On 08/09/2021 my husband and I made a request to have a utility for the building cut off and the appointment was set 08/31/2021. On 08/31/2021 we were expecting the gas company and waited most of the day until we were told the gas company could not come out unless every person in the building was home. They arranged an appointment for 09/15/2021 after 5:00 pm. We were informed again the day of the appointment that the gas could not be shut off and the appointment was canceled. I currently do not have a stove, true ETA when the gas company is coming and my neighbors were not notified that the appointment was canceled. They are still home waiting for the no show appointment. I thought being at a bigger management company was better. We feel like we are totally stranded. read more

ACM COMMUNITY MANAGEMENT, as Ive said in my previous reviews, the worst management company that ive worked with. Sill getting billed from a bogus statement from about 7 years ago. Now I see for the past 6-8 months, I have been getting charged a late fee because they are late posting my payments to my account. I always send my assessment in about 2 weeks before the due date....No matter when they get it, they post it late....in order for them to add a $20 late fee to my account...Just another SCAM....for ACM to make additional cash!! I studied my checking account online & for all months that I was billed a late fee, my account shows the checks were ALL posted before the due date or late date...this is about 8 months worth....Sounds fishy, doesnt it! This company should not exist. Period. They took out the assoc. fee out of my account when my unit was already sold. My attorney called them informing them of their mistake which was told that I had to personally call. They have been making me jump through hoops for over a month now as I have completed all their various requests to get my money that is due. There is only one phone # to call and all 5 people tell me something different and yet no refund. If I was late paying my dues I would be penalized with additional fees. They owe me a late fee now. If your property is managed by ACM and you're physically disabled, don't expect them to reasonably maintain accessibility and safety of property. The last three years have been a continuum of ignored requests to contact property manager, inability to safely maintain the building's elevator (essentially trapping me in my own home), refusals to address plowing company piling snow into handicapped parking spaces, and taking three months to repair lighting in emergency stairwell. Issues like large sink hole in landscaping also don't seem noteworthy to management. The only aspect which has been positive are the customer service reps, who are professional and answer phone calls and e-mails in a timely manner. Unfortunately that's where the good service stops, managment refuses to answer questions or address concerns in a sustainable manner. At this point their abysmal "managment" of my property has made me consider taking legal action, as living in an unsafe and inaccessible home is unacceptable. read more

No call backs with my case, no supervisor call backs after multiple requests.... etc. Instead I would like to acknowledge Raquel from this office. After about 2 months of back and forth with several reps out of this office, it was a blessing to finally get to someone that really knows customer service. Raquel did not only resolve my issue, she also followed up when she said she would. In fact, she is the only one that called me back and kept me updated with my case. I'm not surprised at all the bad reviews. They are unprofessional and don't care to help get anything resolved. No one knows anything when you call CSR. Latest phone call with Raquel proved she's unprofessional raising her tone and yelling at me, yet once again not getting anything resolved. All they care about is fining you for everything and anything and when you try to get it resolved they don't want to deal with it so they send you to a lawyer, but when I had a safety issue with my balcony it took them well over 6 months to get it fixed, but the almost $400 monthly dues should have covered that sooner. I sent an email addressed to Stephanie but recieved a response from someone else. This is the worst association I have EVER dealt with. Wish I would have known how this association treats people before I moved in. BE WARNED! read more

They have trouble with even the simplest requests. It took me three tries to explain that I was no longer the person they should contact regarding my property. ACM is also very willing and eager to assess fines without cause. After successfully disputing a charge, they reassessed it two additional times. I've been in contact with numerous people(Chanel, Jessica, Gabe, April, Victoria, just to name a few) from customer care at ACM since October of 2016 about a hole in my balcony ceiling, it is now February of 2017 and nothing has been done about it. ACM and the property manager (Michelle) blames the delay on the developer company because they supposedly had not been able to reach the vendor to come out and inspect the problem. I did some googling, looked up the developer, found phone numbers, and was able to reach the vendor without problem and set up an appointment MYSELF with no help from ACM. It literally took me 5 minutes to do something that has been taking them half a year. The developer informed me that he has not received word from ACM on this problem since they closed out my maintenance request in January 2017 and marked it as completed. So all this time that I have been waiting for a solution is due to ACM being delinquent. read more

