Absolutely the worst customer service the past 15 yrs as a resident. Takes months and sometimes years for them to fulfill obligations but won't hesitate to send out violation after violation notices. Like others have said there are inconsistencies in their policies even conflicting language between documents. Not sure why I'm even paying for an association that does little more than have someone cut the grass. I can buy a mower and save myself a couple of grand a year. Email correspondence is like speaking to 5 year olds. I own several properties around the world and this is the only one that is completely horrendous. read more

Really bad property management company. The receptionist are friendly, but really doesn't help at all on any cases. Property manager wad just plain slow or doesn't know what he's doing. He repeated himself on a phone 4 times for no reason without hearing what I was trying to tell him. On 4/4 Hi Jennifer. I talked to the property manager Mark gray 3 weeks ago on this gutter issue. I asked to meet him to show me he damage at the property or give me the proof of the damage. I aslo requested the estimate of the repair. He did not get back to me after 2 weeks. I talked to him 1 week ago requesting the the same. He said he will get back to me with those. I got an email form amc customer rep Karl hansen. His sent me the invoice of the gutter repair of $525 and it will be in my account. The manage company just sent me a letter without any proof of damage and you charge me $525. What's wrong with this? They manage our Townhouse community and while we pay more in HOA fees than we do real estate taxes, we get very little for our money. Our association started with them about a year and a half ago.The property manager (P S) never answers calls, gives advice that is not correct and is basically a very unpleasant and uncooperative person. She is the kind of person who is always right. It doesn't appear that she is very happy in her job, although she says she's been doing it for a long time.I wish our board had never changed from our previous management company who did a much better job and was very easy to work with. Stay far far away!!! Upstairs neighbors removed carpeting and installed hardwood floors on their own. Has been a disaster trying to get ACM to follow the bylaws, which specifically state you're not allowed to do this. This has been going on since January 2020, and yet zero results (7/6/20 as I'm writing this). I'm reading some of the reviews about poor customer service, and I wholeheartedly agree. I emailed ACM customer service about 3 weeks, maybe even a month, ago with an issue about excessive noise coming from a neighboring unit. Noises that deemed loud enough to wake me up in the middle of the night, overwhelm any noise I have in my unit (even a TV or some guests), and render me unable to read, take a nap, or do anything I enjoy between work and sleep. Over and over I have gone back and forth, explaining to them it started abruptly, I figure the unit did some work on their floors and to look into how it was done and if they followed code about soundproofing, request they keep their activities down to reasonable hours, etc. Over and over they say they are "looking into it" and "will get back" to me. And still nothing. I'm still where I started. And their email support refused to give me the name/contact of my buildings manager. I decided to go to the complex clubhouse to ask the woman in that office if she could help. Within 5 seconds she gave me the property manger's information and said ACM should give that out upon request no problem. She seemed very puzzled. A few days later a posting in the elevator gave the property manager's information. Hmm.......interesting timing there. And despite this being weeks and it is related to noise, they never, not once mentioned even actually coming by to see if the noises are worth looking into or not. So I actually went on Yelp and sent a few video/audio clips of the noises to flooring specialist/contractors and they all agree the noises are worth looking into, with one professional quoting "that is definitely an issue with the buildings soundproofing and unnecessary noise...if it is in your Rules and Regulations your management should have looked into that quickly. You should contact them and recommend bringing somebody out to evaluate the noise and both of your units" So that's what I'm going to do. So far I have been passively pushed away from ACM. They probably think this will just all go away, but no. I want this looked into so I'm going to have to do all the work. Very frustrated with ACM. Not helpful at all. read more

The company is awful - website doesn't load, often unable to log in to make payments, and when I do log in there is a $14.95 credit card fee which is outrageous. No-one ever answers the phone and when I leave a voicemail, not-one ever responds. Negative stars if it were possible. read more

