    My oldest son found this through AirB&B, don't ask how! The resort grounds were well-maintained by the crew of workers. The view from back lanai was 'pretty,' nicely landscaped tropical yard, palm trees, but NO BEACH VIEW. (Oh well, we got to see a rainbow, when during our last day it rained a lot - we're inside). From our lanai we can see traffic (though there is not much) on the Kiahuna Plantation Drive and can just see some of the Hapa Trail. We have a small front lanai, too! DH and I had the master bedroom with bath on the main floor - but no chairs in the room AND no handrail in the tub! (We have no choice but sit on the edge of the bed, or lay down and fall asleep!) In fact, except for the living room sofa, there wasn't a comfortable seat in the place. There's a sliding door to the toilet, and a window where we get fresh air all day/night, but since there are two doors to the bathroom/toilet, we leave a light on at night and closing the doors partly (so it is not so bright in our bedroom, so we can see our way around when we need to get up in the middle of the night to use it). Leaving less fresh air, which was negative. Also, positive, we don't get to hear the roosters crowing at 2am, while others in our group, opened theirs and had to awaken! The lanai sofas had well-worn pads and back support required an additional small pillow. The sliding door to the lanai kept coming out of its track. But, there was a lot of space and it was clean. The kitchen had a wonderful large island where everyone could place their food items for all to share. The kitchen was pretty well stocked with equipment, but the pans were old and not quite the right sizes. One of our sons, bought a package of ice for drinks, but by the almost the end of our week, oldest son had finally figured out how the ice maker works. The locations of kitchen utensils, etc, did not seem rational (or labeled) so thing's kept getting moved around and hard to find. There was barely enough dishwasher detergent. There were 3 families, with 2 under 15, so we did a couple wash loads, and frequent pool activities. That was convenient! The Community pool was very conveniently located. In fact, the lodging is very well located for South shore touring. Inside the garage, umbrellas and beach sand chairs! Park on the street or front of your garage. This is a LUXURY AirB&B, but sorry, I'd give it: less than 4 stars.

    My family (myself, wife and two girls ages 6 & 9) stayed at a condo in the community for 5 days. Our unit was very close to the pool which was very nice and well maintained. Poipu Beach is about ~5 minutes away and is a beautiful beach. The property is 2-4 minutes from two small shopping areas with some restaurants, a Longs Drug store and small retail shops. Since our girls love pizza we were happy to find that one of the shopping areas had a pretty good pizza shop. There are no major supermarkets close by. There is a Safeway that is ~30 minute drive away. So if you plan to cook, it would be a good idea to pick up groceries after you land on the way to the condo. Our condo was very spacious with one bedroom on the lower level and 2 upstairs. The kitchen was fully equipped including plates, cups, coffee maker, and utensils. All the appliances were relatively new (washer, dryer, oven, refrigerator and microwave). The wifi also worked great. The air conditioning worked well though we only needed to use it once or twice while we were there. The grounds are beautiful and well maintained with gorgeous flowers everywhere. There were 3-4 BBQ grills located near the pool area. Here are a few things to be aware of that was not clear when we secured the rental: 1) it is very quiet and peaceful until the roosters will start crowing at sunrise, 2) you have to go up and down stairs to get to the entrance of the unit, 3) our unit did not have any beach gear ( no beach chairs, snorkel gear, umbrellas or boogie boards) 4) it is not a gated community, 5) there is a key fob that's required to get into the pool area, and 6) there is not much of a view. Overall we definitely would stay here again.

