Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

    UPDATE: Our lease with PropM ended on 5/18/26. On 8/3/26, nearly three months later, Jen Coleman…read moreemailed us claiming we owed $612.32 for sewer charges from the City of Tigard. This immediately seemed wrong because we had moved out on 5/11/26 and paid our utility bills directly to the City. The bill PropM attached was addressed to PropM, not us, and the customer name and account number had been redacted. I called the City of Tigard, who confirmed that my utility account was separate, ended on 5/18, and that the charges PropM was attempting to collect were not my responsibility. They were balances owed by the property owner from previous years, along with charges incurred after my lease ended while the home sat vacant. When I tried calling Jen twice, I was told she would call me back. On my third attempt, after saying I was calling to "pay a bill," she answered immediately. I explained what the City had told me, including that the bill belonged to a different account. She said she would contact the City. Just minutes later, she called back and admitted I did not owe the money, saying their "accountant" had simply added the charge to my account. If this was truly an accounting mistake, why was the account information redacted before the bill was sent to me? And why wasn't the City contacted first before attempting to collect over $600 from a former tenant? Had I not investigated, I could have inadvertently paid charges that the City confirmed were never mine. How many unwitting residents had they done this to? Based on my experience, I strongly encourage anyone renting through PropM to carefully verify every charge and never assume a bill they send you is accurate. --------------------------------------------------------------- ORIGINAL REVIEW - We rented a home managed by PropM, and our experience was poor from move-in to move-out. When we took possession of the property, the home had not been properly cleaned, trash from the previous occupant had been left behind, and there were numerous maintenance issues. We spent weeks contacting PropM and speaking with multiple employees, but most concerns were never adequately addressed. We were repeatedly told someone would follow up "tomorrow," yet those calls rarely came. The most serious issue involved a light fixture that was hanging by a single wire. We reported it as a safety hazard, but nothing was done until it eventually fell and injured our child. Only after we reported the injury was a maintenance technician sent to repair it. During that repair, the technician openly criticized PropM, described ongoing operational problems within the company, and said he was looking for another job because he was unhappy working there. While those were his personal opinions, we found it highly unprofessional for an employee to discuss them with tenants, and it reinforced our own concerns about the company's communication and management. Within two weeks of moving in, we had already decided not to renew our lease. We documented the condition of the property and our communications throughout our tenancy, which proved valuable when many additional issues arose during move-out. Based on our experience, we cannot recommend renting through PropM. We expected responsive communication, timely maintenance, and basic tenant support, but unfortunately our experience fell well short of those expectations.
