To: AMJ, INC of Gainesville, FL Someday when I win the lotto or make a ton of money I want to buy this company and then fire all your employees that work in this company. This company is by far the worse place I have ever rented from. You were in our condo more than we were. You lied to me and when I caught you in a lie you never apologized. Places I rented from before and after have always given us our deposit back and yes I had a dog. You charged us for stuff that we complained about before we moved in or the stuff that was your fault because you were in our apartment more than us. You stressed out and killed my dog. Even after I told, asked and begged you to tell me before you entered our apartment so I could remove my dog from the condo. She was sick but added stress would make her sicker. You are a sneaky, dirty, dog killing company. And what goes around comes around.

    FIRST INCIDENT My lease stated that I submit a receipt that…read moreverified I had the carpets cleaned by a professional company or I would be charged a fee. I had been given verbal permission via telephone from a AMJ employee to arrange for my carpets to be cleaned after the date I turned in my keys and to submit my payment for the cleaning rather than a receipt. Upon surrendering my key along with a check, I requested a written receipt stating that my check satisfied the requirement stated in my lease, I was then told "I have been working here for 16 years sir and I have yet to lose a check, thanks" from the receptionist. I reassured her I was not attacking her competency and that the receipt would serve as a amendment to the lease I had previously agreed to, she continued to oppose. I then asked to speak to the manager of the office, after having to basically beg her to get the manager, the manager came out of her office on her own accord, presumably from listening to our verbal engagement. I further explained why I would like a receipt and suggested that a sentence and a signature on a post-it note would suffice, I was still denied. I left that altercation frustrated and empty handed but still brushed it off. SECOND INCIDENT I received a small portion of my security deposit back stemming from deductions that included: $105 garbage removal, and $185 cleaning. I was upset as I thoroughly cleaned the unit by following every step on the checklist they provide as well as puzzled due the fact that I left no garbage other than what was in the valet trash can and recycle bins assigned to my unit. Nonetheless I understand the process and decided to submit a written dispute as instructed. Having been only a month since the first major incident, I entered the office and politely asked to speak with the office manager, the receptionist once again felt the need to make this as difficult as possible, she saw I held an envelope in my hand and instructed me to leave it with her because the manager will not discuss the matter with me in person. I told her I have nothing tho discuss in regards to my dispute it is regards to other matters, I continued to be denied on the grounds that she " worked there for 16 years and this is their policy". I decided to ring the bell on her desk that said "ring for assistance" in order to attract the attention of someone other than the receptionist. This made her very upset as she snatched the bell and screamed "I need you to leave now". At this point a gentleman emerged from an office and I requested to speak with him outside. I came to the understanding that this gentleman was looking to resolve the short term situation, and was not in a position to address the unprofessional behavior of the receptionist although he was genuine and courteous. I presented him the letter, asked how long until I should expect a response, shook his hand then left. THIRD INCIDENT Approximately 5 minutes following the second incident, I called the office and politely requested to make an appointment to speak with the manager of the office at a time that worked best for them (I tried to slide in under the radar but I knew she would probably predict who I was) she asked for my name and put me on a brief hold. I AM APPALLED AT WHAT HAPPENED NEXT.. A woman answered the phone, I said "hello, is this the office manager?" to the response "Yep Im the manager, head of HR, I do it all, you finally got me" along with