They demanded that I confirm an appointment for a rental showing 24 hours prior, but then they cancelled on me 3 hours before it was supposed to take place. Calling the office just put me on an endless phone tree loop, with no option to speak to anybody. Very disappointing experience. Before visiting the property, I clearly informed the client that I charge a $100 travel fee, as the location is 30 minutes away. The client agreed to this in advance. The person who referred me was also familiar with my terms and had previously paid the same travel fee without any issues. I took the time to travel to the site, review the project, and follow up professionally by sending my contract, insurance documents, and revised paperwork as requested. After all of this, the client refused to pay the agreed travel fee, claiming confusion about the scope of work. However, everything had been discussed and acknowledged beforehand. This situation resulted in a complete waste of my time. I conduct my work professionally and communicate clearly, but unfortunately, this client did not honor their agreement. If you are looking for a property management company that will sit back and do absolutely nothing other than collect your rents and charge you an arm & a leg for everything else, then this is the company for you! If you are looking for a property management that will actually manage your properties and charge reasonable rates for work required, then RCG is NOT for you! Twice I needed units painted to get them ready for rental. Both times they quoted me 300% more than market rate. They quoted be $7K to paint a small 3br unit, I was able to contract with my own painter for $2,100. They refuse to help with any appliance repair and charge exorbitant fees for even being on site to receive a new appliance. They did a cleanout of a rental unit after the tenant had moved out, but just left all the garbage along side of the building. I only discovered this when I went in person and saw how filthy and disgusting they had left the building. When I spoke to my manager, he was completely indignant that I had expected the garbage to actually be hauled away, and told me "we only quoted you for the clean-out" and then they tried to charge me another exorbitant fee to haul it away. What kind of "management" is this?!?! Their model of charging a flat fee for management of a duplex gives the NO INCENTIVE to fill a vacant unit, bcs they are being paid regardless of whether both units are rented. They couldn't fill my units and let them languish for months with no renters. My new property management was able to fill my units immediately with high quality tenants at higher rents than Real was trying to secure for me. The fees my new management charges are a fraction of what Real charged and the quality is much better. If you want terrible, hands-off property management that will do nothing for you but suck all your income, stick with Real. Initially had Tom as our PM lead and was decent in communication with us. Then we were handed off to Mike who oversaw our renovations and procuring new tenants. Back door wasn't replaced to specific instruction and materials, flooring not done, holes in wall not addressed, the quotes for renovations and electrical work were terribly overpriced probably by 5X so do your homework and find contractors instead of using theirs. We had our agent stop by to look at the building and documented there were large holes in the walls next to the staircase. The building was supposed to be rent ready at this time and to show to potential tenants. It is no surprise that potential renters who had a chance to look at the unit did not return. Fired Real Capital after two years. Too big to care is what I told my next property manager. Beware of their business model. A low monthly fee is where they will get you. They will charge you a full hour for something that takes a couple of minutes. Additional fees for inspection fees, estimation fees for big repairs, annual heating service fees. They claim to review your heating system for $300, but there are no reports or a detail explanation. Being that their monthly fee is very low, their repair costs are inflated. After getting the tenants out of the unit, we had Real Capital send us an estimate for cosmetic work and flooring. We only went with their estimate for the cosmetic work. After pouring $18,000, the unit was supposed to rent ready, but this was not the case. For the flooring, we had to find cheaper options on our own. Luckily, we were able to go around Home Depot and hire the contractor directly. This was the start of us finding and using our own contractors. A huge plus of having a property manager is utilizing their networks of contractors and price negotiating power. However, they have their own staff and rather line up their own pockets. RED FLAGS. You will speak to Brock the owner on the initial call, but you will have another PM "handle" your property. The importance of doing those initial calls is to get an idea of who would be handling my property. It wasn't a deal breaker at the time, but a lesson learned. The PM I was assigned to was Tom. After a couple of calls, it was revealed that Tom was not a real estate investor himself. Someone who does not have properties himself will never understand what it is like to be an owner. When given the option, have someone who owns real estate manage your property. Tom was very good at holding his ground, but it was very clear that the company is like a game of telephone. This is the worst rental agency imaginable! For maintenance problems I always get their mailbox is full . when they get back to you, or should I say IF they get back to you it could be weeks. Of the list I currently have with them , the most urgent is NO heat. It's 32 degrees outside and I've been without heat for a week. on top of that I've expressed to them I'm caring for my 92 yr old father in my home under Hospice care. We had a terrible time late calls, to not paying us the security deposit (they still owe us money), to requiring a notice period to cancel even before they found a tenant but not showing the property once during the notice period, we lost thousands of dollars by choosing to go with them. Was very disappointed to have such a poor experience with Real Capital Group after seeing mostly positive reviews. Listing agent stated that all applicants needed to have a minimum credit score to qualify. Provided supporting documentation to this point in my application only for another agent, who could barely string a sentence together, to claim that rental history was most important and that our application was being disqualified because my partner had only a year of rental history. Proceeded to send a series of nearly unreadable requests, all for information