    Worst Management Ever!!!!!! I hate this management so much. They added late fees from 2023 for a late assessment payment which was their fault on their end for sending the payment packets late. They never alerted me of this manner. They has accumulated till 2025. I payed for the late statement and my per monthly statement and they never registered any of my payments since May 2025. I've gone into this building about 4 times and nothing has been done. They have horrendous service and customer support is never there. I will be coming back in tomorrow as I am angry about this issue. They will be hearing from me. Never EVER GET REAL MANAGE THEY ARE A PIECE OF SH*T!!!!!

    Broken outdoor fixture.

    This light fixture has been broken for well over a year. There is mold growing on the window sills on the unit above me. Absolutely abysmal management and unresponsive. I have repeatedly asked them to fix this and now I'm about ready to paint my front door an obnoixious pink so I can get someone's attention. SOMEONE AT REALMANAGE, DO BETTER AND FIX THIS SHIT.

    ACM approved to bury downspouts. They didn't give us notice of the work, nor do they have a plan to rectify our landscaping.

    ACM hard at work wrecking 15+ years of work and love in my front yard. I lost 2 bushes and 11 perennials. Great job during a pandemic. This is my view outside where I now work at my dining room table. Notice what Karl K (the owner) has to say about the business, he apparently doesn't know the difference between residents and residence.

    If I could give this place 0 stars, I would. We've contacted this management about 6 times now over the past 5 months because there is a neighbor below us that refuses to stop feeding geese which results in massive, and I mean MASSIVE amounts of geese feces all over the sidewalks where we are unable to walk on and get to our cars properly. We've asked him nicely to stop and he refused so we took it to management. It is not only unsanitary but EMBARRASSING to be living in these condos. We've had a few family and friends make remarks about how the sidewalks are disgusting and these property managers think it is acceptable, their most recent email to us was: "Per the Property Manager it is not against rules to feed geese." I've attached proof of email here. They do not care about their residents, they do not care about their concerns;however, what they do care is about raising their association fees and expecting to take more money from us for the little to 0 work they do to help resolve issues and concerns. Stay far away from this place and DO NOT do business with them. There are many other property management places to invest in other than ACM Community Management than will do a far better job at making residents happy. Update/Reply*******if it's a village ordinance then why aren't you adjusting your rules and policies to align better with the Village if Streamwood? You're allowing your residents to freely feed wild animals and bring massive amounts of feces to the grounds where residents walk on and children play in. Animal feces are linked to many unknown diseases. Where do you think this covid-19 pandemic originated from? Your rules and polices appear to be outdated and ignorant to what's going on in the current pandemic and in no means do you appear to want to change your rules and policies for the health and safety of your residents.*****

    payment history / needing bank statement to prove

    ACM should get minus 100+ stars. Let me explain: They fined me $150 late fees (3 late assessments payments, so they claimed). Since I always pay in advance, and I always check my bank statement to make sure the checks are cashed. I asked them to check my payment history, the idiot replied that he did and in fact that the $150 was for my late payments and that I indeed paid late. I then sent the idiot the screen shot of their own record of my payment history, it shows they received my July payment on 6/23 and charged me a $50 late fee on 7/15. The other late payments were also charged with the same fashion. I'm attaching that screen shot here. The idiot then said the $150 was actually $100 late payment + $50 insurance non-compliance. He informed me to send him my bank statement (if needed by their accounting dept) to prove that I paid on time!!!!! The insurance policy issue: I received a notice from them that there was no insurance policy on file for my condo. I sent them the policy right away. I had the policy but didn't know that they needed it. The condo bylaws states that there is a notice/warning for non-compliance first before a fine can be imposed. They imposed the fine with the notice anyhow, not following the bylaws. I disputed this fine as well. ACM has a Compliance department, a Document department, an Accounting department, case management, and a customer service department, plus other departments that I have not had the pleasure to encounter. We are paying for all of that stupidity. The conclusion of the presence of ACM is this: Never underestimate the power of ACM stupidity. Do you want ACM to manage your condo building?

    Like moldy drywall falling from your cathedrall ceiling and empty promises- then ACM is your company.

    Zero Stars should be an option for this outfit that our HOA hired to manage our property a few years back. I have had massive water damage and mold from the roofers that installed a new roof and disconnected a bvent that caused moisture and exhaust for three years to escape behind my ceiling drywall and in a chase that runs between my interior and exterior wall. Kathy zpowers out of the Downers Grove office has been deceitful, dishonest, inappropriate, unethical, unresponsive and ultimately, threatening. Three years later and I'm involved in a lawsuit. This company does little more for your community than a collection agency. They are the worst. Stay away from ACM and anyone associated with them.
