After Inquiring about Few Properties in OCALA Florida via homes.com I received a text on 2-24-2026 on my cell that property at 3892 SW 128th Lane was rented see images attached on 2-25-2026 I received an email from same people to schedule a showing on the same home. See images attached When I reached out to confront Ana Goya Property manager Broker Associate about as to why the listing was not updated that multiple application have been received she avoided me and dropped me like a Plague see images As of this review the property is still being advertised as available see images attached so folks you can look at the attached images and decide for your self. Unfortunately many companies in State of Florida are guilty in generating revenue in such shady dishonest way. And I took the time to write this actual review to help anyone I can to avoid this dishonest dealing it is brokers responsibility to notify general public and immediately update listing on all platforms that back up applications are being accepted and absolute duty to let general public know that an application has been received paid for and pending and or working so that people don't submit and pay for applications without ever having a chance to actually be considered for a home on other pretense otherwise.... Isn't it a big red flag when on website they boast about 30+ experience but they are just celebrating 10 years as a franchisee? Is that the kind of transparency they claim on website? Avoid Real Property Management Diversified especially Lee Kerr is a bad combination. Sold us out for a few hundred dollars when they were property managers of our rental. Dan Henderson (owner) cares much less regardless if you are an owner or tenant. Copied him on few emails pleading for return of our few hundred owners reserves and never replied or reached out. It will be 24 hours that my house is without power. I requested an urgent repair due to the level of the problem, and no one helped me. The power box inside the garage made an explosion, and I could see a bright light coming out. I made a few calls to the emergency number for this real estate company, and no one answered. An automated message directed me to send text messages. The person who answered me (I don't know the name because they didn't even do that) has been lying since Saturday (today is Sunday afternoon). They said that they made the repair order #10650-1 and would get back to me with the technician's ETA, but they have never got back to me since Saturday (today is already Sunday afternoon). They say that I should follow up via the Appfolio portal, but there is no repair order there. I've asked several times, and they don't say they will talk to a technician and never bring me accurate updates. I got a call from American Air and Electric saying they had to cancel the order because they didn't get a confirmation. I told the person of this real estate who is talking to me, and they say the same shit all time, they can't do anything because they already have made the order... NOBODY IS HELPING AT ALL!!! My refrigerator has ice melting and wetting all over my kitchen floor. My food is spoiling. I cannot prepare food and use hot water because the house does not use GAS, just electricity to warm the water. I spent Saturday night in the dark, with a low battery on my cell phone, and no one was helping me. There is no respect and commitment to its tenants. I work from home and not yours until I am without electricity. NO INTERNET!!!! I need urgent help, and nobody cares about my situation. read more

I left 13690 SW 42nd Court Rd, Ocala, FL, in February 2023, and my last rent payment was made for that month. I never signed a lease, as I was living there with my friend, who was the lease-holder and he later moved out. The realtor was aware of his leaving and never asked me to sign a new lease and it was never put in my name. In March 2023, I received a bill at my new address stating that I owed $2,484 due to property damage and pressure washing required. I paid that bill on March 30 by handing a check directly to Rachel Noles at the property office. At that time, I was informed that I would not receive a written confirmation that all balances were paid, but I would be emailed to confirm that nothing else was owed. On March 30 at 10:54 AM, I received an email from Mrs. Noles stating, "No further charges will be applied to this account," and she assured me that Dan would make a clear note of this. Eighteen months later, I checked my Credit Karma account and found a debt of $2,267.85 owed to Real Property Management Diversified. I was shocked and in disbelief, especially since I had been told in person and via email that I owed nothing. I have received zero pieces of this certified mail, regular mail, email correspondence, or any form of communication informing me that I allegedly owed more money. The company has my email address as they sent me correspondence 20 months ago stating I owed no further money. Recently, I welcomed my first child, I'm planning a wedding, and I'm in the process of buying my first home for my family. I have never been sent to a debt collector, but this situation has severely impacted my credit, and no one has offered assistance. I called the company today but couldn't find any answers; no one was helpful. I am very concerned because I have emails stating that I do not owe anything, yet I am suddenly being notified 18 months later that I do. I am anxious about the possibility of being told I owe another balance in the future. It feels like I am being taken advantage of, and the company cannot provide any answers. I am requesting that the balance they are currently seeking, be removed from my account and that Real Property Management Diversified rectify my credit debit showing on my credit report. A bunch of sleazy liars. We moved out of the home early, cleaned to their specifications, took videos and provided receipts. They then came back and said we left the house completely dirty and busted 2 walls. Complete fabrication and we have pics and videos AND WITNESSES to prove it. Then charging for painting. A home that didn't even need repainting! Don't get me started on their electronic rekeying fee. All you have to do is reprogram the box on the door. They also said they had to vacuum even tho we vacuumed, then paid a company to vacuum and clean the floors. We had to provide a receipt to them and they still said it had to be done. Do not trust these low life scum individuals! Any mess that was made, was made after we left in order to keep our deposit. They didn't care anything about the proof we provided. Obviously they are hard up for money that they have to cheat and lie. Not if they were the last place in existence would I ever rent from them again! Thankfully that won't be an issue. read more

The worst property management company I've ever dealt with. The people who work there are so lazy. Everytime I called and made an appointment to fix something they would no show. They have ridiculous hidden fees in their contract that allow them to take the entire deposit everytime. Borderline fraud. They have a 250 dollar "security deposit processing fee". They expect you to go out and buy paint yourself and paint the entire house when you leave. And if you don't paint the house to their satisfaction they charge you 400 dollars for it. They automatically charge you 125 dollars to re key the house, so on and so on. Extremely unethical company. If you are a current tenet for this company I highly recommend not cleaning the house because it will make no difference in how much of your deposit you get back. Also they kept my entire pet deposit and refused to stop charging is the pet rate even after our pet died. These people are EVIL! read more