I've lived here for 25 years and never have been late on association fee. They're so quick to take my money but can't trim on tree to get off my property ! This is a big, cumbersome, impersonal, inefficient corporation that makes money hand-over-fist off of exorbitant assessment fees. They rarely even do inspections other than maybe a drive-by. If you have a problem, it just gets passed around from one unhelpful ("Sorry, I am only able to help with emails, I'll pass this on",) incompetent person to the next. Discovered a fire hazard situation in the basement of our common area that we ended up managing ourselves. Common-area hardwired smoke and CO detectors are not maintained, so homeowners do it themselves or disarm them completely. Another unit in another building had a chimney clogged with empty mortar bags and excess mortar debris. We had to take care of that ourselves. On February 26, we discovered water damage to our 1st-floor unit from somewhere above. A plumber was finally dispatched about a month later to inspect and now we are without a ceiling for over a month and a half. No one apprises you of anything; you have to keep reaching out to them and it's just SO frustrating! Zero stars should be an option. So sad my photos won't upload, but you can check them out on my google review. Update: I don't know why this says I am from San Francisco; this is in regard to the Downers Grove, IL ACM. Update: Still have a hole in my ceiling that is not due to anything I did other than ask for help with a water damage problem that was coming from somewhere above my unit. The problem is not resolved and the only communication anyone has had with us is to charge us $210 and basically say, "Too bad, so sad, it's your problem." read more

We pay to have our furnace and ac maintained .... they haven't even done the bear minimum and replaced a filter since before 2018 and now they want to up the hoa fees to get new furnace and water heater... how about u do what you're paid for and maintain the property so u don't need to buy new stuff every 5 years. I received a private message from the Company president, expressing his concern over my post here on Yelp for unsatisfactory customer care. I have since discussed this with him and he assures me that they take their customer service very serious and that moving forward phone calls will be returned and emails will promptly be responded to. In the world of social media A company's reputation, good bad or indifferent, can be brought to light with just the stroke of the keypad. This is the worst HOA management company. I have gotten three violations that are not even for my house!!! Someone walks around the neighborhood and sends the so called violations to the company without actually checking the address! I am tired of fighting these violations and fines that are not for my property. I have contacted them several times about these violations that are not mine, and yet they keep coming. How hard is it to make sure the address is correct before sending out the violations. I even sent them a picture of my house so I won't keep getting these violations. Oh. And don't ever get behind on your dues. They take you to court. read more

I recently bought a condo that was managed by ACM. ACM charged us $531 at the closing to provide a Paid Assessment Letter (PAL). This letter stated $25/= for a replacement parking sticker. After this amount was paid to them, they stated this was a "misprint", and the replacement sticker is actually $250/= (this is a dollar store hanger that you hang from your rear view mirror stem). Now they refuse to hand me a parking sticker until I pay them $250/=. Other errors on the PAL included a clean bill of health for the exterior of the unit. I found the brick wall was peeling off its backing, letting in damaging water. ACM is about extortion, not fairness. Instead of correcting their mistake, they are trying to extort this money from me, I'm assuming since they cannot get it from the seller anymore. read more

Also forgot to add that our packages would sometimes go missing and show up magically at our front door a few days later and you can clearly tell that someone opened it up and taped it back together. Here are some other odd and weird instances. $50.00 FEE for supposedly putting POND ROCKS on my balcony. Why would I go to the POND and then steal rocks and put in my balcony? $100.00 FINE for walking on the grass $200.00 FINE for throwing out old couches in a DUMPSTER. $50.00 FINE for fishing 3 feet away from the wrong area I also wasnt allowed to go to the POOL until I had my Drivers license and state ID updated SHOWING the correct address even though I had bills and they all knew who i was. Nope, I had to go to the DMV and change my license just so I can swim. I also got accused of throwing cigarettes butts all over the parking lot..even though I dont smoke. I got a warning for walking my bike out through the front main door.. I guess I can only go through the garage?? Another fine because I moved large objects through the elevator.. Um wtf? Everyone giving this company one star is accurate. I dread having to call for anything because I know I will have to deal with rude and incompetent people. I was bluntly told that they have over 108 properties to manage and that is why it takes up to 48 hours for a call back. If you are stretched that thin, stop taking on new clients! When you do get something fixed, it is done shoddily. The dumpster wall repaired last fall after a storm literally fell done before the winter was over. On another occasion, they try to change my individual unit $100 just to put a fan down and lift a corner of some carpet in the community hallway after a leak (which still isn't repaired properly, and now painted over). The worst part is how they treat you. I feel like I'm being forced to prove myself if I call for something as simple as a lightbulb! Avoid them if you can!! read more

Absolutely the worst management company we have had, and that says a lot. They mismanaged funds, took forever returning deposits but when they did, returned the wrong ones. They also were purchased by a larger firm, and we made the mistake of signing the contract with them. Our association literally paid to get out of the contract because they were so bad. read more