The parking lot would get full at times, but we were always able to find a spot. They have quiet hours posted, but honestly, noise was never a problem here. I'm sure they were busy and full because of the parking lot, but we rarely heard or saw anyone! They also have elevator access and luggage carts which was helpful for when we received our Instacart order. Located right on the ocean, we had a remarkable view of Hoai Bay and Prince Kuhio Beach from our living room/dining room as well as our Lanai. We enjoyed relaxing on the lanai, listening to the waves and watching for sea turtles, which was saw many! Locals would come to the beach to fish and even that was fun to watch! There's also a ton of roosters and chickens, and the roosters crow all day, not just in the mornings lol! We also saw thousands of rose ringed parakeets flying into the area in the morning and flying out at night! Showers and foot baths were located in the parking lot to rinse off prior to returning from the beach. We had to take our trash out a couple of times during our stay, and that was located at the end of the parking lot near the BBQ area. The staff was friendly, although our interaction with them was minimal. One kind gentleman on staff offered to take my trash for me and told me to go enjoy my day, that taking out the trash was a horrible thing to have to do on vacation! I only wish the facility had a pool, but based on the fact the backyard of the grounds in literally the ocean, I get why they don't offer that amenity lol!

The other two condos didn't have them and it is difficult to carry the suitcases up the stairs. The condo looked bigger on the pictures because it has wall mirrors on both sides of the walls. Reached out to the property manager and they said everything was working fine before we walked in the door??? Took them 18 hours (8:51 p.m. to 3:03 p.m) to fix it so we didn't have a working toilet through the night. I had to find a bucket on my own to use to fill with water and get it to flush. We also could walk about 8-10 minutes down to the beach and use those filthy toilets or ask the local restaurants. Next issue was a concern of our privacy in the bathroom. There was a large hole in the wall (partially covered with a picture) and I mean LARGE that led to a closet/storage area. If someone was in the closet, they could see directly into the shower. The hole was big enough to where someone could tip the picture out and literally grab you. Pictures attached. When I raised this with the property manager (who you never actually see on site), they simply said that nobody was in the closet so don't worry about it. Lastly was the bathroom was disgusting. More pictures attached. I asked for a partial refund and they said they would mail us a check (even asked for the mailing address). No check ever arrived and they stopped responding to my follow-ups.

He claims we "No Showed", but we clearly showed up and stood face to face with him as he fumbled through an explanation as to why it was our fault that he rented our room to someone else. VRBO failed to honor their rental guarantee which states we 'have the right to enter the rental for the ENTIRE duration of our rental term'. Throughout the process of trying to get a refund, Pete repeatedly sent multiple inappropriate text messages to my wife telling her to "F$#% You"... "Sh@# Head". He only stopped after we filed a harassment report with Kauai Police. We are considering pressing charges. Pete is very two faced and what he says to in front of you is not how he feels or what he thinks about you when he is behind a computer screen. Don't let him SCAM or BULLY YOU. GO ELSEWHERE

Mom and dad have had a timeshare here for years, dad passed 5 months ago and since Mom had had a reservation since last year, she took me instead. It's been such a special time honoring my dad who absolutely loved sitting on the lanai, drinking his macadamia nut coffee, reading books and going snorkeling. They always get the same room 2314 - third floor up on the very left of the main building. I've attached a video. The most amazing view ever and SO relaxing. For the first 2 1/2 days mom and I just read book after book. We sat on the lanai and just relaxed from the crazy past five months. It was perfect. For the first two dinners here we ate at the food trucks that the resort now has booked in the evenings. One was pizza (Pizza Poundahz) and the other Mexican food (Baja Chalupas). The pizza truck was really, really good and the girl running it was super sweet. The Mexican food was just so so and the guy running it didn't have 1 ounce of personality and definitely not customer friendly (aargh). But I love that the resort has this option so we didn't have to go out, just grabbed our dinner and took it back to our room. Perfect! Beyond all that I would definitely come back here, although I myself don't buy into timeshares. The place is top notch, super clean and well stocked. The Wi-Fi was easy to connect to. They supply enough coffee filters for a week, and one days worth of coffee grounds. Thank you! Being an end unit, we not only have open windows in the front and back but on the side as well, which is so nice. There's no air-conditioning here which I really think they should have even if it's one unit per room, but yes, the tradewinds are nice, but it's still Hawaii-humid, and sometimes kind of uncomfortable. Mom said they've updated a few things in the room like the couch and comfy chairs, etc. This unit has two bedrooms, the second being two twin beds. In my opinion, they should have a king size bed in each room so you can bring another couple. Kids always love sleeping together anyway if you bring a family so having two twin beds is a little weird to me. Overall, we've been super happy. This location is amazing having a top-notch snorkel spot right across the road. There are so many great shops and restaurants in Poipu. You need to go nowhere else!

