This apartment has major issues. I've been here for a semester and a half, and I cannot wait to…read moremove out. Here are some reasons why: 1) The fire alarm goes off randomly. After one incident of the fire alarm going off for no reason, I learned that the fire department is not even contacted when it goes off. Residents have to call to inform them. Not to mention, the alarm is extremely loud and high pitched, so much to the point that it's painful to hear. 2) The pool is almost always closed. Students go up there to party and leave glass around, so the pool is closed the majority of the time. 3) There is hardly any parking in the deck. Over 50% of the parking is "reserved parking," so you have to pay an extra $25 a month for those spots (on top of the outrageous rent you already pay). Many people refuse to pay that fee, which leaves us all to try and find the leftover spots in the deck. 4) When I first moved in, my air conditioner did not work. It was 80 degrees in my apartment for three days until maintenance finally decided to help. 5) Things get taken from the mail room ALL the time. It is literally just a room filled with everyone's packages. Anyone can walk in and take whatever they want. 6) The parking garage is very poorly set up. It is extremely small, and it's impossible for two cars to make turns at the same time. Multiple cars have scraped their sides on the wall trying to squeeze past another car, including my car. Bottom line, look elsewhere for your apartment. The Standard is NOT worth the money you pay. They do not care about their residents and it shows.

I asked in September for my air filters to be replaced after having covid. I then got bronchitis after covid and noticed mold growing on the locked HVAC door. So I took the door off it's hinges and the pictures are what was revealed. My dad is a retired owner of a HVAC business. He said this filter was at least a year old! I emailed the complex 6 times. No response ever. I will never live here again nor recommend it. Every single maintenance request was half ass done or just ignored. Needless to say, the next issue is going straight to the health department.

My initial tour was promising. Not the best location, but decent enough. The tour guide, bless her,…read morewas shy and impersonal. Surely there was a job she was a better fit for. But it looked like a decent spot with good appliances and comfortable living space. Then came the application process. Seems reasonable enough until it comes down to proof-of-income. If you're coming from a family that's able to pay for your arrangements, this place is for you. If you're trying to make it on your own, good luck; you have to have held down a job for a year prior to applying. They don't tell you that in the application process. They also don't tell you that if you're a GI-Bill student, like me (6 years US Army), they'll ask you for 3 bank statements verifying you actually were paid the money, because your statement letter that you get at the beginning of your most recent term won't suffice. After a week-and-change of back-and-forth with the leasing office they finally told me that I had the option (read: my *only* option) was to pay the lease up-front a week before intended move-in. Not a problem for two months - but, since I would only have had the job I'm moving here for for two months (less than a year), my renewal would have cost 12 months x $515 a month, up front; there was no explanation given for this. Rude, money-grubbing, self-important, dishonest, and NOT veteran-friendly.

NEW MANAGEMENT is just as bad as OLD MANAGEMENT !! MONEY GRAB Predatory Targeting of Students - they add fees that you constantly have to fight and know their resident can't afford SO many added fees on top of rent Management is RUDE and UNPROFESSIONAL in the way they communicate Infested with Roaches and Rats ( when contacted about issue , the pest control DID NOT help) NO A/C in 1 bedrooms , this makes it extremely uncomfortable in summer and winter and aids in the roach infestation CRAZY power bills with unnecessary third party fees Trash everywhere, they don't clean the back of the property the dog park so dirty and has glass in it Office people are RUDE and UNPROFESSIONAL in the way they communicate The "Fitness" center is non-existent. doesn't have any real workout equipment. Only has treadmills and a bike . If I wanted cardio I would run outside. The apartments next door in the area provide transportation on campus and a real fitness center. They don't listen to feedback All the "amenities" you pay for are not worth the money Building are not kept up, ceiling is peeling and rails aren't painted Limited Lighting , making it very dangerous and scary at night No gate - anyone can walk up to your building Laundry facilities are overpriced and dirty As a resident of 2 years 2022-2024, I list all these things to say that I would not recommend anyone much less a student trying to focus on their education. The problems I encounter on a weekly basis are almost debilitating mentally and financially as a student with a limited budget. There are much better options in the city of Athens. Better in terms of amenities, safety, convenience and liveability. I regret moving here and I regret recommending it in the past. The person I recommended it to has also had a very similar experience. 0/10. don't waste your money

I understand…read morewhy it has bad reviews but you have to give it a chance and do your research like you would do for any other apartment complex. Building 300 is the best building to live in and pick a room that is facing campus a.k.a. where the you get the most sunlight. You can request all of this when can you sign your lease. It is easy to do and the leasing managers are really nice and will try their best to get you your preferred apartment. I have seen a few roaches in my apartment but honestly over the course of two years I think I've seen a total of 10. As long as you are not a total slob, don't leave pizza boxes out, clean up your dishes, put away your food, the roaches are fine. River Mill offers free pest control to come weekly if you signed up. If I spot a roach I signed up and then I don't see one for a while. Parking is inconvenient for guests. There are a handful of visitors parking spaces near the office and clubhouse, but other than that guess cannot park in numbered spaces or else they will get towed ASAP. I have my visitors park in the nearby UGA: lots when it is after hours. That works out pretty well for me because I am normally on campus until 5 o'clock anyway (when uga parking becomes open) Whenever I send in a maintenance request, the longest I have waited for maintenance to come and fix my problem was about a week and a half. However, lately whenever I send in a maintenance request they get there that same day. People who complain about River Mill honestly just do not do the research and have pulled the shortest straw and live in an older building that has not been kept up with as well as building 300. I say do your research talk to people who live in each building and then let the leasing office know which room you want to live in.