we already spent an immense amount of time putting into the application they clearly didn't read, only to change tune a third time and claim that our application was being disqualified as we lived with family and didn't have a current landlord (despite a decade of stellar rental history prior). All quotes we got was extremely expensive. Most of the work wasn't done properly. Trying to get tenants was a disaster, it's as if these people don't know what it means to manage a property. Cedric was the rep I ended up with at this company and enjoyed stringing me along for weeks after shopping my file with multiple lenders. This company acts as if they are a direct lender but in fact that is not what happened with me. I have excellent credit and was told I was approved for 40K. At the very last minuet the bait and switch was on with a loan only approved for half of that amount. Cedric then offered a $15,000.00 line of credit he stated from his company that was fully approved based on my credit. I even sent my bank information for the initial deposit. At the last moment meaning today he cancelled the approval stating I was over leveraged. Obviously not since I was approved with another lender. This company feeds on the desperate. I am fortunate that I found other means for financing but be prepared to waste a lot of time and be passed around to multiple lenders as they shop your file. In the end the deal you were promised will be reduced to see how much they can push you into taking a smaller loan amount with ridiculous terms. If I could give this a 0 I would. This company is full of crooks, and they act like they aren't and that everything they say is clear, as it should be. Long story short, this company gave us a contract, that we signed, after specifically asking if all the fees were in the contract. After bill one, we found $125x2 for 'Inspection fees' for the apartments, which would happen every 6 months. The vague print in the contract says they have the right to charge fees at their discretion, "The Owner will be obligated to pay additional fees for any and all maintenance calls at the rate of $49.00 per hour for each maintenance employee required to perform said work and all materials needed for said work or set flat rate as determined by Real Capital Group, LLC." So, they said that this was 'maintenance' and they were justified in charging us the $125X2 because of that sentence. Needless to say, if I wanted to spend the money on the attorney, I would have won in court, because this type of nonsense wouldn't hold up anywhere. We asked kindly for a refund, but would continue doing business, and be aware of these fees in the future, but one of the managers, believed everything he was doing was ethical, and that these fees were okay to be charged because of that unclear sentence in the contract. He argued for me for an hour about this, without doing the right thing and having some level of decency. Customers BEWARE, not worth your time or effort, find another company. If I could give them negative stars, I would. I rented from them for almost three years in Schenectady. This company is either grossly incompetent or willfully negligent, it's hard to tell which. This whole thing started when the property owner moved property management companies. Their way of telling me this was by taping an unaddressed, unsealed envelope to my door with a form letter that didn't contain the date, my name, or my address. I was convinced it was a scam, and the original property management company told me not to worry about it. Then Doug calls on the first of the month demanding rent. I had paid rent to the original company already. He threatened me with eviction. He tried to get me to sign a second lease with his company. He refused to have a call with the other property management company to sort this out. It took a full day of calls back and forth to get this solved. It's incredibly hard to get a hold of anyone. If you call, it's rare anyone answers and when you leave a message it's even more rare anyone gets back in touch with you in any way. They don't really have direct emails. Texts aren't answered. Pre-pandemic, I'd show up in person which was slightly more effective. I generally abide by the "you catch more bees with honey" approach, but that doesn't work with them. I had to resort to yelling and being generally annoying to get anything done. Have a maintenance emergency? The emergency maintenance line goes immediately to voicemail! And they may or may not get back to you in a timely fashion. Case in point, the boiler for my furnace was leaking all over the basement. I had turned the heat and water to the boiler off, so the house was getting cold. I called probably 4 times in an hour, finally had someone call back and say they may not be able to get someone out to fix it that day. The low over night was in the low 20s. I made a stink and got someone to come that evening. Getting any maintenance done is a colossal pain. You put in a ticket and 9 out of 10 times it gets ignored unless you consistently remind them to do it. And sometimes that doesn't work. Example: I had a steam pipe in the basement with a slow leak and a radiator in another room that had rusted out and had to be shut off. They told me in January that it definitely needed to be fixed but that would require shutting the heat off for a few days, the pipe should make it to spring and I should put in a ticket then. I did that in May, and then was ignored. I reminded them, put in new tickets, called, emailed, and showed up at the office repeatedly for the next 4.5 months. I got everything from "It's on our radar" with no other information. To "radiators are too expensive we don't want to do that, we might put in an electric space heater." Interestingly, that was not allowed in the terms of my lease. In October, when my house was in the low 60s, I went in and had to raise hell and remind them that they are legally required to maintain my heating system. This finally produced some action. A neighbor had an extra radiator laying around so I even procured that piece for them. They finally got around to it. And to top all of this off, it took them 81 days and countless phone calls on my part to get them to return my security deposit, and then they still withheld some. Which is illegal. According to NYS law they have to provide an itemized list of deductions and the remaining security deposit within 14 days, and if they fail to do so they forfeit any right to withhold any of the deposit. I never received an itemized receipt. I am fully convinced that had I not called them incessantly I never would have gotten any of the deposit back. In summary, if you are a renter, avoid renting from this company if at all possible. If you have to rent from them, expect that you will need to constantly be bothering them to get the most basic of things done. If you are a property owner, know you are taking the risk that they ignore maintenance issues which could end in property damage. read more

