I've lived at The Boulders for a few months now. Rather than feeling like an apartment complex, this feels like a neighborhood. The apartments are spacious (surprising for a 6-plex), and in good condition. The area is well-maintained and very dog-friendly (my dog has made a lot of new friends since moving here). The management is responsive to requests -- I had an issue with the blinds when I moved in, and my deadbolt was impossible to use. Both issues were resolved quickly. This is the fourth apartment I've lived in since moving to Bloomington, and I regret not having found it sooner. Easy 5 stars for me. read more

I have had one of the worst experiences with the Boulders apartments. It has been one problem after another. Initially, there was an ongoing wasp infestation. After repeated complaints, they did something, but to date, they have not completely gotten rid of the problem. At least twice so far, the clothes dryer has failed to operate. Once, I suddenly lost internet connection. After the internet company came in to check, they found that an animal had chewed the cable in the crawl space. This winter, the HVAC failed. Based on the date entries, it appears it hasn't been serviced recently. It is day 4 without heat in the apartment, with night temperatures in the single digits. They sent one message stating they had submitted a work order to an outside HVAC company, but there has been dead silence since then, with no updates, even after contacting the apartment management multiple times via email and their web portal. I don't recommend this apartment to anyone. read more

Uptown has been a great place to live for the past two years. It provides a quiet, clean atmosphere--important for a law student who studies at home. The building is dog-friendly! Although I occasionally hear some barking when walking in the hallway, I rarely hear anything inside my apartment, so my pup and I live and study in peace. The insulation seems very good. I don't hear much noise from neighbors or from outside--except when an ambulance or fire engine passes. I've never heard any noise inside the building coming from the restaurant patrons. The location is excellent. Walking to campus takes only around seven minutes. And the best bars & restaurants in Bloomington are even closer! Although parking is not included, the location is worth the small hassle of finding a nearby parking space. The lobby has a locking door. Residents enter a passcode to enter. The utilities have been just fine. My heating/cooling bills seem much lower than classmates have told me theirs have been. The electric bill may rise above $100 for a month or two in the winter, but I pay around $40-50 per month the rest of the year. Each floor has a laundry room with two washers and two driers. The machines are clean. Washing and drying a full load currently costs around $3. Management just renovated the cabinets and installed new appliances. Although I admit that the old water heater had its problems, the new water heater makes more than enough very hot water for at least three consecutive long showers. Overall, management has been very kind and responsive. Although we've had issues with the lobby door and the trash compactor, management has promptly responded, dispatching someone to fix them very quickly. They regularly send someone out to change the air filters, and because of my classes and exams, they have always kindly accommodated me by leaving mine next to the door for me to replace after classes or exams finish. Because nice apartments in Bloomington disappear quickly, I recommend searching at least six months to a year in advance. read more

Pet friendly with a gorgeous courtyard that is filled with so many fun plants and flowers for bees and butterflies. Management are very friendly and helpful. I have lived in two locations run by Deer Park Management and College Mall Apartments. They provide exceptional service at affordable pricing. They do routine maintenance to make sure that pests are not a problem and they always come and fix maintenance issues quickly when they are reported. The staff is easy to reach and agreeable when it comes to any issues you make have. College Mall and Bart Villa are also in convenient locations, especially if you are going to study at Indiana University. They are located on the bus routs which lead directly to campus, Kroger, downtown, and is in walking distance to College Mall, the best shopping center in Bloomington Indiana. read more

For the love of God, DO NOT rent from these people. Don't do it. I've lived in lots of apartments over the years and I've never dealt with such a shady property management company. They will steal you security deposit and then send you an additional bill for some random standard wear and tear reason ("the 10 year old carpet by the front door looks worn"). After speaking to the someone from a certain legal office that caters to students, they alluded to the fact that this company is known for ripping off people (stated as "we get lots of complaints regarding Deer Park") and preying on international students...just do a little research before you sign, there are plenty of excellent landlords in Bloomington read more

