Maddalone and Assoc. took over my building after the former management was fired. At the time the building had leaks that became horribly unmanageable and made life a living hell. Maddalone swore they were going to fix them, but never officially did, the ceiling continued to leak in my bedroom and the kitchen up until we moved out. In the backyard, the fence was rotting on the posts and kids were tearing it apart. Management did nothing. We were also told we would receive our deposit at the end of the month (30 days). We left the apartment in good condition and as clean as possible. 30 days later, no deposit. I was then told "end of the week" then "two days" and finally I threatened to take them to court in order to get our deposit. It was $30 short from when we paid an increase in the deposit to match the rent increase. read more

If I could give a negative star I would. Im a current renter in Amsterdam, and am beginning to hold them accountable to EVERY SINGLE TENANT RIGHT created by the NYS Attorney Generals Office. We have lived here five and a half years, but are unable to leave right now due to finances. I've called the health department before, in addition to the code enforcement department JUST to get something fixed after contacting maintenance multiple times. When something arose again, it only took me threatening to call the health dept to get them here bc they knew I would do it. Right now I'm handling our right to know the banking info for our security deposits. I'm getting the run around on something they should have the info about as soon as I ask. For anyone who isn't aware, ANYONE who rents is supposed to have their security deposit placed in an interest bearing savings account separate from the landlord/property managers money. You are to be given the name and address of this bank, which HAS to be in NYS. You are also to be given the account number so you can keep track of the activity of the account. You are to be given this information within 14 days of paying your security deposit, which can ONLY be the equivalent of first months rent, not first and last months rent. So yeah, Maddalone has broken a MULTITUDE of NYS tenants rights, and I am on the road to making it right for myself and all the tenants in my complex. read more

I toured 11 Fremont street today 10/19/2025 in Gloversville. I am not from the area but I'm aware and of it. Some major red flags I noticed. 975.00 is too much when the first thing you notice is the community room and it was filthy. Giant cobwebs, house centipedes and rat droppings in the community kitchen. Everything in that place is drab with horrible lighting. The carpets are filthy, walking down the hallway there are carpet stains everywhere. The exercise room stunk which means there is no ventilation, in the laundry rooms the room was hot enough my glasses steamed upon entering. The maintenance person doesn't live on site? They are 20 minutes away? But Megan didn't seem to know who they were. She also mentioned first, last and security, NYS does not allow landlords to ask for that. Additionally if you submit a background check and it is within the month you do not have to pay for a new one and the most a resident can be charged is 20.00. App folio does not allow someone to skip payment, and based off the interaction I had today?? I would not trust getting my money back. However due to the cleanliness of the building and the infestation you're overpriced. It is a shame because it has potential but no effort has been taken. You own other properties, and these are run down and a disgusting color to potentially hide mold and other gross things. 725.00 should be the max. Please make sure that the infestation is taken care of for future residents, and a maintenance person is living on property and the cleaning crew gets those massive orb spider webs. Stay far away from this company and any properties they own!! I have been living at their apartment in downtown Schenectady for almost 2 months now. I am only staying here for 6 months due to work. But the SHEAR number of issues I have had within the short time is absolutely unacceptable and unprofessional. First of all, the AC broke and was not providing any cool air to the apartment. I submitted a Maintenace request the moment I found out that it was broken. Within a week the Maintenace manager, Cameron (I don't know his last name) comes in presses a few buttons and claims it was fixed. Without staying to see if the temperature will drop, he left and on the Maintenace portal changed my request to be fixed. I immediately uploaded saying it was not. A week and a half later on calling every day, someone finally comes around to take a look at the Unit properly. To which it was fixed for 5 days and broke again. It has now been over 2 weeks since any improvement. Instead of looking at the central AC, they put in a window unit which is far from adequate for the size of the apartment. No cool air flows into the bedroom, kitchen, or bathroom. It does not cool the whole apartment down to the desired temperature, only a small corner. There have been days in the mid 90s making the apartment nearly 90 degrees as well. Cam does not answer his phones nor does the Maintenace call line provide with any help. This is only one of the two occurrences. After using my dryer for 2-3 times. Two error messaged popped up stating, E2 and F9. I looked