maintenance staff. Cons: the public road on E Covenanter Dr. is a little unkept/have potholes but the private-property itself is well maintained. Their technical support is a third party so if your wifi ever goes out, it's a hassle to get in touch with anyone at a reasonable time. (Rent is also on the higher side for housing in a college town. But considering all the other rental companies in town, this one is by far the best and overall worth the premium rent)

Incredibly safe and convenient location. Designated bus stops to get to campus, or easily about a 5-min drive to my portion of the campus. Grocery store options are plenty - one is even walkable! Parking is plenty and tenants are mindful of each other by honoring quiet hours set by management. Speaking of which, the team of people on staff are great! Always professional, and very prompt replies. All questions or concerns that came up were answered quickly and thoroughly. Maintenance requests were attended to promptly, as well! The price might be a bit higher than other rental options, but I felt it was definitely worth it. Presentation of the space (grounds kept clean and clear), along with attention to maintenance requests in a timely manner, gave me such peace of mind as someone new to the area. I felt safe and supported. I really enjoyed the layout of the one-bedroom unit, too. Lots of privacy.

The ceiling fan had a large collection of dirt, the windows sill had a ton of built up dirt, and there were tons of cat hair in the drawers. There were also fleas that bit us. In order to fix this issue and many orders we had to continuously call maintenance who would much rather argue about the issue than fix it. There was no working heat in one of the bedrooms and they refused to check the furnace and instead opted to close the vents. The finishes in the apartments are also fake, though they call this a luxury apartment. Absolutely terrible experience living here.

I've also observed many other instances of neglect around the complex that could be very dangerous.

The apartments themselves are small. Everything (especially appliances) is old, dingy, and dirty. Don't let the online pictures and model apartment fool you. I'm constantly having maintenance issues in this apartment- heat/ac, the dishwasher, plumbing, etc. I've had problems with almost everything. The carpets get cleaned during the summer so they weren't bad when I moved in but everything else was absolutely disgusting! I was once without air conditioning for days in the middle of summer and the heat broke down in the winter once and they took almost two days to come fix it even though it was an "emergency" issue. Maintenance is slow at fixing everything, but at the same time I realize they have so much to fix daily because everything is so old and is breaking all the time. The office staff is nice- I've actually gotten to know a few of them! But the managers (except for one) are awful. They're rude and will pretend to listen to your issues, then will blow you off and do absolutely nothing about it. I unfortunately got stuck with the most awful roommate imaginable and the office has done NOTHING. I could write an entire book about this situation... I provided the office with 7 pages of incidents with my roommate (stealing things, harassing me, creepy behavior) and they have done nothing. The roommate mediator is supposed to set up a roommate mediation. However, after a couple days of trying to reach my psychotic roommate, the mediator contacted me and said we would have to set it up ourselves... even though that's literally what she gets paid for. So of course, nothing ever happened and I have been left with no other choice but to move out for my safety. Last summer I got a bill from the office out of nowhere saying that I owed almost $200 in late fees. The charges on the page didn't add up, after taking the bill to the office and having it reviewed they realized they had charged me over $100 more than I actually owed... this place will steal from you if you're not careful! The only good thing about this place is the all-inclusive rent and the decent amenities. I highly recommend avoiding this place like the plague... it is absolutely awful in every direction. I could go on and on about unnecessary things I have had to deal with here but I think I've made my point.

    am writing to formally report serious misconduct by staff at the IU Kelley School of Business…read moreAlumni Association that I believe constitutes retaliation, unauthorized surveillance, and a potential violation of my rights under the Americans with Disabilities Act. I am a graduate of the IU Kelley School of Business living with a traumatic brain injury. Over the past several months I have made repeated, good-faith attempts to access basic alumni networking resources. My requests went entirely unanswered by Mr. Melvin, the head of the Kelley Alumni Association. When I took the step of notifying Kelley faculty of my concerns regarding how the alumni association is being operated, Mr. Melvin responded not with assistance, but with a threatening letter. Within that letter, Mr. Melvin explicitly stated that Mr. Eric Rodkin, Safety & Security Specialist at Hodge Hall, had been assigned to monitor and inspect all of my emails. I have a copy of this letter and am prepared to provide it as evidence. I must be direct: this is not a minor administrative failure. This is retaliation. A university alumni director used a physical security employee to conduct surveillance of a disabled alumnus's private communications -- solely because that alumnus raised legitimate concerns about the performance of a publicly funded university department. This conduct is deeply troubling and I believe it raises the following serious concerns: 1. RETALIATION - I was threatened and placed under surveillance in direct response to exercising my right to voice concerns about a publicly funded university department 2. UNAUTHORIZED SURVEILLANCE - Mr. Rodkin's role is limited to physical building security at Kelley. He has no legitimate authority to monitor the private email communications of alumni 3. ADA VIOLATION - As a person with a traumatic brain injury, using intimidation and surveillance to discourage me from accessing alumni services may constitute discrimination under the Americans with Disabilities Act 4. ABUSE OF POSITION - Mr. Melvin's use of a security employee to threaten and monitor an alumnus is a serious misuse of university resources and authority Mr. Melvin's Email Joshua, We are in receipt of your recent messages directed toward our faculty and staff. We have tried to address your issue multiple times and have clearly communicated that you will need to work directly with LinkedIn to resolve the problem. You still have access to the alumni group on LinkedIn. The tone and content of your most recent communications are unacceptable and have exceeded the boundaries of constructive dialogue and a professional code of conduct. This email serves as a formal request for you to cease sending any messages to members of my team, faculty, and staff regarding this issue. We are committed to maintaining a safe and respectful professional environment, and we do not tolerate communication that compromises the well-being of our faculty and staff. Please be advised that our Safety and Security Specialist has been looped into this correspondence and is now monitoring all incoming communications from your accounts. We will be forced to escalate this matter to the appropriate university officials and, if necessary, law enforcement, if you continue to disparage our team members.
