We stayed at the Banyan Harbor Resort when we went for a short family trip to Kauai. It's located pretty central and gave us easy access. Staff was friendly and the condo that we had was pretty clean and has a full kitchen. The unit was two bedrooms and two baths. There is no central air conditioning, but there are window ACs. In the bedroom, it can be a little bit awkward as the AC is blowing right in your face when you're trying to sleep at night. There are also several ceiling fans, so the unit was a comfortable temperature. Note this is not a fancy high class resort. If you're expecting a lot of services with room service, maid service, then this is not the place for you. It's not even actually a resort, just condos. If you're looking for a reasonable condo to travel with children then this is a good option. We enjoyed our stay. read more

We chose Banyan Harbor since it was available through RCI. We checked in mid January 2026 for a one week stay. We were excited to visit Kauai. We paid for one extra day since our reservation with RCI did not start until Saturday. There were four adults in a two bedroom condo. We stayed in bldg C for one night and bldg D for the remainder of the nights. These buildings were about 50 feet from a very busy highway. There was a lot of noise because of the busy street. We were on the first floor and could hear footsteps from the occupants above. The footsteps and noise started at about 5 am. We also heard conversations from the occupants near us. I had a bad experience the first night since my sheets were stained and it was obvious the sheets had not been cleaned. I reported it to security since the front desk closed early. Security brought new sheets and mgmt apologized the next morning. There was AC in the rooms but it was next to the beds and would hit you on the face. The pans were old and front desk brought other ones for us to cook. There were grills outside which we never used. They had a pool which was cold and needed to be cleaned. Did not see a jacuzzi and never approached the tennis courts. Front desk staff were polite and helpful. However, they are limited and do not have someone to help book excursions. I was told that many people live there full time and the condos are privately owned so they are different in what they offer regarding amenities. We did not have beach chairs or umbrellas. Had a small amount of salt and pepper and a decent size refrigerator. The place is old and does not have an elevator. That is an issue if you end up on the third floor having to struggle with luggage, kids, groceries. My main complaint was the thin walls and just not getting a good night sleep. Our beds were also very uncomfortable. I was happy to leave so I could get a good night of sleep. Oh, the cruise ships also stop at the harbor which was across the street. Also, there were tons on unhoused/homeless who had permission to sleep in their cars across the street near Duke's restaurant. They never caused us any problems but be careful if you choose to walk towards that park area. In summary, the stains on my sheets, the noises at night and at 4 or 5 am justifies a low rating. read more

A giant cockroach greeted us upon entering our unit on March 17, 2026. The windows were so dirty I had to personally clean or we couldn't see outdoors. Most appliances are outdated. Update, just saw our 2nd and 3 rd cockroach's ! This place wouldn't make a good whore house. The office said they would send out exterminator but did. How pathetic!! Banyan's place was perfect for our one night stay. We got in late from the airport and it was right nearby, which was convenient. It is also near a cruise port. The complex was a bit outdated but perfect for our purposes. It's about 20-30 minutes to the more "touristy" part of the island with big resorts, as Lihue is residential and slightly industrial. This is a great place to stay if you want to visit Kauai on a budget. We had a balcony with a partial view of mountains and sunrise. Parking is provided, just make sure that you park according to their instructions, as we got a citation for parking the wrong way. read more

Traded in one of my timeshare weeks to use here. The space is outdated. The beds aren't the comfiest. I don't enjoy that they have their ac units on the side wall facing the bed. When you're laying in bed you're freezing, but the second you get up, you're hot. The upstairs people were super loud at all hours of the night! Love the location; halfway between stuff to do on the north vs south. Very close to the airport. Shopping and restaurants nearby. They have a tennis/pickle ball court, nice pool and shuffleboard. At face value, the unit was good. Spacious, clean, well-kept. But the devil is in the details. The air conditioner blows right in your face when you sit in the living room or lie in the bed. They should put some diverters or something. The overhead fan makes a constant ticking noise. You have to make sure everything is super clean or ants come. read more

