    Awful management. They hire people who are extremely under qualified for the job. Could be an amazing building if properly kept for.

    Very safe, quiet area, respectful/clean/quiet neighbors…read more Pros: every apartment has in-unit washer dryers. Recycling and composting. Extremely professional and responsive admins/maintenance staff. Cons: the public road on E Covenanter Dr. is a little unkept/have potholes but the private-property itself is well maintained. Their technical support is a third party so if your wifi ever goes out, it's a hassle to get in touch with anyone at a reasonable time. (Rent is also on the higher side for housing in a college town. But considering all the other rental companies in town, this one is by far the best and overall worth the premium rent)

Incredibly safe and convenient location. Designated bus stops to get to campus, or easily about a 5-min drive to my portion of the campus. Grocery store options are plenty - one is even walkable! Parking is plenty and tenants are mindful of each other by honoring quiet hours set by management. Speaking of which, the team of people on staff are great! Always professional, and very prompt replies. All questions or concerns that came up were answered quickly and thoroughly. Maintenance requests were attended to promptly, as well! The price might be a bit higher than other rental options, but I felt it was definitely worth it. Presentation of the space (grounds kept clean and clear), along with attention to maintenance requests in a timely manner, gave me such peace of mind as someone new to the area. I felt safe and supported. I really enjoyed the layout of the one-bedroom unit, too. Lots of privacy.

    Somewhat disappointed with my stay here. First, the good:…read more -Checking into the apartment was quick and easy. The place was clean on the inside, and everything looked well maintained. I appreciated them including some dish soap, dishwasher pods, and laundry detergent, along with a few rolls of toilet paper. Helped me not have to buy as much. Regarding the actual living situation: 5/5. Here comes the two bad things that would make me stay far away from here until the issues are fixed: -The internet is honestly terrible.Horrible. Plain and simple. I usually don't use that kind of language in my reviews. I want to preface this with I did not pay for my stay as my school put me up, but I am able to look at general prices online. For the price that is posted online, I am appalled at how slow the WiFi is. My great grandma who lives in the country and only get satellite internet and pays for the slowest internet gets faster signal. An updated facility like this only able to provide a .75mbp download speed on 3 bar connection to the wifi is unacceptable. And as someone who needs reliable internet to study, it just doesn't cut it. Enough said. -The parking situation. There isn't even 1 parking spot for every apartment there is. This leads you to having to park long distances away from the apartment. For a facility providing short term stays, they should expect that everyone will come with cars, and will need somewhere to park it. This is further compounded by residents possibly having people over with more cars, leaving a huge dissonance between the need for parking and the availability of it. Okay, rant over. Overall, rooms are well updated and clean, but the internet is atrocious and the parking situation needs fixed.

I took a risk and signed a lease sight unseen, but have no regrets! My unit looks exactly like it does in photos. Overall, it's well-maintained and home-y! As a grad student, I like being a little bit more removed from the bar/undergrad scene. The other tenants here seem like young professionals or grad students as well...aka - it's quiet at night! My only gripe is parking - it's becoming increasingly difficult to find a spot after 9pm. However, I can't complaint too much because it's free. Hopefully when the new construction is done, there will be more parking available. I've heard other Bloomington property management horror stories from fellow classmates, so I am super grateful to the Renaissance Rental crew here (Patrick, Kirsten, Kevin) are fantastic. Super responsive and helpful.

    I stayed in a 1 bedroom 1 bathroom for 6 months as a graduate student. I've lived at other IU…read moreon-campus housing before they were demolished (BBHN, and Redbud Hills). Here is my review of 3rd & Union: Pros - Very clean, air-conditioned lobby and hallways. The staff is super nice and accommodating. Great natural lighting in the apartments. Very close to campus buildings within walking distance. This complex is about 10 or so years old, so compared to other on-campus options, these are nicer. Cons - More expensive than other options on campus. These are nice apartments, but there is a sterile, office-y feel to them that I don't like--not the most "homey". In other words, it's like a glorified dorm that is overpriced. The kitchen is nice, but obviously designed for economic use, making it hard to fit pots/pans in very small cabinets; kitchen drawers are also a tight squeeze; carpets are like what you would find in an office; if a storm messes with the water pressure plant, it can disable the central AC. These apartments have non-operable windows (which is highly questionable in and of itself), so if the AC does not work after bad weather hits town, the temperatures get unbearable. There are also AC/heater temperature range limitations put in place by housing, so you do not have the ability to turn it off. There is also no bathtub--just a small shower. The design of the bathroom is HUGE but it is mostly wasted space. Obtaining the correct parking pass (CH spaces) is a royal pain--try to get on the waitlist ASAP for proper parking because everyone in student housing tries to get these passes, but you have to wait your turn and it could be weeks or even months. Even once you finally do obtain a parking pass to park around here, parking during the academic year is also a royal pain because there are limited spaces available (there are CH 1 and CH 2 spaces around, and I was only able to obtain CH 2 to which there are very limited spaces around). Summer parking is fine, however. If I were staying in Bloomington, I would find another place to live with a larger kitchen, a full bathroom, full control over AC/heat, windows that actually open, and an overall a cozier space--for cheaper. Although the cheaper on-campus housing that I used to live in were much older, the space that those apartments offered were actually livable.

    Management is great. They've gone above and beyond what I expected from any leasing office around…read morecampus. The shuttle drivers will occasionally buy lots of food for students to take in the morning and have little events with free food. It looks far off campus but it's pretty much a 5 minute straight shot to sample gates. Stuff in the apartments is definitely built cheaply but it looks expensive at first glance, and as a college student I'm okay with that. Along the same lines, if something breaks they'll send someone to come fix it pretty much within 24 hours no matter what it is and I've never been charged. Shuttle situation was a small mess at first but they just purchased another shuttle that'll be working next semester. Only complaint would be that finding street parking can be hard sometimes at night because it's free, and I'll have to park in a fire lane until a spot opens up in the morning. However, they don't tow or ticket you if this happens unless you park in the middle of the road and someone complains. Overall, I've really enjoyed living here.