a chuckle. I attempted to formally submit a complaint about the receptionist, but was interrupted by her attempt to educate me on their "policies", I asked if there was a policy that nobody can speak to a manager unless the receptionist deemed it appropriate, more laughs*. I then asked if my complaints will be addressed or are they falling on deaf ears. She asked me to proceed, I began to explain to her what happened on the first incident, she cut me off again, laughed, and told me " yeah I was there that day, I talked to you, so you got two verbal confirmations that your check was okay". It was evident that she was not actively listening to me and understanding that the situation involved the lack of respect I received from the receptionist, as well as the receptionists inclination to attempt to handle every issue as if she herself was the manager, nor did she care at all, so I told her politely "I don't feel that you are taking what I am saying seriously, so I will find another way to address this issue, thank you for your time, have a great day" she said okay and we ended the call. Here I am, literally my last line of consumer defense, power to the people. I would also like to include the Merriam-Webster definition of receptionist should she or her manager have the opportunity to read my thorough review. One problem--dog poop EVERYWHERE. NO ONE picked up after their dog and I got the blame for it. I deserved some of it because I because I did not realize my husband, at the time, was not picking up after my dogs when he let them out. It was pointless to explain he was now gone--it didn't matter. Still, the brown logs were everywhere, front yard, back yard, everywhere many way too big or way too small to be from my dogs toochasses, not to mention to never walked them around in the property. We went to the dog park rather than brave the minefield of the apartment complex. Even after I got my hand slapped the poop was all over the property--it was maddening. Most dog owners are not like that (except for my ex blech!) When it came time to move they were very flexible and accommodating, I'm quite sure in part because they were able to raise my rent $400 as I was paying significantly lower than incoming tenants. The ex husband left a few holes in the walls from where he had bolted his bookshelves and couldn't be bothered to patch. I had the carpets professionally cleaned, removed any and all trash and possessions, and left it as spotless as I could but I never expected I would receive my security deposit back and that was fair enough. One other issue--parking! There were apparent migrant workers living next store and far too many of them in one apartment with an ever changing group of tenants. I believe we were all allowed two spaces but they took several. I had asked management to address this to no avail. It was frustrating to not find a parking space some days after work when according to my lease I was entitled to one. Then there was one time there was a smell which seemed to be emanating from their apartment that was TOXIC! I was in the upstairs bedroom and started having difficulty breathing and had to put a wet rag over my mouth to stop the burning. I of course contacted 911 and the fire department came out. Even the fire fighters arriving were very concerned. It turned out the neighbors in question drenched the home with pesticide. I contacted the office about that--to the best of knowledge nothing was done. I am sure if someone from AMJ had visited they would have noticed the building modifications they had made to the back of the property. Now for the good--the maintenance staff were nothing short of fantastic. I never ever had a problem getting them there to address any and all issues. They were nice people to boot. The office staff were always very friendly and in general pleasant and easy to work with. AMJ maintained the property other tan the every overflowing dumpster which was gross. (Hopefully they have finally obtained another dumpster because people do not want to walk out their door to be greeted by a heaping pile of trash on the ground). When I moved in the apartment was spotless and in good order with new rugs. I couldn't have asked for a better situation. Overall--I highly recommend AMJ. In fact, i Have referred friends to them and they have been happy as well.