Initially they were responsive and helpful. After initally helping our association get many issues sorted they have become unresponsive and unprofessional. Multiple times I have been told that they will get back to me and no one ever does. Charges have been added to my account that were never accounted for or notified of. When there was no quorum they decided to just keep the old board without any attempt to repeat a vote. After covid hit they finally had a meeting but did not use Zoom or any other standardized meeting system. They had a board meeting where no one except the board members could give input or comments. There have to be better management companies out there. read more

If you are looking to purchase a townhome with this home association, please save your money. They do not address inquiries whatsoever. If you try to call the home association and leave a message for the property manager, you will not hear back until months later ( after following up multiple times) or never hear back. We live in the condo on Burlington. We called several times for service with snow or ice removal and each time the secretary jeeps denying that they take care of our building. They have been asked to clean the windows and no one showed up. They only collect the money but don't do anything for the condos. Do not hire this group. Here is the response to ACM post on 4/30/18 The fact is that your company was hired to maintain the common area and the exterior of the property. The fact is that I am paying every month almost $200 for your company to do so. The fact is that your Property Manager has been oblivious to many exterior and lawn care issues. How a sick 20 plus year 30 foot tree growing in common area bed that hits the unit's exterior ended up growing there when the bylaws clearly state " (...)no trees of any kind are allowed in the common area beds" And after that your manager placed a ticket to stake the tree instead of removing it! How a property manager conveniently disregards exposed roots, where HOA governing documents call for "to protect the health, safety and welfare of residents" and the property manager was notified that trip/slip and falls have occurred. The fact is that your company advertised extreme responsiveness to homeowners' concerns, strong work ethic, reliability, diligence, and professionalism in everything is done. The fact is that your company advertises quality management services with focus on customer care. The fact is that your company claims to treat homeowners with respect and dignity they deserve and treat the community as would treat our own with the same amount of interest, personal commitment and passion. Where was that promise when multiple homeowners were stranded for almost 2 weeks with no notice? Where was that promise when the homeowner's car was damaged for almost $1,600? Where was this promise when an elderly home owner tripped and fell during your construction? And Mr. Paul Gioia - ACM General Manager thinks that it is appropriate to comment "(...) one would think that thunder storms would be sufficient reason why the crews were not pouring concrete" The homeowner's concerns are called "rants" and "bombarding the property manager and berating ACM staff" The fact is that the ACM has no clue that more than one worker was sent out on separate occasion where more than one window was addressed (a perfectly good one and incorrect one) .The fact is that Mr. Gioia did not care at all to inform himself that 7,000 units of my water went missing to built OTHER units' patios and driveways and not as he claims my patio and driveway. Moreover, Mr. Gioia calls it "a minimal amount of water" And at the end Mr. Gioia attempts to turn this on me, blames this on rule violations, and hides behind "work within the authority granted by HOA board members". There goes the real definition of ACM's idea of respect, concern, strong work ethic etc. I hope that the public will consider the source. read more

This management company only cares about making a buck! All they do is nickel and dime everyone. They want to charge me to have a maintenance guy come with me in the crawl space to look at a problem with the floor joist or plywood but they don't know what it'll cost. I asked them to have someone unlock the door whether it's a board member (a couple live in the building) or someone else. They want to charge for that too and again don't know what the price would be. This place is a frickin joke! Can't even shovel the sidewalks after a snowfall either. Air filters in furnaces can't be changed because they want to charge so much and the owners don't have access to them. Scam is what it is! read more

ACM has the most competent Property Managers, I'm President of my Homowners Board and we have used them for over 16 years. They are fair with pricing and have the most up to date programs to run a smooth and effient management for your Community! We would be lost without them! Highly recommend them if you are in the Chicagoland area. I want to add that I read most of the negative reviews here and they are from disgruntled homeowners that didn't want to pay their fines and wanted to be let off for the damage they incurred to their community. If I could give negative stars, I would. You cash my checks, but then come back 2 months later saying I did not pay and charging me late fees for a check that was cashed by ACM (which is FRAUD). I contact the customer service and send the check images to show it was cashed, it has been OVER 7 business days now, and no response from the "accounting" department. How long does it take to verify that you indeed cashed my check? You have the images of the check. I ask to have the rep follow up with accounting and I get no responses. I have also submitted requests before through this company which are supposed to be forwarded to the board, but they never do. I end up having to directly reach out to our board president for any issues. All they did was take our money and aren't helping the residents who live here. The point of having ACM was to clear up all the requests and issues coming to the board, but they do not communicate effectively of those issues. read more
