The entire unit is upgraded. I wanted to make sure it was big enough for 4 people without us feeling too cramped and the size was perfect. When I opened the sliding glass doors to the lanai, breathtaking.... absolutely gorgeous. When you walk out to the lanai, the pool is 3-4 steps away, so it felt like your own personal swimming pool and patio. We love that the entire condo units were small. Only 6 condos in the entire unit. It was always quiet. Only 3 were occupied. We usually had the pool to ourselves. We drank coffee, ate lunch and dinner on the lanai. You spend most of your time outside because the ocean view is spectacular, the sunsets are beautiful and you see sea turtles everyday! We saw rainbows on numerous occasions. The two bedrooms are separated far enough for privacy. Both rooms had a nice breeze, especially the master bedroom. I was concerned about not having A/C, but you don't need it at all! The tradewinds were perfect even in the middle of August. The folks that stayed in the unit two doors from us on top had A/C and they said they never turned theirs on. The bathrooms were beautifully decorated and has everything you need. This unit had EVERYTHING. Beach chairs, a cooler, noodles for the pool, beach towels, enough bath towels, paper towels, washing detergent, dishwashing detergent, and more. We didn't need to shop for anything but food. Every day we were loving the view and most of all the condo unit itself. I even emailed the owner mid-stay just to let him know how much we loved his unit. Ron is the best! He always answers emails promptly and is so sweet. Our wedding week couldn't have been any better. I am so glad we chose this unit and I wouldn't chose anywhere else to stay in fear that it wouldn't live up to Ron's unit. I promise, if you book your stay here, you will definitely NOT regret it. You will have beautiful photos, a relaxing stay and so much fun. I never wanted to go out in the evenings because I enjoyed staying out by the pool and watching the moonlight against the ocean. Breathtaking... This is the best unit in Alihi Lani. Steps to the pool, a great view and the closest to the ocean. Paradise can't get any better than this. We recently stayed at Pili Mai at Poipu, unit 10A (June 2026)…read more There is an air vent on the ceiling that started leaking water when we turned the AC on. We only found out about it when our son slipped on the wet floor and almost fell (it's tile throughout). We notified the management company Parrish Collection. When we followed up, turns out they had called back another number, who told them they were no longer in the unit. Made me think this wasn't the first time they've had this issue. They offered to have someone come during the day to fix it. However, their in-unit safe was open and stuck in the locked position (bolts were out so you couldn't close the safe), and we didn't feel comfortable leaving our valuables unlocked while we were out, so we declined having a technician come during the day. 10A was right up against a golf course. Looked nice through the back sliding glass doors, but we never enjoyed the lanai - too many bugs out there. There were also bugs between the glass door and the screen door, so we couldn't even open up the glass doors. It's about a five minute drive to the beach. Walking would've taken maybe 20 minutes, but we wouldn't have wanted to do that carrying beach gear and all.

There were a number of amenities that we did have a chance to enjoy. (Koloa was part of the 92% of the Island without power.) But why the extra star? The manager used a bullhorn to talk to guests standing on their verandas to update the resort's response to the debris and damage. General Manager Owen let us know that communal-use barbecues were being set up for our frozen and refrigerated food. Gas generators were set up for cell phone and digital equipment recharging. As guests left the resort, their extra food and water were placed on a table for anyone to take. The front-desk staff, operating on card tables outside the entrance, continued to answer our questions confidently and compassionately. I can only imagine how wonderful this resort is when not in emergency response mode. I'm sure - just incredible!

One of the biggest perks? No resort fees or expensive parking! And honestly, when you have the ocean right there, who cares about the pools? The resort is right next to Lawai Beach, which I personally think is one of the best snorkeling spots on the south shore. It's rocky, though, so definitely be careful getting in and out. The beach is also a great spot for surfing, and the famous Beach House Restaurant is right across the street. The resort itself is a little outdated, but it's clean, functional, and perfect for a family. Having a kitchen is essential for us when we travel with the kids, and this place gave us that home-away-from-home feeling. Another huge plus is that it's almost like an Airbnb. There were tons of beach chairs, umbrellas, boogie boards, and floaties for the kids, which made beach days so much easier. They even left welcome snacks and coffee packets in the room for us when we arrived. Those little personal touches were really nice and made the stay feel extra welcoming. And the best part? Being able to sit on the balcony and watch the sunrise and sunset over the ocean. I could definitely get used to this.