Debbie , Sara, Miranda, Donna , and a all of the ladies in the office are awesome. they take care of work orders almost immediately. I woke up at 5 am for a surgery and my water heater had broken, it was fixed with a brand new one by the time I got home at 5PM. They are also very kind and patient. It has been a pleasure being their tenant and I will continue to be so for as long as they will have me. My apartment is also pretty awesome and reasonably priced. It's located in town and we have the neatest wildlife and birds. I think it's pretty awesome. Thank you Amj you are very appreciated

They receive 5 stars plus for navigating a somewhat convoluted transaction which required serious negotiating skills. When obstacles arose, they were quick and determined to solve. Selling a personal home can be quite emotional and they were there to support me throughout the process. I cannot imagine another firm offering better service. They have called twice in the last 4 years to have our car booted in the parking lot which we pay for parking. They only give a 3 business day warning to come by in person to their office to pick up a renewal parking pass or threaten to have our car towed every year even though we continue to pay for the spot every month. They are disrespectful of the fact that people have full-time jobs; they don't even work or have the office open a full work day themselves making their demands impossible. It Is disturbing how poorly this company is able to operate.

THE APARTMENT: - No matter how clean your apartment is or how new your lease is, there is an odd odor (sulfur/rotten eggs) and bugs EVERYWHERE-- wolf spiders, roaches, and silverfish. They say they spray for bugs, but I'm not sure they do so effectively. Or maybe it's the cheap design of the apartments. Either way, the price is way too high to be dealing with all of this. - The AC vents are full of dust and lint, and they refuse to clean them for you. I wipe my mirrors down every single day and they're covered in dust within hours. - The plants in the outside area are so unsightly. Most of them are dead, and they're everywhere. Whatever trees they picked out shed leaves year-round, and instead of changing the landscaping, they have a guy with a leafblower outside EVERY. SINGLE. DAY. And there's still leaves everywhere, pretty much all the leafblower does is scatter dirt everywhere. - The lawn chairs and firepit chairs are always filthy. I remember when I moved in and the first cold front of the year arrived, I was so excited to try out the firepit. I shouldn't have worn white! Bring wipees or a towel if you have the unfortunate displeasure of living here. STAFF: Maintenance - The maintenance team, which applies to all Trimark properties, WILL use your toilet if you are not home. Once they literally left a big poop in my toilet. I wish I was joking. - Maintenance will also say they have completed a work order when they didn't (this happened so many times). - Maintenance will not come on the weekends unless it is an "emergency," which basically means a wall would have to cave in for them to come. So, for example, if there is a leak, or the fire alarm is going off, or the appliances aren't working (yes, even the refrigerator), you just have to deal with it. Management - The Trimark management are ridiculously rude and unhelpful. They take advantage of naive students, promising them the world. Once they have their signature and their money, say goodbye to being treated with respect and being provided with what you pay for and what they owe you. - Don't bother asking for help if you have an issue. They allegedly have a great security system, but non-residents break in all the time to use the lawn chairs and firepit, and try to break into the apartments. - I won't disclose my issue, but I had a MAJOR safety implication. All I'll say is, if you do have the unfortunate displeasure of living in a Trimark property, they won't help you out which will lead you to wanting to fight them. Don't bother. They have an army of lawyers, and you will not get anywhere. They only care about money. OTHER: Do the fire alarm/sprinkler inspections really have to take place during midterms and finals every single year? Every year I am trying to write papers and study, and every year the fire alarms go off for half of the day. I could go to the library, but I would prefer they waited until students go home for break. Many people who live here also work at UF from home and have to stay until finals are over- what are they supposed to do? Don't get the furniture package-- not only is it hideous, but it's WAY too big for the space and there's no good way to arrange it. You can't remove the cushion covers to wash the couch and armchair either. So, if you're cool with paying an arm and a leg to live in an unsafe, bug-riddled, cheaply designed, oddly smelling apartment, a filthy, unsightly outside area, AND you're cool with management and maintenance not doing anything to help you- go for it!

Alicia is so efficient and prompt with the entire process. She maintained constant communication via emails, and text messages. Our deposits from 2 years ago was transferred to the new location in full with no questions asked. The only thing I marked on the inspection sheet was a rusty shower rod. The office texted and asked if I wanted a replacement. Within 2 days it was replaced. I am not sure why there are so many negative reviews, but I can say this . The office staff, Alicia, and the owner are the most wonderful and kindest people I've ever met. I certainly am a very happy Tennant. I plan on staying with Carl Turlington for a very long time!

PLEASE read your lease carefully if you, for some odd reason, decide to sign a lease with them. They WILL require you to perform a professional carpet cleaning and provide a receipt of that. Furthermore, they essentially require you to completely turn over the apartment/condo at the end of the lease for the next person. They do not want to do the work or put the money in to do what THEY are responsible for. Thus, they will 100% take a substantial amount of your deposit. That is why the deposit is as high as it is with them. They will use that to cover the expenses and pocket the rest of the money. I have proof of emails and messages if anyone wants them. Please send me a message! Also, had water damage to the roof within the first 6 months of moving in. Lost a $899 couch to water damage. Was never compensated for it nor did they even apologize. They "tried" to reach out to Bosshardt; however, they both got into an email war about whose responsibility it was. Issue never got fixed. Have proof of emails if anyone would like to see it! All in all, I would avoid this company and renting from them AT ALL COSTS. Alicia (the manager) is very unresponsive and never responded to my last email in terms of negotiating me getting some of my substantial about of deposit that was taken from me. They said the apartment had dust and dirt (up on the 20 foot windows). My significant other and I cleaned the place for 2 straight days. Still wasn't good enough for them. Thus, used our security deposit to completely turn over the apartment for the next client. Again, if anyone would like further information or proof of anything please don't hesitate to reach out. I fully expect a response from management to this post. I am professional and work in healthcare. After dealing with everything I did this year and providing care to COVID patients, they did NOT even once reach out or show appreciation. Again, AVOID AT ALL COSTS! Be safe everyone, we will get through these times together!
