RentVest and Mynd are the same company. Avoid this company if you can. They don't care about property owners and tenants. They collect admin fee from tenants on top of rent. They charge management fee from owners, but when issues related to repairs/maintenance appear, they don't deal with it. It'll take them weeks/months to get a quote to fix stuffs (e.g. AC, roof, plumbing). I'm serious, and I have proofs. It would take weeks or months. I recently had an AC issue. The contract says anything above $400 repair needs my approval. Well, Mynd spent almost $3k for a repair without my knowledge and approval. After I know about it, they use an excuse that it was an emergency thing, so they could spend whatever amount they want. Ridiculous! Also, the $3k didn't resolve anything. At the end, I had to replace the whole AC, which cost about $5k. I don't know how they can be in their right mind to authorize a $3k repair while replacing the whole AC cost $5k. They took forever to get the AC issue resolved. So the tenant filed a complaint to the city. And the city inspector gave me a fine and a court order. So basically, I hire a management company to give me more issues and headache. More than 50% of time, their maintenance team does NOT reply to emails/issues in a timely manner. Harry D'Elia, the property manager that Mynd assigned to my property, never picks up the phone or reply to text messages. I don't understand why he's even a property manager. Mynd can't even do something simple like getting quotes from 2 or 3 vendors to compare, then scheduling the job, and sending invoices with pictures to prove that the jobs are done. But they're very good at charging you money, never miss a dime. The above story is just one of several issues I have with this company. In short, avoid Mynd/RentVest and Harry D'Elia if you don't want more headache in your life. read more

Terrible customer service, terrible response time to maintenance issues, and very slow email responses. This company left a large mesquite tree laying in the driveway for nearly three weeks, and essentially refused to put pressure on the owner to have it removed sooner. Averaged 1.5 weeks for simple sink and toilet repair jobs, which occurred several times. General lack of respect for tenants who pay their rent on-time and maintain the property. This company's real job is flipping distressed properties, property management is their side hustle, and the lack of quality and care shows. I have called and emailed repeatedly. Responses take days to weeks with no action. The worst part is that this is not an uncommon occurrence. RentVest merged with Mynd, this company is not worthy of 1 single star we rented a home in Tolleson with them for 18 months we paid a deposit of $2093 no joke why because some rental application reviewer said our credit was not favorable, so they TAKE ADVANTAGE of people they feel they screen that do not have favorable credit!! So they send "Cayla" out to do a annual inspection never once tells us that the owners want to sell the property they send instead a email on notice to vacate! and tell us if we 'stay" with there property company they would give us a lower deposit "lies" there was no lower deposit !! Also we were pressured again by "cayla" to sign the date of the notice to vacate, we find out later WHY they do this because if you move out sooner than the date you put on the notice they can keep your whole months rent, we moved out on 2/14 turned in the keys to the Mesa office we PAID for the whole month of February we were told by 'Synthia" they application reviewer we would get a "prorated" amount back if we moved out sooner than the date I put 2/28. After getting the runaround and I mean countless emails for "cayla" not even the property manager they have every right to keep our money for the whole month of February despite vacating on 2/14. We of course paid a "prorated" amount to move into one of Mynd Rentvest properties but they refuse to "prorate" us at move out !! Please if anyone has experienced what our family has please contact me !! also post a complaint on the BBB website there are several complaints already about the unfair morally wrong practices this company has done to hardworking renters!! read more

Scott was a deciding factor in us not renewing our lease. The first time we spoke after RentVest took over the property I was renting, he mentioned a rent increase without knowing anything about the situation and I assume without speaking to the owner. His emails included sentences such as "c u then" and they were late returning our deposit even though we left the place in perfect condition. There are far better options out there. read more