it up and it said it was an internal issue with the hardware not properly regulating the temperature. Yet again I submitted another request. There has been no response, no update, no movement on fixing the dryer. It has been over a month now with no update. Management only wants your money and will not respond when you actually have issues. On the outside the apartment looks clean and with brand-new appliances. They are not new. I completed an application & paid a fee,for a 1bedroom apt which agent was nice to keep our appointment for viewing,but after submitting all My personal info no feed back from Management or Agent,then I book another tour for another possible apt because rent,location was perfect only 10 mins away from work,but again they were so unprofessional.I arrived on time no one showed or texted me that they were running late or possibly a cancelation.I waited 45 mins and no one showed up. The people in this company are extremely disreputable people. They would not call a decent exterminator when I had a mouse infestation. The mouse droppings were all over my religious books. The useless exterminator they did send left a block of rat poison behind my sink in bathroom and did not even tell me, even though he saw my little 5lb. dog and Maddalone were aware I had a dog. She came out of the bathroom with this big rat block in her mouth. It cost me over $300.00 for an emergency visit for my dog. They let drug addicted tenants break all rules and threaten other tenants. I finally called code enforcement and there were about 13 violations. They allowed the back of the building to become a trash dump, furniture, couches, tires, old boxes and other items littered the area (no wonder they have vermin). Their apartments are much cheaper than others in the Lark St. area so you may be tempted to rent and hope for the best, but trust me, you will be sorry. read more

A skeletal outline of one several issues should be enough here: A. upon move-in (about six weeks ago), keys provided wouldn't fit in bottom lock of front door, which was never mentioned until move-in day when I picked up the keys, after choosing to sign the lease without visiting the property (which I may have been able to do on the day an appointment was set by the leasing agent to sign the lease, but canceled by the same leasing agent via email - as opposed to by phone call or voicemail since it's safer to assume we all have cell phones instead of cell phones with internet access - on the morning of the late afternoon appointment while I walked to Enterprise Ithaca to pick up the rental I'd reserved the week before to drive out to Albany/Schenectady area for this trip, then sent me an SMS shortly after 12 noon after I'd already arrived in Albany.). B. three online maintenance requests - sent once per week over the course of three weeks - were sent before I was contacted about the issue by phone. C. repair options offered were to replace the bottom knob with one that doesn't have a lock at all (for free) or for me to pay for a new bottom lock. D. giving thanks I'll be done with grad school soon so I can return to my normal value as a skilled professional and not have to do business with characters like these, whether I lease sight unseen or not, because I'll have access real estate and property management companies that, as a business strategy, know to lock out those who can only bring them down. E. (added 05/2017) Received a call and an email from the office about my snail-mailed lease extension being returned to them. I responded the same day stating that I'd be [escaping this God-awful nonsense] on the last day of my lease and sent a couple quick emails shortly after, reminding them of my 09/2016 email in which I stated that I'd be vacating the property at the end of my current lease. This 05/2017 email - which counts as 59 day's notice - was accepted as my notice of vacating the property (60 day's notice is needed to be eligible for one's deposit to be returned). My 59 day's notice was accepted. Phew. F. (added 05/2017) Feigning disgust at upcoming relocation to Harlem, NY wondering - with tears in my eyes - why God would do something like this to someone like me. Early August 2017 (definitely before Aug 4) - Posted a Google review in early Aug after not getting a response from Michelle after two emails and a phone call confirming a change of address for my deposit. Weekly touch base calls followed. 8/25 Update - Check for deposit arrived between Aug 17 and Aug 24. Confirmation of Aug 4 postmark date provided today after doing my part since vacating the property on 6/30, being told by Michelle that the check was sent to the wrong address with no tracking number, then learning today that it was sent to the correct forwarding address (initially, there was no "when" or "where" about the check in their database according to Michelle, afterwhich about 10 days, a couple of emails, and a few phone phone calls followed - and I would've had to pay for the stop payment on the check had I not received it.) Avoid at all costs, this company is terrible. Our apartments basement flooded with a fuel-oil/water mixture from a broken fuel oil tank in the backyard. We reported the smell to Maddalone, they advised us to open the basement to air it out and crack our windows (in the winter). They hired a cleaning crew for the oil but did not report the incident to the