Was told this was a complex full of mostly "young professionals" in which was not true. The main demographic I've seen is full families with children, which is fine however it wasn't what we were told...Packages are labeled and put away in a mail room we were told, they actually just sit on the floor in the lobby. Your told that this is the most quiet apartment complex, it is not the walls are paper thin, you can hear each and every conversation from any apartment. Broken elevators, no parking in gated parking lot, stench of weed everyday, bugs and roaches in apartments, I could continue however I believe I made my point...think long and hard before signing any lease for this place.

One of the major problems we had was with the air conditioner. When it got warm out we started using the air conditioner. Immediately after we turned it on my boyfriend and I started getting extremely sick. We told the office and said they would send someone up to change he filter. Yes, someone came up and changed the filter but it did not help. We were still getting very sick we told them again, still not very concerned but after complaining a few times someone came and replaced our entire unit. That is the one good thing they did fix it. However, fast forward a few months and I started noticing obscene amounts of mold in the corners of the windows, in the bathroom and on the sides of the air/heat unit. I clean often and even after trying to get rid of the mold it continued to return. Yet again we went to the office and told them about the issue and said we thought maybe it was because the filter in the bathroom has never been changed. They sent someone up and when we told him the issue he said, "that fan doesn't go anywhere, of course you are going to have mold". Are you kidding me!? He did not change the filter on the fan that says, "change every 6 months", and told us that we are going to have mold, basically tough luck. This is absolutely ridiculous. My boyfriend and I have had several bronchial problems and my parents are convinced it is because of the mold in the apartment. I know that our apartment is not the only one with this problem. I have heard several people talking about how disgusting it is that there is mold in all the apartments. So as you can see it is no use to risk your health to live somewhere. They continue to spend loads of money on painting the walls and renovating the laundry rooms, maybe they should worry about the mold and the residents health first. I am so happy to leave when my lease is up and hopefully feel much better.

I agree with my now fiance that Pebblebrook is not perfect, but considering how expensive safe housing is in the Hartford area, you are not going to get any better of a value. I recommend that if you are visiting Pebblebrook, go to Rent.com and/or Apartmentratings.com and submit an inquire because if you sign a lease, then you get a $100 Visa gift card. My recommendation with Pebblebrook is to try to get a unit in the H complex because the sunlight hits the area perfectly whereas for the other units, it can get dark easily. Also, it is a lot quieter because you are not near the pool. I loved having a balcony because we often had dinners there during the summer. The apartment was very spacious and we were able to have a couple of Seders. I loved having a walk-in closet in the master bedroom. Right now, the foyer is getting a facelift with new paint, lighting, and glass doors. Maintenance was always there when we needed some repairs. Even though it was in New Britain, I never felt that I was living there. People assumed that I lived in Farmington or West Hartford because it was so close to the West Farms area. At the same time, I loved walking up the Brittany Farms loop because it was so quiet.

My BIGGEST complaint is the management/leasing office. They are so terrible with communication and general management requirements. The leasing office is constantly losing packages and they open late and close early more often than not. Don't move here unless you have absolutely no other options.