This is the worst management company I ever had business with. Customer service can easily misinform or simply lie, also my requests was ignored many times. They can ignore information you sent to ACM by they request and put a fine on your account for not providing requested documents after that. As mentioned in my earlier review this company double booked the Ashbury Clubhouse, this issue is unresolved as of now. ACM has incompetent and has poorly trained staff members who are unorganized, lack basic communications and conflict management skills. Instead of honoring the written contract - they are only able to honor someone else's verbal agreement with them. ACM is not owning up their responsibilities but are making the Ashbury Clubhouse board members look bad i.e. hiding behind board's veil. Potential and current customers of ACM -- be aware this company is unable to mange or serve the board, communities/properties, or residents. Frankly, ACM should remove 'American' from their name as they are not representing the American standard of excellence in customer service or ethical business practices but lowering it. ACM must follow the established process in reserving the club house, have one process for all residents and should not change the process on fly as they wish. read more

These issues have not been resolved. There has been a board meeting and if a vote was taken, I have not received information from the board or management which responds to the questions about my insurance information. There is an e mail stream which asks the questions again. It has been answered after several attempts to contact ACM that the associate is researching the issue and will respond when they have the information. In the meantime, i have sent a certificate of insurance, and I was told by the board president it was not sufficient. read more

We are a small, 10 unit, building in the city. We changed to ACM, after a horrible experience with Hillcrest Management in March of 2013. When we met with ACM, they boasted of a call in response line for owners, 24 hour turnaround on issues, an experienced property manager to guide us through the year, etc. They have not delivered on a single thing promised to us. In 18 months, we've been given 6 (that's right, SIX) different property managers. All are very unresponsive, have no idea what's going on with our building or where we are in current projects. We ask for bids from specific providers that we've researched and they take months (like 8-9 months) to acquire. We changed cleaning companies, at their advice, to one that they recommended for cleaning, landscaping and snow. We recently found out they never executed a contract and we've been paying for landscaping that this company doesn't even do. After reaching out to the owner, Karl, we were told that we didn't pay enough for him to get involved or resolve any of the issues, even though they are not abiding by our contractual agreement. The follow up and follow through is abysmal. The customer service is abhorrent. I would never recommend this company to anyone searching for property management. You'll be wasting every penny. read more

I can't even begin how terrible this association service is. One star is about 10 more than they deserve. 1. Call different people, get different versions of the rules and policies. 2. Call to make complaints or ask for something to be done, it's never done, I've lost track of how long I've waited. 3. We'll call you back tomorrow before 11, well you can guess what happened. 4. Simplest things like attaching a few forms or notes together can't be done, I have to apparently do that myself. How a service could be this incompetent is beyond me. This company should have no stars at all. This most ridiculous, unethical company that shouldn't even run a business. They fine owners for no reason, harassing with letters and fines for violations that not even exist. Then make owners waste all the energy to prove their errors and mistakes. If not fine will be assessed to you and pile on your association dues. Representative lousy and can't even follow the problem. When it comes to a situation when they need to resolve problems (leaks, hallway cleaning, tree trimming or gutters cleaning association management is very incompetent, unprofessional and takes forever to resolve. There are many things that I could name specifically that I had to deal with them in the past, but wouldn't be enough space to write. I am out of energy and exhausted. The only way is to hire an attorney to fight these monsters or sell the property. RUN AWAY FROM properties which ACM community management manages. Our condominium building has not had water pressure in over a month which makes taking showers, washing dishes, and doing laundry both frustrating and challenging. Other units in the building have called to report this issue multiple times. Since my initial call back in early December, not one single person can give the common courtesy of a return phone call let alone have someone come out to fix the issue. The association does not care about anything other than overcharging us for association fees and giving us nothing in return. Do not hire ACM, you will be disappointed. Money circling a drain and nothing seems to be for a loss. They elevated rates and reduced results. Or tenant has now been without hot water for the better part of two weeks, all while this group raised rates to "deal with maintenance issues", only now maintenance issues fall by the side. They came in with promises to maintain an on-location office (that was a junk promise) They came in offering rate stabilization (that was a junk promise) But worse, now they can't even maintain the minimum standards of building maintenance monitoring. The water heater issue began over two weeks ago, and we as owners were just told yesterday about a "small problem already fixed".. Well, it's the weekend, it isn't fixed and the only people responding are at a call center. This group has shown very little to be admired, and perhaps should be more concerned with the property and its people. read more