I have rented the same apartment for 3 years in Schenectady and I get section 8 real capital group works with them and have never had any issues. They know when my yearly inspection comes up to keep my section 8 keep paying. They come in and check everything ahead time to make sure everything passes. We have gotten alot of snow this year and they kept up on making sure the drive way is clear for the tenants to park, which is great for we have some elderly tenants that live here. They act very friendly, helpful and responsive but there are many unexplained and unusually high charges on my bill such as $995 for a water heater (conveniently just below the $1000 notification limit) and I receive many complaints from the city about code violations. Say what you wish I have been with Real Capital Group LLC As Our Property Management company / Landlords, For over 3 years , my husband and I love our apartment and was pleased that we didn't have to move,frustrated when we learned that our Landlord hired anther Management company , which would of been the third company in the pass year for us, we have been at our property here now going on 5 years. the company went right to work taking care of the leaking roof, and got us a new fridge that has not cooled our food for over a month properly,we had been sticking stuff in the freezer side :( our Property Manager Nicole has been our go to person sense day one when we signed our new lease once the company took over, if your complaining that shes hard to deal with that's news to us, if you come to her with an issue she works her hardest and fastest to resolve the issue asap, and lawn care is done by the handyman so not getting your leaves raked fast enough is not in her control but she will push them to hurry up on her tenants behalf, I am sure it was done once the rain cleared, or it could of been the fact your landlord didn't hire them to do your lawn, because at first we where not set up for that service, and Nicole told us she would do her best to speak with the owner on our behalf to add us to the lawn list and it was done, the handyman had delayed on ours due to bad weather but once they were able to catch up, they got the job done. Nicole is very kind and a good person and has always treated us and our neighbors that are managed by the same company with the care we deserve, and the way a property manager should treat a tenant she has never been hard to reach in a time of need. and by the way now a days every once texting and emailing so if you get a reply from her threw a text, than its a great thing, it means shes working on it , I know from my last management before these guys took for ever to get back to us, it would be myself or my husband calling several times before we could get anyone to lift a figure. If you contacted the office and leave a message with your address and issue she does reply asap. which ever way is fastest and we know shes always ruining around showing property so if its not her its someone from the office. what more could you ask for? Working with this company was red flag after red flag. We picked them without doing our due diligence and paid the price for it. Do yourself a favor and ask them for all of their hidden fees upfront in writing! When we sat down to sign contracts, they hit us with a $295 set up fee (way higher than other companies) after never mentioning it in our negotiations; it would have been nice to know given that full disclosure is good business. Then they tell you that they are going to run a safety inspection on your property nonchalantly; what they fail to mention in the contract or anywhere else is that it costs you an EXTRA $125 PER UNIT! We literally fought our account manager over the phone and he refused to budge or negotiate with us. It was outright unethical of them to charge us this amount without disclosing it clearly. I guarantee you they will respond to this review and say that they "do tell you about this charge," but it is in the form of sneaky language in the contract and not solid numbers. It says in the contract, "Maintenance calls will be $49 per hour per person on site (this in itself is ridiculously expensive) or a SET FEE AS DETERMINED BY REAL CAPITAL GROUP (apparently a safety inspection or checking if the smoke detectors work; is considered maintenance? Why don't they say with an extra 8 words in the contract that it would cost an extra $125 per unit? Because they know it is BULL, so they neglect to state it!)." Be careful, they are not there to help you like they say, they are there to rob you of your profits. We lost $725 of our $1900 first month's rent with them, don't think it won't happen to you. It was a costly mistake that I hope to help others avoid. Also, if you hire them, be prepared to micro manage them as they will get nothing done unless you pester them. What was I paying them for? Do yourself a favor and look at all of your options before hiring these people, I honestly don't understand how they are still in business the way they treat their clients. My inital response to Real Property was that they were responsive and honest. But as an out-of-town property owner I believe they took advantage of me. When the property came out of probate and I began receiving statements, I realized that Real Capital was charging for repairs before the repairs were even identified, and also the charges were exorbitant. One time a list of repairs was read to me over the phone, I approved, THEN realized they were charging $51 labor for EACH item - $51 to replace a light bulb, $51 to replace a stove burner pan. They had already charged my credit card and refused to credit me when I asked for the repairs to not be done. read more

We just received pictures from the management company that took over after we fired these clowns and found that items we paid them outrageous amounts of money to remove were indeed NEVER removed! They stole our money! I fully intend to sue them. We fired them as a tree fell on our house during a storm and they did nothing about it. Wow, I have had a very good experience with Real Capital Group. I have many apartments in upstate New York. The properties have issues that many times are very frustrating. Real Capital Group stays on top of the issues, resolves them, and communicates the results to me. I am very busy during the day, so I like to use email to ask about my properties. I am notified about everything that is done by my monthly statement. If I have any questions they are there to answer them. I have had a difficult time with tenants in the past.
