I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

Both are headed up by Steve Simpson, but I will focus my discussion on my realtor, Peggy, whom was fantastic throughout the process of selling my rental property. Offering a wealth of knowledge and skill, she did a fantastic job of diligently working with me to explain every step of the way, without being overbearing or pressuring me. She advised me on the best time to sell my property, kept me apprised of the costs throughout the process (effectively my biggest concern), discarded offers that were unreasonably low and not worth my time, and persistent for a good 3 months before we finally found a buyer at a price point that hit about 90% of my criteria. Thanks to 407 and Peggy's hard work, we were able to be alleviated of the credit burden an unwanted investment property brings and we left the sale with enough money to put towards a home that's just for us! I would strongly recommend them if you are either in the market for a highly competent property manager or a seller's agent.

The communication is horrendous, and the two individuals we dealt with seemed to have zero communication with each other and practically no knowledge of the property they were managing. I moved into that property with the kitchen cabinets painted BABY BLUE. Upon approval, I painted them to match the appliances, and upon moving out, had to paint them back to that awful color. ANGEL HIDALGO took SIX HUNDRED dollars from my security deposit to re-paint the cabinets, claiming that the "owners claimed the cabinets to be WHITE upon move in." So they take $600 based upon a lie, and it gets even better... I view the property a year later - THEY NEVER PAINTED. Look up the property, the cabinets are BLUE! I got charged $600 for them to supposedly paint them white, and they literally just stole the money. This will not be the last they hear of me.

Unfortunately, my experience with this management company has been disappointing. The biggest issue…read morehas been a consistent lack of communication, follow-through, and accountability when concerns are raised. It often feels like issues are passed from one person to another without anyone actually taking ownership or providing a clear resolution. Responses can be slow, inconsistent, or lacking altogether, which makes even simple situations far more frustrating than they need to be. A management company's responsibility goes beyond collecting rent and overseeing the property. Residents should feel heard, supported, and confident that legitimate concerns will be handled professionally. Based on my experience, that level of care has been noticeably lacking. I would recommend anyone considering a property managed by this company read recent resident reviews carefully and ask questions about how issues and complaints are handled before signing a lease.

Valerie puts on a good show of acting like she cares when in reality she is lazy, incompetent and unprofessional. She came to our condo, took horrible cell phone pictures. Never guided us on the correct pricing. Not once did she offer an open house and when we had an amazing offer she let it slip through the cracks because of language barriers and her own personal issues. There was zero communication and when we did communicate it was her telling me about her grandson or an appointment she was at or her sick father. I knew more about her personal life than I did about my condo sale. Once we decided we no longer trusted her as our realtor we kept things professional with her, however, Miss Valerie took to using vulgar language while on the phone and refused to release our listing. It took Valerie 2 days and a threat to report her to get her to finally remove our listing so our new realtor could list our home. With our new realtor, Simi, we sold our condo in 30 days.
