    This movie theater is much different that the more modernized theaters. They do have reclining chairs which are a little worn but very comfortable. It's your classic theater to say the least. I live close so come to this one most often.

    Assigned seating??? In a movie theater???

    Holy High School Flashback! It's rare that I go to the movies when I'm in town, but my son really wanted to see Venom. I looked for the nearest theatre, and was shocked to discover this theatre is still standing. I haven't been to this theatre since High School, and the entrance is still exactly the same. Much of the inside is, as well. Yet it's been well maintained and upgraded in areas. The first thing that we discovered, when we arrived, was that there is assigned seating. This is a HUGE turn off for us and a big reason for my 3 star rating. The only way that I would return to this theatre would be if I have time to get my tickets online ahead of time, without paying any additional fees, and able to get my preference in seats. We often don't have the luxury of planning to far ahead, caring for elderly grandparents. We ended up in the middle of the second row. Not the best place to be sitting during a high action film when you live with heightened sensitivities. The seats were comfy. Popcorn sucked, boo. Bathrooms appeared clean. Oh, there's also police present. We couldn't decide if that was comforting or made us uneasy. It's not something we see in the area that we maintain residence, so it was just a little off putting. We interacted with an officer after the movie, when we realized my son had lost his phone in the theatre. He was extremely nice and helpful in finding and retrieving his phone from between the seats. Overall, it was the great movie that made our experience. But the assigned seating and bad popcorn will ultimately drive us to try out a different theatre next time.

    Located strip mall with restaurants and retail. Lounge chairs so comfortable and a good selection of snacks . Will miss this location once we leave Clearwater . Convenient and easy to find .

    Smells of mold, seats are old and ruined, tickets and snacks are over priced. The sound and visuals are not the best quality.

    Cleanliness didn't seem to be a priority. I walked into my theatre to watch the movie and there was a roach crawling on the floor.

    Restrooms and theaters were clean. Sound and picture were great. Personnel were cordial and attentive.

    Gross. Seats are completely worn out, all the fake leather is rubbed off and there's a strong mildew smell. Will never go back

    How wheelchair friendly is this location?

    Pretty friendly, there are ramps up to the box office and there aren't any stairs in the theaters. Wheelchair seating is in the back row but there are companion seats.

    Let me start off by saying I loved the movie I went to see and have no hate towards the workers or…read morethe theatre whatsoever but i absolutely down right hated the people that were in the theatre with me (some not all). The movie theatre itself is great and I love coming here, but this past experience has filled me with rage like never before. I went to see the minions and monsters movie with my significant other and the first 1 hour or so was great. After that these no good putrid vile disgusting creatures decided they would take it upon themselves to start talking and causing a ruckus during the film. Now this wasn't just soft whispers and quiet talking. NO it was full on conversations and giggling about stuff totally unrelated to the movie. They also were waving around flashlights and running back and forth on the top row which happened to be right above me. If it were up to me I would ban teenagers from public because they have no respect now a-days and it disgusts me how inconsiderate pricks they can be. Now you may think i'm crazy for this and I may agree with you on that but i am certain that I'm on alone on this and maybe some of you will agree and can relate I am still seething with rage after making it home like an hour ago over my minion experience being tainted and interrupted. My night was ruined by the bottom feeder scum of the earth garbage bag teenagers. All 4 of them should be ashamed of themselves and the parents should be publicly humiliated and punished for raising such no good social reject weirdos that can't be respectful in a public setting. Overall if those kids weren't there it would be 5 starts but instead I have to deal with their awfulness and the gut wrenching filth that they are. Yes it is that serious and I despise them and would watch that minion movie again and YES I absolutely loathe those self centered inconsiderate callous soulless despicable cowards. Side note i didn't say anything to them but my heart was beating out of my chest in anger. I was really thinking about saying something but I didn't and I really regret it. BRING BACK ETIQUETTE!!!!

If you want any type of seasoning on your popcorn, other than butter, they have small packets of seasoning available for purchase. Even though I am an adult, I decided to get the kids trade that comes with fruit snacks, popcorn, and a drink for around eight dollars. It was just enough for me. There is assigned seating, but no one abide by this policy so I was forced to sit somewhere else. I recommend getting there early if you care about sitting in your assigned seat.

Everyone we met from the moment we walked in were friendly and welcoming. They told us about upcoming events and their new monthly movie pass program, which they're starting in October 2025. Even the popcorn was perfect -- easily the freshest and most flavorful movie popcorn we've had in a long time! As for the movie experience itself, it was the perfect blend of modern sound and projection with a classic art deco styled cinema theater. The seats are old school, but they're comfortable and clean, and it all feels brand new. It's a smaller screen, but it's just the right size for the space and the feel they're clearly going for. As a cinephile and a working film critic, seeing a historic neighborhood theater like this brought back to life for a community to enjoy gives me hope for the future of people still wanting to go out to the movies. I'm excited for the future of the Beach Theatre and I'm eager to see more movies and events in the space soon!

    This theater space has Gone Through It over the last 10-20 years. Like most malls, University has…read moremade loads of changes and is practically a ghost town while transitions happen and the theater often suffered. But Sun-Ray moving in definitely pushed it in the right direction. Now there are a few other ''dine-in" restaurants in the Tampa area and they're great, sure, but I don't want to donate plasma to be able to afford a movie and a meal. No worries about that at Sun-Ray! The food is insanely reasonably priced. No, the options aren't "heirloom tomato and burrata on a wagyu burger", but there are some really fun options and a LOT of vegetarian and vegan friendly choices. And the popcorn, man, I'd skip the movie and just come in to buy some popcorn. They have a make-your-own popcorn station for goodness sake. While one of those big chain theaters is charging you $3 for a sampler size of popcorn seasoning you can get at Walmart, Sun-Ray has an entire bar of seasonings, add ons, butters, oils... You can also load your popcorn in yourself so you can even layer the flavorings. It's ALSO super reasonably priced with one free refill included! They do also have cocktails and mocktails to enjoy your movie with a bit of fun, and they do specials to add to the bigger movies. As for inside the theater, I read a few people complain that the seats don't recline. I'm honestly okay with that because, you know...eating. And the chairs are super plush, the kind you just sink in and nestle into. I love that a lot. The spacing was pretty comfortable, lots of room for guests and servers to walk in front of you. I also really liked that instead of Big Corporation Showings before the trailers start, they were showing fun videos and local ads. To be entirely honest, I'm not likely to go back to those big name theaters very often now. I'm hooked. (And not just for the popcorn but honestly, mostly the popcorn)

In this case though, I'm making an exception because everyone in the Tampa Bay area needs to know about this gem. It's on the second floor of the parking garage at University Mall. Which means you need to navigate around what is left of the mall. There's a separate entrance so you don't have to set foot in the mall itself. The decor is Pee Wee's playhouse and is just as delightful as you would think it would be. They are the top of the game when it comes to special appearances (Kevin Smith was there for two nights, John Waters, Lydia Lunch, Amy Goodman and Todd Solondz have all done Q&As there, just to name a few. Will Oldham has one coming up in September before his performance on the other side of the bay) They show the blockbusters you can see everywhere, but they mix it in with indie films and documentaries that you would have to be in NYC or LA to see otherwise. They also specialize on showing movies on FILM. If you love watching actual film, this is the place that is showing the love! The ticket prices are cheap. The seats are comfortable. The staff is absolutely amazing. The food is far better (and affordable!) than it has any right to be at a movie theater, and they bring it to your seat. There are a TON of vegan options! Which is pretty rare when it comes to going to the movies. It's not just my favorite local movie theater; it's become one of my favorite places in the Tampa Bay region.