The young lady that picked up was very unprofessional and asked me if I called there before, my answer was no because I had never contacted them before. She starts to laugh then say well then how do you know about the home? My response was "umm I googled rental homes in that area and this was one of the homes that popped up!" Like why would I lie. She then starts to laugh again. I was seriously thinking I'm being pranked or something. She then asked about my credit score and if I've had any prior evictions. They are rude, very poor communication and I truly hope that I never have to deal with them again. I am putting this here as well as their fb page in order to hopefully find resolution for the issue. DO NOT USE THIS COMPANY!!!!!On Thursday March 2nd 2017 I went to visit a property they had listed for rent. I saw it at 2pm and I was literally standing in the house while trying to call Synthia Daniels (rentvestaz's contact who reached out to me). My exact text was "We want the house. How much can i put down to have it? Please call me as soon as you can". She didnt contact me back for an entire hour. So now its almost 4pm. She tells me to go put in an application online. So i do. She then texts me at 5pm to tell me someone else has already been approved. She then calls me on Friday morning and tells me that the applicant has pulled out of the house. So we spend all weekend sending her our information and getting everything to her. I have been emailing her ALL weekend and ALL morning and i never heard back until TODAY at 2pm for her to tell me someone else has been approved!!!! How?!! My application was the first one in!!!! So i call the office and speak to this awfully rude individual named Travis. And I asked for the OWNER. He tells me the house lease is already signed!!! HOW?!? I have been trying to contact her for DAYS. That house SHOULD HAVE BEEN OURS. I am so incredibly displeased. This was a classic bait and switch. Get more people to fill out applications to make more money. I bet the first applicant approved didn't even back out like she said. She NEVER answers when you contact her and Travis was incredibly rude to me on the phone. We needed that house because my children are in need of a better school and leading edge academy is right next door. This was such bull. DO NOT USE THIS COMPANY. read more

PROPERTY OWNERS BEWARE!!! I joined RentVest in April 2018. From April - October, I had 3 different property managers. RentVest kept firing the managers who were responsible for my properties without any communication with me to ensure I was aware that the management of my property was changing. Between the #2 and #3 property managers, I was starting a complete renovation of one of the properties and the tenant was to be transitioned out. I do not live in Houston where my properties were being managed so this created a great deal of stress and confusion for me. As a result, I had to make numerous trips to Houston to not only manage the move out of the tenant but also to manage all of the project coordination with the contractor. I should mention that #2 was aware of these changes and was cued up to assist me with this effort, which of course, her firing interrupted. #3 never bothered to meet me, or the tenant although I reached out to her numerous times to inform her of my trip into Houston and repeated requests for her to assist me with getting the tenant out of the property. None of which she bothered to respond to in a timely manner. After the frustrating non-encounters with #3 on November 15th, I sent a letter to Rachel Bordenet, who has been my only consistent contact over the past year. She CLEARLY could not care any less about taking care of my properties or assisting me in any way. I sent a letter canceling my contract since I had been doing all of the work in getting my own tenant out of my property. I also called Rachel to ask if there was any additional information needed from me in order to cancel. She REFUSED to come to the phone so the Operator/Receptionist indicated that no further action was required of me. On December 6th, I received an email statement from RentVest stating that they had collected rent and placed the money in my account. I immediately wrote Rachel back to inform her that this information was not correct. Rachel informed me that it takes 30 days to process a cancellation. On December 11th, I received a statement informing me that my account was $745.00 in the negative. On January 9, 2019, Rachel told me I needed to submit $645.00 to cover the funds that they placed in my account in December. I wrote Rachel again to find out how that balance was derived because I suspected that they had charged me a management fee. She NEVER responded. I went onto the RentVest website to see if I could find another point of contact who could assist me in resolving the confusion. The website was so informal it only provided first names making writing a professional letter challenging. In February, having received no feedback from ANYONE but consistently receiving billing statements for services RentVest was NOT providing, I called again and was told that Devin Gillespie would be reaching out to me to assist me. He NEVER did. My last communication from RentVest was yet another statement 2/9/19-3/8/19 indicating that I owe a balance of $1,485.00! I have never worked with a less professional, capable or interested organization. Their customer service and professionalism are non-existent. They cannot seem to keep staff in place who are capable of servicing their clients but somehow, they are able to generate invoices for services they have not provided monthly. If you are an owner with a property that does not require servicing, and you have money to spare, RentVest maybe for you. However, if you are an owner with multiple properties and you live out of state, and you truly want a professional and proficient team to manage your real estate investments, I would recommend that you RUN not walk to another firm, just as I did. By the way, I expect someone to contact me to clear my account to $0! I canceled with you in November 2018 and I have no intention to continue to pay you when you are not providing me with services. I expect a letter from you detailing how you are going to resolve my account ASAP. It is FRAUD to continue to bill me for services that you KNOW you aren't providing. read more

