From the very beginning, they treated us with kindness, compassion, dignity, and genuine care. Not once did we feel like just another resident, another ticket, or another number in a system. They treated us like people, and that matters more than words can explain. In today's world, it is very easy to find companies where communication is poor, residents feel ignored, and everything feels cold and corporate. Amy and Millie were the complete opposite of that experience. Every phone call, every email, every update, and every interaction felt personal, sincere, and professional. They listened to us, reassured us, answered questions, stayed involved, followed up consistently, and truly went above and beyond to help our family through a difficult situation.     Getting our lease renewed with Progress has been a nightmare. We had already signed when they sent…read moreus a new application with no explanation and a blank background check request. We got around 40 emails telling us to finish it, but getting someone to explain what we actually needed to do took at least four calls and several emails. Their application wouldn't let my wife save her information. New links didn't fix it. While we were asking for help, they sent us a message saying our application was denied and our home was back on the market. A rep eventually confirmed that was a mistake and our renewal was still in place. We finally got it done after spending another day helping their tech team figure out the problem. I emailed Customer Care on September 28 and again on October 1. As of October 5, nobody has even acknowledged either email. They can send dozens of emails demanding that we do something, but apparently can't answer ours. I wouldn't recommend renting from them.

I highly recommend reaching out to her if you currently rent and are encountering issues. She is the sweetest woman and I truly appreciate all she has done to help me. If you do not rent from this company, I cannot express strongly enough to stay away and do not do business with them. From repetitive double charges with no return calls or emails for over 6 months, to disrespectful and unprofessional employees at the Tampa office, to smart home device fees at $30/month written into the lease that are mandatory (Mine has been unplugged and unused since move in yet I'm forced to pay $30/month for a convenience service we don't use). We had raw sewage coming up from our shower and tub and they told me they couldn't get someone out for almost 10 days to repair. We received a notice from our HOA communicating some things that needed to be corrected. We corrected them immediately and then months later received multiple HOA violation fees from Invitation Homes. When I inquired about the fees since we had corrected the issues immediately I was told we were fined for being notified (even though our HOA did not fine Invitation Homes). We've had multiple other negative interactions with this corporation and strongly recommend utilizing another rental company. Very shady business and clearly a mega corporation who has zero interest in providing professional and appropriate service.

I submitted all required documentation regarding my service animal, including a valid doctor's letter, yet I continue to be charged pet fees. More concerning is the complete lack of response--emails and follow-ups have gone unanswered for months. This isn't a complicated situation. Under fair housing laws, assistance animals are not considered pets, and tenants should not be charged pet-related fees. I've made every effort to handle this properly and professionally, but the lack of communication has been extremely frustrating. At this point, I'm just asking for a response and for the issue to be handled in accordance with the law. Would appreciate someone from Invitation Homes actually reviewing this and responding.

But nothing could have prepared me for the unethical, immoral and illegal practices that are a daily occurrence at Archwater. When my AC broke, I was left in heat for months before someone came out to look at it and was blamed for not putting in a maintenance request (which I submitted on 4 different occasions). I later found out the company they sent out to fix the AC was also owned by the owner of Archwater, and he continued a practice with all of his properties of double dipping into a pot by only using his own contractor to charge me and the landlord for Archwater's own incompetence. The same happened with a rodent infestation which they refused to remedy and left me to go to the landlord myself for assistance. But the real kicker was attempting to get my security deposit back after which they decided to keep 700$ of it to themselves for "late fees" with no other explanation. After months I finally found out it was because my notice of move out was a day later than they wanted. After referring to the lease and showing that they failed to give me their notice by the agreed upon time the owner of the company Robert laughed and said "what are you going to do about it". It got so bad that the landlord left their services and had to work out a deal with me and him exclusively. I hope you read this and think twice about using their services. The low upfront prices are not worth it.

The squatters walk up and down the street, asking for money, small appliances, food, alcohol, and rides to the nearby convenience store from which they buy daily stuff and fill plastic bags they can carry back to the nice house they are staying in. Then they go back to the house and bathe in the swimming pool. Either the owners are complicit in this scheme, or Hoffman is collecting taxpayer or other money to house these people. They are unsupervised and are the same people begging from you at stop lights...but they live amongst us. Multiple calls to the company have gone unanswered for 6 (SIX!!!) months. Buyer beware.

Rebecca brought a tremendous amount of experience, practical guidance, and market insight. She helped us think through offer strategy, negotiation, inspection concerns, contract terms, and the many details that come up between going under contract and closing. Her advice was direct, knowledgeable, and valuable at each step, especially when we needed to make decisions quickly but still wanted to feel confident. Michelle was also wonderful to work with. She was kind, responsive, patient, and consistently helpful throughout the process. She made communication easy and helped keep things moving smoothly, which made a stressful process feel much more manageable. Together, Rebecca and Michelle made a great team. They helped us find a home we love, guided us through the moving pieces of the transaction, and made sure we felt supported all the way to closing. We went from listing to sale in about 5 months--faster than many comparable homes in Fishhawk Ranch. Becky understands that it's you vs. the market, and she knows how to position you to win. I always recommend meeting multiple agents for a decision this important--but Rebecca should absolutely be one of them. This comes from someone who has both sold homes and trained real estate agents. We've also worked with Eaton on the property management side, and the experience has been just as strong. They maintained the home to a high standard through every phase--residence, rental, and eventual sale--over a 4-year period. Communication was consistent (same or next day), and work orders were handled quickly and professionally. Their fees may be slightly higher than some competitors, but the value is clear--you get what you pay for in this business. Eaton Realty is the complete package. Highly recommend.

He put me in touch with Katrina Gatti, who was prompt, friendly and highly professional. All the paperwork was done online without delay. Mark stayed in touch via text and email on his overseas vacation to further facilitate things, even though it wasn't needed. Katrina took care of everything On moving-in day, Mark had returned from his overseas vacation. He met me and the movers at the house and to my surprise had taken pictures of the entire house and yard on his tablet, showed me all the pictures for my signature and emailed me all 96 pictures later that day for my record. He gave me a welcome home kit that had a small hand towel and travel size laundry detergent, dish soap, dish washer detergent and a dish scrubber. I later received a follow up/welcome home phone call from Katrina and an email. She had sent me all to phone number to change the utilities in my name. I also signed up on their website to view my account and billing. I can request maintenance and report any issues on the website and the emergency phone number is listed too. I enrolled in monthly electronic auto pay. These folk take property management to a new level. They made my dreaded move painless. I can't thank them enough.

    BEWARE -- The company will contact you based on any negative reviews…read more **Second review, same rating** This company presents as efficient and top of the line, however, my experience has been awful and I am counting down the months until I don't have to deal with them anymore. I rented in an HOA community, and after SIX MONTHS, I still do not have access to the pool, or the entry gates. Rent it charges a mandatory $30/month which covers an air filter that can be purchased for less at Walmart, and although it's called a "Benefits Package" there are no benefits - they don't even effectively communicate with the HOA on the tenant's behalf. I highly advise against using Rent It Network. 15/10 DO NOT RECOMMEND!