Parrish -- Do Not Trust Them With Your Special Trip…read more We booked Poipu Sands #521 through The Parrish Collection for our 25th wedding anniversary -- a milestone we'd planned carefully, choosing a building 5 unit specifically for its unobstructed view of Shipwrecks Beach. We are not naive renters: we owned a condo at Poipu Sands for over a decade and know the property well. Parrish still managed to ruin our trip. The problems announced themselves immediately. Every screen in the unit was torn, with gaps large enough to invite insects indoors. The portable AC exhaust ducts were sloppily routed through louvered windows, creating additional entry points. The rattan headboard in the downstairs bedroom was visibly embedded with dust and grime. The window shades were moldy. And the twin beds making up the "king" in the downstairs room were fully made up as individual twins beneath the king bedding -- meaning the next guests would sleep on sheets a stranger had already slept in, separated by a single layer of fabric. Charming. But the detail that stopped us cold: ten roach traps scattered across both floors of the unit. Not one or two tucked discreetly in corners -- ten, throughout the property. Parrish's website had described this unit as clean and well-maintained. Ten roach traps tell a different story. We had been traveling since 6:30 am and had specific reasons for choosing this exact unit, so we attempted to make it work. We shouldn't have. On night three, our son found a 3.5-4 inch cockroach in his bathroom. We immediately texted Parrish -- the contact method they told us to use for concerns -- and waited. And waited. An hour and a half passed with no response. We packed our bags, found rooms at the Marriott, informed Parrish by text that we were leaving, and requested a refund for the two nights we would not be staying. Parrish refused. Parrish had every opportunity to inspect and maintain the property they were charging premium rates to rent. They had every opportunity to disclose that the unit had an active pest problem requiring ten traps. They had every opportunity to respond to a guest text - as they had instructed us to do. They did none of these things. Then, when a cockroach the size of a small rodent drove a family out of the unit on the eve of a 25th anniversary, they declined to return two nights of rent. This is not a property management company that takes care of its properties or its guests. It is one that takes your money, sends you a glossy description, and hopes you don't look too closely at the headboard. We looked. Don't make our mistake. In response to JP: You're still fussing over the request for a refund - complaining about what we told you and when we told you. We should have complained right away about the condition of the property. But that's the catch-22 for the traveler - you want to make it work because you have limited time...until you can't. So, we're passed that. Now we're telling our story about our experience with Parrish, so others won't make our mistake

Would you want to arrive at your rented condo to find 10 roach traps covering the floor, and to see…read morelater a roach crawling out of the bathroom wall? No, I don't think that's anyone's vacation plan.  We booked 4 nights at Parish's unit 521 in Poipu Sands. When we arrived at 3 pm, it looked like they had just started cleaning the unit. From what we saw, only the floors were vacuumed, and the trash was taken out. After the cleaning crew left, we looked around the unit. We immediately noticed 10 roach traps, 2/3 in each bathroom, and another 4 around the kitchen. That was the first red flag. The bedroom headboard was filthy. The AC units were installed in the molding plywood. The shower curtains were also molding. Large holes were present on all the screens. I took a wet towel and rubbed it across the bathroom floor to find it totally black when I pulled it up. The screen to the deck fell off the rails and almost trapped my mom outside. The final straw was finding out the roach traps were actually necessary. When I was getting ready for bed, I turned on the light in the bathroom to find a 3-4 inch roach on the floor. It scurried away from me and tried to go back into a hole in the bathroom wall. We contacted Parish about what happened and let them know we were unsatisfied right away. When we didn't hear back from them for an hour and a half, we decided we didn't feel comfortable staying any longer and were leaving the apartment. We asked for a refund of the two nights we did not stay in the unit. We did not hear back from Parish until the following day. When they called, there was no apology or discussion of how they could improve the situation. They just wanted to inform us that they would not be refunding any of our money. They decided to flip it on us and blame us for leaving and not letting them "try and resolve the problem." They refused to admit they were at fault for renting an unclean and roach-infested condo. My family owned and rented a condo at Poipu Sands for 10 years. We have never had a roach problem in those years. For a company that used to be the gold standard for rentals in Kauai, it has surely fallen far. Next time you rent from them, make sure to ask them what types of insects and rodents your rental is infested with.

Availability is key to any professional relationship, be that with one's realtor or one's doctor. It's nearly impossible for one professional to carry 100% of the required work effort. Tim realizes this and has built "Team Mira" with his bright and enthusiastic niece, Nagel. Tim and Nagel consistently worked collaboratively to contact us regarding homes new to the market and to immediately address our issues. Team Mira worked closely with our Seller's agent to finalize our home purchase expeditiously (45 days). Despite being in the most beautiful new home I can imagine - a property that truly reflects how I want to live my life - I felt a sense of loss when our purchase was complete. Tim's encouragement and support had become a meaningful, positive aspect of my life. Although we visited this side last year for our 10 year anniversary, we decided to stay here in the Villas for my sons 18th birthday. We love the condo that sits virtually on top of the ocean. The crashing waves below you all day and especially all night while it lulls you to sleep. The kitchen has all the necessary tools to make meals which we usually make breakfast and sometimes lunch. The big fans help keep the condo cool(ours didn't have A/C) most of the time. Learning to close doors and windows at appropriate times is key. The two tvs and free wifi are wonderful for families that want to keep in contact with the mainland and friends on social networks. Rent a week here and bring a book or two. Kauai is mellow and just what we wanted.

The…read morelocation was ideal - right next to Shipwreck Beach - so close that you could hear the waves rolling in day and night, especially when you were chilling it on the nicely furnished lanai and enjoying the ocean view. The condo was huge and furnished with everything you could want for your vacation, including coolers, beach chairs, umbrellas, etc. I don't cook on vacations, but do want to be able to make some snacks or toast a muffin for breakfast, as well as brew coffee and have a place for my wine and beer! The kitchen was very well equipped with all the tools you would need to cook a gourmet meal. Fortunately we only needed the coffee maker, blender and toaster! I have never slept in such a comfy bed on vacation. I was almost reluctant to drag myself away on our last day. There was ample closet space and since we had 1.5 bathrooms, I had plenty of room to spread out my stuff in "my" bathroom! There was plenty of parking, gorgeous tropical planting everywhere, and the pool, which we used a couple of times was sparkling and clean. Plenty of umbrellas and lounge chairs too, and also an outdoor shower. The resort also had several gas bbq's around if you wanted to grill. The only negatives is that the place didn't have a/c and it got a little warm in the living room, even with the doors/windows open and the ceiling fans on. And since we were watching a lot of TV (the Giants/A's were on) a larger, HDTV, would've been appreciated.