If I could give negative stars I would. I rented from Rent vest for over 5 years. Our property manager was Philip Morgan. He is one of the worst people I have ever met. Anytime I called him with a concern he blamed us and threatened to kick us out. He had the pool guy take pictures of the inside of my home while I was not home and I have young daughters. My mother lived with me for a little while and she attempted to talk to the pool man one day and he was violently threatening her in our driveway to the point our neighbor felt inclined to intervene, when we called Philip to report this he supported the actions of the pool man and again threatened to kick us out. In the first year we lived there the dishwasher quit working, when we reported it again we were blamed and threatened to be be kicked out. After a long time, the dishwasher was replaced with a faulty one that never worked and we were told it must have been our fault and we would need to replace it. The home we lived in had a pool and it was poorly maintained and again we were blamed for it and the pool guy removed all hardware so we were unable to utilize the pool water features and the pool pump box was locked. The in ground sprinkler system never worked properly and when I reported it several times it was never fixed and we were blamed when the grass died. We paid well over $500 to re-sod then entire front yard to prevent them evicting us. The hoa required an updated coat of paint on the home. At 7am on a Friday morning painters were knocking on my door and I was given no prior notice. I emailed Philip asking why I was not notified and he replied that the painters had attempted to call me several times and I didn't answer. I am required by my job to have my phone on me at all times, they never tried to call me. When I called the main office for the painting company they had never heard of me and were told by Philip to just go do it. This is a gross violation of the tenant landlord laws. We lived in fear of retaliation for the entire 5 years we were there. If you are looking for a home to rent steer clear of any company that Philip Morgan May be working for he is an evil man with a ridiculous ego. read more

Poor communication, slow responses on emails and take their time returning your phone calls. I called the Mesa office three times to complain about an employee in the Atlanta office. I left a message with the person who answered the phone both times and asked for the manager to call me back about my issue with the Atlanta office. I never got a call back. So, I finally called outside of business hours and left a firm voice message requesting for the manager to contact me. He never called me back and never emailed me. This is the WORST customer service I have experienced from a so-called professional company. I will never use their services ever again, and I warn anyone thinking about using this company to oversee their home for renting to look elsewhere. Also, renters, don't waste your money here. These people are money hungry and only care about getting your money. I live in Atlanta and the person I worked with was terrible at calling me back and her email communiction was like dealing with a grade school person. No professionalism and I had to chase her down constantly to get an answer. I finally got the tenants out of my home and have moved back in. I'm so glad I don't have to deal with this company and their inconsiderate staff members ever again. Big water and paint drop on porch no power to back half of house. Took more than two weeks to fix issue. And still had no power to one bedroom light switch because company sent out a non licensed electrician to fix. Toliets ran and had to be fixed after move in. I did not get the house that I wanted. I talked to the neighbor before I applied he said that at least 40 different people has been in this house in the last few days. so I asked if I could apply in person their was no answer because the house was a lot cheaper I dicided that I better jump on it I asked many questions while I was applying and getting my income for them. I did not get any answers about my application fee and how they choose the person out of 40 applicants. 24 hour later I was denied with a credit score of 825 and income 4 time what they asked for the house. needless to say I lost my application fee and my sons whom was only a possible tent. not an applicant. I would say these people are cons. lets see 40times45.00+1800.00 oh and multiply that times 2=3600.00 just incase their is more then one adult. All that money in just a few days??? read more

They will act like your best friend to get you to move in and then will never respond to any other requests made to fix or assist with the apartment/rental. Do not apply for a rental home through this company. I asked if the home I was interested in was available, and was told it was and I could possibly move in the next week. I came from Iowa to start moving to this area, and started my application process. Synthia Daniels would not answer my calls, and emailed very short unprofessional responses back to me. My husband and I paid $50 a piece for an application which we knew was non refundable. I received an email a day after we had applied stating the home was no longer available, and someone else had gotten it. They did not have any other rentals in our price range and we are now stuck in a hotel and have to start all over. I viewed several homes before applying for one, and it was the worst experience I've ever had. Zero stars for RentVest! read more

Yep I was right. Should have known. They are a horrible property management company. I complained to them for a solid year that the lawn service guy was using his blower in the gravel too close to my vehicle and was chipping the paint. I probably called a zillion times, I wrote a zillion emails, and wrote a zillion letters about this problem. I tried talking to the lawn guy who told me to F___ off. He kept using the blower in the dirt and gravel and have now chipped my windshield. Harry, the guy who takes care of my account where I live, literally out and out lied to me and said that the company fired the lawn guy. REALLY HARRY? Why has he been back twice since you told me that. He was here today! I was recently given a 30 day notice to move, and when I asked why that was, he told me because they were going to remodel the units. Again..REALLY HARRY, because not everyone got a 30 day notice so I feel I am being targeted for complaining. But that's fine because with all the million of videos I took of the lawn guy purposely and vindictively blowing gravel on my truck plus all the documented letters, emails, and calls I have made about this, I do believe I will be getting a new windshield and a new paint job...so thanks for that ! read more