TL;DR: The fact that we saw three different units, none of which matched the photos on the site and two of which we found uninhabitable (third one still had broken AC) tells you all you need to know. That's not the sort of experience you should have to endure during a Hawaiian vacation. I'm a pretty easy person to please in general (probably biased), and having been the person who chose this place for my family, I wanted to convince myself our experience was better, but it just wasn't. Let's start with the objective stuff: 1. Great location near airport/costco/walmart/target and central on the island so it's within an hour drive of any point of Kauai. Also walking to distance to Kalapaki Bay and some great restaurants (Jammin Banana!) 2. Price was great compared to the rest of the island, no doubt. And I prefer the vacation rental model to the hotel one. But... 1. Our unit was terribly outdated and smelt musty at best, moldy at worst. My wife's allergies and my daughter's eczema flared up, which has become rare at this point. 2. Management was very accommodating in helping us find a better unit, so a plus there. But it wasn't til the third unit we saw that we found something we found acceptable. Not great, mind you, but acceptable. The downstairs AC didn't work, but we suffered through it to avoid moving again. 3. Each unit is owned and maintained independently by owners, so the resort was saying that is why there is variation from one unit to the other. 4. The site features photos of beautiful units with wood flooring and updated fixtures. All three of the units we saw were old carpet and just felt dated. read more

We ended up staying in an Airbnb at this location. This also doesn't look like a resort as the name implies. It is a condo complex with some owners choosing to rent out their units and others being full-time residents. Ours was a downstairs unit which made it handy for any loading and unloading of groceries and the like. We like condo life because we know it's just like at home you need to get your groceries and coffee and have them on hand. That's why the term resort in the name could be misleading but we knew what we were getting into so it's all good. This place has a large pool at BBQs there and one other location. Also, tennis courts and shuffleboard. I believe you can check the supplies for those at the front desk. There is no hot tub which I thought was fine but if that's important to you just know there is not one. The owners of our unit had it equipped with a washer/dryer and window a/c units which were appreciated. We had everything we needed and it was situated in a good central location to stores, Costco, Safeway, and Target. Also, a good location to get to the airport. All in all, although not fancy and a little dated. They were built in 1978 so they have been around a while. It's still a well-kept property and I would definitely stay here again. read more

Stayed in Building L upstairs unit during November 2022. Room was a 2 story duplex unit with living and kitchen on the first floor (plus sofa bed) plus two separate bedrooms on the second floor. Neighbors were very quiet. Older building but seems well maintained and the owner of the unit we stayed in made noticeable updates inside. Convenient access to parking and only a short downhill walk to the Front Office. Shower and laundry unit on the 2nd floor with a toilet and sink on the 1st Floor. Location is convenient and very short walking distance of Nawiliwili Park and Harbor (where the cruise ships park), shops and restaurants. Duke Kauai is also a short walk via the beach. We saw many sunrises from the lanai. Big plus is location: not dealing with Kapaa traffic or a drive from Poipu. Hotel is 5 min drive to Downtown Lihue and 10 min from the Airport. Local owned restaurants, farmers markerts and food places like Tip Top, Mark's Place, and Kauai Bakery are also less than a 15 min drive away. Reserved via Booking.com but noticed price was similar at Banyan Harbor website. Good value considering for the same price you can only get a 500 sq. ft. room good for two people. We booked a 30 day stay here for their 2 bedroom, 2 bath room. We had an upper unit, right above maintenance. Probably not the best unit because there were plenty of car noises even with the windows shut. But we do have to say, this place was probably once a pretty great place. It had almost everything: cable tv, wifi, pool, bbq area (by the pool), shared tennis court along with a basketball cout. (BTW, if you lost a tennis ball, it's $1 each). You can borrow the balls for free at the front desk and no they don't open at 8:30am when we were there. We really liked the kitchen size and the eating area here. We utilized that almost on a daily basis since we were here for 30 days. Our days were booked via hotels.com but for some reason, they stopped us at day 27 and recharged us more at a higher rate for our last 3 days. Needless to say, that didn't set right with us but since we were already here for that long, we wouldn't be moving for just three days right? Parking here is easy, probably the easiest we've seen. Was able to almost always to park at the same spot on a daily basis. The AC here is crazy loud and strong and it's on a timer. Your room will be left cold and dry. Rooms are not cleaned daily, more on a weekly basis. (I've used the same towel for 6 days) If you want extra soap and shampoo, you have to ask at the front desk. You'll also be able to get new beach towels when you trade in your old towels (that was nice). There is also the loud washer and dryer by the bathroom, but it works. I tried swimming at the pool here, it is definitely not heated and was a bit dirty in the morning. And yes, you'll hear roosters in the morning near by that was expected. So lots of plus and lots of not so good points here. They did check our covid test upon check in. This wouldn't be my first choice to stay, but we were here and it was just okay. read more