department of health or environmental conservation until we came back and started asking about it. They opened all the windows and aired the place out before declaring the home safe to occupy. However the strong odors from the basement continued to penetrate the whole building, and it remained completely un-inhabitable due to the nauseating, headache-inducing smell for the entire last month we paid rent there. Their employees also entered our apartment without good reason and without notifying us. When we came back to collect our belongings and clean the apartment after not living there for a month, we found that someone had smoked marijuana in our kitchen and dumped partially burned bits of marijuana in our sink. This made sense though, since we had witnessed their maintenance workers smoking marijuana in the backyard before. Then they had the nerve to take $100 out of our deposit for cleaning supplies, after we thoroughly cleaned the place. Also, when we first moved in, they neglected to tell us the building was already for sale. They then showed the building to buyers (and let buyers into our apartment) repeatedly throughout the first several months of our lease, I'm talking almost every week, sometimes two times a week. One of the first times it happened they didn't even notify us and walked in on my fiance sleeping in bed. Also, they were lying to National Grid by claiming we had gas heaters, when all we had were electric baseboard heaters (which were extremely expensive, and the drafty windows didn't help). My friend was looking to rent a home. Due to circumstances in his life he has a low credit score. He advised them he had a low score and they asked he find a co-signer. I gladly helped my friend understanding I would be responsible if he was unable to pay his rent. They took all of my personal information including social security number and paystub. They have all the information needed for identity theft or even fraudulently file for my tax refund. They rejected my friend because of his credit score. Even though they were told up front what his score is. They never even pulled my credit score. Maddalone & Associates came in to help manage my (old, luckily!) apartment complex after the old company had some issues. As a tenant, at first, I was impressed. They seemed together, easy to use website, and they emailed everyone to give an update as to what was going on. Luckily I never really needed them for anything else. The issues came when I went to move out. My biggest issue with Maddalone is their communication. Or, really, lack there-of. Getting ahold of anyone for anything is nearly impossible. The one star is for the single employee I managed to get the email of that actually responds back. Every time I emailed or called about moving out, my security deposit, issues I was having with the utilities, no answer. I would leave a message and no one ever called me back. After moving out I was just glad to be done with all of it. I went on vacation and when I came back, hm, no security deposit. So I called, no answer. So I emailed, no answer. So I emailed again, no answer. I finally managed to get ahold of the same single employee who actually responds to emails to answer. It still took a lot of poking and riding and threats of legal action but I did finally get my security deposit back. In full. I currently rent a unit from Maddalone and Associates in downtown Schenectady. It has an adjacent parking lot, which I was given a parking pass for and told that parking would be included as part of my rental payment each month in the designated lot. One evening three weeks ago I returned home to find that there were no available parking spots remaining (there are currently at least 17 issued parking passes for only 13 available spaces?), so I had to park on the street and was issued a parking ticket by the city. I emailed Jessica, the office manager for the Schenectady offices, explaining my situation and asking what could be done to ensure that I would be albe to park safely in the designated parking lot as I was promised when I moved in...no response. A week later, after not recieving any follow up, I sent a second email...no response Another week went by...no response still I called and left a voice message on the office managers direct line...still no response Today, now three weeks after my initial inquiry, I physically went to the Maddalone and Associates rental office in hopes of speaking directly with the office manager and see why my previous attempts to contact the office were never returned. I asked if the office manager was available, and if so could I speak with her...to which I was then told that the office manager was there however she was refusing to meet with me to discuss the issue; with no reason given other than the office manager just didn't want to. "Could we try and work together to come up with a solution that would allow me to park in my designated parking lot and avoid another parking ticket on the street"? Seems like a simple enough request. I wasn't looking for my own private spot with a gold name plate on it, just simply for a place to park my car at night as I was promised when I signed my lease. However, several attempts to contact the office manager regarding the situation via email and phone were ignored, as was my in person request to set up a meeting with her. From the other reviews