I lived at Bart Villa for about two weeks about a year ago. We moved in, discovered right away that the place was INFESTED WITH COCKROACHES AND BLACK MOLD, and quickly decided to leave. They sent over an exterminator (who we were told by someone else that he was 'in on it') who told us that we didn't have an infestation at all. Some other repair men came to give us all new cabinets (a ploy to convince us to stay?) and literally hundreds of roaches spilled out from behind the sink. They agreed to let us break our lease, but refused to give us back our deposit or half of the first month's rent (since we only stayed two weeks). We didn't have the money to get legal help, so they walked away with about $ 1100. We walked away screwed out of our money and homeless. The staff here are very 'helpful' and sweet until the moment you sign the nearly 20 page lease agreement. I'm relieved we convinced them to let us break our lease, but they were horrible to us as soon as we told them about the roaches. Upon move-out, my roommate said something along the lines of, "We want our money back and we're willing to get a lawyer". The woman leading the inspection replied with, " Yea, we are kind expecting that". Sadly, we couldn't afford one, so they got to keep the cash. These people are legendary for screwing people over (check reviews on apartmentreviews.net or just google). Unfortunately, I wasn't smart enough to look them up first. Please don't ever do business with them or move into their buildings. Bart Villa is kind of on the cheap side, but I'm sure you'll still see the bad service I received. My roommates and I haven't had nearly the amount of problems as the previous reviewers! We've lived in the College Mall Apartments for a year and are staying for next year. Our apartment is a good value but not super deluxe by any standards, but everything was in good repair when we moved in. We are very close to multiple bus routes and lots of businesses. Management has always been more than fair to us and quick to respond to any issues that came up. Maintenance was generally able to come out within 24 to 48 hours depending on the issue. Our leasing agent generally responded to phone calls and emails within 24 hours, even over small issues. We had some trouble with billing at the beginning of the year but we were able to go to the office and straighten everything out and it was an honest mistake. Deer Park has been making some small but noticeable improvements over the course of the year like fixing potholes, removing old shutters, adding in nice signs, redoing roofs, and adding security lights so I have high hopes things will continue to improve! read more

I have had a great experience living here so far. The management is really quick to respond when I have concerns. I am always able to get a hold of them when I need. I have lived in 6 different apartment complexes in Bloomington throughout my time as a student at IU and now as faculty at IU, and the Boulders at Deer Park are BY FAR the best. I chose my apartment initally because it was the most square feet I could get for the price, I love the location, and they have no pet restrictions. I chose to re-sign my lease for all of these reasons plus the excellent management & mainentance experiences I had through my first (and second) year living here. I am so impressed at how quickly the management and maintenace teams respond and fix problems when they arise. I have had minor maintenance issues in the past 2 years (mostly wear and tear- clogged drain, broken hinge, etc.) and they were addressed by the management team that day, a maintenance crew arrived that day or the next day depending on when it was reported and how much of a necessity it was, and then they follow-up via e-mail to assure everything was completed to my satisfaction. They are also very flexibile and reliable. If I specify a certain day of the week that I would prefer they come, they will be there. The Boulders is a quiet and clean complex, and I still can't believe after 2 years living here I really don't have any complaints. Do NOT rent from Deer Park Management. My son lived at Bart Villa for three years. When he moved out, he requested a walk through to see what assessments were going to be made against his security deposit. He was told by a maintenance worker and an office person that the apartment looked great and they weren't going to have to do anything to it, except replace the drip pans. Imagine our surprise when his security check was returned (after the 30 day period prescribed by law) and he was also assessed $214.00 for paint and $76.00 for carpet cleaning. After two years in the same apartment, these charges would be considered normal wear and tear by any reputable management company. Management even asked to take pictures in my son's apartment while he lived there to use in their brochures since it looked so nice! I repeat, do NOT, rent from Deer Park Management! read more