I just bought a condo managed by this company and I'm really upset with their service right now. I moved in 10/28/2017, I sent a approval request form 10/30/2017 to get approval to have my dish installed. I've called several times during this whole process to see how long does it take to approve my Dish installation and the answer is "It could take up to 30 days to get an approval to have your dish installed. Well today is 11/30/2017 still no approval and I'm still in my home with no television. Haven't watched TV since I moved into my home, which I feel is the blame on ACM Community Management. The only reason I give it one star is because the employees who answer the phone are nice and can only do so much. I hope my property manager ( Mark Gray) approve my dish installation soon or I'm going to continue writing these reviews and calling til I get my dish installed. As a resident of condominium complex there are a lot of details that go into maintaining a good living environment. Some details are highly important elevator maintenance for one, while others are conveniences like having enough garbage dumpsters to collect everyone's trash. My condo community uses ACM Community Management and I have been in contact with them several times concerning a serious parking issue. After much discussion I was informed the parking issues were a board detail. However, contacting my condo board was proving very difficult, almost impossible and the board meetings wasn't for another two months and I could not wait to resolve the issue. I am disabled and parking with my disabled placard was becoming a significant problem and causing me health concerns. I decided to contact ACM again and see if they could just possible help me even though it was not completely their responsibility. ACM was quite responsive and have pledged to resolve the issue. I cannot say enough about the representative that I've been working with. Her emails are informative, timely and genuinely concerned for my well being. They addressed the problem with the board for me and worked out an arrangement that will benefit others in the complex as well. They are to be commended for their quick action and attention to resident's needs. I highly recommend ACM Community Management for your complex needs. They went the extra mile and have been helpful in other areas as well. read more

WHY!!! These guys are terrible. If you call they do not help. I have been contacting them for over a month about an issue i have. No one will get back to me. I just get the stupid answer of we have forwarded your issue to the property owner who still has not gotten back to me. I also am currently trying to fix some plumbing issues at my condo. But i need to shut off the main water. They told me that i would need to give them 48-hours notice(ok), pay 85 dollars (WHAT)and put up signs at our building saying that the water will be off from this time to this time. (this is unbelievable) If your thinking about moving into one of these condos BIG mistake. read more

The entire 3000 building at runaway bay has been without air conditioning since June 27th 2017. In addition the air conditioning has not worked properly in this building since early July of 2016. At first The management company tried to tell residents it was the chiller units inside their residence not the actual unit on the roof of the building! It is currently 84° inside my unit. No one will answer the phone in the office, and we are not getting any real help from the emergency line either. They keep saying they are working as fast as they can to fix this. I do not believe 6 weeks is fast! The hvac company Allied they have a contract with has been on site on and off for over a month, they keep saying the air is fixed only to have the air trickle out of our vents at 78° I will be contacting the BBB since in the past that has been one of the only ways to get something accomplished. What I am doing is posting a process that has bounced back and fourth and has still not gotten anywhere. When ACM was saying go to the attorney, and it was going back and forth. Now the owner says that the attorney has responded, but they remain unsatisfied. I have some obligation to the real estate community to try to be helpful and the way that this has happened has certainly been one of the most atrocious handling of an affair of this sort that I have seen. The methodology has gone on to hurt a property and it's value, and that in doing, effected those properties around it. I am still in hopes that something reasonable gets worked out for the owners sake very soon. read more

We placed our home on the market in early March to allow plenty of time for potential buyers in the spring market to purchase. Shortly after we accepted an offer, we found out that the ACM Property Manager did not renew with FHA and it expired. The ACM Customer Service rep confirmed that FHA sent several reminders that the expiration was approaching, but the messages were ignored. We lost our initial contract and have had dozens of calls for interested buyers, but cannot move forward until the FHA application process is complete. We were told it would be approved in a couple days on several occasions and later found out that the renewal paperwork had not even been submitted yet! It was finally submitted in mid-May and we were informed it would take 4-6 weeks. It has been 3 weeks, and we just found it was going to take another 7 weeks. In the meantime, our home is sitting on the market and falling lower and lower in the real estate listings each day. Furthermore, we are missing out on the prime time to buy our new home. When we called to speak to upper management, we were told that the ACM Property Manager only reports to the Board of Directors for our community. However, we are not allowed to communicate with the Board until their next meeting in mid-June. They will not let us call or write to them, concerns can only be brought up in-person at the quarterly meeting. I thought if we cannot meet with the Board for several more weeks and nobody else holds the Property Manager accountable, than maybe the President of ACM can address my concerns. Customer Service also would not share contact information and said they thought his name was "Don". After searching the web (because none of this information is provided on the ACM website), I found the correct name is Karl and was able to find an email address on the BBB website. It has been 3 weeks since reaching out to Karl, and he has not returned my message. This experience has been completely awful! We can understand that the FHA process can be time consuming, but it should have been submitted WELL BEFORE it expired after the initial warnings were sent. Also, when asking for information we do not get a response or receive inaccurate information. That has been the most concerning part of this whole process and I wonder if other homeowners are having the same experience...we know there are several other properties in our community sitting on the market with our listing. read more