you have read, I think it can be assumed that ignoring residents concerns and refusing to provide any type of remedy, seems to be a common trend among people who have had issues in the past with this company. If I could give one piece of advice, do not rent from Maddalone and Associates! They have some very beautiful properties, however the positives stop there. They ignore residents legitimate concerns and in my specific situation, flat out told me that they would do nothing about it and being in the middle of my lease I'm pretty much trapped. I ignored the negative reviews when I signed my lease assuming that the bad ones were just another angry tenant that was evicted or something similar. However, now 5 months into my 12 month lease, I realize that all the negative reviews might not have been so far off from the truth... Hopefully this will help even one prospective renter! It's upsetting that I even have to give these guys one star. Property owners: DO NOT HIRE MADDALONE! After calling several property management companies, I decided to go with Maddalone. Their salesman, Seth Meltzer, is a great salesman for an awful management company. Long story short, their fumbling of my duplex forced me to sell it. I handed them my property after five years of very profitable, successful long distance managing. They had to handle an eviction when I handed them the keys (bad tenants were why I handed the house over to them). It took them about a month to get the tenants to leave, and they didn't bother to be there to personally when the tenants left. They left the front door open on the way out on a 15F night in January. The tenants next door saw the issue and even informed Maddalone. Seth told them to turn up the heat and WALK AWAY.... they once again didn't even bother to go check on my property. Surprise, surprise, the pipes burst and flooded the duplex. They contracted themselves to do the repairs (of which they made over $20k from the insurance company... hmmm....) that took them over three months to complete. BUT WAIT! They didn't complete the repairs, in fact, instead of replacing the ceramic tile downstairs, they glued vinyl flooring over the tile, ruining the tile underneath. I fired them after they couldn't put acceptable tenants in the house after two months (I wanted a year lease, they relentlessly pushed a six month lease for a group of college aged kids to move in) When I told them to fix the ruined tile, arrogant Mr. Chris Maddalone offered me $250 to stop bothering them... after ruining thousands of dollars of tile. When I told them that wasn't acceptable, Chris pretty much just laughed at me. The guy is a snake of the WORST variety. I was lucky enough to have attentive tenants next door that would let me know when Maddalone was neglecting my property. They were actually showing the property without touching the lawn or without cleaning up the interior. I handed them the property with maybe a month of work to be done, and it sat vacant for six months. I handed them well over $30k, and they made me zero dollars. Their management fees end up taking about 18% of your collected rent between the fees and the commission they charge for finding tenants. That's before any extra repairs or anything, so keep that in mind. They're the most expensive mistake you could make, trust me. My investment is gone now because of them, they'll ruin yours too. read more

The company does not care about the individual client. The apartment we moved into was not cleaned before we moved in and several issues including mold on the bathroom ceiling, broken tiles in the kitchen and bathroom, windows without screens or the ability to close fully, small holes in the roof, non-functioning ceiling fans, doors that were starting to break apart around the locks, a rotted-through basement door, a 2-car garage that was in such disrepair it was unusable. Furthermore, they put the house the apartment was in up for sale. The owner of the property was Mr. Maddalone, not Maddalone and Associates. What does this mean? That means we did NOT receive notification when people were coming to view the house because they were "agents of the owner not Maddalone and Associates" so they weren't legally required to according to Maddalone and Associates. To date the only issue that has been fixed is the mold on the bathroom ceiling which took 3 weeks post-move in. read more

I have been dealing with Maddalone since June 0f 2018. I rent a very nice place from them. The only issue I have with them is no matter what business hour you call no one ever answers the phone. It's really frustrating at times as I know there are multiple phones in that office. However if it wasn't for Omarie Jaggarsal I don't know what I would do. I have her email and she ALWAYS responds. She is very helpful and ALWAYS follow up with me if there was an issue. I capitalized always because that is very important to me. I would STRONGLY advise anyone to stay clear from this company. I've been a tenant for almost 5 years and my apartment was found with illegal shared metering. My national grid bill averaged around $400 a month for a 1 bedroom apartment not knowing my heat was also being used by my upstairs neighbor- National grid did an investigation and found with the 4 units that were in the house only 2 thermostats were connected meaning when I turned on my heat- my neighbor got