Stayed in K132 Front desk staff was wonderful... this review is of the property and room itself. Horrible experience. First, we booked this property through Expedia. When we got the confirmation it was from another party called RedAwning. But the company who was really was in charge of the property we booked was called Arrived. There was 3 different parties and confirmations we had to deal with which was not convenient and extremely confusing. Next, the description and pictures of the property were very misleading and pretty much fraudulent. I have attached photos that I took during the trip. The beach/restaurants/lighthouse they advised was actually the Marriott Resort, blocks away. Having to lug all your beach items would have been ridiculous so we drove down the block and parked closer. The property was also right by the cruise harbor. All you saw outside your balcony was ships and storage containers. This NOT what you want to see on vacation. And NO Hot-tub?!?!?!? Now for the inside of the condo. The first impression was the AC hanging outside the window on the second story and was dripping down and hitting us as we opened the front door. It was dated, moldy and not well taken care of. Mold covered the bathtub and shower and shower curtain. The screen door to the balcony wasn't even attached when we got there. It was just laying against the condo. The curtains to the balcony didn't even cover the slider. It needed at least 3 or 4 panels and it only had 2. The mirrors had black marks from the mirrors deteriorating. All the pictures hanging on the wall were hanging crooked/sideways and there was water damage to some of them. The couch in the living room was a different couch then what was pictured. Sharpie was used to write on all the outlets and around the entire condo to label things (a label marker purchase would have been more professional) The whole reason we booked this condo was because we wanted somewhere we could cook and make our own food. But after seeing how the condo was not taken care of, the last thing we wanted to do was use the kitchen appliances. Also, we were charged a $350 cleaning fee. But we had to empty and take out the trash, clean all the dishes and were only allowed one linen per person or would be charged a fee for extra laundry. I don't think they have deep cleaned that place in years. Conveniently, this place had a 3 1/2 star status but no ratings. I would never stay here again or even recommend this to anyone. We are looking into disputing our credit card charges and getting our money back. (Oh and don't leave/forget your Keys in the room. It's $10 per key to get them replaced) read more

This place needs a remodel. The bathroom floor and walls were pretty nasty, chips of paint and Sheetrock coming off. The shower head was awkward to use. The bed was one of the most uncomfortable things that I have ever laid on. The 4 pillows made it impossible to sleep since they were so firm, killing my head. The carpet probably has never been cleaned either, my socks were black, gross. The back of our room was to the main road which you heard ALL of the traffic, ALL night long, so you can't sit outside. Cruise ships come in and out of the port near by which is annoying. The parking is absolutely the worst, not enough space for cars. Don't get a room on the first floor, the top floor sounds like elephants walking, no padding or insulation between floors. Cabinets were new and the only room remodel, with good appliance choices. Close to the 3 Lihue shops and 3 restaurants, but nothing else is near by. read more

My friends and I, 5 of us total, stayed here for 3 nights and had a positive experience overall. One thing to note is that the units seem to be individually owned so you may not get a consistent experience across different stays here. For example, we were told that our unit would have 1.5 bathrooms, but it actually had 2 full bathrooms (in this case it was a good surprise). This review is based on our specific unit and experience. Check-in at the office was easy. There is no reserved parking but we never had issues finding a spot (and it was free / included). Our unit had a nice interior with updated appliances and well stocked bathrooms. However, for the kitchen, there was only salt and pepper, no cooking oil or other amenities. The in-unit washer and dryer was a huge plus, but we did have to get our own detergent (the office had individual packets for sale). Location is nice, near the airport and within walking distance of an ABC convenience store. The unit was very clean and easily fit the 5 of us. The one downside was that it was difficult to use both showers at the same time because the water gets cold, but we were expecting to have only one shower to begin with so it wasn't a big deal for us. read more