There are many issues with certain people at ACM and there are a couple good people and one person that I have dealt with is a gem. First of all, Jennifer Parli (sp) is horrible. I tried to get a hold of her for issues for two weeks straight via email and phone calls to the office with not a single reply. I called a couple times and confirmed she was in the office and never got anything back from her. So if you are unfortunate enough to deal with her, do yourself a favor and get someone else. I had to get the HOA president to give me another person to deal with (Peter Moore) who is much more attentive and Sarah in the their Documents is also pretty good. The absolute gem is Valerie Winkleman and she is very attentive and gets back to you right away and is a pleasure to deal with. If I had to rate ACM based upon my dealings with the office in Downers Grove only, I think it would be a 1 (and a 0 if it was possible for dealing with that nightmare Jennifer). However, based upon my interactions with Peter, Sarah and especially Valerie, I give them a 3 overall. read more

Recently I contacted the management company to inform them of the building across from me having no lights on the outside after dark. I spoke with Kris who got on the case. I was impressed by her perseverance in getting the problem fixed. She also kept checking with me on whether it had been fixed or not as I had a perfect vantage point. She kept on it until it was completed. ACM has good customer service which is just as important as solving the problem itself. read more

ACM Condo Chicago is one of the best management companies. I own several different condos and out of the three this is by far the best. I recently had some issues regarding my unit. Peter Moore the property manager got back to me quickly to help resolve my issues. There was another matter that Peter helped with by referring me to Daria P. in accounting. Even though my circumstances were out of the ordinary Peter helped to the best of his abilities and went beyond to take care of the matters. I plan to try to persuade our other board members to switch over to ACM. Thanks again!!! read more

If I could give ACM Community Management zero stars I would. They are completely useless. My husband and I have lived in the same condo for 20 years. In that time we are on our 3rd managment company. ACM is BY FAR the worst. Our association fees have almost doubled since they came aboard and the service we get from them is horrible. Let's use some examples here. In the winter it takes two days to get the lots plowed. They pretty much tell you that is something wrong structural wise in your unit it's your problem. They send out this list of rules you have to follow and when you check with them they say it's the village rule and not theirs, but you have called the village hall and they have no idea what your talking about.The buildings are old and have not been well kept, just a fresh coat of paint would do the trick. We have talked to them and sent letters to them regarding a problem with another unit in our building and we have not gotten any response or action. The person who is in charge of your community is always "not available" and if you get a call back (IF being the opportune word here) they say there is nothing they can do about it. My husband called the building "maintanence person" about not having hot water one morning, so we called in to report to get it fixed. SHE CALLED MY HUSBAND A LIAR! She told him that they "called" the other units in our building and no one else was complaining and it was our problem. We do not have individual hot water tanks in each unit. We also checked with our neighbors and no such call had been placed to any of them. It just happened to be a Saturday and her lazy behind didn't want to address it! So who's the liar here? The biggest one of all! Last summer they hired a company to redo the roofs in the complex and they CAUGHT THE BUILDING ON FIRE!!! Now I know that is not their direct fault but those poor people have now been out of homes for just shy of a year and who knows when they will be back. But yet they have still charging us a special assessment for a job that was never completed!!!!!!! The only positive thing I can say about them is who ever they have hired to take care of the landscaping has done a much better job in the past. In short, if you are a HOA looking for a new management company, I'd run away from ACM quickly. read more

Both instances, I experienced the same thing: don't return phone calls in timely manner, treated as if what I'm saying doesn't matter, and just playing the middle guy with zero customer service efforts or responsibility.