heat! Today they call me on the spot telling me they have a "scheduled" appointment but failed to alert any tenants and with no 24 hour notice given at all- I was unable to make the appointment due to I was at work and had no time to plan it so Jeff Morlang the company maintenance manager an unprofessional complete degenerate BROKE my bolt lock and gained access to my apartment illegally- The police were contacted because I saw their maintenance crew walking around my apartment with my security camera and of course magically my money is missing that was on the speaker exactly where all the guys were hanging out in my living room. As a tenant I shouldn't have to worry about my apartment getting broken into by my landlord with no notice or my money being stolen in my apartment. RUN from this company. THERE IS RAW SEWAGE IN MY TUB!! No matter how great the place looks, it's cosmetic only. I have a new toilet and sink, with a light-up faucet, but plumbing that has not worked since I moved in. Nobody does anything even though you make the phone calls and leave maintenance requests online. They make excuses and blame other people, then lie. The plumber said it was a problem from long ago with tree roots growing into the pipes. Read the other reviews and don't believe the handful of people who must be related to or paid by the company to leave anything other than the truth about this company. As a homeowner we depended on this company for almost 4 years to handle a property that we were unable to visit due to military deployments. I'm almost certain we could have done a better job from 8000 miles away than they did. When we finally were able to see the property, it was a mess. We spent a solid 3 days just cleaning up the outside around the property, hauling 4 truckloads to the dump, of rubbish, trees, shrubs, broken fence etc. In our contract, they were supposed to check with us before spending more than a designated amount on a repair. They never contacted us, and in fact, I would have to leave repeated messages to get a call back. With the rotating door of tenants they allowed (not good at background checks!) we were charged over and over again for repairs and cleaning after they would return full deposits to tenants who broke leases and left the place a mess. There periods of time (7 months once) when the home sat empty, no one checking on it, and then we would get a bill for additional cleaning. We have lost thousands of dollars to these people. And when we tried to arrange a meeting to sit down and talk with them, a time was agreed upon, but when we arrived, the owner had simply left the keys to our home with reception and was not even in the building to talk with us. We were trying to abide by the contract which stated we needed to give 90 days notice before ending their management, and instead, they terminated in a matter of hours. And although this is "hearsay" tenants that we have talked to after the fact, report that this company was also unresponsive to their needs. One tenant told us she spent a whole day cleaning the place prior to moving her stuff in, after we had paid a bill for cleaning services. Our experience has been so poor that we are choosing to not have a management company ever again. I used Maddalone to manage a few properties and they are AWFUL. They talk a great game during the sales pitch, but don't come close to delivering. They are unresponsive to tenant needs, bad at updating me about issues, and take forever to do any kind of work. Unless you have an emergency where a roof caving in, they just won't do it. If you're ok with letting your property get run down and getting constant complaints from tenants, then these are your guys. Otherwise, look elsewhere. read more

I lived in a building that was managed by Maddalone at 25 Holland Avenue in Albany, NY. When I first signed the lease it seemed like the perfect place to rent, but before long I started to notice problems. My major problem was that the outer door of the apartment building would not lock. Also, at that same door they did not have any lights outside nor any lights in the lobby. When I started to make complaints someone one would come and lock the front door incorrectly, thereby making it impossible to exit OR enter through that door. Then one night someone lit off fireworks in the lobby and Maddalone did nothing to make any repairs and did not return any of my phone calls. It took them weeks just to come and clean up the wrappers from the fireworks. After the fireworks, when the fire inspector got there, he seemed all to familiar with Maddalone & Associates Inc..... They also did not clear the snow quickly. Sometimes it took several days just for them to sand the walkways. One particular storm I had to help an eldery woman who had slipped on the unplowed parking lot many days after a storm. Also the ceiling in the laundry room leaked and therefore stunk of stagnant water. Once inside the laundry room all of the dryers were broken and would steal your money. Also the door to the boiler room was never locked, so that pretty much anyone from the street could walk in the front door and then residence in the basement. Worst of all they never responded to my calls about repairs. Not once. In summary, Maddalone & Associates, I am so glad to have escaped my lease without being robbed, mugged, or injured. read more

