Joe DeMars did inspection on my house and missed seeing a very poor repair job to my hallway hall done in past .The previous owners hired shoddy people and they drywalled over wallpaper and now there is damage where moisture had gotten under the wallpaper. It should have been obvious for a professional to see . I now have to pay out of pocket $3208.00 to pay to repair the wall to bring back to a quality in order to pass inspection if I ever try to sell my house in the future. Think twice before hiring Joe DeMars or get a second company to come in to do a second inspection to make sure nothing was missed. read more

We just had a inspection for our condo in downtown and I just have to say, Joe's seriously your guy. He's incredibly meticulous, detail-oriented, insightful, patient, funny and most of all, REAL. This man genuinely cares about your well-being in your future home and will take the extra time and effort to make sure you're completely informed and prepared for what your home is going to need. In our inspection, I basically followed him around as he pointed out and explained in detail the good, bad, and minor. He educated me on things I didn't even think about or consider, and he gave me background knowledge on why things were/weren't at a satisfactory level. He even took the time to give me tips on some questions I had that weren't even on his inspection. Additionally, when we got our report back, it was extremely thorough and well-written. The notes and recommendations were spot on and incredibly valuable for us to use. Oh! One more thing: make sure you're actually there for the inspection. I have never used an inspector before but Joe's report is very complete and easy to spot any difficult areas. We got our times mixed up so I didn't meet Joe at the inspection site, but he returned my telephone call promptly, reviewed a couple of problems he saw even before he sent the inspection, and offered to meet me back at the property to review the report and even make some off report suggestions. Joe is the best, and I wouldn't use anyone else for a home inspection. He's very candid and detailed. We've had him perform two home inspections in the last ~ 2 years. He earned a lot of good will during the first home inspection, when he revealed a foundation issue that the sellers may have possibly attempted to cover up by carpeting the slab in the garage and through other aesthetic renovations. He saved us from buying a lemon, which we sincerely appreciate. Mercifully, our second inspection with Joe did not uncover any deal killers. However, Joe did provide many useful recommendations to keep the property in good condition. Joe is prompt, pragmatic and professional. We just used HouseMaster for our home inspection in March 2012 prior to buying the house. Joe is VERY thorough, friendly and knowledgeable. He really takes the time to go through every detail and is there to help you really understand the process. He helped us prioritize what needs to be done now and gave us a great timeline for stuff that will eventually need to be done. It's nice to know what to feel comfortable with and what to keep your eye on. Besides that, he seems to have an expert referral for every type of repair or job. I had an unfortunate experience with Joe Demars. He inspected the home we purchased last year, and missed that one of the fireplaces is not up to code, as the mantel and side trim are not sufficiently far apart from the fireplace opening. We found out about this because we had a fireplace specialist come to give us an estimate to convert them to gas burning and he identified the problem. When I made Joe aware of this he seemed reluctant to accept that he had made a mistake: first he challenged me on why I had not had the fireplaces inspected for the findings he noted in the report before buying the house (it turned out his findings were a non-issue) and then questioned the findings from the fireplace specialist regarding the mantle and trim. He eventually came around and acknowledged the miss but then proposed a solution that would not bring the fireplace back to code. Just to be completely sure, I had another fireplace specialist take a look at it, who confirmed that Joe's proposal was not acceptable. Joe simply did not seem to be familiar with fireplace code. When I brought this information back to his attention his responses via email veered between the testy and simply not responding. To top it off, Joe also missed inspecting a garage attached to the house, which happened to have breaches in the fire barrier (holes in the dry wall). BTW, his inspection fee was $750 for less than 4 hours spent at the house. read more