BEWARE of the $25 per day amenity fee and two different taxes they charge on your room per night! For a 1-week stay, the amenity fee + taxes came up to $282.45. I was not informed of these taxes ahead of time, but apparently, at least one tax just started off in Hawaii in 2022. The amenity fee is a complete joke...it is just another way to price goge your stay, claiming it goes to parking, or pool fee (which is always standard at most hotels in the world), but that is Hawaii for you...looking for ways to get more and more money out of you through back channels. The room was good...very spacious...I will give them that. The decor is way outdated...something out of the 1990s. The housekeeping was prompt. The location is literally right across the street from the nearest beach. The accommodations are still on the affordable side. read more

Definitely not the best place to stay while in Kauai. Easily our most forgettable hotel/place to stay while on the island. We traded in a time share here..and was the only real reason for staying here. We showed up to our room (no elevators by the way) and the place was so hot. The staff did not bother to turn any of the AC units on before we arrived and so we quickly ran to turn them on and then left for dinner. The location is nice. Close to "downtown" Lihue with Dukes and gift stores walking distance. Didn't bother looking at the pool. If you are just looking for a place to stay and not going to be there very often..this may work for you. But if you stayed a couple nights at a resort and then moved here..you will be greatly disappointed. read more

Booked this place for an overnight trip. It's really close to the airport and in a good location. We got the 2 bedroom/ 2 bath unit on the ground floor. Parking free and right in front on the units. It was pretty quiet ( we were in B building). It's was pretty big! 2 bedrooms, each with a with bathroom. One of the bathrooms had a small washer/dryer. There was a sofa sleeper in the living area which slept fine for one night. The kitchen was fully equipped with utensils, some cookware, drink ware, coffee maker, microwave and a stove. Even dish detergent! There was a small dining area too. The place is older, fairly clean. The beds were comfortable. Shampoo, soaps and body lotion was provided in a sealed package. The AC unit was pretty noisy though- there was one in each bedroom and the living area. We didn't use it but there was a lanai with table and chairs. BTW, the office hours were limited due to Covid- it was open from 9am to 6 pm. Apparently there was a pool but we didn't check it out. All in all we were pretty happy with the stay but we didn't expect high end resort standards. If you're looking for a place close to the airport, clean, minimal services, this would be good. Especially for families because with it was spacious. I want to add there was no elevator so make sure you book a ground floor if you can't climb the stairs to the 2nd floor read more

Overall, this is a great affordable place to stay especially for families. We Got a travel deal from ITR military services So our airfare and rented minivan was included in one price.Particularly, the location is superb & across the street from popular beaches and Dukes etc. However, I had to take a star off due to narrow stair passages, tiny parking stalls and long walks to get to things like the pool. Moreover, I would not recommend this place to families with special needs members or older folks with bad knees. It was quite challenging with our small children from that perspective. Make sure to steer clear of the area or be warned when cruise ships come in on Wednesdays. If you're looking for quality of fare and not the experience, I would definitely hit up Kauai brewing, the Mexican joint down the street for breakfast, even the fig pizza at the dive bar on the hill LOL Kauai Brewery is about a mile away and they have super soft T-shirts, toys for the kids, delicious food and great beer!! When the grandparents babysat on our six year wedding anniversary Saturday night, we went to this somewhat intimidating tavern up on the hill for locals and had one of our top five date nights we've ever had singing karaoke with construction workers and the reunion of the local theater company. You cannot make this stuff up! We stayed here five days and four nights and probably could've added one more for good measure. There's a very affordable luau at the Marriott across the street on Monday nights too. The condo is huge & 2 stories which offers privacy if you have kids or in-laws with you. There's a nice mix of friendly locals living here. The Service was consistent and they did give me an extra hour Late check out when I asked. However, their office closes kind of early at 8 PM. Limited beach towels are available at the front desk. There was a washer and dryer upstairs which was a lifesaver do to gross things with 5 yr olds I won't tell you about. It took me about two days to figure out how to turn on the air-conditioning and lights because they only come on in six hour increments or something like that. Last, You can stay here and walk a lot or you can stay across the street at the Marriott for about twice as much if you're feeling lazy (which is fair on vacation.) This is my third trip & I suspect we'll come back one more time to check out Barking Sands. Aloha Kauai!! read more