There is a workout room on the rooftop as well as miniature golf and pickleball courts (modified tennis courts). There are bbq's throughout the various buildings. The kitchens have just about anything you'd need for cooking. There are a couple of different swimming pools. The beach is right across the street and the snorkeling is amazing. You can walk to Spouting Horn. You can walk to the shopping centers and restaurants. You can rent bikes. There are various food trucks on the property on different days. There is a farmers market on Friday (if I remember correctly). The fruits and vegetables are so fresh and fairly priced. DO NOT BUY fruit/vegetables from the street vendors. Complete rip-off. They have different activities daily for people that like to keep busy. The price could not be any more affordable. What we pay to stay there for a week is less than 3 nights at the big brand hotels in the area. You can buy in fairly inexpensively if a prior owner wants out or defaults. We have been staying here for a few years now. You need to take the Rum tour that's about 30 minutes away. Good times!

No air conditioning was not a problem, the temperature never gets high and breezes bring ventilation. Since many units are individually owned, furnishing and decor can apparently vary widely, but ours was comfortable and functional. Not sure if it was coincidence or they do anything to keep them away, but as far as Kauai goes, the presence of chickens was much less than elsewhere on the island. Staying here or the paired Outrigger resort next door provides access to the outstanding pool across the street at the Poipu Beach Athletic Club, which is very modern, big, and family friendly. There are other fitness and tennis amenities there too, along with a reasonable bar & grill with live music. Many of the negative reviews here are due to the cleaning fee. And it is absurd, but when choosing where to book, it seems common throughout the Poipu area. How clear that fee is -- both at this property and others -- seems largely dependent on booking channel: the Airbnb listing we used included it in the total, but we saw other listings & sites that buried the fee payable on-site in fine print.

New federal and state regulations, notably the FTC's "Junk Fees Rule" taking effect in 2025, require short-term rental (STR) platforms and hosts to display a total price upfront, inclusive of all mandatory fees like cleaning and service charges. This prevents hidden fees by requiring the full price (excluding taxes) to be shown in initial listings.

    Great experience on a beautiful property…read more There are so many negative reviews but that was not my experience and another group of friends stayed here. We both rented off AirBnB from completely different people and we both had great experiences. I live in Hawaii. Not on Kauai, but I think what people expect is the beauty, which it is, with the aloha, which it has, and to be pampered, which you can have... but you have to give a little too. There will be chickens and roosters. Bugs exist. Everything is slow on Kauai and like 5x slower than island time on Maui and 10x slower than Oahu. Now, bed bugs and that sort of thing, no, you should not have to deal with that! I read those reviews, and that is unfortunate. This location is massive. Each building has three floors, all walkup. (No elevators) some have AC and some do not. Some have carpet and others are renovated with hardwood throughout. Some have surfboards and body boards, some only have sand toys. Some are a couple of hundred per night and others, over $1K U.S. It depends when and how you book. Read as much as you can. I will make sure to write a review for the unit I stayed in on the AirBnB after reading these reviews. The bed was SO comfortable. I crashed out. My only complaint was the unit I was in did not have creamer for the coffee. A lot is probably due to how a store is located across the street or you can grab some at the onsite cafe... but still. Coffee was available, and no sugar or creamer. It was clean. Tons of towels. The kitchen had everything. Dishwasher. Everything to cook with. Extras. A great spice rack. A little set to accompany a mini bar (no mini bar) but you could mix drinks and cork wine. Extra blankets. A huge lanai. Lots of shampoo and conditioner, lotion, soap. . . 2 parking spaces provided. 4 towels cards for the beach. Free chairs at the beach to use (1st come 1st serve). Cafe on property. Two restaurants at the front of the property at other hotels, but very accessible. Across the street, many food options and a market, very easy walk. The pool and hot tub are further down and across the street, walk or short drive. I would request this spot so seek out Unit 315 in Building 39.