Property Owners...perhaps your backend experience with this company is fantastic...I do not know. But seeing how they treated me as a potential Tenant, I would not recommend this company. It's a shame they've got some desirable properties listed with their company. I left voicemail and email messages with them on 10/1/22 inquiring about a property very close to downtown Ocala. Ideal for me as I'm moving to Ocala to joint a brand new business venture close to the square. No response outside of the automated email. Finally today, 10/5/22, I called every number I could find for the company (the one provided on the listing goes straight to VM...) and got ahold of someone. I'm a Disabled Veteran with a Service Animal, so I wanted to make sure the owner would be comfortable with Henry (listing posted for small dogs, and he's large), but I never got to talk to an agent. Why? The lady on the phone said they're in training and she doesn't know anything about the properties themselves. At the end of the day, it's not the worst thing in the world...because if their service towards Renters is anything akin to their Information/Admin Phase...it could've turned into a nightmare. Property Managers make money for renting your house and ensuring continuity to the Renter as well as the Homeowner...well...at least I though they did until Real Property Management Diversified turned into "Real Example of Customer Service Apathy." Just to contrast this experience with the company I did decided to rent with...I can text or speak with my leasing agent now that knows my first name. Their Admin Assists in the office are the ones that sent me the remote codes to access the properties as well. So keep looking...there are better options for managing your home and the relationship with the Person(s) that will pay YOU to live there. read more

I rented a property from RPM in 2020, and encountered numerous issues, most of which they tried to pin on my family and me. We had issues with the air conditioning despite putting in the filters they provided, and charged an additional fee for. They then told us we did not put the filters in properly, we weren't replacing them enough, etc. If we need to replace them more often, then don't just send them monthly...They don't take accountability for anything. They then kept our security deposit, stating charges for painting, re-keying and a "security deposit processing fee." That isn't even a legitimate charge! Painting and re-keying fall under the management company's responsibilities, and do not get taken out of a security deposit. Additionally, they told us we could paint the walls, as long as they were not painted black. We followed their stipulations closely, and are still getting charged for painting. Over two years after moving out, we get a call from collections, stating we never paid a $137 charge. For what??? Moving out expenses??? My husband contacted them, to which they stated they would look into it and contact us back, and, unsurprisingly, never did. How you can operate a company this way is beyond me. read more

I've only had good experiences with this company. As a tenant I took care of the property , kept it clean and they didn't bother me. They also did not overly increase my rent per year. They kept it a bit under market value actually. I suppose that was to keep me as a tenant. I had to move due to a change in employment location. Hope my new property managers are like RPM diversified. read more

As a property owner I signed up with this company back in October 2018. Now after four years now and having to throw a tenant out, Real Property Management Diversified didn't even once conduct an inspection on my property. I am now faced with at least $4,000 in clean up and repairs! I wouldn't advise using this company to maintain your property. It is real sad that I am serving my country and this company only collected the rent from my tenant, took their percentage, but didn't properly take care of my property! We all now know that one star means zero stars. No exceptions here. This property management company is greedy and sleazy. First off, my wife got transferred from the west coast and I trusted these _________ to find a decent house to rent. House was nice, but they didn't bother to ask if we were sure we wanted to live in Silver Springs Shores. I was 3,000 miles away, I couldn't just drive by and see. So after crimes began in the neighborhood and it deteriorated like you'd expect, we terminated the lease early. These unscrupulous scum moved in tenants, took their deposit, pro rated half a month rent and billed me for a full month. As if I wouldn't know? So I called BS on them and the General Manager says to me... "I don't look at the house when I finalize the bill". Oh? So you just guess the amount based on it's not been rented? He says no, I didn't know it had been rented. I said, I did. He said again he didn't know. Then it was this gem; I wasn't even here for the last three weeks. Oh, so you did the final bill while you weren't even there for three weeks? Pffft. Try again Skippy. I asked if he was the GM? He said yes. I asked if it was his job to know what and who he was billing? He shrugged it off. So I said it would appear a revision is in order, yeah? I asked when. He said well, if I don't forget to do it soon it'll be today. I'm thinking, why don't ya just do it now? And as if he read my mind, he said he was gonna do it right then. So Mr. GM... I say to you. NOBODY believes you when you said you didn't know tenants had placed a deposit and moved into a unit that was lease terminated and you were not out for blood to punish the lease terminating party! NOBODY!! They nickel and dime tenants to death. Fees to request maintenance. Landlord to tenant liability insurance. Owner to tenant liability insurance. Maintenance Reduction Fee. Really? How is that a reduction when you're charging me $15.00 a month for maintenance reduction? You never repaired my items I reported anyway. My advice to ANYONE looking for a property management company in or around Marion County should steer clear of these losers. read more

I don't write a lot of reviews, nonetheless I was compelled this time due to a quality of service provided by Daniel Henderson and Real Property Management. If someone wants to hire a property management company in the Ocala and other area, then they should reach out to Real Property Management. Their name starts with real and they are the real deal. Daniel Henderson is the best in the business. Not only he got my house rented out in no time which by the way was left in a mess by the previous tenant, but he got me a top dollar($500 more than what the previous property manager was renting for). I hired him after the previous tenant left not knowing how fast he would be able to get it turned around. He beat all my expectations. He has very clear up front pricing and charges less than most of them, yet doesn't compromise on the quality of service. He has done his homework and have handy man and subs that also give you a very reasonable rate to do any repair and maintenance. Dan, keep up the great work and don't let it deteriorate as you expand in the future. I am VERY glad to have found you as my property manager. read more