Pros: The maintenance guys I've interacted with have been friendly; I haven't needed many requests filled but when I was having car problems one of them (Chris?) went above and beyond Never lived in an apartment complex with such excellent snow removal - the contractors they use for the job are excellent Safe neighborhood - kind of isolated up in the hills, haven't heard of any major crime issues during my stay here. Spacious apartments - the largest 2 bdr I've lived in by far They've really worked to get people to clean up after their pets, stop leaving trash out, and in my time here the complex has been fairly neat The carports are clutch in the winter. Large storage space below each apartment too. Included heat is absolutely huge in the winter Cons: The rent increases: the old team tried to hike the price by $100 a month, which is absurd. They'll negotiate with you, but considering these apartments are pricey as it is, this seems like a poor way to promote continuity. Management is extremely hard to get hold of. They rarely pick up the phone, and I've sent multiple emails with no response over the years. This applied to the old and the new management. If you need to talk to them about something, you have to go in person. Could probably benefit from an extra dumpster, this one tends to get full towards the end of the week Some maintenance requests can take a while - a washer kept repeatedly breaking down and it usually took weeks to get a fix. It broke down 4-5 times and they continued to try to fix it instead of getting a replacement. Poor ratio of laundry:tenants. Makes it hard to get a washer/dryer on the weekends. It seems like most winters the hot water goes out at least once (and the heat with it). This is usually fixed within 3-5 hours, but can be a minor inconvenience. They're usually on top of it though. Neutral: The apartments aren't new, but with that said, I haven't had many issues/breakdowns as other reviews have mentioned. Maybe I just got lucky. OVERALL: I've been happy for 3 years. A solid average apartment complex in a decent neighborhood that's probably a bit overpriced but gets the job done and has its perks (included heat, carport). You can probably find cheaper places in the area with similar quality, but I have no major complaints after 3 years. UPDATE: After having completed my move out, I was pleasantly surprised to find they returned all of my security deposit. I've had shady landlords in the past try to take all their cleaning costs out of my deposit, but Summit & Birch was honest and professional in that regard.

    DO NOT MOVE HERE…read more Management regularly gives short notice for entry (often less than 24 hours) and then doesn't show up as scheduled, sometimes appearing days later without warning. They are nearly impossible to reach by phone; calls are usually routed to third-party customer service that can't resolve issues and promises follow-ups that never happen. Rent increases with every renewal, yet ongoing maintenance issues are rarely addressed. There is widespread mold throughout common areas and units. Essential systems frequently break, including elevators, heat, AC, and laundry machines. The building infrastructure is extremely outdated, and failures are often blamed on the age of the property rather than properly fixed. The carport has severe structural damage, is now condemned, and has caused falling debris and pipe damage--yet residents are still charged $75 per parking spot. Snow removal is inconsistent, sometimes making it impossible to leave for work. Mail and packages are frequently stolen due to poor security. Trash chutes regularly overflow. Laundry costs have increased multiple times (now ~$3.90 per load), but machines are inefficient and often require multiple cycles. Elevators have been out of service for weeks at a time and continue to break down. Most recently, large portions of the property have been without water for over a week. Residents were given conflicting information, encouraged to stay instead of using hotels, and then left without updates or reliable communication. Overall, the property appears too old and poorly managed to be properly maintained, and residents consistently bear the consequences. There are many more issues, but this should be enough to strongly encourage anyone considering this property to take existing reviews seriously. I wish we had.

Neighbors are doing drugs and selling drugs on the premises. Last month I witnessed a police chasing my neighbor on foot. Walls are paper thin and premises are not well maintained and are falling apart. Management will nickel and dime you and will come up with every reason to not give you your security deposit back. Units are small and the photos on their website are photoshopped to make it look nicer/larger than they actually are. AVOID RENTING HERE IF YOU VALUE YOUR SAFETY AND SAVINGS!

I had an infestation of carpenter ants, appliances constantly, breaking and never working, terrible maintenance, women in the office are rude and don't care, never slept because of the noise. other tenants are scary, and I would not recommend living here if you are a young woman, or honestly a woman at all. I was stalked by one of the tenants in a nearby building. One time had paint thrown on my car and multiple other cars as well in the parking lot and because they only have a couple working cameras nothing was done. I also heard a car getting stolen from the parking lot before. There's rats on my patio ( I lived on the first floor) that lived in my outdoor closet. Not to mention this is the noisiest apartment you will ever be in. Plan on never sleeping, you hear every sound from your upstairs neighbors. If you can somehow get a third floor apartment with all brand new appliances, that's the only way I would say this place would be halfway tolerable. One time had my bathroom fill with murky black water and they had to cut a hole in my wall to fix it, but never repaired the hole. Dishwasher flooded all over the carpet and it took two weeks for someone to come "fix" it, but it never worked after that. To be fair it never really worked before then. Appliances are from the 90s if you're lucky and the 80s if you're not. The unit also stunk of cigarettes when U moved in. Terrible and disgusting apartments that also may or may not have lead paint on the walls.