I live next to a property run/owned by the Maddalone & Associates in the Schenectady and the house looks like a total wreck. The stockade fence was damaged by the storms last summer (2012) and still has not been fixed. I called to have them come fix their fence, since it was falling onto my property. Took two days to respond to my phone call, and when they did send someone out, left the broken fence up, and just put a stake in the ground to hold it up on their side of the property line. The eves of the house are rotted out and put up chicken wire to cover the holes. My daughter just signed a lease to her very first apartment with Maddalone. I love the fact that they give first timers a chance. Would give zero stars if I could. Never ever rent from this company. Absolutely atrocious customer service, they are impossible to get on the phone. The only way to get their attention is to go in person (which is difficult if you work regular business hours) and even then the person you are looking for is usually not there. Worst landlords I have ever had, messed up my lease multiple times and screwed me over on my security deposit. I have been moved out of their property for almost 4 months now and am STILL dealing with them because of how bad their service is. The property I rented had tons of problems that they rarely did anything about and then they charged me hundreds of dollars after moving out for "clean up" of things that were there when I moved in. If you are considering moving into one of their properties, do yourself a favor and run in the other direction. read more

I'm on the 2nd year of my lease in my apartment. 3 months into my renewed lease, my ceiling sprung a leak (aka the roof). At first they were very communicative, telling me that they were trying their best to fix it and that they would get someone to come out to take care of it. I was never home when they said they would be there, so I don't know if they ever actually were. It's been 3 months now since the initial leak and it's still not fixed and it keeps getting worse. The building manager is ignoring my calls and e-mails. I'm willing to live with this situation as I understand that it might be difficult to take care of in the middle of winter, but they will not grant me any leeway in the form of reduced rent as I am living in a construction zone (and a smaller space than I signed a lease to live in) and they will not hear my request to move into another one of their units for the rest of my lease. I have always been a good tenant and have paid my rent on time (up until this issue). I'm in a constant state of stress every time it rains, as I don't know if my buckets will hold out or if another spot on the ceiling will start to let water through. My walls are cracked and brown and peeling and it's disgusting. My renters insurance won't cover any property damage done as it's an issue with their building and nothing that they insure. The only reason they get 2 stars is the first year of living there was fine (Minus the squirrels in the walls, which they eventually, after many requests, took care of) and they say they have been working on fixing the roof. Maddalone & Associates, Inc. IS THE WORST PROPERTY COMPANY. PLEASE DO NOT RENT, HIRE OR DO ANY TYPE OF WORK WITH THEM. I moved into an apartment down lark street (246 lark street, albany NY) back in January 2016. They didn't clean the apartment before I moved in (OR AFTER THE PREVIOUS TENANT MOVED OUT). I was given a broken down, rat infested, and overly energy consuming apartment (I paid over $190 for electricity every month for just one bedroom, a tiny kitchen, and bathroom - 3 CFL bulbs and a fridge). The Leasing Consultant at Maddalone and Associates, Inc. who rented me the place - Sam Thompson avoids all phone calls. He never returns his voice mail. He even asked me who I was via text messages. I tried my best to be a nice tenant. I didn't complain for tiny issues, but broken faucets, a broken fridge, broken heat, lack of insulation, rat infestation and a constant smell of garbage- have to be sufficient complaints! The company has an emergency line- WHICH THEY NEVER ANSWER TO! I called in and left voice mails when the fridge broke (because it was frozen from the insides). The emergency line never replied nor got back to me for 4 days (after repeated calls to management). I had to call SAM to do his job and get me some assistance over 5 times. I could go on for days about how bad this company is but I know who ever is reading this should be intelligent enough to not choose this company. I could only tolerate the apartment they gave my for 4 months. I moved out as soon as I found a better place. They never asked me why I'm moving out and NEVER APOLOGIZED FOR THEIR BAD SERVICES. ******** After leaving the place I realized I was probably scammed to break the lease early so they could score the security deposit which happens to be 50 dollars more than the rent. We wish we would have read the reviews before hiring this company to manage a rental. We aren't "landowners", just couldn't sell the well cared for house when we moved. Hiring Maddalone was a disaster. They "carefully vetted" renters that didn't pay rent (and Maddalone often didn't notice), renters that ripped up and stole the wall to wall carpet when they left, then Maddalone charged horribly inflated prices to repair damage their tenants caused. We had to evict one person for not paying rent for 6 months, and covered all the expenses of getting them moved out. We wound up firing Maddalone when a neighborhood realtor told us the house was unsellable; a hoarder was living there and there was extensive damage from water leaks, broken cabinets, ruined floors, foundation damage. We had left this home move-in ready and beautiful. Maddalone had been collecting $ every month from us to protect our property. It will take 30K to make the house sellable, and Maddalone was asleep at the wheel. They did collect their paycheck every month....for doing nothing. Update on the worst place I have ever rented from: I have not had full use of my apartment for more than HALF THE MONTH!!! 