Not a resort but an apartment complex. Not steps from the beach but actually 1/3 mile away across a busy street. No umbrellas or shade anywhere at pool and tennis court in shambles. If you enjoy looking at an industrial park with silos and cranes maybe this is your place. Only bonus was looking at cruise ship. Shops and restaurants are nearby if you walk on busy road with no sidewalks or walking path. Staff was nice but we left after two nights. Very misrepresented on website and in photos. read more

The photos and reviews are totally misleading. This is a dump. I'm in H94. You have to climb a bunch of stairs, and then more stairs inside. All the carpets and furniture are old, worn and disgusting. There are no dressers to put clothes in, there is only a closet with a few hangers. No hooks. How are you supposed to unpack? Nothing elegant or fun just old 1970s worn out carpets and gross fabric furniture. It's disgusting. One room is large and the other one is teeny tiny with no windows and a broken fan. There are not enough towel racks in the bathroom just holes in the wall where it used to be. The refrigerator sounds like it's going to explode. All of the window air conditioners are loud and falling apart and one of the fans in the room with no windows doesn't work. This is a dump and it's not worth the expensive rate. It's far away from the beach too. It's really loud with people having parties and it's 1130 at night on a Thursday so apparently, Security doesn't care and allows it to happen. Absolutely the worst place I've ever stayed in Hawaii and I live here. I came to this island to go to a conference at the hotel next-door. I regret not staying at the hotel and if that's an option for you stay at the hotel or at a nearby motel or airbnb but not at this dump!!! I'm furious at myself for believing the reviews. great location! 5 min drive to airport, costco, safeway, walmart, and restaurants. Had nice kitchen and living area, but... 1. common bathroom shower had very low pressure and very little hot water. Maintenance man came NEXT DAY after called front desk. He said the water heaters are small so he couldn't do anything to fix this. Seemed like was a FIVE GALLON water heater. Shower in master bedroom had great pressure but hot water lasted only 2 showers. I feel we should get a partial refund since half of us (2 of 4) couldn't enjoy a hot shower! 2. master bedroom had NO TV! 3. vertical blinds in living area were broken so if someone outside stood in the right spot would have perfect view of us & we were on the ground floor! they couldn't fix this either. 4. light switch for master bedroom was in corner farthest from the door! The light switch next to door did NOTHING. 5. Air conditioner in master BR was noisy so affected our sleep. 6. NO ELEVATORS so if have an upstairs room you have to carry your bags up the stairs. I would've traded the kitchen and living area for hot showers like you can get at ANY hotel! Guess we were lucky not to get a room with dirty carpets like other reviewer had! read more

My first visit to Kauai and it started off badly at Budget rent a car by being denied a vehicle. We took a taxi to the Banyan Harbor and met Josie.....Our Life Saver. Josie at Banyan Harbor worked with Alamo and was able to get us a rental car for the duration of our stay. My friend and I needed to get dinner but we weren't able to walk over to the restaurant since my friend was recuperating from surgery on a leg and couldn't walk very well. We were assisted by Josie in getting some food for dinner and breakfast the next day so we could eat. Josie at the Banyan Harbor also helped us get a rental car on Oahu when we left Kauai. Our trip to Kauai turned out to be fantastic because of Josie and the Banyan Harbor and I will be going back to stay there again! Do not stay here!!! Rochelle the front desk was so rude and messed up more than once during check in. She was rushing to hurry up and get back to her boyfriend who was sitting in the waiting area. Anyways I was checked into one room and I then had to switch rooms to accommodate my long stay. When I switched rooms Rochelle gave me the key to a unit that was occupied by a woman who lived there for 20 years. How embarrassing for me to open a unit that is already occupied. At this time the front desk was closed and the security had to open the correct room for me. The security guard told me to go get the correct key tomorrow. The next day Rochelle again was rude and yelling at me about how now she cannot find the correct reservation and she did not mess up the night before. After her yelling at me she then found my correct reservation and gave the key to my friend who was not even on the reservation I had signed. She said she is new and that I can report her because it would be her first complaint and it's no big deal. This is customer service from a front desk agent at a so called resort. Rochelle needs to be monitored and disciplinary action needs to take place. read more