To keep things short: 1. Unethical company - you will not get your deposit back PLUS they will likely make you pay more. Even if you disagree with the charges and have proof to dispute, they will submit your name to a collections agency (mine was Fair Collections & Outsourcing FCO). I felt scammed on my way out the door. 2. You will not get any maintenance help. Plan on maintaining the apartment/townhome on your own, at your cost. 3. The actual unit I was in was very nice - the Boulders on S.Weatherstone lane. It had very nice landscaping outside and a good layout inside. Deer Park Management is nice when it comes to you signing a lease, but then they leave you hanging during your lease, and then they take all your money when you leave. I've lived in the College Mall Apartments for a little over a month now and it's been great. The apartments are in a great location with a gas station and grocery store within 5 minutes walking distance. If you need to go any further there are bus stops that are that close as well. The neighbors are great. People are friendly and very diverse. It's a quiet, relaxing apartment complex but with the pool and the playground there's always people around and something fun to do. The management is great. The central air went out about two weeks living there and they had it fixed within another week, and also provided a window unit for us while they were waiting for parts to come in for the air conditioner. They were friendly and helpful and always respected our apartment. Overall, I really enjoy this apartment and I'd recommend it to anyone. read more

Most unprofessional people they don't clean their apartment and you will constantly have to deal with roaches,bed bugs and termites and on the top of it they will charge you exorbitantly. Stay FAR FAR away, this company is the biggest scam in all of Bloomington. It will lure you in with appealing pricing, but then forget about you once you sign the dotted line. They are in court every year for stealing security deposits and charging additional fees. They will send you a bill with no actual receipts and just state that certain things cost what I assume is what they want to charge. STAY AWAY!!! This might be the best advice I give all year. Deer Park Management is a beatiful place, yes. But the leasing staff and management are not up to par. I was taking a nap in my apartment which is in the Boulders and the management decided to "show" my apartment without contacting me. Another fact is, that my room mate told them that it wouldn't be possible to show the apartment on this day. I had a friend visiting and he was nearly naked in my room after a shower. The staff member walked in and saw him in his underwear. This is UNACCEPTABLE and all should keep this fiasco in mind before they consider living under this management. Also, I have found that there are many law suits pending against Deer Park due to over charges and other discrepancies. I DO NOT recommend Deer Park and urge all to find another place to live. read more

I lived in college small apartments. Great location and a nice apartment. However it was difficult to get my ranting because I was not allowed to drop it off at the office which was sometimes more convenient mail it. Maintenance was very helpful when needed however we were charged for everything. I know many of my friends in apartments around the same area as me who their maintenance and Landlords do not charge them for issues within the apartment. If I could give Deer Park 0 stars that would be more accurate. I wish I had paid attention to these reviews before signing! Everything is true about maintenance, staff, trying to get a hold of people at the office, and they are liars who will steal your money. I only lived there 3 months before getting a better job and moving. When I moved in there were pile of bugs in the corner, the air conditioning was not working, the apartment reeked of mildew, and someone had used the toilet and not flushed it. Amy did my move in inspection and spent very little time in the apartment. I emailed her later that the apartment had damages to the walls and carpet and she confirmed she received the email. The air conditioning took over a week to be fixed and my apartment reached 87 degrees. No adjustment was made to my rent. In fact, when I moved out 3 months later the thermostat was still stuck on 74 degrees, even though I had called starting in July to have that fixed. I had to call 911 twice in my 3 months there because of drug use. While my upstairs neighbor was talented, he was also a music student, as College Mall is close to the School of Music, and the apartment was not quiet. The grounds are over run and the parking lot has so many huge holes that would cause significant damage if you drive over them. I was then charged to repaint the apartment because of the damages I emailed Amy about. She told I wasn't charged the full amount and it was prorated because it was due to be painted anyways. (this should be basic wear and tear) but in the same sentence she told me she knew I did the damage because the apartment had just been repainted before I moved in. So unless it is standard to repaint entire apartments every 3 months she lied to me. She also said it was repainted because I left one of those photo strip off....Uh...they don't damage walls! I ask for a picture of this damage done by the strips and got an email back saying "the charges stand". Well played Deer Park, you are liars, unprofessional, and have terrible properties, but you made a little money off it. read more