15 out of the 28 days I either did not have a working bathroom or a safe kitchen. Additionally, my property manager Michele has been difficult to contact and appears to not care about her tenants. As soon as I am done with this post I will be reporting the numerous issues that appear to be ILLEGAL. read more

Should have known when i first moved in that the care level was not there when the new rug we were promised was just layed over the old one and not even stapled down. Had multiple issues with out door and other fixtures that were always haphazardly put back together. I guess for $750 a month in Saratoga we should have known better. Our living room carpets began to be soaked for months and black mold growing throughout the house, i went back and forth with the building manager emailing and playing phone tag and still no maintenance team to check out the problem. It wasnt until my roommate and myself called a city inspector to come look at the issue and he called the company that anyone came down to look at it. We decided to move out and break the lease due to their negligence, and we were promised our security deposit back as long as we cleaned the house. We passed the inspection, and then a week later was told that they changed their minds and not getting it back. Tried multiple times to talk to a manager or owner but was told that i couldnt, that all my messages to one got sent back to the property manager to handle. Was going to take legal action, but a lawyer would cost me just about what the security deposit was. Not the only person with issues like this, remember sometimes you must pay for quality! read more

We've lived in (2) apartments managed by Maddalone & Associates. Our rental agent was great but the services provided and the condition of the apartments and complex were far from great. Lights would burn out in the Hallways and not be replaced after months, there was a hole in our front door (living on Lark street you'd prefer to have a complete door for security reasons), the back stairwell was always cluttered with garbage and insulation which I'm sure is against fire code. We then quickly transferred our lease within Maddalone to another "newer" property on Broadway. At first it was great until the washers above our apartment started leaking down into our living room cause the paint and ceiling to "bubble". Calls were made to the "emergency" line and emails were sent to multiple people. After days turned into weeks finally and repair came to see the damage then went to fix the washers. Our ceiling was never fixed. To this day (we moved out in December 2013) the ceiling is probably still damaged. After we finally moved out and left Maddalone and Associates we weren't sent our deposit check for 4 months which we then found out we were charged for late fee's that didn't add up. We requested proof showing either our negligence paying late or proof that we hadn't already paid our late fee's. No answer from them yet. I called about a property that I was going to pay entire lease with one payment but got a recording that asked for all of my financial information. Do you really think i"m going to release all of my financial information on a voicemail? PLEASE.My call was never returned. I so hope the property owner reads this. read more

TERRIBLE! Turn around and RUN!!! I was a renter in one of their buildings in downtown Schenectady. Their maintenance people went into my apartment when I was on vacation and didn't close my door. When I came back, I needed to look around and make sure there wasn't a burglar or homeless person that had set up in my apartment - terrible feeling. When I asked management what had happened, they accused me of lying and told me that I was being oversensitive because I was young (yes, I am in my mid twenties, but that certainly is a statement with hints of age discrimination). All I got was an extremely sarcastic "I'm sorry, but..." with a load of excuses. When I asked to talk with Chris Maddalone (the owner) the assistant manager I was dealing with got extremely confrontational and I thought she was going to get in a physical fight with me. I could not believe what absolute CRAP their customer service was. I got out as soon as I could. Not to mention the rodents in the walls and the river that ran through the basement (there was a foot of silt, I kid you not). I told them about this stuff all the time and they didn't give two hoots. If you have a choice, for your own sake I suggest... NO! I BEG that you look for another renting agency so you don't have to suffer the same shenanigans that I had to deal with. The only person that was nice was the realtor that showed me around.