More money... More problems! Save money... Well tour bound to be a happy camper. This resort is definitely a book that you should not judge by it's cover. Growing up in with Time Shares and Yearly Vacations you would not have expected my stubborn self to end up here... But FORTUNATELY I did. This may be no 5 Star resort but it got 5 stars from me because of the costumer service, courtesy, and it's "home away from home" feel. Check in was simple, and locating our suite was a breeze. And if you don't know what to do, because there is so much to do, turn to Kiki! She's got so much plug around the WHOLE Island. Almost everywhere we went Kiki was well known. The best part about being here is that u can simple walk across the street and chill at the beach behind the Marriott as if you were staying there! LoL Everything is close by if your a stay in and enjoy a home cooked meal type, or even go out across the street to some of the best spots. I hate going to "luxury" spots and end up having the worse time because I expect a lot if I'm going to drop a lot off cash. But here at Banyon Harbor Resort, it's affordable, and home like, with everything you need just a hop skip and a jump away. Definitely worth coming back to! I was pleasantly surprised by my rental. Looking for a cheap place to stay while my friends were at the Marriot (at least 2x as much per night). I opened the door to find a 2BR/2BA condo with a full kitchen (all to myself!). Bigger than my own place in San Diego even! I wasn't there for more than sleeping - but can see how it would be a great option if you were staying for a week or more. No need to eat out for every meal and really roomy living space. The kitchen had every appliance and tool you could think to use. I even spied pie dishes! My unit was on the corner so I had 3 balconies to use. My condo was in one of the buildings further back, but facing the road & ocean. Nice little view, and not too loud. You can hear roosters & chickens, but realize they are literally all over the island. Didn't bother me at all. Nice pool area (didn't see a hot tub, but it was a quick glance). Short walk across to Kalapaki Beach. Only complaint - I had to pay a daily parking fee. I think it was about $9 a day. For a first time trip to Kaua'i, I think Lihue makes for a good central location. An easy drive north or south. In the future I'll probably hone in on a specific town to stay in. read more

I had a 5-day stay in room #17 I was dissatisfied with the cleanliness of the room. It was upon my initial arrival that I immediately discovered a heaping amount of old food within the fridge. The shower curtains seemingly were unwashed and produced a mildew-like smell throughout the rooms. In addition, the room'd light switches were difficult to navigate, switches located across the room would turn on different appliances. Great stay! Clean, simple, spacious, practical, great parking, and friendly staff!! We were so lucky to have been able to stay here via a friend's timeshare. It is conveniently located near eateries and small shopping. The appliances were great! We had a nice view of the ocean and mountain range from the balcony and master bedroom window. Felt like home away from home. We hope to be back!! See my pics for more details! Things to keep in mind: no elevators, so if you have health issues that can be triggered by lifting, be sure to book the bottom floor or have someone there that can assist you. The first floor has one flight of stairs. The 2nd floor has three flights of stairs. Not a problem for us, but just thought that might be some good info to share. We were on the go during our stay, so we didn't get to use the pool. However, I am sure it's great, can't beat lounging at the pool with beautiful views. Pool hours are 8am-9pm. read more

I wish we would have stayed here our entire trip instead of just the last night! Much more affordable that the larger name-brand resorts and you get a huge townhouse! Loved being able to use the HE washers and dryers in the units (2 packs of detergent were included) so we didn't have to do laundry the minute we got home. Comfy beds, great kitchen and a few minutes walk from food and stores- would love to come back and stay here a week!! read more

Place looked like it was not maintained well. AC from the main balcony had rust. Carpet in our bedroom smell like urine. There was notice on our door saying about pest control meaning there are bugs somewhere either inside or outside. Two chairs from the dining room were wobbly. Not recommending this place. There are other places to stay for the same price and much decent. read more

Nice place. A little dated but not bad. Kept quite clean. No hot tub but the pool is nice. Friendly staff. Lots of stairs to climb. Walking distance to shopping and restaurants, Costco/Walmart is just a short drive. Nice to watch the cruise ships come in on Thursday and Friday mornings. Locals do live in this complex as well. read more

When my husband was taken to the hospital after massive bleeding Danianne, Kiki, and Krystal went out of their way to accomodate us! Patrick, Rudy, and the housekeeping staff went to work immediately to help us. We wouldn't stay anywhere else! The rooms are spacious, the pool is heated salt water, and the concierge knows all the best attractions! The location is perfect. read more
